Can a DSCR Refinance Clear a Maxed-Out Hard Money Note Early?

Can a DSCR Refinance Clear a Maxed-Out Hard Money Note Early?

The Quick Read: Usually yes, when the DSCR loan only has to cover the payoff and closing costs, because the new lender’s own appraisal, the rent coverage on the larger payment, and whether any cash comes back at closing decide the outcome, and a note drawn to its ceiling is the case most likely to come up short. Two limits apply at once, and the lower one sets the loan size.

  • The new lender’s appraisal sets value. Your after-repair value (ARV) estimate does not.
  • Rent must cover the full new payment (principal, interest, taxes, insurance and any association dues).
  • A payoff-only file is treated more gently than one that returns cash to you.
  • A DSCR cash-out refinance tops out around 75% LTV across most of the network, with about 6 months of ownership expected.
  • Clearing the coverage test does not mean the property cash flows. Repairs, vacancy and capex sit outside it. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

What “Maxed Out” Means on a Hard Money Note

A maxed-out note is usually one of four things: fully drawn, at its leverage ceiling, out of extensions, or at maturity. Each one changes the exit math in a different way.

Hard money is sized on cost. On the program Lendmire brokers, fix-and-flip leverage runs up to 93% of project cost for experienced investors, and every tier is capped at 75% of after-repair value. Those figures vary by lender, property, and experience. A DSCR loan is sized on the appraised value of a finished, rentable property. These are two different ceilings measured against two different numbers.

That is why a fully leveraged note is the hard case. You borrowed against what you spent and what you planned to create. The long-term lender lends against what the appraiser says the property is worth today, and against what the rent can carry.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines.

Key Terms Defined

Payoff-only refinance: a new loan that covers the old balance and closing costs, with nothing returned to the borrower. Lenders also call it rate-and-term.

Cash-out refinance: any refinance where money comes back to the borrower at closing. It carries the lower leverage cap and the seasoning expectation.

Seasoning: the time you have owned the property, measured from title recording. It is lender policy, not a fixed national rule.

Per diem: the daily interest that keeps accruing on the old note until the payoff date.

Break-even appraisal: the lowest appraised value at which the new loan still covers the payoff and costs.

Takeout: the long-term loan that retires short-term bridge debt.

Why the Value Test Usually Fails First

The value test fails first because the lender sizes the loan as a percentage of appraised value, and a full-leverage note leaves little room under that cap. If the payoff plus costs is bigger than the new maximum loan, the gap comes out of your pocket.

On the network’s DSCR programs, cash-out tops out around 75% LTV on a standard rental. A rate-and-term refinance that returns no cash can run higher, up to about 85% on most programs that allow it. Short-term rental collateral is lower: about 70% on a refinance or cash-out. All of this is subject to lender guidelines, credit, and property review.

The cap you land in depends on classification, so classification matters before anything else. Across the wholesale network, lenders treat a payoff that returns no cash more gently than a cash-out. Some lenders also treat a hard money payoff on a freshly rehabbed property as cash-out regardless, so get the classification in writing before the appraisal is ordered.

The Break-Even Appraisal Math

The break-even formula is simple: payoff plus closing costs, divided by the loan-to-value cap. If the appraisal comes in below that number, the file needs cash or a different exit.

Here is a modeled example in index units, with appraised value set at 100. These are assumptions, not market data.

Scenario Appraised value Payoff + costs Result at 75% cap
Comfortable 100 71 4 cash back
Maxed out 100 77 2 short, cash to close
Maxed out, low appraisal 92 71 2 short, cash to close

In the first row, the cap allows a loan of 75, the payoff and costs take 71, and 4 units come back. That is a cash-out file, so the seasoning clock matters.

In the second row, the same property carries a bigger payoff. The cap allows 75 against a need of 77. If a lender classifies the file as payoff-only, the higher rate-and-term cap may cover it. If the lender calls it cash-out, you bring the difference.

