The Quick Read: The best program for a senior landlord is the one whose rules fit the property and the borrower’s file, because age is not an underwriting variable and no senior-specific DSCR product exists. A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.
- Cash-out tops out at 75% LTV on a standard rental, with about 6 months of ownership as the usual seasoning.
- Coverage of 1.00 is the standard minimum; stronger ratios open better pricing and leverage, and a separate select-lender path goes below 1.00 with adjusted terms.
- Credit floors start at 620 in parts of the network, with most programs wanting around 660.
- Reserves are commonly around 6 months of PITIA, stepping up to about 9 months above $1,500,000.
- Retirement income is largely beside the point. Rent, credit, equity and reserves decide the file.
A common first question from a retired landlord is which lender offers a senior program. The better question is which program’s rules fit a retiree’s profile: low taxable income, savings sitting in accounts, a rental that has been paid down for years. Lendmire is a mortgage broker that works with a network of wholesale DSCR lenders in 41 markets, including Washington, D.C. Lenders in the network price and approve. The broker’s job is matching the file to the program.

Key Terms Defined
DSCR (debt service coverage ratio): Monthly rent divided by the monthly PITIA. A result of 1.00 means rent equals the payment.
PITIA: Principal, interest, taxes, insurance and any HOA dues. It is the payment the ratio is tested against.
Cash-out refinance: A new loan larger than the old balance, with the difference paid to the owner.
Seasoning: The ownership period a lender wants before it will lend against current appraised value instead of cost. About 6 months is common in the network.
Reserves: Liquid assets, counted in months of PITIA, that the borrower holds after the loan funds.
Vesting: How title is held. Lenders generally allow an individual or an LLC, subject to program terms.
Does Age or Retirement Change the Answer?
No. The program is not built around age, and a lender cannot treat an applicant worse because of it. DSCR files look at the property’s rent, the borrower’s credit, the equity and the reserves. Retirement status shows up only in how savings are documented.
Regulators set the legal frame for age. Federal rules define “elderly” as age 62 or older in Regulation B at the eCFR. Under the CFPB’s rule on rules concerning age, a creditor may favor applicants 62 or older. It may not use age to decide whether to extend credit, or on what terms, in a judgmental system. A statistically sound scoring system can include age, but applicants 62 or older must be treated at least as favorably as younger ones.
One practical edge: the law protects applicants who have the capacity to contract. If a power of attorney or trust is involved, the title and vesting documents decide who signs.
For a retiree, the underwriting basis is the useful part. Rent decides the file, not a paycheck. That helps owners whose taxable income looks thin because of depreciation or distributions. It does not mean no documents. Credit, mortgage statements, insurance, reserves and an appraisal all still apply.
How Underwriting Treats a Senior’s Cash-Out File, Step by Step
The sequence is the same for every borrower. Here is where each step bites.
1. Classify the transaction. A refinance that returns only a small amount of cash may be treated as rate-and-term. If it returns meaningful cash, it is a cash-out and the 75% LTV ceiling applies. The rate-and-term line allows more leverage, up to 85%, but returns no cash at closing.
2. Check seasoning. About 6 months of ownership, measured from title recording, is the common expectation for the maximum cash-out. A property owned for decades clears this without effort. A recent purchase, or a property just rehabbed, is where this step matters.
3. Order the appraisal and rent opinion. The appraiser values the property and gives a market-rent opinion, typically on the 1007 rent schedule for a single-family home or the 1025 for small residential income property. These are appraisal form names, not agency underwriting rules. Where a lease is in place, the lender compares it to market rent. A vacant property can still be reviewed on market rent.
4. Run the coverage test. Divide rent used for lender review by the new PITIA. The payment is the larger post-refinance payment, not the old one. A paid-down property can see its loan amount limited at this step, because the new payment is larger than the old one.
5. Apply the two limits. The loan is the lower of 75% of value and the amount the rent can carry. If rent cannot support the requested amount, the loan amount comes down. In practice, rent is often the binding limit on an older, paid-down property.
6. Document the file. Expect a lease or market-rent support, mortgage statements, insurance, entity documents if vested in an LLC, a credit review and a personal guarantee. LLC vesting is available subject to lender program eligibility.
7. Verify reserves. Reserves are commonly around 6 months of PITIA, stepping up to about 9 months above $1,500,000. Statements for savings or retirement accounts are the usual proof.
Treat the reserves line as a documentation task. Retirement accounts and savings are assets, not income. They support the reserve requirement. They do not replace the rent test. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.
The Two Tests: Equity and Coverage
Equity alone does not make the loan. A senior with a free-and-clear rental has plenty of equity and can still get a smaller loan than expected, because the new payment has to be covered by rent.
Run this on a modeled basis. Say a rental has no mortgage and strong appraised value, and the owner asks for the full 75% LTV. If market rent covers the resulting PITIA only at roughly 0.9x, the file sits below the 1.00 point where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. The other fix is a smaller loan. Taking less cash out lowers PITIA and lifts the ratio. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.
