DSCR HELOC Requirements on a Vacation Rental Booked Short-Term

DSCR HELOC Requirements on a Vacation Rental Booked Short-Term

The Quick Read: A DSCR HELOC on a vacation rental booked short-term is a standalone second lien, or a first lien on a rental with no mortgage, that qualifies primarily on property-level rental income covering the payment, but the rent it reads is the lease and the appraiser’s monthly market rent, not nightly booking revenue, subject to lender guidelines. A busy listing does not raise the coverage figure. The program requires a lease in place, so a property with no lease does not qualify.

  • The line sits behind the first mortgage you keep, or stands alone as a first lien on a rental with no mortgage, and the LLC can stay on title, per program guidelines.
  • The coverage test is a 1.10x minimum, run on a stress payment over the entire credit limit, not just the amount drawn.
  • Combined leverage tops out at 70% CLTV on a second lien, and a first lien reaches 75% LTV, subject to underwriting.
  • Condotels, rural-designated property, log homes, row homes and leaseholds are not eligible on this program, so a vacation rental of one of those types cannot use it. Two six-month seasoning clocks also apply.
  • Short-term rental rules vary by city, county, HOA, and property type, so confirm local rules before relying on projected rental income. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

What Is a DSCR HELOC on a Vacation Rental?

A DSCR HELOC is a revolving line of credit secured by a non-owner-occupied one-to-four-unit rental, qualified on the rental’s income instead of your personal income. DSCR stands for debt-service coverage ratio, which is the rent divided by the payment the lender tests. The line is never offered on your own home or a second home.

Two structures exist. If you keep a first mortgage, the line is a standalone second lien behind it. If the rental has no mortgage, the line is a standalone first lien. Neither structure is closed together with a purchase, and neither can be a third lien.

You do not hand over tax returns, W-2s or pay stubs, and no debt-to-income ratio gets calculated. That is different from underwriting nothing. Credit, equity, title, insurance, valuation and the rent itself are all reviewed, subject to lender guidelines. Lendmire is a mortgage broker. It places this line through a wholesale lender in its network, and the lender makes the approval decision.

Why does this product matter for a vacation rental? Because the common alternative is thin. NerdWallet notes that a HELOC on an investment property is possible but comes with fewer lenders and lower borrowing limits than a primary home. White Coat Investor describes qualifying for one as often harder than for a primary residence. Those are personal-income products at big banks and large retail lenders. A rent-tested line is a different test, and Lendmire’s complete DSCR loans guide covers the broader family of investor loans it belongs to.

How Does Underwriting Treat a Rental Booked Nightly?

It treats it as a rent-tested file. The lender asks what rent the property supports, divides that by a stress payment on the full line, and checks the result against 1.10x. Nightly revenue is not the input. The inputs are the lease and the appraiser’s monthly market rent.

Here is the sequence, step by step.

1. Eligibility screen. The property must be a non-owner-occupied one-to-four-unit rental of an eligible type. Title can sit in your LLC (investment property only). Members sign as guarantors, and a title holder who is not a borrower signs a non-borrowing owner acknowledgment.

2. Insurance check. Hazard insurance covers both liens, with flood coverage where required, and the policy should match how the property is actually used.

3. Rent used for lender review. Rent is the lesser of the appraisal’s market rent and the lease, unless three months of receipts support a lease above market. A lease in place is required.

4. Qualifying payment. The payment is principal and interest, fully amortizing, on the entire credit limit at the start rate plus 2 percentage points. Taxes and insurance are not part of it.

5. Coverage test. Gross monthly rent divided by that payment must reach 1.10x.

6. Credit, leverage and title. The lender’s own credit report sets the tier, and the valuation sets the combined leverage.

On a second lien, confirm on the file how the lender treats the first-mortgage payment in its coverage calculation. The lender’s own calculation governs, and any arithmetic here is illustrative.

Why does a monthly rent figure fit nightly stays so awkwardly?

The appraisal form behind the market-rent number was built for monthly leases. Fannie Mae’s June 2024 Appraiser Update describes Form 1007 as a monthly comparable rent schedule. It also says that multiplying a nightly rate by 30 is incorrect and that the form cannot estimate a nightly fee. That is agency appraisal guidance, used here only to explain the form. DSCR lines are not agency products.

