Best Short-Term Rental Cash-Out Refinance Program With the Lowest Possible Fees

Best Short-Term Rental Cash-Out Refinance Program With the Lowest Possible Fees

The Quick Read: The best program for your situation is the one with the lowest total cost over the years you plan to hold the property, not the one with the smallest single fee. Total cost means points, processing fees, appraisal, title, and any prepayment penalty, weighed against the cash you actually net. Lendmire is a mortgage broker, so the work is matching your file to the wholesale lender whose structure fits.

  • Short-term rental (STR) cash-outs typically top out near 70% LTV, below the 75% common on standard long-term rentals.
  • Expect a 640+ credit score and about 12 months of hosting history on most files.
  • Coverage starts at 1.00 on STR refinances, subject to lender guidelines.
  • A “$0 closing cost” offer usually moves the cost somewhere else, such as the pricing or the loan balance.
  • Prepayment penalty terms often change total cost more than any single fee does.

Nobody can honestly name one winning program for every host. The lenders that write this loan differ on income method, penalty structure, and fee layout. A broker that shops several wholesale lenders can compare them on your numbers. What follows explains each piece so you can judge an offer yourself.

Key Terms Defined

DSCR (debt service coverage ratio): monthly counted rent divided by the monthly payment. At 1.00, rent equals the payment.

PITIA: principal, interest, taxes, insurance, and any HOA dues. It is the payment that DSCR is measured against.

LTV (loan-to-value): the loan balance as a percentage of the property’s appraised value.

Seasoning: the time you must own a property before a lender will cash it out. About 6 months is the common expectation across the network.

Prepayment penalty: a charge for paying off or refinancing the loan before a set period ends.

Cash-out refinance: replacing your current loan with a larger one and taking the difference in cash.

How Does an STR Cash-Out Refinance Work?

You replace your current mortgage with a new, larger loan on a rental you already operate as a short-term rental. The new loan pays off the old one, covers closing costs, and sends you the remainder. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Your personal income takes a back seat. For STR collateral, programs across the network generally cap cash-out at 70% LTV. Standard long-term rentals reach about 75% on cash-out. That gap matters because it shrinks your net cash before fees even enter the picture.

Typical STR guidance runs like this: a 640 minimum score, about 12 months of host history, and a 1.00 coverage floor on refinances. Loan sizes run from roughly $100,000 up to $3,000,000 on standard programs. Reserves vary by lender, leverage, and loan size, and are commonly around 6 months of PITIA. All of this is guidance, not a promise, and every file is underwritten individually.

How Is Short-Term Rental Income Counted?

Lenders treat STR income in one of three ways, and which one a program accepts shapes your result. The three common methods are 12 months of platform history from Airbnb or VRBO, a market projection from a data provider, or the long-term rent shown on an appraisal rent schedule as a conservative fallback.

For a host who already operates the property, platform history is the natural evidence. It is also why most STR cash-outs ask for around 12 months of hosting. A new purchase or recent conversion leans more on projections or the fallback.

Fannie Mae’s June 2024 Appraiser Update explains that Form 1007, the rent schedule, asks for market rent from comparables leased on a monthly basis. It cannot estimate a nightly fee. McKissock adds that the form documents real property value, not business income, so deciding how income counts falls to the lender.

Forcing STR income through that form can distort the ratio. The practical takeaway: a program that accepts platform history can matter more than a small difference in points. Because the form expects monthly market rent, converting a nightly rate into a monthly figure does not make it a valid input.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

What Fees Are in the Deal, and Which Can You Reduce?

Some fees are negotiable and some are fixed third-party costs. Knowing which is which tells you where to push.

Fee Who charges it Negotiable? How to reduce it
Origination points Lender or broker Often Compare structures, not one number
Processing/underwriting fee Lender Sometimes Ask for it itemized
Appraisal Third party No Order one with STR experience
Title and escrow Third party Partly Shop title where allowed
Prepayment penalty Built into loan terms Structure choice Match term to hold plan
Reserves Your own cash Varies Ask what the program requires

Reserves are not a fee, but they tie up cash. They vary by lender, leverage, and loan size, and are commonly about 6 months of PITIA. Loans above $1,500,000 typically step up toward 9 months.

Fixed fees weigh more on smaller loans. A flat processing charge is a rounding error on a large balance and a real bite on a small one. Watch for fees you cannot identify, and ask for every line to be named.

The Fee Trap: Prepayment Penalties and “$0 Closing Cost” Offers

DSCR loans typically carry a prepayment penalty, and a new cash-out usually starts a new one. Longer or stepped-down penalties generally buy lower pricing. A short or bought-out penalty usually costs more, either in pricing or upfront. Neither is wrong. The right choice depends on how long you plan to keep the loan.

