How to Meet Short-Term Rental DSCR Purchase Requirements for an Operating Airbnb

How to Meet Short-Term Rental DSCR Purchase Requirements for an Operating Airbnb

The Quick Read: Meeting the requirements comes down to proving that the property’s documented short-term income, after the lender trims it for operating costs, covers the full monthly payment of principal, interest, taxes, insurance, and HOA dues, while your credit, leverage, and reserves also fit the program. On most files that means about 12 months of hosting history, a 640 or higher credit score, and leverage up to 75% LTV on a purchase, subject to lender guidelines.

  • Income is the main test. The lender wants the Airbnb’s real booking record, not a nightly-rate guess.
  • The lender reduces gross revenue by an expense factor before it divides by the payment.
  • Typical STR purchase terms across our network: up to 75% LTV, a 640+ score, and a 1.00 coverage floor on purchases.
  • The appraisal proves value. It does not prove income.
  • Clearing the ratio does not mean the property makes money. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

What Changes When the Airbnb Is Already Operating

An operating Airbnb gives the lender something a vacant house cannot: a booking record. For these purchases, that record is the best evidence of what the property earns, and the whole file is built around it.

As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

A DSCR loan, short for debt service coverage ratio loan, qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. It does not run on your W-2s or personal debt-to-income. The lender asks one core question: does this property’s income cover its own costs of debt?

Here is the catch with a purchase. The hosting history belongs to the property and the seller, not to you. Programs treat that differently. Some read the property’s operating record. Others also want to see that you personally have hosting or landlord experience, and many programs expect about 12 months of it. Ask which test your program uses before you write an offer, because it changes how you prepare.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

How the Lender Turns Airbnb Revenue Into Qualifying Income

The lender takes the documented gross revenue, applies an expense factor, and divides the result by the full monthly payment. The factor is the part most buyers miss. It means the number on your Airbnb dashboard is never the number the lender uses.

The payment side is PITIA: principal, interest, taxes, insurance, and association dues. That is the denominator, and it stays whole. The expense factor only reduces the top of the fraction. Lenders in a wholesale network do not all use the same factor, so the same house can produce two different ratios under two different programs. That is one reason a broker who sees many lenders’ guidelines can matter on an STR file.

Where does the coverage floor sit? On STR purchases, 1.00 is where select programs start. Stronger ratios open better pricing and more leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.

Run your own test before you make an offer. Take trailing revenue, cut it by a haircut, and divide by PITIA. Then run the same house on supported long-term rent, because that can be the lender’s fallback and it is often the lower figure.

Which Income Evidence Counts?

Five kinds of evidence can support an STR file, and an operating property usually leads with its own history. Which ones a program accepts depends on the lender, so the table shows how each one tends to work.

Evidence What it proves Main risk
Trailing 12-month history Actual bookings, slow months included Gaps or mismatched deposits
Partial history A recent track record Looks like a peak-season snapshot
Appraiser STR analysis Market-based income view Depends on comp quality
Market-data projection What similar homes earn Not your property’s own record
Long-term rent fallback A floor for the income Often understates STR income

A full year of statements is usually the strongest piece. It captures the slow months as well as the peak ones, which makes it a stricter test than a summer snapshot. Typical support includes platform payout statements from Airbnb or Vrbo, bank deposits that match them, and property-manager reports. For a deeper look at assembling that record, see Lendmire’s guide How to Document Airbnb Income to Buy an Operating Short-Term Rental.

When history and projection disagree, expect the lender to trust the record. A projection is a stand-in for a property with no track record. Once a real track record exists, it generally displaces the estimate.

A Worked Example in Ratios

Run the numbers on one operating property. These are modeled assumptions for illustration, not program terms and not market data.

Scenario one: history path. Assume trailing 12-month gross revenue equals 1.80 times the full PITIA. Assume the lender applies a 20% expense factor. That leaves 80% of gross, so the qualifying income is 1.80 × 0.80 = 1.44 times PITIA. The coverage number is 1.44x, well above a 1.00 floor.

Scenario two: projection path. Assume a third-party market-data tool projects gross revenue at 1.50 times PITIA. The same 20% factor gives 1.50 × 0.80 = 1.20x. Still clears 1.00, with less cushion.

