Banks That Offer a Short-Term Rental Cash-Out Refinance on a BRRRR Rental After Rehab

Banks That Offer a Short-Term Rental Cash-Out Refinance on a BRRRR Rental After Rehab

The Quick Read: Large banks rarely write this loan because they underwrite owner income and long-term leases, so it is mostly done by non-bank DSCR lenders, which typically want about six months of ownership, a hosting record, and a cash-out ceiling near 70% LTV on short-term-rental collateral, subject to lender guidelines.

  • Seasoning is counted from the recorded deed, not from the day the rehab ends.
  • The lender’s own appraisal sets the value, not your after-repair estimate.
  • Short-term-rental income has to be documented. A rent schedule alone does not prove it.
  • Standard rentals reach about 75% LTV on cash-out, a higher ceiling than short-term-rental collateral gets.
  • Cash back is not guaranteed. It depends on the gap between appraised value and your all-in cost. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Why the Word “Banks” Needs a Footnote

The lenders that do this loan are mostly not banks. Big banks and other depository lenders tend to underwrite your personal income and a signed long-term lease. A freshly rehabbed Airbnb has neither a lease nor a long income record. Some portfolio lenders and credit unions may look at it case by case, but it is not their usual lane.

Lendmire is a mortgage broker, not a lender. It arranges DSCR investor loans through select lenders in its wholesale network, across 41 markets including Washington, D.C. The best program for your situation depends on your property, credit, leverage need, and documentation. A broker that shops several lenders can match the file to the program that fits.

DSCR means debt service coverage ratio. It compares the property’s rent to its monthly obligation. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. For the basics, see the complete DSCR loans guide.

What the Refinance Step Actually Is

BRRRR stands for buy, rehab, rent, refinance, repeat. It is a strategy, not a loan product, so no rulebook governs it. The refinance step is an ordinary cash-out refinance, and each lender’s policy sets the terms.

AirDNA’s BRRRR explainer describes the usual pattern. Investors use short-term financing to buy and renovate, then refinance into a long-term mortgage. The same explainer notes the approach can work for vacation rentals.

A cash-out refinance pays off your old loan and lends you more than you owe. The difference comes back as cash. On a BRRRR, the old loan is usually a bridge or private-money loan. Those typically run 6 to 18 months, interest-only.

The Three Tests Every File Must Pass

An STR cash-out has to clear three tests at once. Missing one stalls the file, no matter how well you do on the others.

1. Ownership clock. The lender wants a minimum time since the title was recorded.

2. Appraisal. The lender orders its own appraisal. Your after-repair value (ARV) estimate does not count.

3. Income. Short-term-rental income must be documented in a way the lender accepts, then covered against the new payment.

A strong coverage ratio does not fix the first two tests. Coverage and seasoning are separate. A high ratio can improve pricing and leverage. It does not move the ownership clock or lift the leverage cap.

How Underwriting Treats It, Step by Step

Step 1: The bridge loan funds the buy and rehab. The interest-only term has to outlast everything that follows. Map the refinance before you buy, not after the rehab.

Step 2: The seasoning clock runs from the recorded deed. Finishing the rehab does not advance it. Across most of the network, about 6 months of seasoning is the common expectation for cash-out sized on appraised value. Inside that window, most programs size the loan on cost basis, meaning purchase price plus documented rehab. After seasoning, they size it on appraised value.

Step 3: You operate the property as a short-term rental. The hosting record builds the income file. Expect to provide:

  • platform statements and payout history
  • permit or registration, plus HOA rules where they apply
  • an insurance policy written for rental use
  • rehab proof: receipts, budget, settlement statement, and closed permits

Step 4: The lender orders an appraisal. It returns a value and a market-rent opinion. It does not prove Airbnb income.

Step 5: Income is established. The three common methods are covered in the edge cases below.

Step 6: The lender applies an expense factor, then runs coverage. Lenders usually trim gross short-term income before calculating the ratio. DSCR then equals qualifying income divided by PITIA. PITIA is principal, interest, taxes, insurance, and any HOA dues.

Step 7: Sizing and payoff. The loan equals the leverage cap times appraised value. From that, subtract the bridge payoff and closing costs. If the loan does not cover them, the deal becomes payoff-only or needs cash at closing.

STR Versus Standard Rental: What Changes

Factor Short-term rental Standard rental
Cash-out ceiling Up to 70% LTV Up to about 75% LTV
Credit score 640+ Most programs ~660
Hosting history About 12 months Not applicable
Income method History or market report Lease or rent schedule

These are typical ranges across select lenders in the network. Each file is underwritten individually. The 70% STR cash-out ceiling applies to short-term-rental collateral only, and the 75% ceiling applies to standard rentals.

The lower STR cap has a real cost. A deal that recovers all its capital as a long-term rental can leave money in the property as an STR. Even with a clean appraisal, an STR refinance at 70% of appraised value can mean bringing cash to closing.

A Worked Example With Three Appraisals

This is an indexed illustration, not market data. Say your ARV estimate is 100 units and you have 70 invested all-in. The bridge payoff is 60, and closing costs are about 3. The STR cash-out cap is 70% LTV. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Appraised value Loan at 70% After payoff and costs
110 77 About 14 back
100 70 About 7 back
90 63 About 0 (payoff only)

A 10% appraisal miss took the cash back from about 7 to roughly zero, leaving only enough to pay off the bridge and costs. The same file as a standard rental at appraised value 100 and a 75% cap would return about 12. That gap is why the cap matters.

