Short-Term Rental Cash-Out Refinance Requirements From Application to Closing Step by Step

Short-Term Rental Cash-Out Refinance Requirements From Application to Closing Step by Step

The Quick Read: A short-term rental cash-out refinance is sized by two separate limits, a value limit and an income limit, and whichever is lower sets your loan. The property must be non-owner-occupied, the income must be documented at the property level, and the lender decides which income figure counts, not the appraiser.

  • Cash-out leverage on short-term rental collateral typically tops out at 70% LTV on select programs in the network, subject to lender guidelines.
  • Expect a 640+ credit score and about 12 months of hosting history on most files.
  • Coverage is tested at a 1.00 floor on refinances. A separate select-lender path goes below 1.00, with leverage and terms adjusted.
  • The appraisal sets value. It does not prove your Airbnb income.
  • Clearing the coverage test is not the same as positive cash flow.

What Makes This Refinance a Cash-Out?

Any cash back to the borrower makes it a cash-out. That includes a payoff of an existing loan plus extra proceeds, and it includes refinancing a property you own free and clear. A debt-free short-term rental is still a cash-out when you pull money from it.

Maximum loan-to-value varies by lender, program, property type, and seasoning. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The property’s rental income, not your W-2 pay, carries the file. Put plainly, the loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Lendmire’s complete DSCR loans guide covers the full framework if you are new to the product.

Key Terms Defined

Cash-out refinance: a new loan that pays off the old one and returns the leftover equity to you.

Seasoning: the length of time you have owned the property before a lender will count its current value.

Hosting history: the record of the property operating as a short-term rental, shown through platform and bank statements.

Coverage ratio (DSCR): rent used for lender review divided by the full monthly payment of principal, interest, taxes, insurance and any HOA dues.

Rent schedule: the appraiser’s market-rent opinion, usually for a monthly long-term lease.

Step 1: Run a Self-Check Before You Apply

Start with four questions. Is the property eligible? Do you have about 12 months of hosting history? Is your credit score at or above 640? Do you have equity to work with at 70% LTV or less? The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

Property type matters first. Manufactured homes (single- and double-wide), log homes and barndominiums are not offered through the network’s DSCR programs. A standard single-family home, condo or small multifamily is the usual fit.

Then check local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A permit problem can erase the income basis entirely.

Step 2: Seasoning and Ownership Timing

Seasoning is lender policy, not law. Across the network, about 6 months of ownership is the common expectation on a cash-out, though programs differ. The clock generally runs from the date of title.

A property converted from a long-term lease to a short-term rental keeps its original title date. The conversion does not restart seasoning. The hosting clock, however, starts only when guests start booking.

BRRRR-style investors should plan their bridge financing to outlast the rehab, the hosting history, the seasoning period, the appraisal and underwriting. If the bridge financing ends before any one of those finishes, the plan stalls.

Step 3: Pick the Income Basis

The income figure is the biggest swing factor in this loan. Three bases exist, and programs accept them differently.

Income basis What it relies on Typical fit
Trailing hosting history Platform and bank statements Existing short-term rentals
Third-party projection Market-data forecast Mostly purchases, some programs
Appraiser rent schedule Long-term monthly market rent Fallback or lower-of figure

On a cash-out, most programs lean on actual history. Projections are mainly a purchase tool, and only some lenders accept them. If your history is shorter than 12 months, programs treat it differently: a lower leverage cap, a longer history requirement, or a fallback to long-term rent.

Lenders also discount gross short-term receipts before testing coverage. Slow months stay in the trailing figure, so seasonality hits the number rather than disappearing.

Step 4: The Appraisal and Why It Does Not Prove Income

The appraisal sets value, and value drives the LTV cap. It also supplies a market-rent opinion. What it does not do is verify your nightly income.

McKissock, an appraiser-education publisher, explains that Form 1007 collects comparable one-unit rentals to estimate monthly rent. It is not designed for nightly rates or business income, and appraisers cannot multiply a nightly rate by 30. The lender decides how to weigh income evidence. For two-to-four unit properties, the parallel form is the 1025. These are appraisal forms that DSCR files borrow; agency lending rules do not govern DSCR loans.

Class Valuation, an appraisal firm, makes the same point. Nightly pricing, seasonality, occupancy and host performance cannot be captured on the 1007. Appraiser Income adds that furniture, fixtures and equipment sit outside the real property value, and that short-term rentals typically run on terms-and-conditions agreements rather than leases.

Two practical consequences follow. An identical long-term and short-term house usually appraise at the same value, because business income is excluded. And if the appraiser’s rent figure sits far below your actual bookings, the lender may use the lower figure under a lower-of rule, which can shrink the loan.

