Can You Get a $5 Million DSCR Loan?

Can You Get a $5 Million DSCR Loan?

The Quick Read: Yes, but only through a select group of wholesale programs, and a $5 million loan is reviewed case by case before it is submitted. Across the network Lendmire works with, the standard DSCR program stops at $3,000,000, while the portfolio investor program reaches $10,000,000, subject to underwriting. At $5 million the limit is rarely the rent. It is the equity you bring.

  • Leverage on a purchase or rate-and-term refinance sits near 60% on review, with no cash-out.
  • Credit generally needs to be 700 or higher, with a two-appraisal requirement above $2,000,000.
  • Reserves are typically 6 months on the subject property, or 12 for first-time investors.
  • Short-term-rental and no-ratio files stop at $2,000,000, so they do not reach this size.

Everything here is subject to lender guidelines and underwriting. Nothing is a commitment to lend.

Is There an Official Cap on DSCR Loans?

No. Nobody in government sets a dollar limit on a DSCR loan. Each lender and its capital buyers set their own ceiling, which is why you see $3 million on one page and $10 million on another.

Many DSCR lenders stop near $3 million. A smaller group of select programs goes well past that. Lendmire is a mortgage broker, so it does not lend. It arranges these loans across a wholesale network of investor lenders, and each lender sets its own guidelines.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.

The market is large enough to support big files. Scotsman Guide reported that DSCR volume grew more than 50% year over year, passing bank statement loans as the biggest share of non-QM production. Non-QM means a mortgage that falls outside standard agency rules.

How a $5 Million Loan Differs From a Standard One

Leverage steps down as the loan grows. The rent test stays the same, but the equity test gets much heavier. Here is the ladder for a DSCR of 1.00 or higher, using the best available cell in each band. Every figure is a ceiling through select wholesale programs, subject to underwriting.

Loan size Purchase / rate-term Cash-out Credit
$150K–$1M 80% 75% 660+
$1M–$1.5M 75% 70% 700+
$1.5M–$3M 75% 60% 720+
$3M–$4M 65% — 700+
$4M–$10M 60% on review — 700+

Above $4,000,000 every request is reviewed case by case before submission. It is purchase or rate-and-term only. Treat 60% as a ceiling on review, never a promise.

Other overlays stack on top. Borrowers above $3,000,000 typically need 0x30x24 mortgage history (no 30-day lates in 24 months) and 48 months since any credit event. They must be citizens or permanent residents. Rural property is out, and acreage is capped at ten acres.

Two appraisals are required above $2,000,000. That adds cost and gives the lender a second opinion on both value and rent.

What Does the Math Look Like at $5 Million?

Think of the ratio first. DSCR is the property’s monthly rent divided by its monthly payment of principal, interest, taxes, insurance and any association dues. A 1.00 means rent equals the payment. Most large-balance programs want to see at least that for full leverage.

At this size, you are looking at a property worth well over $5 million. Run the numbers on a purchase at the 60% step: the loan is 60% of price, so the price runs about 1.67 times the loan. A $5 million loan means a roughly $8.3 million property, and you bring the other 40%.

That is why equity, not rent, is usually the binding constraint. A property that rents at 1.2x coverage still needs the down payment, the reserves and the second appraisal. No regulator sets a statutory loan-to-value limit here. The lenders do.

Interest-only helps the coverage side. Select programs offer a 120-month interest-only period on 30- and 40-year terms, up to 75% leverage, qualified on the interest, taxes and insurance. On a 60% deal, that runway can lift the ratio meaningfully, subject to underwriting. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Passing the ratio does not mean the building cash-flows. DSCR counts only the payment against rent. It ignores repairs, management and vacancy. BiggerPockets and most seasoned investors subtract operating costs before they decide whether a deal works.

Can You Cash Out at This Size?

Not at $5 million. Cash-out is capped by the same ladder: proceeds are unlimited at or below 60% LTV, with a $1,500,000 cap above 60%, and no cash-out above $3,000,000. Borrowers with 680-and-below credit get no cash-out above $1,500,000. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

So a $5 million refinance is usually a rate-and-term deal, or it gets split into pieces. If you want to pull equity from a large portfolio, consider structuring it across several smaller loans. Lendmire’s piece How to Refinance a $5 Million Mortgage With Bank Statements covers the alternative where personal income documents carry the file.