Scenario three: long-term rent fallback. Assume supported long-term rent covers PITIA 1.05 times. That barely clears, which tells you the STR income is doing the heavy lifting.

Now the failing case. Assume gross revenue equals 1.20 times PITIA. After the 20% factor, coverage is 1.20 × 0.80 = 0.96x. That sits below a 1.00 floor.

A file like that has levers:

  • Put more down. A larger down payment lowers the loan and the payment, which lifts the ratio. It does not erase leverage caps, credit floors, or reserve rules.
  • Renegotiate price. A lower price lowers the loan and the tax and insurance estimate.
  • Look at a sub-1.00 path. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Qualification stays subject to lender guidelines, credit approval, and property review.
  • Change the structure. Select lenders offer extended terms and interest-only periods that can reshape the payment.

The strongest files clear two tests at once: enough equity and enough rental coverage.

What the Appraisal Does and Does Not Prove

The appraiser values the real estate. The lender decides how the income counts. Mixing those up is the most common misunderstanding on STR purchases.

Appraisers use two standard forms. Form 1007 is the single-family comparable rent schedule. Form 1025 is the small residential income property report for two to four units. Fannie Mae’s Appraiser Update on short-term rentals explains that Form 1007 documents monthly market rent and notes that the Selling Guide does not say whether short-term rental income counts as rental income. We cite it for the form names only. DSCR loans are not agency products and follow separate program guidelines.

McKissock, an appraisal education provider, adds that Form 1007 assesses real property value. Furniture, fixtures, equipment, and business income are excluded, and judging business income is the lender’s job. The appraiser may want another tool to estimate STR income.

The rent schedule can also understate a nightly-rate business. A contributor opinion piece in HousingWire argues that nightly pricing, seasonality, and operating intensity do not fit a long-term-rent form. An appraisal firm, Class Valuation, says narrative STR income analyses are more defensible than the form.

What does that mean for you? Value and income are separate gates. Strong income cannot rescue a low appraised value. A strong value cannot rescue weak counted income.

Documents to Collect

Sort the file into three piles so nothing is missing when the lender reviews it.

From the seller:

  • Platform payout statements covering the full history
  • Bank statements showing the deposits that match those payouts
  • Property-manager reports, if a manager runs the unit
  • The current booking calendar
  • Any permit, license, or registration paperwork

From you and your entity:

  • Photo ID and credit authorization
  • Entity documents, if you buy through an LLC, subject to lender program eligibility
  • Asset statements covering reserves, commonly around 6 months of PITIA, with the figure varying by lender, leverage, and loan size
  • Proof of your own hosting or landlord experience

From the property and municipality:

  • The appraisal and any STR income analysis
  • Insurance quote and tax information
  • HOA documents and rules on rentals
  • Evidence the property can legally operate as a short-term rental

Statements that match the bank deposits line for line are the cleanest file. Records that don’t reconcile are a common reason these files stall. Buying with a partner changes the entity paperwork, and Lendmire’s piece How to Structure a Short-Term Rental Purchase With Partners on a DSCR Loan covers that.

Legal Use, HOA Rules, and What Transfers

Strong income does not matter if the property cannot legally operate as an STR. Local permits, zoning, and HOA rules affect whether the income can be used at all. Verify them before you lock in a price.

What happens to permits when the house sells? It depends on the jurisdiction. Some permits and registrations run with the property. Others must be reissued in the new owner’s name. Ask the seller for the paperwork, then confirm with the permitting office. The lender will want evidence either way.

Then look at what is actually in the sale. Per the Nevada Real Estate Division’s hosted copy of Fannie Mae’s STR guidance, short-term rentals differ from leases: they rent nightly like a hotel, include furniture and equipment, use terms-and-conditions agreements rather than leases, and may include services. It also says value should reflect the real property only, not personal property or the business as a going concern. So the furniture, the listing, the reviews, and the bookings already on the calendar need to be spelled out in the contract, because they sit outside the value the appraiser reports.

Offer to Close, Step by Step

1. Run the pre-offer test. Use the haircut ratio and the long-term fallback. Confirm the rough numbers clear the coverage floor on both.

