How Much Can You Borrow With a Large-Balance DSCR Loan?

How Much Can You Borrow With a Large-Balance DSCR Loan?

The Quick Read: Up to $10,000,000 on the portfolio investor program, but the number you get is a formula, not a fixed cap. Your ceiling is the lowest of what the rent supports at the required coverage, what the leverage ladder allows at your loan size, and what credit and reserves permit, all subject to underwriting.

  • Lendmire’s standard DSCR program stops at $3,000,000; the portfolio ladder reaches $10,000,000.
  • Leverage steps down as loan size rises: 80% on a purchase to $1,000,000, 75% to $3,000,000, 65% to $4,000,000.
  • Above $4,000,000 every request is reviewed case by case, on purchase or rate-and-term only.
  • Short-term-rental and no-ratio files stop at $2,000,000.
  • At large size, the cash you must bring usually limits you before the rent does.

Is There a Legal Limit on DSCR Loan Size?

No government cap applies to a DSCR loan. Each lender or investor sets its own ceiling, which is why two programs can give two different answers on the same property.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

The number people confuse this with is the conforming loan limit. The Federal Housing Finance Agency sets it, and it governs only loans that Fannie Mae and Freddie Mac can buy. FHFA’s announcement puts the one-unit limit in most of the country at $832,750. CNBC Select notes it rises to $1,249,125 in several high-cost areas. Neither figure limits a business-purpose investor loan underwritten on the property.

Above the conforming line, a borrower generally has two lanes. A jumbo loan is underwritten on personal income and debt-to-income. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Jumbo DSCR and super jumbo DSCR are not legal categories. Lenders draw those lines themselves, and the tiers below show how the lines look across Lendmire’s wholesale network.

What Actually Sets Your Maximum?

Your maximum is the lowest result of several tests. Whichever binds first is your number, and at large balances it is rarely the one investors expect.

Constraint How it limits the loan What you control
Rent coverage Rent must cover the full monthly obligation Property choice, lease terms
Leverage ladder LTV falls as the balance rises Cash down
Credit Score needed for top leverage in each band Score, housing history
Reserves Months of payment held after closing Liquidity
Program ceiling Dollar cap by program Which program you use

DSCR is calculated as monthly rent divided by the monthly obligation: principal, interest, taxes, insurance, and any association dues. A ratio of 1.00 means rent covers that obligation. Across most of the wholesale programs Lendmire places files with, 1.00 earns full leverage. Programs between 0.75 and 0.99 coverage exist through select lenders up to $2,000,000, but LTV and terms adjust, subject to underwriting.

Where Large Loans Get Squeezed

Large rentals often rent for a smaller share of their price than modest ones do. Picture a $2,500,000 purchase. At 75% LTV, the loan is large enough that rent has to be strong to clear 1.00. If the rent only reaches about 0.90x, the file is outside the full-leverage lane. Options include a bigger down payment, a lower balance, a select sub-1.00 program at reduced leverage, or interest-only structuring, each subject to underwriting.

Taxes and insurance feed the same ratio. A higher insurance quote can pull a file under 1.00 even when the rent never changed, so get current quotes before you set an offer price.

What Changes as the Balance Grows?

Each size band changes the leverage available, and the credit score needed for that leverage differs by band. This ladder reflects the best available cell at DSCR 1.00 or higher, through select wholesale programs, subject to underwriting. Bands are by loan size, not purchase price. The program floor is 660 at every size, and 700 above $3,000,000 is the super-jumbo overlay.

Loan size Purchase / rate-term Cash-out Credit for this leverage
$150K–$1M 80% 75% 660+
$1M–$1.5M 75% 70% 700+
$1.5M–$3M 75% 60% 720+
$3M–$4M 65% — 700+
$4M–$10M 60% on review — 700+

Above $4,000,000 every request is reviewed case by case before submission, so treat that 60% as a ceiling on review, never a promise. No loan above $1,000,000 reaches 80%.

Other size-linked rules, all subject to underwriting:

  • Appraisals: two are required above $2,000,000.
  • Reserves: six months of payment on the subject property, twelve for first-time investors. Other financed properties add no extra reserve requirement.
  • Portfolio size: up to 20 financed properties.
  • Above $3,000,000: a 700 credit floor applies, along with 0x30x24 housing history, 48-month event seasoning, citizens and permanent residents only, no rural property, and a ten-acre maximum.
  • Interest-only: a 120-month period on 30- and 40-year terms, to 75% leverage, qualified on interest, taxes, and insurance at 0.75 coverage or better. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Interest-only changes the rent test by lowering the monthly obligation. It is often what lets a large balance clear coverage. The tradeoff is that principal is not being paid down during that window, so it fits investors planning to refinance or hold for appreciation more than those wanting steady equity build.

