The Quick Read: The best program for your rehabbed short-term rental depends on how long you have owned it, how much hosting history you can document, and how the lender counts that income. Across the wholesale network Lendmire works with, the strongest files clear four tests at once: ownership clock, appraised value, income evidence, and rent coverage on the new loan.
- Cash-out on short-term rental collateral typically tops out around 70% LTV, subject to lender guidelines.
- Programs usually expect a 640+ credit score and about 12 months of hosting experience.
- Coverage of 1.00 is where select short-term rental programs start, on both purchases and refinances.
- Inside the seasoning window, loans are generally sized on cost, not your after-repair estimate.
- Short-term rental rules vary by city, county, HOA, and property type, so confirm local rules before relying on projected rental income.
Why “Best Program” Means Something Different for BRRRR
BRRRR stands for Buy, Rehab, Rent, Refinance, Repeat. It is a strategy, not a loan product, and no rulebook governs it. The lender sets the terms.

As of Oct 29, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Property value, balance, taxes, and insurance are editable estimates. Maximum loan-to-value varies by lender, program, property type, and seasoning. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.
That matters because a DSCR loan is a business-purpose investor loan. Seasoning, income treatment, and leverage are each lender’s own policy. Lendmire is a broker, not a lender. It shops a wholesale network of DSCR lenders and matches your file to the program that fits.
So the best program for your situation is the one whose rules line up with where your property stands today. A program with a 6-month clock is useless if your bridge loan matures in month four.
Key Terms Defined
DSCR (debt service coverage ratio): monthly rental income divided by the full monthly payment, meaning principal, interest, taxes, insurance, and any HOA dues.
Seasoning: the waiting period a lender wants between buying a property and refinancing it, usually counted from the date the deed is recorded.
Cost basis: what you paid for the property plus documented rehab spending.
ARV (after-repair value): your own estimate of what the property is worth once the rehab is done. The lender does not have to accept it.
Cash-out refinance: a new loan larger than the payoff of your old one, with the difference paid to you.
Bridge loan: short-term financing used to buy and rehab, repaid by the refinance.
What Are the Four Tests the Refinance Must Pass?
Your refinance must pass four tests together: the ownership clock, the appraisal, the income evidence, and the coverage ratio. Failing any one changes the outcome, even if the other three look strong.
1. The ownership clock. About 6 months of seasoning is the common expectation across the network, and the clock runs from deed recording. Finishing the rehab early does not shorten it.
2. The appraisal. The lender orders its own appraisal. Your ARV is a planning number, nothing more.
3. The income evidence. For a short-term rental, programs typically want about 12 months of hosting experience and documented bookings.
4. The coverage. Qualifying income divided by the full payment must clear the program’s floor. Short-term rental programs start at 1.00 for both purchases and refinances.
Clearing 1.00 does not mean positive cash flow. Repairs, vacancy, management, utilities, and capex all sit outside the calculation.
How Does Seasoning Change the Loan Size?
Inside the seasoning window, lenders generally size the loan on cost basis. After seasoning, they size it on appraised value. That single switch can change your cash back by a wide margin.
Picture an investor who buys a worn-down cabin near a lake and rehabs it. If she applies in month three, the lender looks at purchase price plus documented rehab. If she waits past the clock, the same property can be sized on the lender’s appraisal, which may be higher if the improvements support it, depending on comps and underwriter review.
Run both scenarios before you pick a bridge term. If the bridge matures inside the window, your fallback is often a payoff-only refinance with no cash back. A two-step path is common: payoff-only first, cash-out after seasoning. Lendmire’s piece Can You Do a Cash-Out Refinance on a BRRRR Rental After Rehab? covers that sequencing in more depth.
Bridge loans are short-dated by design. Your bridge must outlast the rehab, the launch, and the seasoning clock combined.
How Does a Lender Count Short-Term Rental Income?
Programs generally pick one of three methods, and the choice drives your coverage number.
| Income method | What it needs | When it fits |
|---|---|---|
| Actual platform history | Payout statements, bank deposits | You have hosted for months |
| Market projection | Third-party or appraiser analysis | Little or no history |
| Long-term market rent | Appraisal rent schedule | Conservative fallback |
Lenders often apply a haircut to short-term income, and methods differ widely across the network. That is where shopping multiple lenders pays off.
The appraisal’s rent schedule will not capture Airbnb-style income. McKissock explains that Form 1007 documents monthly market rent, not nightly rates or business income, and the lender decides how income is counted. The 1007 applies to one-unit properties, and Form 1025 covers two to four units. Short-term income analysis is usually a separate addendum.
