Short-Term Rental Cash-Out Refinance Checklist With the Minimum Equity Needed

Short-Term Rental Cash-Out Refinance Checklist With the Minimum Equity Needed

The Quick Read: The minimum equity for a short-term rental cash-out is whatever remains after the 70% leverage cap on short-term-rental collateral, plus enough room to cover the payoff and closing costs. Two tests decide the file, and the lower result sets your cash: value and rent coverage. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

  • Cash-out on short-term-rental collateral tops out at 70% LTV, so at least 30% of appraised value must stay in the property.
  • Expect a 640+ credit score and about 12 months of hosting history, with a 1.00 coverage floor on refinances, subject to lender guidelines.
  • A bigger loan means a bigger payment, so rent coverage can cap the loan before value does.
  • Net cash is lower than the headline number once the payoff, closing costs and prepaids come out.
  • Loan sizes run up to $3,000,000 on standard programs.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The property qualifies primarily on rental income covering the payment, subject to lender guidelines. This checklist walks through the sequence a file follows, from legal use to net proceeds. For the full program picture, see the complete DSCR loans guide.

What Is a Short-Term Rental Cash-Out Refinance?

A cash-out refinance replaces your current loan with a larger one and pays you the difference. On a short-term rental, the new loan is sized against the property’s appraised value and its rental income. Both limits apply.

A refinance that only pays off the old loan is treated differently. Lenders may price it as a rate-and-term refinance. Once cash comes back to you, the cash-out treatment applies, along with its lower leverage cap.

Key Terms Defined

  • Cash-out refinance: A new, larger mortgage that pays off the old one and returns the difference to the borrower.
  • LTV (loan-to-value): The loan balance divided by the property’s appraised value.
  • DSCR: Monthly rent divided by the full monthly payment, which covers principal, interest, taxes, insurance and any HOA dues.
  • Seasoning: The time between the recorded deed and the refinance.
  • Delayed financing: An exception that lets a cash buyer borrow against a recent purchase, with proceeds generally limited to documented cost.
  • PITIA: Principal, interest, taxes, insurance and association dues, the payment side of the coverage ratio.

How Much Equity Do You Need?

The minimum equity to cash out at all is the share of value the leverage cap holds back, plus the cost of paying off the old loan. On short-term-rental collateral, the cash-out cap is 70% of value. That leaves 30% that cannot be borrowed against. Standard long-term rentals reach about 75% on cash-out, so the same house returns less cash as a short-term rental.

Here is the formula in plain steps:

1. Multiply appraised value by 70% to get the loan ceiling.

2. Subtract your current payoff balance.

3. Subtract closing costs and prepaids or escrows.

4. What remains is your net cash.

If step 3 leaves nothing, you are below the practical minimum. Use a round modeled number to see it. Take a $500,000 value and a $300,000 payoff. At a 70% cap the loan ceiling is $350,000, so cash before costs is $50,000. The lower short-term-rental cap removes 5% of value from your proceeds. These figures are illustrative, not program quotes.

Lendmire’s calculator can run your own numbers as an illustrative estimate. It converts percentages to dollars so you don’t have to.

Which Limit Binds First: Value or Rent?

The lower of the two limits sets the loan. Value is simple. Rent is where short-term-rental files get tight.

Coverage is the rent the lender accepts divided by the full payment on the new, larger loan. Pull more cash out and the payment rises. Coverage falls. A property with ample equity can still miss the 1.00 floor that applies to short-term-rental refinances. A stronger ratio opens better pricing and leverage.

Clearing 1.00 is not the same as positive cash flow. The calculation compares rent to the payment only. Repairs, vacancy, management, utilities and capex sit outside it. Underwrite your own operating costs separately.

The strongest files clear both tests: enough equity and enough rental coverage.

The Short-Term Rental Cash-Out Checklist

Work through these in order. Each item is a place a file can stall.

Property

1. Confirm lawful short-term use. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Lenders typically ask for proof of permitted use.

2. Check property type. Manufactured homes (single- and double-wide), log homes and barndominiums are not offered in the network’s DSCR programs.

Structure

1. Confirm investor ownership. Title can sit in an LLC or personally, subject to program terms. The loan is for a non-owner-occupied investment property.

2. Check seasoning. About 6 months of ownership is the common expectation for cash-out across the network. Recent buyers who paid cash may look at delayed financing instead, where title and source-of-funds names must match the purchase.

Income evidence

1. Gather platform payout statements. Pull Airbnb or Vrbo reports for the full history, and match them to bank deposits.

2. Use a dedicated deposit account. Clean, separated records are easier for a reviewer to follow than commingled ones.

3. Count only true short-term months. If you converted from a long-term tenant, only the months since conversion count toward hosting history.

