Banks That Offer a Short-Term Rental Cash-Out Refinance While Between Jobs

Banks That Offer a Short-Term Rental Cash-Out Refinance While Between Jobs

The Quick Read: Large retail banks rarely write this loan for a borrower with no paycheck, because they underwrite the person’s income first. Non-bank DSCR lenders reached through a broker underwrite the property instead. A short-term rental can qualify on its own rental income, subject to lender guidelines, even when the owner is between jobs.

  • Cash-out on a short-term rental typically tops out at 70% LTV on the network’s programs.
  • Expect a credit score of 640 or higher and roughly 12 months of hosting history.
  • The minimum debt service coverage ratio (DSCR) on a short-term rental refinance is 1.00, meaning rent covers the full monthly payment.
  • No W-2 or employer call is part of the file. Reserves and credit carry more weight instead.
  • Loan sizes run up to $3,000,000 on standard programs.

Why Big Banks Usually Say No

Large retail lenders and depository institutions build the file around the borrower’s earnings. They want pay stubs, tax returns, and a debt-to-income ratio. A borrower between jobs has none of that in current form, so the file stops early. The property can be excellent and it still doesn’t matter.

Short-term rental income adds a second hurdle. Booking income moves with seasons, and many banks treat it as hard to document. That is a lender-type issue, not a judgment on your property.

So the real question isn’t which bank. It’s which lender type underwrites the asset. A broker that shops a wholesale network of DSCR lenders can match the property and borrower profile to the programs that fit. The best program for your situation depends on the property, credit, leverage need, and documentation.

How the Loan Is Underwritten, Step by Step

The full mechanics sit in Lendmire’s complete DSCR loans guide. Here is the short version for a between-jobs borrower.

1. The property is tested first. The coverage ratio compares monthly rent to the full monthly payment: principal, interest, taxes, insurance, and any HOA dues. On short-term rental refinances, the floor on these programs is 1.00.

2. Rental income is documented. For an operating short-term rental, the natural evidence is booking history: platform payout statements, property-manager reports, and matching bank deposits. Projections are mainly a purchase tool. An appraisal rent schedule can serve as a long-term-rent comparison point, and it may understate or overstate what a host actually earns.

3. The appraisal sets value. Value drives LTV. On a short-term rental cash-out, the ceiling is 70% LTV, a step below standard long-term rentals at 75%. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

4. Credit, reserves, title, and payoff are checked. Programs generally want a 640 or higher score on short-term rental files. Reserves vary by lender, leverage, and loan size, commonly around six months of PITIA. Title has to clear, and the existing lien has to be paid off from proceeds.

5. The borrower’s job status is mostly absent. Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines. Without a paycheck, your credit and liquid reserves are the borrower-level strengths in the file.

Why Employment Often Isn’t the Test

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The federal ability-to-repay rule, Regulation Z section 1026.43, does not apply to credit extended primarily for a business purpose, even when a dwelling secures it. That is why a lender can underwrite the rent rather than a paycheck.

Business purpose is not automatic, though. A law-firm analysis on Lexology notes that a loan to acquire, improve, or maintain non-owner-occupied rental property is deemed business purpose, and it warns that business purpose does not mean compliance-exempt. Lenders may ask for a statement that the cash goes to business use. If you stay in the property yourself, lenders will look closely at how much of your time there is personal use, because heavy personal use can undermine the investment-property treatment.