The mismatch matters because a property can earn far more per night than it would on a year-long lease. Class Valuation, an appraisal-industry firm, argues that forcing short-term income onto the monthly form can produce an artificially low coverage ratio. On this line, that is the trade-off. You get an investor-friendly test and no personal-income file, but you do not get credit for nightly upside.

What does a worked example look like?

Run the numbers this way, as a modeled illustration only. Say the lease and the appraiser’s monthly market rent both cover the stress payment on the whole line at about 1.25x. That clears the 1.10x minimum. Now say you ask for a larger line. The stress payment rises, coverage falls to about 1.05x, and the same property misses the test. Nightly bookings never entered either calculation.

Because the test runs on the whole limit and at least 80% of the line is drawn at closing, drawing less does not help the ratio. Sizing the line is the main lever. A smaller line improves coverage. A larger line costs coverage.

How Much Can You Borrow Against a Vacation Rental?

Leverage depends on lien position and credit score. A second lien reaches 70% combined loan-to-value (CLTV, the first mortgage balance plus the new line, divided by value) at a 720 score or better. A first lien reaches 75% loan-to-value (LTV) at the top tier. All figures are ceilings, subject to underwriting, not offers.

Position Credit score Maximum Line size
Second lien 720 or better 70% CLTV $50,000 to $500,000
First lien 740 or better 75% LTV Up to $500,000
First lien 700 to 739 70% LTV Up to $500,000
First lien 720 or better 65% LTV Above $500,000, to $1,000,000

There is no second-lien tier below 720. A borrower who keeps a first mortgage can only take a second lien, and a first lien exists only on a rental with no mortgage. A declining-market flag lowers the ceiling by 5 points.

A quick illustration in percentages only: if your first mortgage sits at 55% of the property’s value, a 720-plus borrower has room for a line worth up to 15% of value before reaching 70% combined. The valuation decides what value means, and the next section covers it.

What Does the Valuation and Property Eligibility Look Like?

Lines up to $400,000 use an automated valuation (confidence score of 85 or better) with a property inspection report, or a full interior appraisal. Lines above $400,000 require a full interior appraisal on Form 1004, 1073 or 1025. Appraisal waivers are not accepted. Lendmire’s piece Where to Get a DSCR HELOC When the Appraisal Is on a Short-Term Rental goes deeper on how that valuation step plays out.

Title work follows the lien. A full title policy is required on a first lien and on second liens above $400,000. Smaller second liens use an owner-and-encumbrance report.

Property type is where many vacation rentals hit a wall. Eligible types include single-family, PUD, townhome, two-to-four units, warrantable and non-warrantable condominiums, and lots up to 10 acres. These are not eligible on this lane:

  • Rural-designated property
  • Condotels
  • Row homes
  • Leaseholds
  • Land trusts
  • Age-restricted communities
  • Hobby farms
  • Modular and log homes
  • Land contracts
  • Mixed-use, commercial or agricultural property
  • A property listed for sale in the prior 2 months
  • A property with a solar lien

Read that list against a typical vacation inventory. A mountain log cabin, a resort condotel and a rural-designated lakefront property are each ineligible before income is ever tested, so this line is not an option for them. A standard condo in a warrantable or non-warrantable building is a different story, since both are eligible.

What Are the Draw Rules and Seasoning Requirements?

The structure is a 5-year interest-only draw period on the drawn balance, then a 25-year fully amortizing repayment period, for a 30-year maturity. The rate is variable. At least 80% of the line is drawn at closing, and the closing draw is never less than $50,000. On the smallest lines, that means the whole line is drawn at closing. Later draws are at least $5,000 each.

This is not a line you open and leave idle. It suits an owner who knows what the money is for, such as a renovation, a down payment on the next rental, or paying down higher-cost debt.

Seasoning is the waiting period before a rental becomes eligible. A rental bought or refinanced inside the last 6 months is not eligible (that clock runs from the last note date to the new note date), and the owner must have held title for 6 months (settlement date to note date).

Booking history does not need to be built during that window, because booking history is not the test. A lease, a market-rent appraisal and a clean credit report are.

Where Does the General Rule Break?

The rule is that rent from the lease and the appraisal sets the number. These situations bend or break it.

You operate purely on nightly stays with no lease. The program requires a lease in place, so a property with nothing to put in that slot does not fit the standard test. Confirm with the broker how the lender would review the file before you order anything.

Your lease sits above market. A lease above market rent counts when three months of rent receipts support it. Without those receipts, the lower figure governs.

