Best Short-Term Rental Cash-Out Refinance Program After Recently Buying the Property

Best Short-Term Rental Cash-Out Refinance Program After Recently Buying the Property

The Quick Read: The best program for your situation depends on how you bought, how long you have owned the property, and how much hosting history you can document. Across the wholesale network Lendmire works with, short-term-rental cash-out files typically top out around 70% LTV, subject to lender guidelines. Some programs ask for about 6 months of ownership before cash comes out.

  • Purchase files on the strongest short-term-rental deals can reach up to 75% LTV, which is the ceiling to keep in mind when you compare a purchase with a cash-out.
  • STR files usually expect a 640+ credit score and about 12 months of hosting history.
  • The minimum DSCR for STR files is 1.00 on both purchases and refinances, and the exact threshold depends on the lender and program.
  • Inside the seasoning window, loan size is usually based on cost, not appraised value.
  • Delayed financing for cash buyers shortens the wait, but coverage, reserves, and appraisal still apply.

What Is a Short-Term Rental Cash-Out Refinance?

A cash-out refinance replaces your current loan with a larger one and pays you the difference. The Corporate Finance Institute describes it the same way: a new, bigger mortgage, with the extra amount paid out as cash. On a DSCR file, the loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Why “Best Program” Means a Decision, Not a Ranking

Nobody can name one best program for every borrower. The lenders that write STR cash-outs differ on seasoning, on how they count income, and on leverage. A broker with a network of wholesale lenders matches the file to the program. A single lender can only offer its own.

Four facts decide the match:

1. How you bought: cash, a conventional loan, or a short-term loan secured by the property.

2. Months since the deed was recorded.

3. Months of documented hosting history.

4. How much cash you need versus how much coverage the property can carry.

How Underwriting Treats a Recently Bought STR, Step by Step

Step 1: The file is classified. Any cash back at closing makes it a cash-out. A payoff-only refinance faces lighter seasoning and can carry a higher leverage ceiling than a cash-out.

Step 2: The ownership clock is checked. It does not start when rehab ends or when the first guest checks in. Many programs in the network look for about 6 months.

Step 3: A value basis is chosen. Inside the window, lenders typically size the loan on the lower of cost or appraised value. After seasoning, they size it on appraised value. An improved property may support a higher appraised value, depending on comps and underwriter review.

Step 4: Income is tested. STR income usually comes from one of three places: actual host history, a third-party projection, or the appraiser’s long-term rent schedule as a fallback. The program decides which it accepts. Coverage is rent compared with the full monthly obligation: principal, interest, taxes, insurance, and any HOA dues.

Step 5: The file is documented. Expect the settlement statement, proof of where the purchase funds came from, host-platform statements, and an appraisal. STR appraisals typically include a rent schedule, and 2-4 unit properties use an operating income statement.

Step 6: The lowest limit wins. The loan is the lower of a value limit and a rent limit, less the payoff and closing costs. Seasoning, coverage, and the LTV tier each cap the file. The tightest one sets the size.

Two Clocks: Ownership Time and Hosting History

Ownership time and hosting history are different requirements, and a lender can ask for both. On a property you just bought, you may meet one and not the other.

Situation Ownership clock Hosting clock Likely path
Bought, hosting from day one Running Running Wait, then cash-out
Bought, no bookings yet Running Not started Projection-based or long-term-rent program, then refinance later
Bought with cash Exception may apply Still needed Delayed financing
Bought with short-term loan on the property Running Varies Payoff refinance now, cash-out later

Typically, STR programs in the network look for about 12 months of hosting history. A property with no bookings may be underwritten on long-term market rent at first. Some borrowers then refinance into STR-income underwriting once the history exists. That path is lender-dependent.

Delayed Financing: The Narrow Cash-Buyer Exception

Delayed financing lets a cash buyer refinance before the normal wait ends. It is an exception inside the cash-out rules, not a separate product. The Fannie Mae Selling Guide places it inside its cash-out section and says the borrower must still meet all other cash-out requirements, with cash-out pricing applying. The Freddie Mac Seller/Servicer Guide describes similar conditions: no purchase financing secured by the property, a documented source of funds, and a loan capped at the purchase price plus closing costs.