2. Confirm legal use. Check permits, zoning, and HOA rules.

3. Write the offer with protections. Add a financing contingency, a records-access clause, and an itemized list of what conveys.

4. Collect the seller’s records. Reconcile payouts to deposits yourself before the lender does.

5. Submit the file. The lender reviews credit, reserves, entity documents, and income.

6. Order the appraisal. It confirms value and supplies market rent evidence.

7. Apply the haircut and run the ratio. The lender decides which income source counts.

8. Size the loan. The final amount is limited by both the LTV cap on appraised value and the coverage floor. The smaller of the two controls.

9. Review the property and title items, then sign.

If the seller will not share records, that is a signal. Without them, the income cannot be documented, and you are left with a projection or a long-term-rent fallback.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Where the General Rule Breaks

A few situations bend the usual path.

Partial history. An operating property with fewer than 12 months of bookings may show only peak months. Some programs will accept it with adjustments. Others will lean on a projection or an appraiser’s analysis instead. Expect more questions, not fewer.

A recent switch from long-term to short-term. The old lease income and the new nightly income are different evidence. The lender will decide which one governs.

Deposits that do not match payouts. Payouts that land in several accounts, or a manager who takes a cut before depositing, can leave gaps. Get the reconciliation done early.

A manager change. If the seller ran the property personally, you will need a plan for who operates it. A new operator also breaks continuity in the record, which is worth flagging to the lender.

Seasonality. A year of history includes the troughs. In a strongly seasonal location, that makes the test tougher than a peak snapshot.

Passing the ratio is not profit. DSCR compares income to PITIA only. Repairs, vacancy, cleaning, management, utilities, and capital spending sit outside it. A property can clear 1.00 and still lose money, so build a separate operating budget.

Ineligible property types. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered through these programs.

On leverage, STR purchases generally top out at 75% LTV on the strongest files, and STR refinances are generally limited to around 70% LTV. Loan sizes run up to $3,000,000 on standard programs. All figures are typical guidance from select wholesale-network guidelines, not a commitment to lend.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

DSCR (debt service coverage ratio): the property’s qualifying income divided by its full monthly payment.

PITIA: principal, interest, taxes, insurance, and association dues, the payment side of the ratio.

Expense factor (haircut): the percentage a lender subtracts from gross STR revenue before calculating the ratio.

Trailing 12-month history: the property’s actual booking and income record for the most recent year.

LTV (loan-to-value): the loan amount as a percentage of the appraised value or price.

Reserves: liquid assets you hold after closing, measured in months of PITIA.

Where to Start

Start with the ratio, not the listing. If the haircut figure clears, pull the seller’s records, and compare options. If you are buying or refinancing a rental property and want to see how the numbers work, Lendmire can help you compare DSCR loan options based on the property income, credit profile, leverage, and investor goals. Lendmire is a broker arranging DSCR financing through select lenders in its wholesale network across 41 markets, including Washington, D.C. Frequently Asked Questions

Does a DSCR loan work on an Airbnb I’m buying that already has bookings?

It can, subject to lender guidelines. The lender uses the property’s documented income, usually a trailing 12-month record, applies an expense factor, and divides by PITIA. Your credit, leverage, reserves, and property eligibility must also fit the program.

Does the seller’s Airbnb history count if I have never hosted?

It depends on the program. Some lenders weigh the property’s operating record. Others also look for hosting or landlord experience from you, commonly about 12 months. Ask before you make an offer.

What leverage and credit score should I expect on an STR purchase?

Typically up to 75% LTV on a purchase on the strongest files and a 640 or higher score. Refinances on short-term rental collateral are generally capped around 70% LTV. A larger down payment helps the ratio but does not override caps or credit floors.

What if the ratio comes in under 1.00 after the haircut?

A coverage floor of 1.00 is where select programs start on STR purchases. You can also lower the price, raise the down payment, or restructure the term.

Does passing the DSCR test mean the Airbnb will be profitable?

No. The ratio compares rent to PITIA only. Repairs, vacancy, cleaning, management, utilities, and capital costs sit outside it, so budget for them separately.