Your nightly income is strong and long-term rent is weak. This is the case where this line disappoints. The qualifying figure can come in well below what the property earns, and a larger line may fail coverage. The reverse can also happen. In a weak short-term market, the long-term figure may be the one that clears the test.

Two-to-four-unit property. The appraisal can use Form 1025, and a two-to-four-unit property may have at most 1 vacant unit.

LLC title. Vesting in the owner’s LLC is allowed, with guarantors signing. The borrowers on the line need not be the borrowers on the first mortgage. Entity treatment is per lender program requirements, so confirm it on the file.

Credit events. There can be no 30-day mortgage late in the last 12 months. Bankruptcy, foreclosure, short sale or deed-in-lieu needs 48 months of separation. Tradeline-depth rules are waived at 700 and above.

Borrower status. U.S. citizens, permanent residents and non-permanent residents with a Social Security number are eligible. Foreign nationals and ITIN borrowers are not.

Exposure limits. A borrower can hold at most 5 loans or $2,500,000 with the program, which matters for owners with several vacation rentals. No reserves and no cash to close are required, subject to underwriting.

Which Route Fits: HELOC, Bank HELOC, or Cash-Out Refinance?

It depends on whether you want to keep your first mortgage, and on whose income gets read. The three options below answer different needs, and each cell describes that product’s own rules.

Factor DSCR HELOC Personal-income investment HELOC DSCR cash-out refinance
What it does Adds a line, keeps first mortgage Adds a line, keeps first mortgage Replaces first mortgage
What qualifies you Rent coverage Your credit, DTI and returns Rent coverage, varies by program
Nightly income Not the test Counts only as documented on returns Varies by program
Entity title LLC allowed Often personal or trust title Entities typically accepted

A personal-income line reads you. A busy listing can look thin on paper if filed returns show low net income, so strong bookings do not automatically qualify. A cash-out refinance makes more sense when the property’s actual nightly performance should drive the number, or when you are comfortable replacing the first mortgage.

What Documents Go in the File?

Expect a file built around the rental, not your pay. A typical checklist includes:

  • The executed lease
  • Three months of rent receipts, if a lease above market rent needs support
  • Title and vesting documents, plus LLC documents and guarantor signatures if applicable
  • The current first-mortgage statement, for a second lien
  • Hazard insurance, plus flood coverage where required
  • Government ID and Social Security number
  • Proof of the 6-month title history
  • Evidence the short-term use is permitted locally and by the HOA, where one exists

This list is a starting point. Each file is underwritten individually.

Key Terms Defined

DSCR: the debt-service coverage ratio, which is the rental’s gross monthly rent divided by the payment the lender tests.

CLTV: combined loan-to-value, meaning the first mortgage balance plus the new line, divided by the property’s value.

Second lien: a loan secured by the same property that sits behind the first mortgage in repayment priority.

Form 1007: the appraiser’s single-family rent schedule, which estimates monthly market rent.

Stress payment: the fully amortizing payment on the whole credit limit, tested at a higher rate than the start rate.

Draw period: the stretch when you can borrow from the line, interest-only on the drawn balance.

Seasoning: the waiting period before a recently bought or refinanced rental becomes eligible.

Frequently Asked Questions

Can a vacation rental booked nightly qualify for a DSCR HELOC?

It can be reviewed, but the test is the lease and the appraiser’s monthly market rent, not booking revenue. A lease in place is required. Eligibility also depends on property type, credit, leverage and legal short-term use, subject to underwriting.

Do I need booking history to qualify?

No. This line does not read platform payouts or trailing bookings. It reads the lease, the appraisal’s market rent, your credit and the valuation. Booking records may still help you show the property is a real rental.

How does seasoning work on a recently bought vacation rental?

Two six-month clocks apply: the line is not available on a rental bought or refinanced in the last 6 months (last note date to new note date), and title must have been held for 6 months (settlement date to note date).

Does drawing less than the full line help the coverage ratio?

Not on the test. The qualifying payment is figured on the entire credit limit, so the line size you request sets the stress payment. At least 80% of the line is drawn at closing in any case.

Why is my condo or cabin ineligible?

Condotels, log homes, modular homes, rural-designated property and leaseholds are outside this program, so a rental of one of those types cannot use it. A standard warrantable or non-warrantable condominium is eligible, subject to underwriting.
