How to Pick a First Airbnb Loan With No Operating History

How to Pick a First Airbnb Loan With No Operating History

The Quick Read: Picking a first Airbnb loan comes down to one question: will the lender count projected short-term rental income, or only the appraiser’s long-term rent? A purchase with no hosting record can usually be financed through a DSCR loan, which qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Many lenders only count long-term rent, so the right program matters more than the right rate.

  • Short-term rental purchases typically reach up to 75% LTV on the strongest files, with a 640 credit score minimum and a 1.00 coverage floor.
  • Refinances and cash-outs on short-term rentals top out near 70% LTV and usually expect about 12 months of hosting history.
  • A third-party revenue projection can stand in for missing history, but lenders typically discount it before dividing.
  • Clearing 1.00 is not the same as positive cash flow.
  • Short-term rental rules vary by city, county, HOA, and property type, so confirm local rules before relying on projected income.

What “No Operating History” Means to an Underwriter

It means the property has no booking record a lender can read, so something else has to stand in for it. On a purchase, that is usually a projection built from comparable listings or an appraiser’s rent analysis. On a refinance, lenders generally want the actual record.

As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

That difference shapes the whole decision. A first-time buyer is not shut out. A first-time buyer is simply steered toward programs that accept projections.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Across the wholesale network Lendmire works with, the file turns on the property, the credit profile, the down payment, and reserves rather than W-2s or personal debt-to-income. Lendmire is a broker: it arranges these loans through select lenders, and lenders make the approval decisions.

How Underwriting Treats a No-History Purchase, Step by Step

Step 1: Choose the income method. Lenders use one of three: actual platform history, a third-party projection, or the appraiser’s long-term market rent. With no history, the first is off the table. The choice is between the projection and long-term rent, and the lender decides which counts.

Step 2: Run the coverage ratio. Coverage is monthly rent divided by the full monthly obligation: principal, interest, taxes, insurance, and any HOA dues. A result of 1.00 means rent equals that obligation. On short-term rentals, the network’s programs start at a 1.00 floor on purchases, and stronger ratios open better pricing and leverage.

Step 3: Apply the lender’s discount. Programs commonly trim a projected figure before dividing, so qualifying income lands below the headline number in your pro forma. The size of the trim varies by lender.

Step 4: Order the appraisal. DSCR loans are not agency loans, so the appraisal is typically ordered on a standard appraisal form. Some programs add a short-term rental analysis on top.

Step 5: Check the property. Programs differ on eligibility. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs at all.

Step 6: Document the file. Expect the purchase contract, the projection report, the appraisal, entity documents if vesting in an LLC (subject to lender program eligibility), and proof of reserves and down payment.

The full mechanics sit in Lendmire’s complete DSCR loans guide.

Where Does the Projection Come From?

It comes from data tools that study similar nearby listings. One such tool’s revenue methodology page says revenue includes the nightly rate plus cleaning fee, less host discounts and platform service fees.

Read that carefully. The projection is gross revenue. It is not net income, and it is not what you keep.

Two quality signals matter. A comp-set strength or confidence score shows how consistent revenue is across the comparables. A thin, unusual, or rural property tends to produce a weaker score, and hand-picking better comps can raise it. A weak score is a warning for you and a flag for the lender.

The Evidence Types, Side by Side

Evidence type Best used when Main risk
Third-party projection Purchase, no history Lender may discount or not accept it
Appraiser’s long-term rent Standard DSCR programs Often well below short-term potential
Actual platform history Refinance, cash-out Unavailable to a first-timer

The Structures and Variations That Exist

Most files in the network land at 75%-80% LTV on standard rentals. Short-term rental collateral is tighter: purchases go up to 75% LTV, refinances around 70%, and cash-outs 70%. Credit minimums for short-term rentals sit at 640. The refinance coverage floor is 1.00 as well.

Reserves vary by lender, leverage, loan size, and transaction type. Around six months of PITIA is common, and larger loans typically step up. Loan sizes run up to $3,000,000 on standard programs.

On term structure, the 30-year fixed is the spine. Extended terms and interest-only periods are available through select lenders in the network, and ARM structures exist for investors who want them. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. No-ratio qualification is available only through select lenders, generally for borrowers who already own a primary residence.

A bigger down payment lowers the monthly obligation and can lift coverage. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

A Worked Example: Pass, Near-Miss, Fix

Run the numbers on a hypothetical purchase, with inputs labeled as modeled assumptions rather than market data. The projection report shows a gross revenue figure, and the lender trims it. After the trim, qualifying income covers the full monthly obligation at about 1.15x. That clears a 1.00 floor with room to spare.