In the third row, the payoff is the same as the first, but the appraisal comes in 8% light. The cap now allows only 69 against a need of 71. A modest appraisal miss turns a clean file into a cash-to-close file. Build the plan with that stress case in mind.

One more point on the value side. Inside the seasoning window, many lenders size on purchase price plus documented rehab rather than a fresh appraisal. A strong appraisal does not always mean more proceeds in that window. Ask the lender which basis applies before you order anything.

The Rent Test Runs on the Bigger Payment

Rent coverage is the second limit, and it runs against the new loan’s payment, not the interest-only carry you had on the bridge. DSCR compares monthly rent to the full monthly payment: principal, interest, taxes, insurance and association dues.

A ratio of 1.00 means rent equals the payment. Select programs start at 1.00. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios open better pricing and leverage.

The appraiser supports this test as well. The rent schedule on Form 1007 covers single-family rentals, and Form 1025 covers small multifamily. Both give the lender a market rent figure.

Two things follow for a maxed-out note. First, a bigger loan means a lower ratio, so a cash-out file has weaker coverage than a payoff-only file on the same property. Second, the property must be finished and rentable. An unfinished rehab is generally not eligible for a DSCR loan, and a vacant but finished unit can qualify on the appraiser’s market rent.

Passing the coverage test is not the same as positive cash flow. Repairs, vacancy, management, utilities and capex all sit outside the ratio. A property can clear 1.00 and still lose money after a bad month.

Payoff-Only vs. Cash-Out: Which Door You Are Using

Factor Payoff-only Cash-out
Cash to borrower None Any amount
Leverage ceiling Up to about 85% About 75% (standard rental)
Seasoning Treated more gently About 6 months expected
Coverage ratio Stronger (smaller loan) Weaker (larger loan)
Best fit Note covered by value You want capital back

These are network-wide guideline ranges, and lender policy governs. Wanting cash back changes the file’s label, the cap and the clock all at once. If you only need to retire the note, size the loan to the payoff and leave the extra out.

Reading the Payoff Statement

The payoff is more than the original balance. Ask for a written statement with a good-through date, and read it line by line.

1. Drawn principal. Include every draw funded to date, not the commitment amount.

2. Accrued interest. Per diem interest keeps running until the payoff date, so refresh a stale letter near closing.

3. Extension fees. Any extension already exercised, or one you plan to use, adds to the number.

4. Exit or minimum-interest charges. Older notes and outside lenders may carry minimum-interest clauses. The hard money program Lendmire brokers carries no prepayment penalty, subject to the lender and note terms.

5. Default interest and fees. If the note has already matured, these can apply and enlarge the payoff.

The title or closing agent pays the old lender from the loan proceeds and records the lien release. Settlement reconciliation then confirms the payoff matched the statement. Mismatches between a stale letter and the final per diem are a routine reason closings get delayed.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

When Maturity Arrives Before the Refinance

A balloon at maturity is a known refinance risk. The CFPB explains that a borrower may be able to refinance before the balloon comes due, but a falling property value or a weaker financial condition can block it. When the balloon can’t be paid, the agency’s key-terms page lists the options as refinance, sell, or face foreclosure. Those pages are written for consumer mortgages, so read them only for the general mechanic. Business-purpose hard money notes follow their own documents.

The practical options look like this:

Route Trigger Cost trade-off
Payoff-only DSCR loan Value covers payoff and costs Cleanest ratio, capital stays in
Smaller cash-out file Cap nearly covers payoff Seasoning applies, weaker ratio
Bring cash to close Cap falls short by a little Cash out of pocket now
Extension Rehab or seasoning not done Extension fee plus more carry
Sale Numbers don’t work Ends the hold

Extension economics deserve a real calculation. An extension fee plus another stretch of carry can cost more than bringing a small amount of cash to closing. Compare them before you ask.