If you expect to hold for many years, accept a longer penalty and take the lower pricing. If you might sell or refinance again soon, a shorter penalty protects you. Also check whether your existing loan is still inside its own penalty window. That penalty comes out of your proceeds and can erase the savings from low closing costs.

A “$0 out of pocket” refinance does not mean the costs disappeared. Some lenders will roll an origination fee in, usually only at lower leverage. Compare the whole structure: cash-out amount, points, fees financed, penalty, and total closing costs. Do not shop on one number.

Worked Example: Two Quotes, One Property

Run the numbers on a host with a full 12-month hosting record on a property valued at $600,000. Both quotes assume 70% LTV, the STR cash-out ceiling, and the same payoff on the old loan. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

  • Quote A: higher upfront points, longer stepped-down penalty, stronger pricing.
  • Quote B: minimal upfront cost, short penalty, weaker pricing.

Both start from the same loan size, so net cash differs only through fees and financed costs. Quote A leaves less cash at the table, and its stronger pricing is meant to reward a long hold. If you plan to hold past the penalty window, A usually wins on total cost. If you may exit within a few years, B can win. The deciding question is hold period, not the sticker price.

Coverage matters too. A larger down payment, or a smaller cash-out, lowers the payment and can lift DSCR. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Which Channel Costs Less: Broker, Direct, or Bank?

A broker is paid by the lender, by the borrower, or both, and that compensation should be itemized in your quote. The question is not who charges less in the abstract. It is whether the structure fits your file.

Channel Fee visibility Flexibility on STR income
Broker with wholesale network Itemized per lender Wide: compares many programs
Single direct lender One fee schedule Limited to one program
Big banks and large retail lenders Standardized Often rigid on STR income

DSCR loans are business-purpose and exempt from TRID, so a standardized consumer loan estimate does not govern them. Ask any lender to put fees in writing in a consistent format, then compare side by side. A broker that shops several wholesale lenders can match the income method, leverage, and penalty to your situation.

Lendmire arranges DSCR financing through select lenders in its wholesale network, covering 41 markets, including Washington, D.C. Its complete DSCR loans guide covers the basics.

Where the General Rule Breaks

  • No operating history. A new purchase or recent conversion leans on a projection or long-term fallback. A cash-out typically wants documented bookings.
  • Short-term rental not permitted. If STR is not legal or permitted, expect rent-schedule-only treatment.
  • Multi-unit properties. Form 1007 covers one-unit investment properties. Fannie Mae’s Selling Guide forms page lists Form 1025 for small income properties of two to four units. Multi-unit STRs can raise extra documentation questions.
  • Coverage below 1.00. Available through select lenders in the network, with leverage and terms adjusted. It is a separate path from the 1.00 programs.
  • Ineligible property types. Manufactured homes, log homes, and barndominiums are not offered.
  • Clearing 1.00 is not profit. DSCR compares rent to PITIA only. Repairs, vacancy, management, and utilities sit outside it.

A Checklist for Comparing Quotes

1. Get each quote in writing, with every fee named.

2. Confirm the income method: platform history, projection, or rent schedule.

3. Compare cash-out LTV on STR collateral, not a purchase figure.

4. Ask for the prepayment penalty term and whether it steps down.

5. Check whether any lender credit raises pricing.

6. Subtract your old loan’s payoff and any penalty to find true net cash.

7. Compare total cost across your realistic hold period.

Who This Fits, and Who Should Look Elsewhere

This fits a host with about 12 months of bookings, a 640+ score, and enough equity at roughly 70% LTV on STR collateral. It fits less well if you need maximum cash-out, since standard long-term rentals reach about 75%. A rate-and-term refinance can cost less when you do not need cash. And if you plan to sell soon, a long penalty works against you. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

If you are buying or refinancing a rental property and want to see how the numbers work, Lendmire can help you compare DSCR loan options based on the property income, credit profile, leverage, and investor goals. Program terms are subject to lender guidelines and are not a commitment to lend.

Frequently Asked Questions

Is there one lowest-fee STR cash-out program?

No. Fee levels trade against pricing, leverage, and penalty length. The lowest total cost depends on your hold period, credit profile, and income evidence. A broker comparing several wholesale lenders can show where those tradeoffs land for your file.

How much can I cash out on a short-term rental?

Typically up to about 70% LTV on STR collateral, subject to lender guidelines. Your net cash is the new loan minus the old payoff, closing costs, and any prepayment penalty.

Does the appraisal prove my Airbnb income?

No. The rent schedule documents monthly market rent, not nightly income. Lenders count STR income through platform history or a projection, depending on the program.

Does a $0 closing cost refinance really cost nothing?

It usually means a lender credit paid through higher pricing, or costs folded into the loan. The cost moves rather than vanishes. Compare total structure over your hold period.

Does DSCR above 1.00 mean the property makes money?

No. DSCR measures rent against PITIA only. Repairs, vacancy, management, and utilities are outside the calculation.