Now stress it. Suppose the comp set is weak and the lender instead uses the appraiser’s long-term rent. Coverage drops to roughly 0.85x. The Airbnb math still works on your spreadsheet, but the file does not clear 1.00.

The fixes, in rough order of usefulness:

  • Put more down so the monthly obligation shrinks and coverage rises.
  • Choose a lender that accepts projections.
  • Pick a property with stronger comparables.
  • Ask about a select-lender path below 1.00, where leverage and terms adjust.

Here is the catch. Clearing 1.00 is not positive cash flow. Coverage compares rent to PITIA only. Repairs, vacancy, management, utilities, furnishing, and capex all sit outside it. A deal can qualify and still lose money.

Which Loan Fits Which First-Timer?

Your situation Likely best fit Trade-off
Vacant, rent-ready, projection-friendly Short-term rental DSCR purchase Discount on projection
Strong W-2, one property Conventional, if it fits Personal income and limits apply
Heavy rehab needed Short-term bridge, then refinance Two closings, two cost layers
Thin comps or weak market data Long-term-rent DSCR Lower qualifying income
Personal use planned Not DSCR Investment-only product

Agency underwriting is a different world. That is a contrast, not a rulebook for DSCR files.

If conventional financing works for your profile, it can carry a lower cost. DSCR becomes the practical path when personal income documentation is thin, when you hold property in an entity, or when you are adding to a growing portfolio.

Where the General Rule Breaks

Vacant versus operating. A vacant, near-rent-ready property is the easiest case because market-rent comps carry it. A property already operating as a rental is a different file.

Refinance. An operating property on a refinance typically needs about 12 months of hosting history. A first-time host who buys with a projection often builds that history first, then refinances.

Experience overlays. A few lenders ask for prior ownership or landlord history even on a first short-term rental. Ask before you pay for an appraisal.

Legality. A loan does not make a short-term rental legal.

Occupancy. DSCR is for non-owner-occupied property. Disclose any personal use up front.

The Experience Signal: What Separates Clean Files

Across the wholesale network, no-history short-term rental files go wrong in one predictable place: the investor shops the rate before asking whether the lender accepts projections. The files that move smoothly settle the income method first, get the projection and appraisal assumptions in line, and only then compare terms. A lender that counts only long-term rent can turn a good Airbnb deal into a failed file.

Questions to Ask Any Lender Before You Pay for an Appraisal

1. Do you accept a third-party projection on a no-history purchase?

2. Which data source, and how do you discount it?

3. Do you order a short-term rental analysis from the appraiser?

4. What happens if the projection and the appraisal disagree?

5. Do you require prior ownership or hosting experience?

6. What reserves apply at my leverage and loan size?

Key Terms Defined

DSCR: Monthly rent divided by the full monthly obligation of principal, interest, taxes, insurance, and HOA dues.

PITIA: The full monthly housing obligation: principal, interest, taxes, insurance, and association dues.

Projection: A third-party estimate of gross short-term revenue built from comparable nearby listings.

Haircut: The lender’s discount applied to a projection before coverage is calculated.

Comp set: The group of similar nearby listings behind a revenue estimate.

Frequently Asked Questions

Do I need hosting experience to buy my first Airbnb with a DSCR loan?

Not on most purchase files, because a projection or the appraiser’s rent analysis stands in for a booking record. A small number of lenders add prior-ownership overlays, so ask first. Refinances and cash-outs on short-term rentals usually expect about 12 months of history.

Can I hold the property in an LLC?

Often yes, subject to lender program eligibility. Entity documents are added to the file, and lenders review how the property is vested.

What if my projection is higher than the lender’s number?

The lender’s figure governs. Qualification runs on the discounted projection or the appraiser’s rent, whichever the program uses, so build your own budget on the lower number.

How much do I need down?

Short-term rental purchases typically go up to 75% LTV on the strongest files, which means at least 25% down. Credit score, reserves, and property type all affect where a file lands, subject to lender guidelines.

Can I live in the property or use it myself?

No. DSCR is a non-owner-occupied investment product, so personal use should be disclosed and weighed before you apply.

If you are buying or refinancing a rental property and want to see how the numbers work, Lendmire can help you compare DSCR loan options based on the property income, credit profile, leverage, and investor goals. Reach the team at 828-256-2183. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Most first-time hosts do not fail on the loan. They fail on the gap between projected revenue and what the property actually keeps after the costs coverage ignores.