The two-step route also exists: a payoff-only DSCR loan now, a cash-out later. The catch is two sets of closing costs. It pays only if the later cash outweighs them. Lendmire’s piece How to Use a DSCR Cash-Out to Clear a Hard Money Note and Rehab Cards covers the cash-out side of that path.

Delayed Financing Does Not Rescue This File

Delayed financing is a conventional-agency exception built for cash purchases. It requires that the purchase money not be secured by the subject property. A hard money loan is secured by the property, so it usually fails that test. It also caps proceeds near documented cost, not ARV. It is not a DSCR rule, and it is not the answer for a maxed-out bridge note.

Timing the File Against Maturity

Start the DSCR file well before the hard money maturity date, and run an extension request in parallel if the date is close. The appraisal, title work and insurance all take time that the note’s clock does not pause for. Hard money terms on the brokered program run 6 to 18 months interest-only, so the exit plan belongs in the file before the first draw.

Before buying, check that the maturity date outlasts three things: the rehab, the seasoning clock, and the appraisal. If any one of them runs past maturity, the exit plan has a hole in it.

Many investors refinance out of hard money into long-term DSCR financing once the property is stabilized, and Lendmire brokers that path through its hard money exit refinance program. A larger overview of the product sits in the complete DSCR loans guide.

What the File Needs on the DSCR Side

Across the wholesale network, most programs want a score around 660. A 620 floor exists in parts of the network, and 700 or better unlocks the strongest leverage tiers. Loan sizes run up to $3,000,000 on standard programs, with smaller balances routed through select lenders.

Reserves vary by lender, leverage, loan size and transaction type. They commonly run around 6 months of the full payment, stepping up to about 9 months above $1,500,000. Document them with statements, not promises.

Entity files matter too. Many programs lend to LLCs, usually with a personal guarantee and subject to lender program eligibility, so the operating agreement, EIN letter and good-standing certificate should be in the file at submission. Manufactured homes, log homes and barndominiums are not offered in these programs.

Equity matters at both ends. A bigger cash contribution lowers the payment and can lift the ratio. It never erases leverage caps, credit floors, reserve rules or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

When Not to Refinance Yet

Hold off if the rehab is unfinished, since the property usually has to be rentable. Hold off if market rent sits below the new payment and you have no plan to bridge it. Hold off if reserves are thin after cash to close. In each case an extension, or a plan to finish the work first, costs less than a file that fails review.

Tax treatment varies; consult a qualified professional.

Frequently Asked Questions

How early can I refinance a hard money loan into a DSCR loan?

There is no federal seasoning rule for DSCR loans, so it is lender policy. On the network’s DSCR programs, cash-out expects about 6 months of ownership from title recording. A payoff-only refinance is treated more gently, but some lenders still size on cost inside the early window.

Is a hard money payoff treated as cash-out?

Only if cash comes back to you at closing. If the new loan covers the payoff and costs and returns nothing, it is generally payoff-only. Lenders differ, so get the classification confirmed in writing before the appraisal is ordered.

Will I owe a prepayment charge on the old note?

That depends on the note. The hard money program Lendmire brokers carries no prepayment penalty, but older notes and outside lenders may include minimum-interest or exit-fee clauses. Read the maturity, extension and exit terms, and get a written payoff statement.

What if the appraisal comes in low?

A low appraisal shrinks the maximum loan. You can bring the difference as cash, accept a smaller loan, extend the note, or sell. Run the break-even math before you order the appraisal, with a stress case 5% to 10% below your target.

Does a strong DSCR mean the deal is good?

No. The ratio compares rent to the full payment only. Repairs, vacancy, management and capex sit outside it, so a file can clear 1.00 and still run thin on actual cash flow.

If you are buying, rehabbing or refinancing an investment property on a short timeline and want to see how the numbers work, Lendmire can help you compare hard money options based on the project, the exit plan, leverage, and your goals. Programs vary by lender, property and experience, and nothing here is a commitment to lend.
