The Quick Read: The best program for your situation is a DSCR cash-out refinance, because it qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, and not on your personal debt-to-income ratio. It works when the property is already rentable and has a hosting history. It is not a construction draw, and the cash arrives at closing.
- Cash-out on short-term-rental collateral is generally available up to 70% LTV.
- Eligibility guidance points to a 640 minimum credit score and roughly a year of hosting experience.
- The coverage floor on a short-term rental refinance is 1.00, the same as on a purchase.
- Clearing 1.00 does not mean positive cash flow. Repairs, vacancy, and management sit outside the ratio.
- Gut-rehab or non-rent-ready properties usually do not fit this product.
An owner of several financed properties can get stuck at a conventional lender when a high DTI forces personal income to carry every mortgage on the books. A DSCR loan moves the test to the property. Lendmire is a broker, not a lender, and it matches the scenario to a program across its wholesale network, covering DSCR investor loans in 40 states plus Washington, D.C. Lendmire’s complete DSCR loans guide covers the basics. This article covers the short-term rental renovation case.

Key Terms Defined
DSCR (debt service coverage ratio): Rent or qualifying income divided by the full monthly payment on the property.
DTI (debt-to-income ratio): Your personal monthly debts divided by your personal monthly income, the test conventional lenders use.
PITIA: Principal, interest, taxes, insurance, and association dues, the payment the ratio is measured against.
Cash-out refinance: A new, larger loan that pays off the old one and hands you the difference.
Seasoning: The minimum time you must own the property before cash-out is available. About 6 months is the common expectation across the network.
Form 1007: The appraisal rent schedule for single-family properties. Form 1025 is the 2-4 unit counterpart, per the Fannie Mae Selling Guide.
Can a Short-Term Rental Be Cash-Out Refinanced at All?
Yes, through lenders that write short-term rentals. Not all do. Some DSCR lenders will not touch them. Others treat them conservatively, either qualifying the property on long-term rent or requiring a full year of documented hosting history. A third group accepts projections from data providers and finances multi-unit short-term rentals.
That split is why the program matters more than the label. The same house can pass under one income method and fail under another. A broker that shops several wholesale lenders can match the property’s real income pattern to the lender whose method fits it.
Typical network guidelines for short-term rental collateral, subject to lender guidelines and borrower review:
| Item | Short-term rental |
|---|---|
| Purchase LTV | Up to 75% |
| Cash-out LTV | Up to 70% |
| Credit score | 640+ |
| Coverage floor | 1.00 on purchase and refinance |
| Hosting history | About 12 months |
| Loan size | Up to $3,000,000 on standard programs |
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
How Does a Higher DTI Change the Picture?
A higher DTI stops mattering as the gate. Conventional underwriting asks whether your paycheck can carry every loan you hold. A DSCR file asks whether this property’s income covers this property’s payment.
| Factor | Conventional | DSCR |
|---|---|---|
| Primary test | Personal DTI | Property coverage ratio |
| Income documents | Personal income | Property income evidence |
| Scaling limit | Hits a ceiling as debts stack | Tied to each property |
| Credit | Reviewed | Still reviewed |
Only DTI drops out. Credit, property value, reserves, and entity documents all still get reviewed. Qualification is not skipped, it is measured differently.
How Underwriting Treats a Short-Term Rental, Step by Step
1. Income basis. On a refinance, the lender looks at the property’s trailing hosting history from the booking platforms. Projections are mostly a purchase tool. A property without about 12 months of history narrows the field of lenders.
2. Expense factor. Many lenders reduce gross short-term income before running the ratio, because operating costs run higher than on a long-term lease. Treat that as a market observation, not a network term. Programs differ, and some experienced hosts see no haircut.
3. Appraisal. The appraisal usually includes a rent survey, and this is where files stall. Per McKissock, an appraiser education provider, Form 1007 draws on comparable one-unit rentals and cannot document short-term rental rates. Class Valuation, an appraisal management company, argues appraisers should add a labeled short-term rental projected income analysis instead. HousingWire reports that leaning on the 1007 for these properties often produces artificially low coverage ratios.
4. The ratio. Qualifying income, after the lender’s method, is divided by PITIA on the new, larger loan. A bigger cash-out raises the payment and lowers the ratio. This is arithmetic. Size the cash-out with that in mind.
5. Credit, title, and entity. Credit is reviewed. Borrowing through an LLC is common, subject to lender program eligibility. Clean entity documents and clear title keep the file moving through review.
6. Disbursement. The cash arrives at closing. Nothing is released as work is completed.
Where Renovation Funding Breaks the General Rule
A DSCR cash-out is a permanent loan on a property that is already rentable. It is not a renovation loan. Cash-out is based on the property’s value and income as it stands today. Gut-rehab and non-rent-ready properties generally do not fit.