Short-Term Rental Terms to Expect

Short-term rentals sit in their own tier because income is lumpier than lease income. These are typical ranges from select wholesale-network guidelines, never guarantees:

Factor Short-term rental Standard long-term rental
Cash-out LTV Up to 70% Up to 75%
Purchase LTV Up to 75% 75%-80%
Credit score 640+ Around 660 typical
Coverage floor 1.00 on refinance 1.00 on select programs
Experience About 12 months hosting Varies

Coverage below 1.00 is a separate path. It is available through select lenders in the network, with leverage and terms adjusted. Don’t treat it as the same program with a lower floor.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Documents That Replace the Pay Stub

Clean documentation gives a lender fewer preventable gaps to review. For a between-jobs host, prepare:

  • Platform payout statements and property-manager reports covering the hosting history
  • Bank statements showing the matching deposits
  • Entity documents if an LLC holds title, subject to lender program eligibility
  • Current insurance declarations that cover short-term rental use
  • Evidence of liquid reserves
  • Mortgage payoff information and a clear title picture

Gaps in any one of these are where files stall. A host with fewer than 12 months of history may be pushed to a lower income figure or a different program.

Where the General Rule Breaks

Short history. About 12 months of hosting is the usual expectation. Less history can mean a reduced income calculation or fewer program options.

Seasoning. Cash-out refinances commonly expect about six months of ownership. Delayed-financing style cash-outs after a cash purchase work differently, and proceeds there are generally tied to what you paid, not to improved value.

Consumer-purpose cash. If the proceeds pay personal debts or tuition, the loan can lose its business-purpose footing. The Federal Register ATR/QM final rule treats investment-purpose loans as business-purpose, and the stated use of funds matters to that treatment.

Ineligible property types. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs.

Coverage after cash-out. Pulling more cash raises the payment, so the ratio drops as the loan grows. Test the new payment, not the old one. A smaller cash-out often clears where a maximum one does not.

What the Ratio Doesn’t Count

Clearing 1.00 is not the same as positive cash flow. The ratio counts rent against PITIA only. Cleaning, platform fees, utilities, vacancy, management, and repairs sit outside it. Short-term rentals carry more of those costs than lease rentals.

For a borrower with no paycheck, this matters more. Your own liquidity is the real backstop. Size the cash-out so that reserves cover the months the calendar runs soft, not just the months the ratio passes.

The Decision in Practice

Picture a host with an operating short-term rental, solid equity, and a recent layoff. A large bank turns the file away on income. A broker places it with a DSCR lender that reviews booking history, appraisal, credit, and reserves. The leverage ceiling is 70% on the cash-out, and the borrower can choose a smaller draw to keep coverage comfortable.

Costs can differ from one program to another, and flexibility often comes with trade-offs. A loan underwritten on the property may carry different pricing, fees, or prepayment terms than an income-based loan, so ask for these in writing. The calculator on this site can give an illustrative estimate of the numbers, not a quote.

Before borrowing against volatile income, think through the exit. If bookings fall and the job search runs long, the payment still comes due. Waiting until you have more hosting history is a legitimate choice.

Key Terms Defined

DSCR: The debt service coverage ratio, which divides monthly rent by the full monthly payment on the property.

Cash-out refinance: A new loan that pays off the old one and returns the extra equity to you as cash.

Seasoning: The length of time you have owned the property before a cash-out is allowed.

Hosting history: The record of bookings and income that shows a short-term rental operates and earns.

PITIA: Principal, interest, taxes, insurance, and association dues, the full monthly obligation used in the ratio.

Frequently Asked Questions

Do banks offer cash-out refinances on short-term rentals?

Large retail banks rarely do for a borrower without current income, because they underwrite personal earnings. Non-bank DSCR lenders reached through a broker underwrite the property’s rental income instead, subject to lender guidelines.

Can I qualify with no job?

Yes, on many DSCR programs, because the file qualifies primarily on property-level rental income covering the payment. Credit, reserves, equity, and documented booking history carry the borrower side of the file.

How much cash can I take out on a short-term rental?

Typically up to 70% LTV on a short-term rental cash-out, versus up to 75% on a standard long-term rental. The appraisal sets value, and the existing loan is paid off first.

Do I need 12 months of hosting history?

About 12 months is the usual expectation. Less history may lead to a reduced income calculation or a narrower set of programs.

Can I use an LLC?

Often yes, depending on program guidelines. Expect to provide entity documents alongside the property file.
