How to Document Super Jumbo DSCR STR Income for a Condotel

How to Document Super Jumbo DSCR STR Income for a Condotel

The Quick Read: You document condotel short-term rental income by proving what the owner actually receives, not what the building books in gross. Across our wholesale network, that means twelve months of operator statements tied to bank deposits on a refinance, or an appraiser’s short-term-rent analysis on a purchase, counted at 80% of gross, subject to underwriting.

  • Condotel files get two reviews: the building first, then the income.
  • Short-term-rental DSCR files reach $2,000,000, need coverage of 1.00 or higher, and are for experienced investors.
  • Condotels run to 75% on a purchase and 65% on a refinance, capped at $1,500,000, through select programs.
  • Resort dues sit in the payment, so a condotel usually covers less than a house with the same bookings.
  • Larger loans mean two appraisals above $2,000,000 and tighter leverage. Everything is subject to underwriting and is not a commitment to lend.

Key Terms Defined

DSCR (debt service coverage ratio) is monthly qualifying income divided by the full monthly housing obligation.

Condotel is a condo unit in a building that runs like a hotel, often with a front desk and a rental program.

Rental pool or operator program is an arrangement where a manager rents your unit with others and splits the revenue.

Owner share is the portion of revenue the operator actually pays you after its split and fees.

Super jumbo has no legal definition. Each program sets its own tier for very large loans.

PITIA is principal, interest, taxes, insurance, and association dues. On an interest-only loan, lenders use ITIA.

Why Does a Condotel Need Different Income Proof Than a Standard Rental?

A condotel earns income through a hotel-style operation, so the lender has to judge both the project and the revenue. A house rents on a lease. A condotel unit rents by the night, through an operator that keeps a cut.

Large agency-backed lenders mostly stay away from these buildings. Fannie Mae’s Selling Guide treats a project as ineligible when it operates as a hotel, when owner occupancy is restricted part of the year, or when owners must make units available for rental pooling. Its condo Q&A adds that primarily transient use alone can disqualify a project. That is why these files land in the non-agency world.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines. No personal income documents are needed, yet the property and project file gets heavy. Our complete DSCR loans guide covers the basics.

What Does the Building Have to Prove Before Income Matters?

The building has to pass first. If the project fails review, the cleanest income package in the world does not matter.

Lenders in the network typically ask for the project questionnaire, the association budget, master insurance, and the rental-program agreement. They look at several things:

  • Whether the rental program is mandatory or optional.
  • Whether there is a front desk, housekeeping, or central reservations.
  • Any owner-use limits in the governing documents.
  • Litigation, reserves, and how many units sit in the pool.

Order matters here. Request the building documents during contract, before you spend time polishing income evidence. A building that fails is a dead file.

Which Income Evidence Can Document Condotel STR Income?

Two paths cover most files: operating history on a refinance, and an appraiser’s short-term-rent analysis on a purchase. Both count income at 80% of gross through the network’s short-term-rental programs, subject to underwriting.

Evidence Who produces it Applies to Weak point
Operator or pool statements Rental operator Refinance Gross versus owner share unclear
Bank deposits Your bank Refinance Must tie to statements
Appraiser STR analysis Appraiser Purchase Unit type comps can be thin
Long-term rent schedule Appraiser Fallback Understates nightly income

One common mistake: using a Form 1007. Form 1007, the comparable rent schedule, estimates monthly market rent for long-term use. It does not capture transient economics. Treat it as the fallback, not the proof.

Experience matters too. Short-term-rental files go to experienced investors, meaning twelve months owning income property in the last thirty-six. This path is not available on no-ratio files.

How Do You Document Owner Share Versus Gross Revenue?

Show the lender the full chain from booking to your bank account. Gross bookings are not your income. The operator keeps a split, and fees come off before you are paid.

Pull three things for every month of history: the operator’s gross revenue, its split and fees, and the amount actually distributed. Add the rental or management agreement that shows the split and any owner-use nights.

Picture two buyers with identical bookings. One unit sits in a program that pays the owner a larger share. The other pays less. The first buyer shows stronger coverage, even though the guests, nights, and rates match. That gap decides many condotel files.

The 80% figure is a ceiling on what counts, so the owner-share number is what you want to document cleanly. Where the operator’s net to you is lower than 80% of gross, expect underwriting to look hard at the lower figure.

How Do You Reconcile an Operator Statement?

Read each statement line by line, then match it to deposits. A clean match builds trust fast. A mismatch invites questions.

