Short-Term Rental Cash-Out Refinance Checklist to Borrow Against a Rental Held in an LLC

Short-Term Rental Cash-Out Refinance Checklist to Borrow Against a Rental Held in an LLC

The Quick Read: A short-term rental held in an LLC can be refinanced for cash out, with the LLC as borrower and an individual signing a personal guaranty, subject to lender guidelines. The loan is reviewed primarily on property-level rental income covering the payment. Work through entity, seasoning, income proof, appraisal, and sizing, in that order.

  • On short-term-rental collateral, cash-out typically tops out around 70% LTV through the network.
  • Programs look for a 640 minimum credit score and about 12 months of hosting history.
  • Debt service coverage on STR refinances can start at 1.00 in select programs.
  • The LLC holds title, but a guarantor’s credit and reserves still matter.
  • The income method the lender accepts can decide whether the file clears.

Borrowing against an LLC-held Airbnb or vacation rental is not exotic. It just has more moving parts than a standard rental. Each step below is a gate, and skipping one tends to surface later. For the broader picture, the complete DSCR loans guide covers the basics.

Key Terms Defined

Cash-out refinance: A new loan that pays off the old one and hands you the extra equity as cash.

DSCR (debt service coverage ratio): Monthly rent divided by the full monthly obligation: principal, interest, taxes, insurance, and any HOA dues (together, PITIA).

Seasoning: The waiting period a lender wants after you buy or last refinance before it will lend against the property.

Vesting: How title is held, meaning whose name is on the deed.

Guarantor: The person who personally promises to repay if the LLC does not.

Non-QM: A loan that sits outside standard owner-occupied mortgage rules, such as a DSCR loan.

Step 1: Confirm the LLC and Vesting

Start by confirming that the LLC is on the deed. Terms like “full recourse” show up here: the guaranty means the lender can pursue the guarantor, not just the property. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Expect to assemble the articles of organization, operating agreement, EIN letter, and a good-standing certificate. Lenders also want names to match everywhere: deed, insurance policy, title work, and booking-platform account. A mismatch between the LLC’s exact name and the insurance named-insured is a classic stall.

One trap deserves a flag. If the property is currently in your personal name with a loan on it, do not deed it into the LLC right before refinancing without checking the existing loan’s due-on-sale clause, which lets that lender demand payoff when title transfers. The cleaner route is to pay off the old loan and vest in the LLC at the same closing, as long as the program allows it.

In a multi-member LLC, which members must guarantee depends on the operating agreement and the lender’s policy. Some programs want one or a few members, not everyone.

Does the LLC Really Protect You From the Loan?

No. The LLC can shield you from unrelated claims against that property, such as a guest injury suit. It does not shield you from the loan itself, because the guaranty keeps you on the hook. Credit may be pulled on the guarantor, and personal reserves are reviewed. Treat the LLC as a liability and bookkeeping tool, not a way out of repayment.

Step 2: Check Seasoning

Seasoning varies by lender. Across the wholesale network, about 6 months is the common expectation for a cash-out, and some programs differ. Delayed financing is an exception for cash buyers: you can sometimes pull money out soon after purchase, but proceeds are generally limited to your documented cost, not an after-repair value. Funds also need to be traceable to the borrower.

Paying off a hard-money loan is a related case. Refinancing it right away may work, but extra cash out usually waits until seasoning passes. If the deed moved into the LLC recently, ask how that lender counts ownership time before you order anything.

Step 3: Pick the Income Method

This is where STR files are won or lost. Short-term rental income can be documented three common ways:

1. Trailing 12-month history. Platform payout reports or a profit-and-loss statement, which fits the roughly 12 months of hosting experience most STR programs expect.

2. A third-party projection. A data-service estimate of what the property should earn, used by programs that accept it.

3. The appraiser’s long-term rent schedule. The fallback when there is no STR history.

Some programs use the higher of the STR documentation or the long-term rent. Others pick one method. The same house can produce very different coverage ratios under each. Confirm the method before you order the appraisal, because the spread between methods can decide whether the file qualifies.

Here is a trap worth avoiding: multiplying the nightly rate by 30 and expecting it to land on the appraisal form. Fannie Mae’s June 2024 Appraiser Update says Form 1007, the rent schedule, calls for indicated monthly market rent supported by comparables leased monthly, and cannot be used to estimate a nightly fee. DSCR loans are not agency loans, so that is a contrast on form design only.

