Best Short-Term Rental Cash-Out Refinance Program to Pay for a Major Renovation

Best Short-Term Rental Cash-Out Refinance Program to Pay for a Major Renovation

The Quick Read: The right fit is the program whose income method, leverage cap, and seasoning rule match your property, because the lowest of those three limits sets how much cash comes out, and short-term rental collateral typically tops out near 70% LTV on a cash-out refinance. A standard long-term rental can reach about 75% on the same transaction. The loan is sized on today’s value, so the renovation you have not done yet does not raise the number.

  • Expect a 640 minimum score and about 12 months of hosting history on most short-term rental files.
  • Coverage on a refinance starts at 1.00 in select programs, and the bigger post-cash-out payment lowers the ratio.
  • About 6 months of seasoning is the common expectation, counted from deed recording.
  • Because the project is still ahead, the renovation budget has to come out of the cash-out proceeds, and those are subject to lender guidelines.

The brokerage behind this page works with a network of wholesale DSCR lenders. It does not name or rank them here, because the best program for your situation depends on the property, the income record, your credit, and how much cash the project needs.

What Is a Short-Term Rental Cash-Out Refinance?

A cash-out refinance replaces your current loan with a larger one and pays you the difference. The CFPB describes it as a way to tap home equity for things like debts or home repairs. On an investment property, the same mechanics apply, with one difference: the lender looks at the property’s income, not your paycheck.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

DSCR lenders in the network do write short-term rental files, but they examine the income more closely than they would for a long-term lease. That review is where the renovation plan can succeed or stall.

How Does Underwriting Treat the Renovation Loan, Step by Step?

Underwriting runs in a fixed order, and cash only comes out if every step holds. For a deeper look at the product itself, the complete DSCR loans guide covers the basics.

1. Eligibility check. The property must be a non-owner-occupied rental held for business purposes. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs. A log-built cabin is out, however good its booking history.

2. Pick the income basis. For a short-term rental, lenders choose among trailing platform statements, a third-party market projection, or an appraiser’s rent schedule. On refinances, programs in the network generally lean on documented booking history. Projections show up more often on purchases.

3. Apply the income discount. The lender haircuts short-term income. What remains after the haircut must still cover the new payment. If projected and actual income both exist, the lower supported figure can control.

4. Recalculate coverage on the bigger payment. DSCR is monthly rent divided by the full monthly payment: principal, interest, taxes, insurance, and HOA dues. Cash-out raises the balance, so the same income produces a lower ratio afterward. The refinance floor for short-term rentals is 1.00 in the programs described here, and stronger ratios earn better terms and leverage. Select lenders in the network also offer paths below 1.00, with leverage and terms adjusted.

5. Size the loan on LTV. Short-term rental cash-out generally caps at 70% LTV. A standard rental caps at about 75%. Credit starts at a 640 score for short-term rentals, and loans run up to $3,000,000 on standard programs. Reserves vary by lender, leverage, loan size, and transaction type, and commonly sit near 6 months of PITIA.

6. Apply seasoning and cost-basis rules. Inside the seasoning window, a lender may size the loan on the lower of appraised value or documented cost. Cost means purchase price plus receipted improvements. Seasoning runs from title recording, not from the day the rehab ends.

7. Close and fund the work. The cash arrives at settlement. The renovation is paid for after the appraisal, not before it.

Where Does the Renovation Money Come From if the Work Isn’t Done?

The loan is sized on as-is value, so unfinished work contributes nothing to the number. This is the point most renovation plans miss.

Take an investor whose property appraises as-is at a given value, with an existing balance at 45% of that value. A 70% short-term cap leaves about 25 points of value to cover the renovation budget, a contingency, and closing costs. A 75% standard-rental cap would leave about 30 points. That difference of five points is the cost of using short-term collateral. These are modeled percentages, not quotes.

The result often falls short of a large budget. In that case, one option is to fund the project first with a bridge or hard-money loan, then refinance into a DSCR loan once the work is done and the income is documented. The cash-out then pays off the short-term debt. A realistic budget carries about 10% contingency, and the refinance has to cover that too.

Any improvement may support a higher appraised value, depending on comps and underwriter review. Plan around the as-is number and treat any lift as upside.

