The Quick Read: The best program depends on how the short-term rental income is documented, how large the existing jumbo balance is, and how much equity the property holds. A DSCR cash-out refinance qualifies primarily on property-level rental income covering the payment, subject to lender guidelines, so a large jumbo balance does not have to be underwritten on personal income.
- Short-term rental cash-out typically tops out around 70% LTV on a cash-out refinance, against about 75% for standard long-term rentals.
- Expect a 640+ credit score and about 12 months of hosting history on most files.
- Coverage of 1.00 is the starting point for these programs.
- The tightest of three limits sets the loan: the LTV cap, the loan-size band, and the coverage test.
- Cash-out is not cash in hand. Payoff of the old jumbo, costs, and reserves come out first.
Why Owners Move Off a Jumbo Loan on a Short-Term Rental
An owner holding a large jumbo mortgage on a vacation or short-term rental usually faces one of two problems. The personal-income math no longer fits, or the owner has several financed properties and wants each one to stand alone. A DSCR refinance addresses both. It compares the property’s rent to its housing payment (principal, interest, taxes, insurance, and any HOA dues) instead of comparing the borrower’s income to personal debts.

Key Terms Defined
Cash-out refinance: a new loan that pays off the existing mortgage and may return the leftover equity to the borrower.
Jumbo loan: a mortgage above the conforming loan limit, usually underwritten on the borrower’s personal income.
DSCR: the property’s monthly rent divided by its monthly PITIA.
PITIA: principal, interest, taxes, insurance, and HOA dues if any.
LTV: the loan balance as a percentage of appraised value.
Hosting history: the record of actual bookings on the property, shown through platform payouts.
Seasoning: the lender’s required time between a purchase or prior refinance and a new cash-out.
How Does Underwriting Treat a Jumbo-to-DSCR Cash-Out, Step by Step?
The answer is that each step has its own gate, and the weakest gate sets the outcome. Here is the sequence in file order.
1. Payoff of the existing jumbo. The new loan retires the old one first. A jumbo note usually carries no prepayment charge, but the note should be checked. Whatever is left after payoff, closing costs, and reserves is the cash-out.
2. Entity and purpose. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The file carries a business-purpose declaration, and many borrowers hold title in an LLC, subject to lender program eligibility. Moving title is a decision for counsel and the title company, not something to improvise at the file stage.
3. Proving the short-term income. On an existing rental, the usual basis is about 12 months of actual platform payouts, matched to bank deposits. Projection-based income is more common on purchases than on refinances. A discount is typically applied to gross receipts to reflect operating costs. If the property was recently converted from a long-term tenant, only the months since conversion count as short-term history. Keeping rental deposits in a separate account makes the matching cleaner.
4. The appraisal. The appraisal supports value and market rent. It does not prove Airbnb income by itself. The Fannie Mae appraiser update explains that Form 1007 documents monthly market rent from monthly-lease comparables, that it cannot estimate a nightly fee, and that multiplying a nightly rate by 30 is not an acceptable method. Appraisers handling short-term properties often add a narrative analysis. Value matters twice here: it sets the LTV ceiling, and a low appraisal on a strong rental shrinks the loan.
5. Sizing. Three limits apply, and the tightest wins: the LTV cap, the loan-size band, and the coverage test. Say a property’s rent supports only about 60% of value at 1.00 coverage while the LTV cap is 70%. Rent governs. If rent supports about 85% of value, the LTV cap governs. A bigger draw raises the payment and lowers coverage, so pulling the maximum is not always wise.
6. Seasoning. Seasoning is lender policy, not law. On most programs in the network, about 6 months is the common expectation. A long-held jumbo is rarely affected.
7. Reserves. Reserves vary by lender, leverage, and loan size, commonly around 6 months of PITIA, with larger loans typically stepping up to about 9 months. Cash-out proceeds often do not count toward reserves, though treatment is program-specific.
8. Prepayment terms on the new loan. Most DSCR cash-outs carry a step-down prepayment schedule, and a new clock starts on the new note. If a sale or another refinance is likely soon, that schedule becomes a cost line.
Where Do the Program Limits Land for Short-Term Rental Collateral?
Short-term rental collateral gets a lower cash-out ceiling than a standard rental. These are typical ranges from select wholesale-network guidelines, not guarantees.
| Item | Short-term rental | Standard long-term rental |
|---|---|---|
| Cash-out LTV | Up to about 70% | Up to about 75% |
| Minimum credit score | 640 | Often about 660 |
| Hosting history | About 12 months | Lease in place |
| Coverage floor | 1.00 on refinance | 1.00 on select programs |
Credit tiers differ by lender. Scores of 700 and above tend to open the strongest leverage tiers. Above $2,500,000 the network generally holds to 30-year fixed structures. Below that size, extended terms and interest-only periods are available through select lenders, and ARM structures exist for investors who want them.