Borrower

1. Check your score. Short-term-rental files expect 640+. Most programs across the network want around 660 for other files, and 700+ opens the strongest leverage tiers.

2. Document reserves. Reserves vary by lender, leverage, loan size and transaction type. Around 6 months of PITIA is common, and loans above $1,500,000 typically step up to about 9 months. Keep statements ready.

Cash

1. Run both tests. Compute the value limit and the rent limit with your own numbers, then take the lower.

2. Size net proceeds. Subtract payoff, closing costs and prepaids. Check prepayment terms before you commit.

What the Appraisal Does and Does Not Show

This is where owners misread the file. The standard appraisal rent schedule is built for long-term leases. Fannie Mae’s Selling Guide names Form 1007 for one-unit properties and Form 1025 for 2–4 unit properties.

Fannie Mae’s June appraiser update says Form 1007 asks for indicated monthly market rent from monthly-lease comparables. It also says the form cannot estimate a nightly fee, so multiplying a nightly rate by 30 is wrong. McKissock Learning adds that business income is outside the form’s scope and that the lender decides how income is determined.

In practice, a lender may rely on your trailing platform history, a third-party projection, or the appraiser’s long-term market rent as a fallback. Which route applies, and any discount to the income, is lender-specific. If bookings run strong but the appraisal’s long-term rent is low, the income method can change your maximum loan. Fuller booking statements or a smaller cash-out request may be worth discussing with your lender.

Fannie Mae’s conventional rules are a separate system. DSCR programs set their own treatment.

Where the General Rule Breaks

Thin hosting history. Programs expect about 12 months of hosting on short-term-rental files. An owner with a few months of bookings may be steered to a long-term-rent basis, with leverage adjusted. Options vary by lender.

Recent conversion from a long-term tenant. Only the converted months count as short-term income.

Cash buyers inside the seasoning window. Delayed financing is the exception, and proceeds generally track documented cost rather than appraised value.

Hard-money payoff. The clock runs from deed recording. A payoff-only refinance is treated differently from a cash-out.

Purchase leverage versus cash-out leverage. Short-term-rental purchases reach up to 75% LTV on the strongest files. Cash-out on short-term-rental collateral is up to 70%. A purchase figure never carries over to a refinance. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

2–4 unit properties. The appraisal uses Form 1025 instead of Form 1007.

Coverage below 1.00. The standard refinance minimum is a DSCR of 1.00, subject to lender guidelines. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. It is a different path, not a softer version of the standard one.

If You Fall Short

Situation Practical response
Equity is thin Reduce the cash requested or wait
Coverage is low Request a smaller loan so the payment drops
History is short Build clean records or accept adjusted leverage
Score is under 640 Rebuild before applying for short-term-rental terms

A larger down payment lowers the payment and can lift coverage. It never erases leverage caps, credit floors, reserve rules or property eligibility.

Common Misconceptions

  • “The appraisal captures my Airbnb income.” It does not. Form 1007 is a long-term rent schedule.
  • “Nightly rate times 30 is market rent.” Fannie Mae’s update calls this incorrect.
  • “A strong ratio waives seasoning.” Coverage and seasoning are separate tests.
  • “The purchase LTV applies to my refinance.” Cash-out caps are lower.
  • “DSCR means no paperwork.” Short-term-rental files still need income history, an appraisal, entity documents and proof of lawful use.

What the Decision Looks Like

Start with the lower of your two limits. If equity binds, the answer is less cash or more time. If coverage binds, the answer is a smaller loan. If history binds, the answer is cleaner records. Programs change and every file is underwritten individually, so qualification is subject to lender guidelines and property review.

Frequently Asked Questions

What is the minimum equity for a short-term rental cash-out refinance?

At least 30% of appraised value must stay in the property, because cash-out on short-term-rental collateral tops out at 70% LTV. You also need enough above the payoff to cover closing costs and prepaids. Subject to lender guidelines.

Can the appraisal count my Airbnb income?

Not through Form 1007, which is a long-term monthly rent schedule. The lender decides how short-term income is counted, using platform history, a projection, or market rent as a fallback.

Why would I qualify on equity but fail on coverage?

A larger cash-out raises the payment. Rent divided by that bigger payment can fall below the 1.00 floor even when value leaves plenty of room. Asking for less cash is the usual fix.

How much hosting history do I need?

Programs typically expect about 12 months, with a 640+ credit score. Months before a long-term-to-short-term conversion do not count.

Does the 70% cap apply to every rental?

No. The 70% ceiling applies to short-term-rental collateral on cash-out. Standard long-term rentals reach about 75% on cash-out.