That leaves three practical sequences:
- Renovate first, refinance after. Fund the work with short-term capital, stabilize the property, document hosting income, then refinance. The upgrade has to earn its keep: the new payment must still be covered by the income the improved property produces.
- Refinance now, renovate a different property or phase. If the property is rentable with history, cash-out proceeds can fund work elsewhere. How proceeds may be used is a program-guideline question to settle up front.
- Skip the refinance. If the property has no hosting history and needs heavy work, the file may not fit a DSCR program.
An improvement may support a higher appraised value, depending on comps and underwriter review. It never guarantees one. Since proceeds are sized as a percentage of appraised value, a lower-than-hoped appraisal shrinks them directly. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.
Edge Cases That Change the Answer
No hosting history. Lenders split here. Some fall back to long-term rent. Others use projections. Which one applies drives the coverage number.
The 1007 undercuts real income. If the appraisal rent comes in far below actual bookings, the ratio can fail on paper while the property performs. Ask the broker which lenders accept a short-term income analysis.
Multi-unit properties. A 2-4 unit property uses the Form 1025 exhibit. Some lenders finance multi-unit short-term rentals.
Coverage below 1.00. 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Ask for that path early if the ratio is tight.
Prepayment terms. Structures vary by program and can step down over time. Confirm before committing.
Term structure. The 30-year fixed is the spine. Extended terms and interest-only periods are available through select lenders in the network, and ARM structures exist for investors who want them.
Property types not offered. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs.
Local rules. An unpermitted or restricted short-term rental can lose its income entirely. Confirm local rules before relying on projected income.
A Worked Example, in Ratios Only
Run it as a modeled scenario. Say an owner holds a short-term rental with a full year of documented bookings and wants cash for upgrades on that same property. Assume the lender applies an expense factor to gross bookings and the cash-out sits at 70% LTV. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.
At a modest cash-out, qualifying income covers the new payment at roughly 1.3x. Push the cash-out toward the ceiling and the payment climbs. Coverage slides toward 1.05x. Add a 1007-based rent figure well below actual bookings and it could land under 1.00x.
The lesson: the same property gives three different answers depending on cash-out size and income method. Sizing the loan to the renovation budget, closing costs, and a coverage cushion matters more than chasing the maximum.
DSCR compares rent to PITIA only. Clearing 1.00 is not positive cash flow. Repairs, vacancy, management, utilities, and capex sit outside the calculation, and short-term income swings by season.
What the Investor Decision Looks Like
| Situation | Likely route | Trade-off |
|---|---|---|
| Rentable, 12 months of history | DSCR cash-out | Leverage capped near 70% |
| Needs heavy rehab | Short-term capital first, then refinance | Two closings |
| Little hosting history | Lender using projections, or long-term rent method | Different income method |
| Tight ratio | Select-lender sub-1.00 path | Leverage and terms adjust |
A larger down payment on a purchase lowers the payment and can lift coverage, but it never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage. Reserves vary by lender, leverage, and loan size, commonly around 6 months of PITIA, with higher requirements on larger loans.
Readiness checklist:
- Platform booking statements covering the trailing history
- Entity documents and ownership records
- Insurance quote that covers short-term rental use
- Property and rehab budget
- Reserves documentation
The tradeoff is cost. DSCR loans generally price above conventional options, though they remain a common choice for professional short-term rental investors.

Frequently Asked Questions
Does a high DTI block a short-term rental cash-out refinance?
Not on a DSCR program, which tests the property’s income against its payment. Credit, reserves, property value, and entity documents are still reviewed, so a high DTI is not the gate, but it is not a free pass either.
Can the cash-out proceeds fund renovations?
Often yes once the property qualifies, though how proceeds may be used should be confirmed against program guidelines. The loan itself is based on the property as it stands, so heavy renovation usually calls for short-term capital first.
How much can I borrow against a short-term rental?
Cash-out typically reaches up to 70% LTV on short-term rental collateral, with a 640+ credit score and about 12 months of hosting history on most files. Loan sizes run up to $3,000,000 on standard programs, all subject to lender guidelines.
Why does the appraisal matter so much?
The rent survey can understate true booking income. Appraisal sources say Form 1007 cannot document short-term rates, so a short-term income analysis can change the ratio. A broker can steer the file toward lenders that accept one.
What if my coverage ratio falls short?
Reduce the cash-out, strengthen income documentation, or ask about the select-lender path below 1.00, where leverage and terms adjust. Eligibility depends on the borrower, property, and lender.