Step 4: Gather the Document Packet

Plan for these items, since programs differ:

  • Platform payout reports or a profit-and-loss statement
  • An insurance policy that names short-term use
  • Reserve statements
  • Entity documents and the guarantor’s ID
  • Proof that STR operation is lawful for the property

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Step 5: Order the Appraisal

The appraisal returns value plus a rent schedule: Form 1007 for a one-unit property, Form 1025 for two to four units. The Fannie Mae Selling Guide lists both forms and when each applies. Some appraisers also add a narrative short-term-rental income analysis.

Do not expect the appraisal to set your income. McKissock notes that Form 1007 addresses real property value and that business income is outside its scope. Determining income is the lender’s job. The appraisal documents value and comparable rents. The lender decides what income counts.

Step 6: Size the Loan and Test Coverage

Two tests run at once, and the file must clear both.

Test one is equity. On short-term-rental collateral, cash-out typically tops out around 70% LTV through the network. Standard long-term rentals reach up to 75% on a cash-out. The cap applies to appraised value, and the new loan must also pay off the old one and cover costs.

Test two is coverage. A bigger balance means a bigger payment, so the ratio drops as you pull more cash. Plan proceeds against coverage, not just LTV. Many STR refinances start at 1.00 coverage in select programs, and stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.

Which test binds first? Work backward from the cash you need. Low value-to-balance ratios hit the LTV cap. Thin rent against a large payment hits coverage first. A larger down payment on a purchase can lift the ratio, but on a refinance the lever is a smaller cash-out.

Keep one distinction clear. DSCR compares rent to PITIA only. Clearing 1.00 is not the same as positive cash flow, because repairs, vacancy, management, utilities, and capex sit outside the calculation. STR owners feel this more than most.

Where the Other Limits Sit

  • Credit: a 640+ score is typical for STR files, and stronger tiers open better terms. Subject to lender guidelines.
  • Loan size: up to $3,000,000 on standard programs. Above $2,500,000 the network generally holds to 30-year fixed structures.
  • Reserves: they vary by lender, leverage, loan size, and transaction type. About 6 months of PITIA is common, and larger loans typically step up to roughly 9 months.
  • Terms: the spine is the 30-year fixed. Extended 40-year terms and interest-only periods are available through select lenders in the network, and ARM structures exist for investors who want them.
  • Property types: manufactured homes, log homes, and barndominiums are not offered.

Step 7: Closing and Where the Money Lands

Title is issued in the LLC’s name, and proceeds go to the LLC’s account. Keep the cash in the entity’s books and use records that show what it funded. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Edge Cases Where the Usual Path Bends

  • No STR history or an off-season file. Programs may use a projection or the long-term rent fallback. If the appraisal comes in under platform history, the lender may size to a smaller loan.
  • Two to four units. These use Form 1025 rather than Form 1007.
  • Paid-off property. With no existing loan, more of the cash-out proceeds are available, still within the LTV cap and coverage test.
  • Layered or trust-owned entities. Extra documents are likely, and eligibility depends on the program.
  • Agency contrast. Conforming loans treat STR income more restrictively. DSCR programs are not bound by those rules, and the network’s own parameters govern.

HousingWire argues that applying Form 1007 to short-term rentals can distort coverage and produce artificially low ratios. That is one reason income method matters so much.

Mistakes That Stall a File

  • Deeding into the LLC first without checking the due-on-sale clause.
  • Insurance naming a different entity than the borrower.
  • Ordering the appraisal before settling on the income method.
  • Assuming purchase leverage applies to a refinance. Cash-out is typically capped lower.
  • Pulling the maximum cash and discovering coverage no longer clears.
  • Assuming the LLC removes personal liability.

Frequently Asked Questions

Can an LLC-owned short-term rental get a cash-out refinance?

Yes, on programs that lend to entities, subject to program terms. The LLC is typically the borrower and holds title, and an individual signs a personal guaranty. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.

How much cash can I take out of a short-term rental?

On short-term-rental collateral, cash-out typically tops out around 70% LTV. That cap applies to appraised value, and the new loan must first pay off the existing balance and costs. Coverage must also clear, so a larger cash-out can fail on the ratio before it hits the cap.

Do I still sign personally if the LLC is the borrower?

Almost always. The guaranty keeps you personally responsible, and the guarantor’s credit may be reviewed. In a multi-member LLC, one or a few members may need to guarantee, depending on the operating agreement and the lender’s policy.

Does the appraisal determine my short-term rental income?

No. The appraisal documents value and comparable rents. The lender decides which income method counts: platform history, a third-party projection, or the long-term rent schedule.

What if I have less than a year of hosting history?

Most STR programs expect about 12 months of hosting experience. With less, a program may use a projection or the long-term rent fallback, or the loan may be sized smaller, depending on lender guidelines.