A larger down payment on a purchase works the same way. It lowers the payment and can lift the DSCR. It never removes leverage caps, credit floors, reserve rules or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.
Consider a second case. An owner with a duplex and a moderate balance wants cash for repairs on another property. Rent covers the payment on the larger loan at roughly 1.2x. The file clears coverage with room, so leverage and credit become the limits. A score near 700 or above unlocks the strongest leverage tiers. A score near 660 is the typical middle of the network. A 620 floor exists in parts of the network, with tighter terms.
Passing the Ratio Is Not the Same as Cash Flow
DSCR counts only PITIA. It ignores repairs, vacancy, management, utilities and capital expenses. A property can clear 1.00 and still lose money after those costs.
This matters more for a retiree who depends on the property’s income. A cash-out always adds to the balance and the payment, so it always reduces monthly cash flow. Before borrowing, a senior landlord should test the new payment against real operating results, not just the lender’s ratio. If the margin is thin, a smaller cash-out or a different plan may serve the owner better.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
Structures and Variations
The spine of the network is the 30-year fixed. Select lenders add variations:
| Structure | Availability | Typical effect |
|---|---|---|
| 30-year fixed | Standard | The default; required in most files above $2,500,000 |
| 40-year term | Select lenders | Lowers the payment, lifts coverage |
| Interest-only period | Select lenders | Lowers early payments, balance stays |
| ARM | Available | For investors who want it |
Loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders). Balances below the standard minimum route through select lenders in the network. Above $2,500,000 the network generally holds to 30-year fixed structures.
Prepayment penalties are common on DSCR loans. A senior with a shorter planning horizon should weigh the penalty period against how long the loan will actually be held. A step-down structure, where the penalty shrinks as the loan ages, is worth asking about, since it changes what an earlier payoff would cost.
Where the General Rule Breaks
Short-term rentals. Cash-out on short-term-rental collateral is capped at 70%, versus 75% on standard rentals. Expect a 640+ score and about 12 months of hosting history. Coverage starts at 1.00. Lendmire’s piece Best Short-Term Rental Cash-Out Refinance Program for Small Landlords With a Few Rentals covers that lane.
Bridge or hard-money exit. A payoff-only refinance is rate-and-term. The full cash-out waits for seasoning.
Existing second lien. Coverage must clear after both payments, with a combined LTV cap.
Property type. Manufactured homes (single- and double-wide), log homes and barndominiums are not offered in these programs. Condos and larger unit counts can carry tighter cash-out limits.
Owner-occupied mixes. A retiree who lives in one unit of a small multifamily is not a pure investor file. Occupancy changes the product, so that case needs a separate review.
Coverage below 1.00. Available through select lenders in the network, with leverage and terms adjusted. No-ratio structures are available only through select lenders, generally for borrowers who already own a primary residence.
Estate and Succession Questions
The loan does not end with the borrower. Heirs inherit a note with a balance and possibly a prepayment period. Trust vesting, power of attorney and entity transfer are title questions, and they should be settled with an attorney before the file is submitted, not after. The details of how a given lender treats a transfer vary by program, so the broker should ask up front.
When Not to Do It
Skip a cash-out when the property’s cash flow is already thin, when the plan for the money is vague, or when a prepayment penalty would outlast the owner’s plan.
How to Find the Right Program
The best program for your situation depends on property type, credit, leverage need and how the file is documented. A broker that shops multiple wholesale lenders can match the scenario to the program, rather than fitting the borrower to one lender’s menu. Prepare these before asking for options:
- Current mortgage statement, or proof the property is free and clear
- Lease, or support for market rent
- Insurance declaration
- Entity documents, if vested in an LLC
- Statements for reserve assets
- Credit authorization

Frequently Asked Questions
Is there a DSCR program just for seniors?
No. Age is not an underwriting variable, and the programs are the same for every borrower. What differs is the file: credit, rent coverage, equity and reserves. Federal rules in Regulation B also bar age-based treatment of applicants.
Do I need pay stubs or tax returns as a retiree?
The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Personal wage documents are largely beside the point. Credit, mortgage statements, reserves and an appraisal still apply.
How much cash can I take out?
Up to 75% LTV on a standard rental, limited further by what the rent can carry and by reserves. It is not a guaranteed figure. A paid-down property often hits the rent limit before the LTV limit.
Can savings or retirement accounts count?
They count as reserves, commonly around 6 months of PITIA, not as qualifying income. Statements are the usual documentation.
Does cash-out hurt my monthly cash flow?
Yes. A larger balance means a larger payment. Clearing 1.00 does not mean the property cash-flows, because repairs, vacancy and management sit outside the calculation.
Can I hold the property in an LLC?
Generally yes, subject to lender program eligibility. A personal guarantee is typically required either way.