For contrast only, Fannie Mae’s appraiser-facing material notes a 1007 is required only when rental income is used to qualify. DSCR programs follow their own lender rules instead.
What If the Rehabbed Property Has No Booking History?
You have four paths, and each has a cost.
- Rent it long-term first. Coverage runs on the lease, and you convert later. Cleaner underwriting, but you give up short-term income for a while.
- Wait out the history requirement. Costs bridge-loan carry. Works only if the bridge term has room.
- Refinance on market rent now. A projection or long-term rent may carry the file, though leverage and sizing can be tighter.
- Use a program that accepts less history. Some lenders in the network allow it, usually at a leverage or pricing cost.
The decision hinges on your bridge maturity date. Choose the program before the bridge loan closes, not after. Seasonal swings matter too: a first partial year of bookings can look thin, so timing the application after a full cycle often helps.
Program Parameters for Short-Term Rental Collateral
These are typical ranges from select wholesale-network guidelines, subject to lender guidelines and individual underwriting. Not a commitment to lend.
| Factor | Typical range |
|---|---|
| Purchase LTV | Up to 75% |
| Cash-out LTV (short-term rental) | Up to 70% |
| Minimum credit score | 640 |
| Minimum coverage | 1.00 on purchase and refinance |
| Hosting experience | About 12 months |
| Loan size | Up to $3,000,000 on standard programs |
For comparison, standard long-term rentals reach roughly 75% LTV on a cash-out. Reserves vary by lender, leverage, and loan size, and commonly run around 6 months of PITIA. PITIA is principal, interest, taxes, insurance, and association dues. Properties like manufactured homes, log homes, and barndominiums are not offered in these programs.
Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. A larger down payment on your original purchase does not erase these caps. The strongest files have enough equity and enough rental coverage.
Where the General Rule Breaks
Delayed financing. This is an agency construct for cash buyers, and it caps the loan near what you paid. It does not let you borrow against ARV. Don’t plan a BRRRR exit around it.
Shorter seasoning. Some programs offer shorter or no seasoning, usually at a leverage or pricing cost. Treat that as a trade, not a loophole.
Legality of the short-term rental. Local rules can decide the deal. Rentals United reports that a federal appeals court upheld one major city’s ordinance, including permit caps. Private HOA and building rules can also apply even where state law is permissive.
Stress-test the fallback. A structure that also clears coverage on long-term market rent protects you if a permit disappears.
What Do You Do If the Numbers Do Not Clear?
| Option | Result | Best when |
|---|---|---|
| Cash-out now | Sized on cost | Bridge is maturing, cost basis is high |
| Payoff-only now | No cash back | Bridge matures inside the window |
| Two-step | Payoff, then cash-out later | You have a clean exit but need time |
| Wait | Appraised-value sizing | Bridge term has room |
| Bring cash | Closes the gap | You prefer to preserve the property |
| Sell | Exits the position | Coverage or legality fails |
What Does a Broker See in These Files?
In short-term rental BRRRR files, the failure point is rarely the rent. It is usually timing: a bridge that matures before the seasoning clock ends, or income records that begin only after the application is already in. Files that go smoothly tend to start with the exit program chosen before purchase, rehab invoices and permits organized, and booking records saved from the first guest. A broker who sees many lenders’ guidelines can match that timeline to the program that tolerates it.
Document checklist for the refinance:
- Closing statement and recorded deed
- Rehab invoices, photos, and permits
- Platform payout statements and matching bank deposits
- Current insurance for short-term rental use
- Entity papers, subject to program terms if the property is held in an LLC

Frequently Asked Questions
How soon after the rehab can I cash out?
Usually about 6 months after the deed is recorded, not after the rehab ends. Before that, loans are generally sized on cost basis. The exact clock depends on the program.
Can I refinance a short-term rental with no booking history?
Sometimes. The lender may use long-term market rent or a projection instead of actual history. Expect programs to prefer about 12 months of hosting experience, and expect leverage to adjust if you have less.
Does finishing the rehab early restart or shorten the clock?
Neither. The clock typically runs from recording of the deed. Completing the work faster does not move it, and a larger down payment at purchase does not change it either.
Does passing 1.00 coverage mean the property cash flows?
No. The ratio compares rent to the full payment only. Repairs, vacancy, management, utilities, and capex sit outside it, so budget for them separately.
What if the appraisal comes in below my ARV?
The lender sizes on its own appraisal, so cash back shrinks. Your options are a smaller cash-out, a payoff-only loan, bringing cash, or waiting. Modeling a low-appraisal case before you buy protects you.