A coverage below 1.00 is a separate path. It is available through select lenders in the network, with leverage and terms adjusted. It is not the same program with a lower floor.
How Do Loan Size and Equity Interact on a Big Jumbo Balance?
Large balances compress the options. Leverage tends to step down as the loan grows, and many old jumbo balances sit in a range where the realistic outcome is a rate-and-term refinance with little or no cash back. A rate-and-term move into a DSCR loan can be simpler than cash-out because allowed leverage is higher and fewer cost-basis tests apply.
A larger down payment or lower balance lowers the payment and can lift coverage. It does not erase leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.
Consider an owner whose property is appraised high, but whose existing balance already sits near 65% of value. At a 70% short-term rental cash-out cap, only about five points of value remain below the cap, and costs and reserves come out of that before any cash reaches the owner. Another owner with a much lower balance has real equity to draw, but the draw lowers coverage. The sizing decision is a balance between the two.
Which Path Fits Which Borrower?
| Borrower situation | Likely fit | Trade-off |
|---|---|---|
| Strong 12-month booking record, moderate balance | DSCR cash-out | Lower LTV cap than a long-term rental |
| Large balance, little equity above cap | Rate-and-term to DSCR | Little or no cash back |
| Recently converted to short-term use | Wait for history or use a long-term rent basis | Less cash released |
| Several jumbo investment loans | DSCR on each property | Each loan stands alone on its own coverage |
| Short stay of ownership | Hold or review seasoning first | New seasoning and prepayment clocks |
Where the General Rule Breaks
- Short or partial history. New-operator files are harder on a refinance than on a purchase. Some programs count projections, usually at a discount.
- Lawful use. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A permit or HOA problem can end a file regardless of income.
- Former primary residence. Classification matters. The business-purpose exemption turns on the loan’s purpose, and the CFPB’s final ability-to-repay rule treats investment-purpose loans as business-purpose. Occupancy history and the borrower’s stated purpose both feed that analysis. Business-purpose credit is generally exempt from Regulation Z.
- Condotels. Through select programs a condo-hotel cash-out is more restricted than a standard house, with lower leverage and a smaller size cap.
- Ineligible property types. Manufactured homes, log homes, and barndominiums are not offered through these programs.
- Delayed financing. It applies to all-cash purchases and waives seasoning only.
What Documents Should Be Ready?
Clean documentation gives the lender fewer preventable gaps to review.
- Twelve months of platform payout statements and matching bank deposits.
- Insurance showing short-term use, not a standard landlord policy.
- Entity documents, if the property sits in an LLC.
- A payoff statement for the current jumbo.
- Proof of lawful short-term use: permits, zoning, HOA rules.
- Reserves documentation, with proceeds not assumed to count.
- Appraisal access for the property.
The most common point of friction is mismatch: platform statements that do not tie to bank deposits, or insurance that describes a long-term tenant.
What If the File Falls Short?
| Problem | Option |
|---|---|
| Coverage under 1.00 | Draw less cash, or review the select-lender path with adjusted leverage and terms |
| Thin hosting history | Wait for more months, or review a long-term rent basis |
| Appraisal comes in low | Request an appraisal reconsideration with recent comparable sales |
| Balance too high for cash-out | Rate-and-term first |
Clearing 1.00 is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capex sit outside the calculation, and short-term rentals carry heavier operating costs.

Frequently Asked Questions
Can a short-term rental with an existing jumbo loan be cash-out refinanced?
Yes, on programs built for investment property. Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines. Expect about 12 months of hosting history, a 640+ credit score, and cash-out leverage up to about 70% LTV on short-term rental collateral.
How is short-term rental income counted?
Most refinance files rest on about 12 months of actual platform payouts matched to bank deposits. Projections show up more often on purchases and are usually discounted. Form 1007 does not prove nightly income, per the Fannie Mae appraiser update.
Will I actually receive cash?
Not always. The new loan pays off the jumbo first, then costs and reserves come out. Whether anything is left depends on value, the LTV cap, the balance, and the coverage test.
Does a prepayment penalty apply?
Most DSCR cash-outs carry a step-down schedule, and a new clock starts on the new loan. The old jumbo note should also be checked for its own terms.
Is a rate-and-term refinance easier than cash-out?
Often yes on a large balance, since allowed leverage is higher on a rate-and-term refinance than on cash-out, and the balance may leave little room above the cap.
