How to Document Super Jumbo DSCR STR Income for a Family Office Trust

How to Document Super Jumbo DSCR STR Income for a Family Office Trust

The Quick Read: A family office trust documents short-term rental income by proving three things together: what the property earned, who owns and signs for the borrower, and which real person guarantees the loan, with every name and account matching across the file. Lendmire arranges these files through select wholesale lenders, where the loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.

  • Short-term rental files in the network run to $2,000,000, with coverage of 1.00 or higher.
  • Income counts at 80% of gross, using twelve months of history on a refinance or the appraisal’s short-term-rent analysis on a purchase.
  • The trust needs a certification of trust, or the trust instrument, showing the trustee can pledge real estate.
  • Deposits should land in an account titled to the borrower, and the guarantor should be a real person with credit, reserves, and experience.

Where Does “Super Jumbo” Start, and Why Does STR Stop Earlier?

Super jumbo is a lender-set label, not a regulatory category. Across the wholesale network, the standard DSCR program stops at $3,000,000. A separate ladder carries qualified investors up to $10,000,000. Short-term-rental files stop at $2,000,000, so a trust holding a larger vacation rental usually reaches the top of the ladder only on a long-term-rent basis.

Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

Leverage steps down as the loan grows. The bands below are loan amounts, not purchase prices. Multiply price by leverage first, then read the band for that loan. All figures are ceilings at 1.00 coverage or higher, through select wholesale programs, subject to underwriting.

Loan band Purchase LTV Rate-and-term LTV
$150K–$1M 80% 80%
$1M–$1.5M 75% 75%
$1.5M–$2M 75% 75%
$2M–$3M 75% 75%
$3M–$4M 65% 65%
$4M–$6M 60% on review 60% on review
$6M–$10M 60% on review 60% on review

Credit scales with the band. The top leverage cell needs 660 or better up to $1,000,000, 700 or better from $1,000,000 to $1,500,000, and 720 or better from $1,500,000 to $3,000,000. The program floor is 660 through $3,000,000 and 700 above it. A lower score takes a lower leverage cell in the same band.

Cash-out follows a lower ladder and stops above $3,000,000. Above $4,000,000, every request is reviewed case by case before submission, and none of it is cash-out. Two appraisals are required above $2,000,000.

Key Terms Defined

DSCR (debt service coverage ratio): monthly property income divided by the full monthly obligation, including principal, interest, taxes, insurance, and any HOA dues.

Trailing twelve months (TTM): the most recent twelve months of actual rental revenue, month by month.

Certification of trust: a short signed statement of the trust’s key facts that a trustee can give in place of the full trust document.

Vesting: the legal name in which the borrower holds title to the property.

Guarantor: the real person who personally backs the loan, whatever entity holds the property.

Form 1007: the appraisal form that sets a long-term market rent for a property.

Which Income Evidence Applies to Your Trust?

The evidence follows the transaction. A refinance leans on actual history. A purchase leans on the appraiser’s analysis. In both cases, income counts at 80% of gross revenue, and the coverage must be 1.00 or higher. Short-term-rental files in the network are for experienced investors, meaning twelve months of owning income property in the last thirty-six. They are not available on the no-ratio path.

Situation Lead document Supporting proof
Refinance, operating history Twelve-month platform or manager statement Deposit records
Purchase, no history Appraisal short-term-rent analysis Comparable properties
Seasonal property Full twelve months, never a peak slice Month-by-month detail
Thin short-term evidence Long-term rent schedule Lender review of fallback

The long-term rent schedule often sits well below what a good vacation rental earns. It can understate the property, so lead with short-term evidence whenever it exists. If that evidence cannot clear 1.00, some programs in the network will review a long-term-rent basis. Coverage below 1.00 is a real path through select programs, but leverage and terms adjust, subject to underwriting.

Listing-site revenue estimates are not documentation. They describe what a property might earn, not what it did earn.

What Makes an Operating Statement Usable?

A usable statement identifies the subject property and shows the rents collected for each of the twelve months. Screenshots rarely carry enough weight. A statement covering several properties must break out the subject property on its own line.

Most programs in the network also want these items:

  • The statement is dated, current, and complete, with no missing months.
  • Cancellations and refunds are visible, so gross revenue is not overstated.
  • A property manager’s statement lists the management fee, so the lender sees gross and net.
  • Deposits from other rentals are separated from the subject property’s revenue.

Bank statements can support platform or manager records. They rarely replace them. On a purchase, the appraiser’s analysis should name comparable properties, state the data source, and address rates, occupancy, seasonality, and vacancy. That analysis is the only thing supporting income on a vacant or newly bought property, so a thin one is a real weakness. It is also the reason two appraisals are required above $2,000,000.

How Do You Paper the Family Office Structure?

Start by deciding which entity is the borrower and which person is the guarantor. The guaranty sits outside the entity. Credit, reserves, and experience attach to the guarantor, not to the trust. Entity vesting is welcome in the network, but layered entities are not, so a trust that owns an LLC that owns the property usually needs simplifying before submission.