Walk through the lines in this order:

1. Gross revenue for the month.

2. Operator split and management fees.

3. Resort or housekeeping charges passed to you.

4. Owner-use nights, which reduce rentable nights.

5. Net distribution.

6. The matching deposit in your bank statement.

When a deposit does not match, explain it in a short letter before underwriting asks. Timing gaps, held reserves, and mid-year program changes are common causes. Statement gaps are the usual friction. Fix them early.

How Do Dues Change the Coverage Test?

Dues raise the payment and the operator split lowers the income, so coverage shrinks from both sides. The fix is to test the unit in a slow month, not just a good one.

Dues do not drop in the lean season. Picture a unit that clears comfortably at 1.20x in peak months and slips under 1.00 in slow ones. Lenders look at the full documented history, so show both. Coverage of 1.00 or higher earns full leverage. Programs from 0.75 to 0.99 exist through select lenders on non-short-term-rental collateral to $2,000,000, but LTV and terms adjust, subject to underwriting. Short-term-rental files themselves need 1.00 or higher.

How Does Super Jumbo Size Change the Documentation?

Bigger loans bring tighter leverage, more appraisal review, and fewer paths. Condotels have their own ceiling, which is a major constraint.

Condotels run to 75% on a purchase and 65% on a refinance, with a $1,500,000 cap and $250,000 cash-in-hand, through select programs. Short-term-rental files stop at $2,000,000. A buyer chasing a larger balance usually needs a different property type or a long-term-rent structure.

The wider ladder, for standard collateral and subject to underwriting, steps down like this:

Loan size Purchase Cash-out
$150K–$1M 80% 75%
$1M–$1.5M 75% 70%
$1.5M–$3M 75% 60%
$3M–$4M 65% —
$4M–$10M (on review) 60% —

The top cell in each band needs stronger credit than the floor. A 660 score is the floor on loans to $3,000,000. Above $3,000,000 the floor is 700. Two appraisals are required above $2,000,000. Reserves are typically 6 months on the subject property, and 12 for first-time investors. Interest-only runs 120 months, up to 75%.

Here is the practical read. Compute price times leverage first, then read the band for that loan. Do not read bands against the purchase price.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

What Documents Go in the File, and in What Order?

Build the file in this order: building, income, corroboration, permission, entity.

1. Building: questionnaire, association budget, master insurance, rental-program agreement.

2. Income: twelve months of operator statements on a refinance, or the appraisal’s short-term-rent analysis on a purchase.

3. Corroboration: bank statements showing distributions that match.

4. Permission: documentation from the relevant authority or association addressing short-term rental use for this specific property. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

5. Entity: vesting documents. Entity vesting is welcome, with no layered entities, per program requirements.

Many condotel buildings are zoned for transient use, which helps. Still, document it per property. Never assume it.

What Goes Wrong, and How Do You Fix It?

Most failures trace to thin history, mismatched statements, or a building that does not fit the program.

Problem Fix
Short operating history Use the appraiser’s analysis on a purchase
Statements and deposits differ Write a short reconciliation letter
Mid-year program change Document both periods separately
Owner-use blocks distort nights Show owner-use nights separately
Pool participation is low Raise it with the lender early

Resale matters too. A non-warrantable building shrinks the future buyer pool, which is worth weighing before you buy. Individual owners also report thin returns once financing is added, so run the coverage test on owner share, not on gross.

What If You Cannot Document STR Income?

Fall back to long-term market rent, or restructure. A condotel often covers less on long-term rent, so leverage may drop.

Options through select lenders include a sub-1.00 path on non-short-term-rental collateral, where LTV and terms adjust, subject to underwriting. You can also look at a different property type. Frequently Asked Questions

Can a bank statement alone prove condotel STR income?

No. Deposits corroborate income, but they do not show the split, fees, or owner-use nights. Underwriters want the operator statements first, then deposits that tie to them. Subject to underwriting.

Is gross revenue or owner share used?

Owner share is the safer number to document. Programs count short-term-rental income at 80% of gross, and the operator’s split can pull your real figure lower. Expect the lower, documented amount to carry weight.

Is a market-data report enough on a purchase?

On a purchase with no history, the appraisal’s short-term-rent analysis is the evidence used in the network’s short-term-rental programs. A third-party report may add support, but it aggregates by location and bedrooms. It does not reflect your unit’s finishes.

Does DSCR mean no documentation?

No. It removes personal income documents, not property, project, or rental-program documents. The condotel file is heavier than a typical rental.

Can I use the unit personally?

Owner-use limits in the governing documents matter, and heavy personal use can change how a property is classified. Document owner-use nights clearly, and confirm program rules before you buy.