Coverage clearing 1.00 is not the same as positive cash flow. DSCR counts rent against PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside the ratio.

The appraisal form cannot document STR rent

On a one-unit property, the appraiser’s rent schedule is Form 1007. On a 2-4 unit property it is Form 1025. An appraiser update says the 1007 calls for monthly market rent and was not designed for short-term rentals. McKissock Learning adds that business income is out of scope for the form. It also says the form cannot determine or document short-term rental rates.

So multiplying a nightly rate by 30 does not make a valid rent-schedule figure. If a file falls back on the 1007, the number can land well below real STR income. Coverage can drop under 1.00 even when platform income clears it.

You have no hosting history yet

A fresh rehab usually has no hosting record, which makes this a common snag. Most STR programs expect about 12 months of hosting history. Some lenders in the network accept a market data report in place of a full year. That route is the lender’s call, not yours.

Which income method counts is at the lender’s discretion. A file with no history may route through a market report or through the appraiser’s STR analysis. Plan around the lender’s rule, not the one you hope for.

Fall back to long-term rent

If STR income is unproven, the file may qualify on long-term rent instead. This can produce a cleaner approval at a higher leverage cap of about 75% LTV on a standard rental. It also means you refinance now, then decide later whether to run the property as an STR. Whether the long-term-rent route fits depends on which program matches your timing. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Payoff-only first, cash-out later

If your bridge is maturing and seasoning is not met, a payoff-only refinance can retire the bridge. A cash-out follows later. This is a two-closing plan, so you pay closing costs twice. Compare that against extending the bridge.

Delayed-financing-style options

A delayed-financing-style refinance usually returns only the purchase price. Rehab dollars stay in the deal. It is not a DSCR feature, so do not count on it to recover renovation spending.

Property types that are out

Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs. Confirm your collateral type before you buy.

What Lenders in the Network Look For

  • Credit: a 640+ score for short-term rentals. Stronger scores open stronger leverage tiers.
  • Coverage: 1.00 is where many select programs start on both purchases and refinances. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
  • Loan size: up to $3,000,000 on standard programs (smaller balances available through select lenders). Above $2,500,000, the network generally holds to 30-year fixed structures.
  • Reserves: these vary by lender, leverage, loan size, and transaction type. Many files see around 6 months of PITIA. Larger loans typically step up.
  • Term options: the 30-year fixed is the spine. Extended terms and interest-only periods are available through select lenders. Adjustable structures exist for investors who want them.

A larger cash reserve or lower leverage can lift coverage. It will not erase leverage caps, credit floors, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Choose the Takeout Lender Before You Buy

Deals go smoother when the exit is planned before the purchase. Work backward from the refinance:

1. Confirm the property type is eligible.

2. Count the months from the recorded deed to your target refinance date.

3. Set the bridge term so it outlasts seasoning, with a cushion.

4. Decide your income method: hosting history, a market report, or long-term rent.

5. Run coverage on the conservative number, not the best month.

6. Model the cash back at a lower appraisal, as in the table above.

Questions to Ask Any Lender

  • Is seasoning counted from the recorded deed?
  • Is the loan sized on cost basis or appraised value at my timing?
  • How is STR income documented, and what expense factor applies?
  • What is the cash-out ceiling for short-term-rental collateral?
  • Does a 1007 or 1025 fallback apply if my history is short?
  • What reserves are required at my loan size?

Different lenders answer these differently. That is the reason to compare programs rather than ask one lender.

Key Terms Defined

BRRRR: buy, rehab, rent, refinance, repeat. A strategy that recycles your capital through a cash-out refinance.

Seasoning: the waiting period a lender wants between buying a property and refinancing it, counted from the recorded deed.

ARV (after-repair value): your estimate of what the property is worth after rehab. The lender’s appraisal decides the figure that counts.

LTV (loan-to-value): the loan amount as a percentage of the property’s value.

Cash-out refinance: a new loan larger than your payoff, with the difference returned to you as cash.

PITIA: principal, interest, taxes, insurance, and any HOA dues. It is the monthly obligation DSCR is measured against.

Hosting history: the documented record of operating a property as a short-term rental, usually platform statements and payouts.

Frequently Asked Questions

Do big banks offer a short-term rental cash-out refinance after a BRRRR rehab?

Rarely. Large banks tend to underwrite personal income and a long-term lease, which a new Airbnb does not have. Non-bank DSCR lenders reached through a broker do most of this lending. Some portfolio lenders and credit unions may consider it case by case.

How long do I have to own the property before cashing out?

About 6 months is the common expectation across most of the network for cash-out sized on appraised value. The clock runs from the recorded deed, not from rehab completion.

Will the lender use my after-repair value?

No. The lender orders its own appraisal. If it comes in under your estimate, the loan shrinks at the cap, and the cash back shrinks with it. A payoff-only result is possible on a big miss.

Does a Form 1007 rent schedule prove my Airbnb income?

No. The form documents monthly market rent only, and it was not designed for short-term rentals. STR files typically need a hosting history or a market data report. Appraisers who handle STRs use a narrative addendum for projected short-term income.

Can I get more cash back by running the property as a long-term rental?

Often, yes. A standard rental reaches about 75% LTV on cash-out versus up to 70% for short-term-rental collateral. A long-term-rent file also avoids the 12-month hosting expectation. The tradeoff is giving up STR income in the qualification.