Which Route Fits Which Renovation?

The right route depends on the scope of work and how much equity you have today. The table compares routes, not companies.

Route Best when Main tradeoff
DSCR cash-out on a finished, seasoned property Equity exists now and income is documented Capped near 70% LTV on short-term collateral
Bridge or hard-money loan, then DSCR refinance Work must start before value rises Short-term debt carries cost until the refinance
Renovation mortgage You want one loan covering purchase and work Rental-income treatment varies by program
Purchase with DSCR loan, then renovate from cash You have cash for the project Ties up capital outside the loan

A larger down payment on a purchase lowers the payment and can lift coverage. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Key Terms Defined

DSCR: The property’s rent used for lender review divided by its full monthly payment, used to judge whether income covers the loan.

PITIA: Principal, interest, taxes, insurance, and association dues, the monthly payment that DSCR is measured against.

Seasoning: The waiting period after you take title before a lender allows cash-out at full value.

Hosting history: The record of bookings and income on Airbnb, Vrbo, or similar platforms, typically about 12 months on short-term files.

As-is value: The appraised value of the property in its current condition, before any planned work.

Cost basis: Purchase price plus documented improvements, which some lenders use to size a loan inside the seasoning window.

Haircut: The discount a lender applies to short-term rental income before testing coverage.

Where Does the General Rule Break?

Four edge cases change the answer.

Little or no hosting history. Without about 12 months of records, a short-term refinance gets harder to place. Lenders differ on seasoning, and some will size on cost instead of value. Treat seasoning as a lender-set rule, not a law.

Renovation downtime. If the unit goes offline for the project, the trailing record shows empty months. Keep platform statements organized, and note the closure dates so the gap has an explanation.

Income that misses the projection. Run it as a modeled case: a property covering about 1.30 on projected revenue falls to roughly 1.11 if revenue lands 15% short. At a 30% miss it drops to about 0.91. That last number is below 1.00, which would need a select-lender path with adjusted leverage and terms, subject to credit approval and property review.

Passing DSCR is not positive cash flow. The ratio compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside it. A file can clear 1.00 and still run thin after the work is done.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. If the renovation changes the use or unit count, check permitting too.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction. IRS Publication 527 covers rental property improvements.

How Should You Decide Whether to Finance the Renovation?

Start with three questions. Does the project raise income enough to carry a larger payment? Does the as-is value support enough cash after the 70% cap? Would the new coverage ratio still leave a cushion?

If the answer to any is no, the refinance may be the wrong tool for this project.

Before applying, assemble:

  • Entity documents, if the property sits in an LLC (subject to lender program eligibility).
  • Twelve months of platform statements and a booking calendar.
  • Receipts for improvements since purchase, plus the recording date from your deed.
  • The renovation scope, contractor bids, and a 10% contingency.
  • Current insurance and a reserves statement.
  • Your payoff statement for any bridge loan.

Frequently Asked Questions

Can a short-term rental be cash-out refinanced at all?

Yes, through DSCR lenders in the network, which qualify the file primarily on the property’s rental income. Short-term collateral typically caps at 70% LTV on a cash-out, with a 640 minimum score and about 12 months of hosting history. Terms depend on the lender and the file.

How is the cash-out amount calculated?

Lenders take the lower of appraised value or, inside seasoning, documented cost. They apply the LTV cap, subtract your existing payoff, and test coverage on the new payment. Whatever remains after closing costs comes to you. The renovation budget has to fit inside that remainder.

Does the lender give credit for income the renovation will add?

Generally not on a refinance. The appraisal reflects current condition, and income is tied to documented booking history. Any lift from the work may support value later, depending on comps and underwriter review. Plan the first loan around today’s numbers.

Is seasoning required?

About 6 months is the common expectation, counted from deed recording. Some lenders in the network treat it differently when the rehab is complete and value is supported. Inside the window, expect sizing on cost, which can leave little cash after payoff.

Does clearing 1.00 mean the property cash flows?

No. DSCR compares rent to PITIA only, so repairs, vacancy, management, and utilities are not in it. Run your own operating budget before you borrow against the project.

Short-term cash-out proceeds are only as large as today’s appraised value allows, so the strongest renovation plans are sized to that number first and the project budget second.