Which Paths Stop Short of $5 Million?

Two popular routes cap out at $2,000,000.

Short-term rentals. These qualify on documented operating history, at 80% of gross rent, with coverage of 1.00 or better. Investors need experience: twelve months owning income property in the last thirty-six. Municipal permission is documented property by property. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Sub-1.00 and no-ratio files. Coverage from 0.75 to 0.99 is a real path through select lenders in the network, up to $2,000,000, but LTV and terms adjust, subject to underwriting. No-ratio files are available through select wholesale programs to $2,000,000 for borrowers with a seven-year clean housing history and 0x30x24, subject to underwriting. Neither path scales to $5 million.

One Property or a Portfolio?

Both exist. A single $5 million asset is underwritten on that property’s rent. A blanket loan across several properties is underwritten on aggregate rent against aggregate debt service, producing one blended ratio.

The portfolio route has a practical limit. Programs allow up to 20 financed properties, and no extra reserves are required for the others. That helps borrowers who already own several rentals.

Property type matters too. Most programs cover 1-4 units, including warrantable and non-warrantable condos. A six- or twelve-unit building may not fit a DSCR program at all, and a commercial loan with a balloon maturity may be the comparison. Entity vesting is welcome, subject to lender program eligibility, though layered entities are not.

Occupancy is firm. A vacation home you use yourself is a second home, not an investment property. Federal rules treat credit for a non-owner-occupied rental as business purpose, per the CFPB, and that exemption is why this kind of loan exists at all.

What Gets Reviewed on a Big File?

Expect scrutiny. The paperwork shifts toward credit, reserves, the appraisal and its rent analysis, and entity documents. Traditional personal-income documentation is not the test, but the file is anything but thin.

Across the wholesale network, large files get one extra look that small ones skip: the lender’s exposure to a single borrower. Capital buyers can cap how much they hold with one borrower, and one big loan uses a large share of that room. Brokers see this often, and it shapes which lenders can take a $5 million file. Splitting across lenders is a common workaround.

Reserves cannot come from cash-out. The 6 months (12 for first-timers) are measured on the subject property’s payment, and cash-out proceeds never satisfy them.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Key Terms Defined

DSCR (debt service coverage ratio): monthly rent divided by the monthly payment, which shows whether the property covers itself.

LTV (loan-to-value): the loan amount as a percentage of the property’s value or price.

Non-QM: a mortgage outside standard agency guidelines, built for borrowers and properties that do not fit them.

Reserves: liquid cash you hold after closing, counted in months of payments.

Interest-only period: a stretch where you pay only interest, which lowers the payment the ratio is tested against.

Blanket loan: one loan secured by several properties.

When DSCR Is the Wrong Tool

DSCR fits a wealthy investor whose traditional personal-income documentation understates real cash flow. It fits less well when rent is thin but personal income is strong, because a full-documentation loan can then carry more weight. Portfolio banks may go higher but run on relationships, and their terms are often shorter.

Honestly, this one is a toss-up for many buyers: DSCR gives scale without income documents, but you pay for it in equity and appraisals. Compare the full terms before choosing. Lendmire’s guide to qualifying for a $5 million DSCR loan goes through the file checklist, and the complete DSCR loans guide covers the basics.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Is a $5 million DSCR loan available to first-time investors?

It is possible but harder. First-time investors typically need 12 months of reserves rather than 6, and a loan this size is reviewed case by case before submission. Short-term-rental files also require experience. Expect the lender to look hard at liquidity and credit, subject to underwriting.

What credit score do I need?

Lenders look for a credit score of 700 or higher at this loan size, alongside other credit factors, such as a 0x30x24 mortgage history and 48 months of seasoning after any credit event. Borrowers must be citizens or permanent residents.

Can I use an LLC?

Yes, subject to program terms. Entity vesting is welcome on most select programs, though layered entities are not. Expect to provide entity documents alongside the credit and reserve files.

Will the loan cover the whole purchase?

No. At $5 million the ceiling is about 60% of price on review, so you bring roughly 40% plus reserves and the cost of two appraisals. Leverage falls as loan size rises.

Does a strong DSCR guarantee approval?

No. Coverage is one test among several. Leverage, credit, reserves, appraisals and lender exposure all shape the outcome, and every file is underwritten individually.