Structure Typical stance What to document
Revocable trust as borrower Widely workable Certification, trustee powers
Single LLC as borrower Workable, subject to program terms Articles, operating agreement, EIN letter
LLC owned by a trust Layered, so restructure first Pre-clear before purchase
Irrevocable trust Case by case Full instrument, pre-clear

Under the Uniform Trust Code model, a trustee can furnish a certification instead of the full trust instrument. A typical certification covers these items:

  • the trust’s existence and date,
  • the settlor and trustee identities,
  • the trustee’s powers,
  • whether the trust is revocable,
  • co-trustee signing authority,
  • the trust’s taxpayer ID,
  • and how title is held.

A lender can still ask for excerpts that name the trustee and grant the power to borrow and pledge real estate. The operating agreement of any LLC should also state its borrowing authority plainly. A newly formed entity is not a problem. A silent operating agreement is.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Federal examination guidance treats business-purpose credit as exempt from Regulation Z. The file still needs a signed business-purpose declaration, and the trust and entity papers should support that purpose.

How Do You Reconcile Payouts, Manager Statements, and Deposits?

Three records describe the same revenue: platform payouts, the manager’s statement, and bank deposits. They should tie out within a small margin, and the file should explain any gap.

1. Start with the platform export or the manager’s statement as the income record.

2. Add back management fees if the statement shows revenue net of fees.

3. Match each month’s payouts to deposits in the borrower’s account.

4. Remove transfers from other properties or entities.

5. Note cancellations, blocked dates, and refunds that explain a low month.

The common family office problem is a mismatch between who earned the income and who is borrowing. A platform account or management contract may sit with a different owner than the one on the note. Bridge that on paper before submission with the transfer documents and an explanation of the ownership change. A mid-year change of owner needs the same treatment.

The cleanest files hold deposits in an account titled to the trust or its entity. The revenue trail then matches the borrower on its face. Pre-clear any unusual structure with the broker before the property goes under contract. A structure that cannot be papered cleanly is cheaper to change early.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Worked Example: One Trust, One Year

Run the numbers on a modeled refinance. The assumptions below are illustrative, not market data. A revocable family trust holds a vacation rental, and a trustee-signed certification supports its borrowing authority. Twelve months of platform statements show steady deposits to the trust’s account.

Suppose gross annual revenue covers the full monthly obligation about 1.40 times when annualized. The program counts 80% of gross, which brings coverage to roughly 1.12. That clears 1.00, so the file can proceed to review at the leverage its loan band allows, subject to underwriting.

Now change one input. If the trust had only eight months of statements, the file would have no complete twelve-month record to average. It would likely fall back to a long-term rent schedule, and the coverage could drop below 1.00. Interest-only structuring can help coverage on loans up to 75% LTV, with a 120-month interest-only period on 30- and 40-year terms and qualification on interest, taxes, and insurance. It does not replace the missing history. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Reserves matter as well. Most programs in the network want six months of the monthly obligation on the subject property, and twelve for first-time investors. Cash-out proceeds do not count toward the reserve requirement above $3,000,000, and above that size the loan is not cash-out anyway.

What About Permits and Local Rules?

Municipal permission to operate a short-term rental must be documented for the specific property. Never assume it for a city, a county, or a state. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Include the permit or license, plus any HOA rental approval, in the first package. An income record without a permit invites questions.

Mistakes That Stall Super Jumbo Files

  • Sending screenshots. Export the full statements instead.
  • Mismatched names. The trust name on the note, title, insurance, appraisal, and bank account should read the same way.
  • Using a peak-season slice. Seasonal properties need all twelve months.
  • Assuming a trust needs no personal backing. A guarantor is expected.
  • Skipping the loan-band check. A $2,500,000 loan sits outside short-term-rental limits, whatever the price.
  • Locking in a layered structure first. Restructure before purchase, not after.

Frequently Asked Questions

Can a trust be the borrower on a super jumbo DSCR loan?

Often, yes, subject to program terms. A revocable trust is the most workable form, provided the trustee can pledge real estate and a real person signs the personal guaranty. Irrevocable trusts are reviewed case by case, and layered structures usually need restructuring first.

What if the platform account is in another entity’s name?

The file needs a clear bridge. That means documents showing how the property and income moved to the borrower, plus deposits that trace into the borrower’s account. Pre-clear this before submission, because the lender wants the income record and the borrower to match.

Do projections work on a refinance?

Rarely. On a refinance, income is documented from twelve months of operating history. The appraisal’s short-term-rent analysis is the purchase path, where no history exists. A refinance with an incomplete record may be reviewed on long-term rent instead.

Does short-term-rental income qualify at the very top loan sizes?

Not above $2,000,000. Short-term-rental files in the network stop there, and they need coverage of 1.00 or higher. Larger loans are reviewed on long-term rent, subject to underwriting.

What is the first thing to send?

Send the twelve-month income record and the trust certification together. Those two documents reveal most problems early, namely missing months and unclear signing authority. Permits, the guarantor’s asset statements, and a schedule of financed properties follow.