Those are agency rules, shown here as contrast. DSCR programs write their own terms. The concept carries over in a few ways:

  • Proceeds are generally limited to documented cost, not appraised value.
  • The purchase usually has to be all cash and arm’s length.
  • The exception waives the wait only. Coverage, reserves, appraisal, and leverage caps still apply.

Run the numbers on a cash purchase where you also spent heavily on furnishing and renovation. If the purchase and rehab came from one source, the delayed refinance may return only the purchase price. Getting rehab and appreciation back usually means waiting out seasoning.

Where the General Rule Breaks

Short-term loans secured by the property. A lien on the property at purchase generally breaks the cash-buyer test. These borrowers can often refinance the payoff right away. Extra cash out typically waits until seasoning passes.

Cash from another property. If the funds came from a loan on a different property, how that debt is treated varies by program. Settle it with the lender before you buy.

Borrower and title mismatch. The name on the purchase funds and the name on the refinance need to line up. A file where purchase money sat in one entity and the refinance sat in another can stall. LLC borrowers can qualify subject to lender program eligibility, but the entity documents need to match the title.

STR legality. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Lender claims of “no wait.” Some lenders advertise short or zero seasoning. Ask in writing what the clock starts from, what value basis applies inside the window, and what leverage applies.

Ineligible property types. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs.

Worked Example: Reading the Constraints

Take a recently bought STR and lay out the three limits.

  • Purchase price: the base for sizing inside the seasoning window.
  • Cash-out ceiling: 70% LTV on STR collateral, so the value limit sits at 70% of the lower of cost or appraisal.
  • Rent limit: whatever loan size keeps coverage at or above the program floor of 1.00. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Whichever limit is lowest sets the loan. Subtract the payoff and closing costs, and what remains is the cash out. This is an illustrative structure, not a quote, and the calculator on this site gives an illustrative estimate you can edit.

One more point. Clearing 1.00 is not the same as positive cash flow. Coverage compares rent with the monthly obligation only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation. A maximum pull can push the payment close to the rent, so a property can pass the test and still run thin.

Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. It is a separate path from the select programs that start at 1.00.

Key Terms Defined

  • Seasoning: the period you must own the property before a lender will count appraised value for cash-out.
  • Delayed financing: an exception that lets a cash buyer refinance without the full wait, with proceeds tied to cost.
  • Hosting history: documented months of short-term rental operation, usually shown through platform statements.
  • Coverage ratio (DSCR): property rent divided by the full monthly housing obligation.
  • Cost basis: what you paid for the property, plus closing costs where the program allows.

Questions to Ask Before You Buy

1. When does your clock start, and what document proves it?

2. Inside the window, is the loan sized on cost or appraisal?

3. How is STR income counted without full history?

4. What is the leverage on a cash-out for STR collateral?

5. What reserves apply to this loan size and transaction?

Reserves vary by lender, leverage, loan size, and transaction type. They commonly run around 6 months of PITIA, and larger loans typically step up from there.

Credit, Loan Size, and Structure

STR files typically expect a 640+ credit score, though many programs in the network want higher. Standard programs reach up to $3,000,000, and balances below the standard minimum route through select lenders. Above $2,500,000, the network generally holds to 30-year fixed structures. Extended terms and interest-only periods are available through select lenders, and ARM structures exist for investors who want them. A larger equity position can lift coverage, but it does not erase leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Frequently Asked Questions

Can a short-term rental be cash-out refinanced soon after purchase?

Sometimes. Many programs look for about 6 months of ownership, and STR files also look for about 12 months of hosting history. Cash buyers may use delayed financing, which returns documented cost rather than appraised value.

Does the seasoning clock start when I close or when guests arrive?

It typically starts when the deed is recorded. Rehab completion and first bookings do not restart or begin it. Hosting history is a separate clock.

What if I bought with a short-term loan secured by the property?

A lien on the property at purchase generally breaks the cash-buyer exception. You can often refinance the payoff, but extra cash out usually waits until seasoning passes.

Does delayed financing skip the coverage test?

No. It waives the wait only. Coverage, reserves, appraisal, and leverage caps still apply, and qualification stays subject to lender guidelines.

Should I do a cash-out or a payoff refinance first?

A payoff-only refinance faces lighter seasoning and can carry higher leverage. If you do not need cash yet, it can clear a short-term loan now, with cash-out considered once the clocks run out.