Purchase Versus Cash-Out at Large Balances

Cash-out is more restricted than purchase at every size. Proceeds are unlimited at or below 60% LTV, with a $1,500,000 cap above 60%. Standard rentals reach 75% on cash-out, but only on loans up to $1,000,000. Short-term-rental collateral tops out lower, at 70%. Nothing is available on loans above $3,000,000, and borrowers with credit at 680 or below cannot take cash-out above $1,500,000. Cash-out proceeds also cannot satisfy reserves. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

The practical read depends on the size of the new loan, not just the property’s value. An investor who owns a high-value rental free and clear should size the new loan first, because cash-out is only available when the resulting loan falls inside the bands above. That file is subject to the proceeds cap and the credit rules above. What the ladder rules out is any cash-out loan above $3,000,000, so a very high-value property cannot be borrowed against at the high end. A rate-and-term refinance remains available above that size, on review. For the cash-out mechanics at lower balances, Lendmire’s piece How Much Home Value a Conventional Cash-Out Refinance Lets You Borrow shows how the agency lane compares. Every figure here varies by lender and program, and guidelines, property type, leverage, and credit profile all apply.

Rent Falls Short? Property Type and Structure Matter

Short-term rentals qualify at 1.00 coverage or better and stop at $2,000,000. Income counts at 80% of gross, based on twelve months of operating history on a refinance or the appraisal’s short-term-rent analysis on a purchase. These files are for experienced investors, meaning twelve months owning income property in the last thirty-six. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Other property rules, subject to underwriting:

  • 1-4 unit properties, with warrantable and non-warrantable condos allowed; non-warrantable condos reach 75% and $1,500,000.
  • Condotels reach 75% on a purchase and 65% on a refinance, to $1,500,000, with $250,000 cash in hand.
  • Rural property on five acres or less reaches 75%, on loans at or below $3,000,000.
  • Entity vesting is welcome, with no layered entities, per program requirements.

Some wholesale programs can review no-ratio files to $2,000,000 through a handful of lenders in the network, with a seven-year clean housing history and 0x30x24, subject to underwriting. Think of it as a narrow exception, not a default lane.

Why Cash Down Usually Binds First

At small balances, rent is the tightest limit. At large balances, the equity requirement grows faster than the rent requirement. Take a $3,000,000 purchase at 75% leverage: the loan lands inside the $1.5M–$3M band, so the buyer needs 25% down. Push the price to $3,500,000 and the loan at 75% would sit above $2,500,000 but still within that same band, so leverage holds only until the loan itself crosses $3,000,000. Once the loan passes that line, the 65% band applies, and the down payment rises sharply. That is a large check before reserves and closing costs, and it is often where plans stall.

Because qualification rests on the property rather than personal income, existing debts do not shrink your capacity the way they would on a jumbo loan. A jumbo bank loan tends to fit W-2 borrowers with clean, documentable income. A DSCR loan tends to fit self-employed investors, borrowers holding in an LLC, and portfolio builders. If your traditional personal-income documentation shows strong income and you own one rental, the bank route may be cheaper. The flip point comes when income documentation gets complicated or the portfolio grows.

Lender exposure is a separate ceiling. Lenders may limit total exposure to a single guarantor, but that varies by lender and is not a published rule. The program itself allows up to 20 financed properties, and within that cap the practical constraint is liquidity for down payments and reserves. If you are planning a portfolio build, Lendmire’s DSCR loan limits explainer covers how the formula works at standard sizes.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

What Do Larger Loans Cost in Practice?

Expect more scrutiny rather than a simple price premium. Supersized rentals have a thinner buyer pool, so appraisers and lenders examine comps harder. A low appraisal at this size matters, because the loan is the lower of price or appraised value. If the appraisal comes in short, either the cash down rises or the loan shrinks. Pricing is quoted per file, and the investor can run the illustrative calculator for estimates.

Key Terms Defined

DSCR: monthly rent divided by the monthly obligation, covering principal, interest, taxes, insurance, and dues.

LTV: the loan balance as a percentage of the property’s value.

Super jumbo: a lender-defined label for loans above a program’s standard ceiling, not a legal category.

No-ratio: a path through select programs with no minimum coverage test, subject to underwriting and reduced leverage.

Reserves: liquid funds held after closing to cover payments on the subject property.

Large-Balance Readiness Checklist

  • Entity documents if vesting in an LLC.
  • Credit at or above the score your target leverage needs in your size band.
  • Reserves verified, six months or twelve for first-time investors.
  • Current insurance and tax figures to build the monthly obligation.
  • Rent evidence: lease or appraisal rent schedule.
  • A realistic cash-down figure based on the leverage ladder.
  • A fallback plan if the appraisal is low.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Is there a maximum DSCR loan amount?

No regulation sets one. Lendmire’s portfolio investor program runs from $150,000 to $10,000,000, with the standard program stopping at $3,000,000. Anything above $4,000,000 is reviewed case by case, subject to underwriting.

Can I borrow over the standard $3,000,000 ceiling?

Yes, through the portfolio ladder, with leverage dropping to 65% from $3,000,000 to $4,000,000 and 60% on review above that. Credit must be 700 or higher, and cash-out is not available at that size.

Is there a debt-to-income limit?

Qualification centers on the property’s rent covering the payment rather than personal income, so personal DTI is not the binding test. Credit, reserves, and coverage still apply, subject to lender guidelines.

Can an LLC borrow?

Entity vesting is welcome, with no layered entities, per program requirements. Entity documents are reviewed at purchase.

What if the appraisal comes in low?

The loan is sized off the lower of price or appraised value, so a low appraisal means more cash down or a smaller loan. Above $2,000,000 two appraisals are required, which adds a second data point.
