The Quick Read: The best program for your situation is usually a DSCR cash-out refinance, because it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, rather than on your personal income. A bank denial can reflect an income-recognition mismatch rather than a weak property, though only the written decline reason tells you which applies. Which program fits depends on your hosting history, credit profile, leverage need, and documentation.
- Short-term rental cash-out refinances typically reach up to 70% LTV on short-term-rental collateral.
- Expect a minimum score around 640 and about 12 months of hosting history.
- Coverage of 1.00 is where select programs start, and it is a floor, not a promise of approval.
- Leverage, credit, reserves, and property type are tested separately from rent coverage.
- A decline from one bank says little about how a different lender reads the same file.
Why Did the Bank Say No?
Most banks underwrite the borrower first and the property second. They lean on tax returns, W-2s, and debt-to-income. A short-term rental often breaks that model. Seasonal deposits look uneven on a tax return. Platform payouts don’t match a lease. Some bank underwriters give the income little or no credit, especially in the first year of operation.

Maximum loan-to-value varies by lender, program, property type, and seasoning. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.
Agency guidelines show the gap. Fannie Mae’s appraiser update says its rent schedule form was not designed for short-term rentals and cannot estimate a nightly fee. If the appraisal side of a conventional file can’t value the income, the loan side struggles too. DSCR loans are not agency products, so that limit doesn’t carry over.
How Does a DSCR Cash-Out Underwrite Short-Term Rental Income?
The lender divides the property’s income by its full monthly obligation: principal, interest, taxes, insurance, and any HOA dues. That is the coverage ratio. Across the wholesale network, 1.00 is where select programs start for both purchases and refinances of short-term rentals. Stronger ratios open better pricing and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.
Clearing 1.00 is not the same as positive cash flow. The calculation leaves out repairs, vacancy, management, utilities, and capex. Peak-season income can also overstate year-round coverage, so a file built on summer months alone invites questions.
The lender then runs separate tests. Each one can stop the file on its own:
1. Rent coverage. The documented income must cover the full obligation at the new loan size.
2. Leverage. Short-term-rental cash-out tops out at 70% LTV, below the 75% ceiling common on standard long-term rentals.
3. Seasoning and history. Programs typically want about 12 months of hosting history and some ownership seasoning, commonly around 6 months.
4. Credit and reserves. Short-term-rental programs expect a score around 640 or higher. Reserves vary by lender, leverage, and loan size, commonly around 6 months of PITIA.
The lowest of these limits sets the outcome. A borrower can pass seasoning and still fail coverage. A larger cash-out raises the payment, which lowers coverage. Lendmire’s DSCR cash-out refinance page walks through that tradeoff.
How Do You Document Short-Term Rental Income?
Lenders want evidence that the income is real, repeatable, and tied to the property. The common paths:
- Platform history. About 12 months of Airbnb or VRBO statements, matched against bank deposits.
- Management statements. A property manager’s income reports, where one handles the unit.
- Bank statements. Deposits that reconcile to the platform payouts.
- Appraisal support. An appraiser’s market analysis. The standard rent schedule forms are 1007 for one-unit properties and 1025 for two to four units, and the McKissock appraisal guide explains the 1007’s limits on short-term rentals.
- Long-term market rent. The appraiser’s rent figure can serve as a floor case if the lender prefers it.
Where projected and actual income both exist, a lender may use the lower supported amount. Reconcile payouts to deposits before the file goes in, since unexplained gaps between the two can lead an underwriter to ask for more documentation.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Which Bank Denial Reasons Can a New Program Fix?
| Reason for the decline | Can a DSCR program help? | Why |
|---|---|---|
| Income didn’t show on tax returns | Often | Qualification runs on property income |
| Debt-to-income too high | Often | Personal DTI isn’t the main test |
| Bank wouldn’t count Airbnb income | Often | Documented hosting history can carry the file |
| Short hosting history | Sometimes | Programs typically want about 12 months |
| Credit below the program floor | Rarely | Network programs expect around 640 for short-term rentals |
| Property type not offered | No | Manufactured homes, log homes, and barndominiums fall outside these programs |
| Weak property coverage | No | Rent still has to cover the payment |
The pattern: switching programs fixes how income is read. It does not fix the property, the credit floor, or thin coverage. Ask the bank for the stated reason in writing, then match it against this table before you reapply anywhere.