Step 5: How the Loan Gets Sized

Two ceilings apply, and the lower one wins.

1. The value limit. Cash-out on short-term rental collateral typically reaches 70% LTV on select programs. Standard long-term rentals reach 75% on a cash-out, so the short-term haircut is real.

2. The income limit. Qualifying income divided by PITIA must clear the program floor, which is 1.00 on refinances.

Run it as a worked scenario. Say a short-term rental appraises at $500,000. The value limit stops at 70% LTV. Now suppose the lender accepts a trailing income figure that covers the new payment at roughly 1.05x at that full loan size. Both tests pass, so the value limit sets the loan. If the accepted income produced only about 0.90x, the income test would pull the loan down, or the file would move to a select-lender path below 1.00, where leverage and terms adjust. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

The new payment is also larger than the old one, because the loan is bigger. A thin-coverage file can pass today and strain in a slow season. And remember what the ratio leaves out: repairs, vacancy, management, utilities and capex sit outside the calculation. Clearing 1.00 is not positive cash flow.

Larger loans carry more conditions. Network programs run from roughly $100,000 up to $3,000,000 on standard programs, and above $2,500,000 the network generally holds to 30-year fixed structures. Reserves vary by lender, leverage and loan size, commonly around 6 months of PITIA, with loans above $1,500,000 typically stepping up to about 9 months.

Step 6: Underwriting, Conditions and Documents

Underwriting is where documents get matched against each other. Keep the set consistent.

Stage Documents Owner
Application ID, entity papers if held in an LLC, current mortgage statement Borrower
Income Platform payout history, property-manager statements, matching bank deposits Borrower
Property Appraisal, insurance covering short-term rental use, title work Lender and third parties
Local Permit, license or registration where required Borrower
Funds Reserve proof, such as bank or brokerage statements Borrower

Loans to LLC-titled borrowers are accepted, subject to lender program eligibility. Property-level documents are still required. “No personal income documentation” does not mean no documents. Qualification runs on the property’s income, and the income has to be shown.

Insurance deserves its own check. A standard landlord policy may not cover guest stays, so confirm that the policy matches short-term use before underwriting asks for it.

Step 7: Closing and Funding

At closing, title confirms the payoff of the existing loan, the new loan funds, costs are settled and any escrows are set up. What remains goes to you as cash-out. DSCR loans are business-purpose and exempt from TRID, so consumer-mortgage disclosure forms do not frame this step.

Plan the use of proceeds before you apply. Furnishing, renovation and paying down other debt are common reasons to pull cash from these properties. Using proceeds to acquire another rental makes the math easiest to defend. Tax treatment varies; consult a qualified professional.

Where Files Stall

Cause Symptom Fix
Short hosting record Lower cap or fallback to long-term rent Wait, or choose a program that fits
Mismatched documents Payouts do not tie to deposits Reconcile before submitting
Low rent opinion Loan shrinks under lower-of rule Provide full income evidence
Permit gap Income basis disallowed Resolve before applying
Thin reserves Condition outstanding Document liquid funds early

Edge Cases Where the General Rule Bends

  • Under 12 months of history: only months of actual operation count.
  • Former short-term rental now leased long-term: qualification runs on lease or market rent, and seasoning still runs from title.
  • Paid-off property: still a cash-out, so the short-term cash-out cap applies.
  • Multiple financed properties: each property is tested on its own income.
  • Two-to-four units: the 1025 form applies rather than the 1007.
  • Coverage below 1.00: available through select lenders in the network, with leverage and terms adjusted. No-ratio structures are available only through select lenders, generally for borrowers who already own a primary residence.

The Decision in Practice

Cash-out makes sense when the proceeds go somewhere productive and the property covers its larger payment with a margin. It is harder to justify when coverage clears only barely, because a slow season can erase the cushion. Higher rental income can lift coverage, but it does not erase credit floors, reserve rules or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Frequently Asked Questions

Can I cash out a short-term rental without a long-term lease?

Yes, on most programs. Qualification runs on documented hosting history rather than a lease. The appraiser still produces a monthly market-rent figure, which may serve as a fallback or lower-of income number.

How long do I need to own the property first?

About 6 months is the common expectation across the network. Seasoning is lender policy, so it varies by program, and it runs from the title date.

Does the appraisal count my Airbnb income?

No. The appraisal establishes value and a monthly market-rent opinion. The lender decides income using your platform and bank records.

What credit score and leverage apply?

Short-term rental files typically want a 640+ score. Cash-out leverage on short-term rental collateral generally reaches 70% LTV, subject to lender guidelines.

What if my coverage lands below 1.00?

Select lenders in the network offer paths below 1.00, with leverage and terms adjusted. Reserves, credit and the income basis all affect that review.