Where the General Rule Breaks
Short history. A rental that has been listed for only a few months often falls short of the 12-month expectation. Some select lenders will underwrite on market rent instead. Leverage and terms typically adjust when they do.
A recent purchase. Cash-out generally expects around 6 months of seasoning. Delayed financing is a seasoning exception for cash purchases, not a separate product. Under that exception, coverage, appraisal, reserves, and pricing still apply, and the loan amount sizes near the documented cost of the purchase. Lendmire’s short-term rental refinance after the rehab is finished article covers the post-renovation version of this timing question.
Hard-money exits. A payoff-only refinance is classified differently from cash-out, and the seasoning clock starts at deed recording.
Portfolios. Each property is its own file. A strong Airbnb does not cover for a weak neighbor in the same portfolio.
Entity title. Many investors hold title in an LLC, which is accepted subject to lender program eligibility. Entity documents, vesting, and ownership evidence need to be clean before submission.
Use of funds. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. That treatment follows the business-purpose exemption in Regulation Z, and the same rule notes that business credit can later be rewritten as consumer credit. Cash-out proceeds spent on personal expenses are where that risk sits.
What Should You Do in the First Week After a Denial?
1. Get the decline reason in writing and keep it on file. 2. Pull 12 months of platform statements and match them to bank deposits. 3. Gather entity documents, insurance, and a current lease or host history for each unit. 4. Decide the cash-out amount against 70% LTV on short-term-rental collateral, not the number you hoped for. 5. Pause new credit applications so the score holds steady. 6. Talk to a broker who can compare multiple wholesale programs against your specific file. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.
A larger down payment lowers the monthly payment and can lift the coverage ratio. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage. The complete DSCR loans guide covers the general mechanics behind each of these tests.
When Is Cash-Out the Wrong Move?
Skip it when the property barely covers its current obligation. Added debt lowers coverage, and a thin file gets thinner. Skip it when you have no clear use for the cash. Skip it when permits, insurance, or local rules are unsettled, since income that depends on them is exposed. Rate-and-term, a sale, or keeping the property as is can each beat a cash-out in those spots.
Key Terms Defined
Cash-out refinance: A new loan that pays off the old one and returns the leftover equity as cash.
Seasoning: The ownership period a lender requires before it will lend against current value.
Hosting history: Documented months of operating the property as a short-term rental, usually shown through platform statements.
DSCR: Debt service coverage ratio, which compares rental income to the full PITIA payment.
PITIA: Principal, interest, taxes, insurance, and any HOA dues.
Reserves: Liquid funds the borrower must show after closing, commonly measured in months of PITIA.
How the Right Program Gets Matched
No single program wins for every borrower. The best fit depends on property type, credit profile, leverage need, documentation, and hosting history. A mortgage broker shops multiple wholesale lenders and matches the scenario to the program whose terms fit, which a single bank cannot do. Loan sizes run up to $3,000,000 on standard programs, and above $2,500,000 the network generally holds to 30-year fixed structures. Extended terms and interest-only periods are available through select lenders.
If you are buying or refinancing a rental property and want to see how the numbers work, Lendmire can help you compare DSCR loan options based on the property income, credit profile, leverage, and investor goals. Lendmire arranges DSCR financing through select lenders in its wholesale network across 41 markets, including Washington, D.C. Placement is never guaranteed, and every file is underwritten individually.
Frequently Asked Questions
Will the new lender know a bank turned me down?
The decline itself isn’t part of the property-level underwriting. The lender reviews your credit, the property, and the income documentation. Recent hard inquiries show on a credit report, so avoid stacking new applications.
Does a paid-off short-term rental still count as cash-out?
Yes, in most cases. Taking equity out of a property you own free and clear is treated as cash-out, so the 70% LTV ceiling on short-term-rental collateral applies, along with the seasoning expectation of about 6 months.
How much hosting history do I need?
Programs typically want about 12 months. Shorter histories sometimes work through select lenders that underwrite on market rent, with leverage and terms adjusted.
Can a broker guarantee placement after a decline?
No. A broker can match your file to programs whose guidelines fit it, but approval rests with the lender and depends on credit, property review, and coverage.
Does a high DSCR mean the property cash flows?
No. The ratio compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside it.
