Can You Get a DSCR Loan for an Airbnb in Maryland?

Can You Get a DSCR Loan for an Airbnb in Maryland?

The Quick Read: Yes, a Maryland Airbnb can be financed with a DSCR loan when three things line up: the property can lawfully operate as a short-term rental where it sits, the income you document or project is believable, and that income covers the full monthly payment at the lender’s coverage floor, subject to lender guidelines. A DSCR loan is reviewed primarily on property-level rental income covering the payment, not on your W-2s. Maryland has no statewide ban on short-term rentals, so the local rules decide most outcomes.

  • Short-term rental (STR) purchase leverage tops out at 75% LTV, and STR cash-out or refinance tops out at 70%.
  • Expect a 640+ credit score and about 12 months of hosting or landlord experience.
  • The coverage floor is 1.00 on STR purchases and 1.00 on STR refinances.
  • No hosting history? A market projection or a long-term rent figure can stand in.
  • Clearing the ratio does not mean the deal is profitable. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

What Does a DSCR Loan Actually Test?

A DSCR loan tests one thing above all: does the property’s income cover its own payment? DSCR stands for debt service coverage ratio. The lender divides the monthly income it will count by the full monthly payment, which includes principal, interest, taxes, insurance, and any HOA dues.

A result of 1.00 means income and payment match. Above 1.00, the property covers the payment with room to spare. Below 1.00, it falls short.

Conventional lenders struggle with Airbnb income. They tend to discount it and ask for heavy paperwork. A DSCR file looks at the property’s cash flow instead of your personal income or debt-to-income ratio. That is why self-employed buyers, LLC buyers, and investors with many properties use this route. For the basics, the what-is-a-DSCR-loan explainer covers the foundation. For the STR-specific product, see the DSCR loan for Airbnb overview.

Is an Airbnb Even Legal Where You’re Buying?

This is the first test, and it comes before any income math. Maryland has no statewide short-term rental license. According to bnbcalc’s Maryland guide, STRs are legal statewide, and counties and Baltimore City handle zoning, licensing, and inspections.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Some jurisdictions restrict non-owner-occupied use. Others cap the number of rental days. A condo or HOA may ban rentals under 30 days outright.

Why does this matter to a lender? Appraisers and underwriters check legality before they trust any income figure. A property that cannot be licensed may be underwritten on long-term rent instead, which changes the coverage math. Across our wholesale network, this is a common reason an STR file gets restructured.

One more point on resale. CheckMate Rentals notes that a local license may not transfer to a new owner. A future buyer may have to apply on their own, which affects your exit.

What Is New on Safety?

Maryland recently added a statewide safety law for short-term rentals. Avalara reports that it requires smoke and carbon monoxide alarms, fire extinguishers, and posted emergency information. Annual local inspections phase in later, and platforms must verify that listings comply. WMAR confirms the October 1 effective date.

For your file, this is a compliance cost and a license-risk item. Both affect the income a lender will count.

How Do Lenders Count Airbnb Income?

Lenders use one of three income paths, and which one applies depends on whether the property has hosting history. Each path produces a different number, so pick the one your property can support.

Income route What it uses Best for
Booking history About 12 months of platform or manager statements Existing STRs
Market projection Third-party STR data for the area Purchases with no history
Long-term rent Appraiser’s market-rent opinion Conservative fallback

Most lenders also trim gross STR income before dividing. The size of the cut is lender-specific. Experienced hosts with a clean track record may see it reduced or waived. A cut matters because gross bookings are not what you keep.

Projection versus appraisal. DSCR loans need an appraisal. The rent opinion comes from a rent schedule, which is Form 1007 for a single-family home or Form 1025 for a two-to-four-unit property. Some STR programs use an STR-specific analysis instead. The appraiser’s rent figure can differ from a projection built on AirDNA revenue. When the two disagree, expect the lender to lean toward the lower, better-supported number.

What Do You Need to Qualify?

The strongest files clear two tests at once: enough equity and enough rental coverage. These are typical ranges across select lenders in our wholesale network. They are not commitments to lend, and every file is underwritten individually.

Item Typical STR guidance
Purchase leverage Up to 75% LTV
Refinance or cash-out Up to 70% LTV on STR collateral
Credit score 640 minimum
Coverage, purchase 1.00 floor
Coverage, refinance 1.00 floor
Experience About 12 months hosting or landlord history
Loan size Up to $3,000,000 on standard programs

Reserves vary by lender, leverage, loan size, and transaction type. About six months of the full monthly payment is common. Conservative files at modest leverage can see reserves waived, and larger loans often step up to about nine months.

Credit, reserves, and experience attach to the guarantor, the person who personally backs the loan. They do not attach to the LLC. Buying through an LLC is common, subject to lender program eligibility, and it generally keeps the loan off your personal credit report.

A bigger down payment lowers the payment and can lift the ratio. It does not erase the leverage caps, the credit floor, the reserve rules, or property eligibility. Manufactured homes, log homes, and barndominiums are not offered in these programs.

What Does the Math Look Like? (A Pass and a Near-Miss)

Both scenarios below are modeled assumptions, not market data.

Passing case. Say you buy a Maryland vacation home at 75% LTV. The counted income, after the lender’s reduction, covers the full monthly payment at about 1.25x. That clears the 1.00 floor with cushion. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Borderline case. Now say the appraiser’s rent opinion comes in lower than your AirDNA projection. The counted income covers the payment at about 0.92x. The file falls short of the 1.00 floor on a standard STR program.

You have options a lender would review:

  • Put more down, which lowers the loan and the payment.
  • Choose a smaller loan amount or a less expensive property.
  • Document stronger income, such as booking statements, if the property already has history.
  • Switch to a long-term rent basis if STR use cannot be supported.
  • Ask about a separate select-lender path that takes coverage below 1.00 with leverage and terms adjusted.

Whether any of these work depends on lender guidelines, credit approval, and property review. Each one trades something: less leverage, more cash, or different terms.

Does Clearing 1.00 Mean the Deal Makes Money?

No. The ratio compares counted rent to the full monthly payment, and nothing else. Repairs, vacancy, management fees, utilities, furnishing, and capital expenses sit outside the calculation. A property can clear 1.00 and still lose money after those costs.

Taxes also shape your real cash flow. Maryland state law has hosting platforms collect sales and use tax on certain short-term rentals, per Chapter 704 of the Maryland General Assembly. Local hotel and occupancy taxes vary by county and can still fall to the host. Model them as costs. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Seasonality matters too. Resort and coastal markets can swing sharply between peak and off-season, and lenders may tighten terms when income is volatile. Urban markets tend to run steadier but can depend on events and weekday demand. Look at a full year of income, not just the strong months.

Can You Do This With No Hosting History?

Often, yes. A first-time Airbnb buyer can use a market projection or a long-term rent figure for coverage. The catch is the experience expectation. Many STR programs look for about 12 months of hosting or landlord experience, so a brand-new investor may face tighter terms or a different program.

Existing STRs use a different route. If you buy a property that already hosts guests, booking statements and payout records can support the income. Those records carry more weight than a projection.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Is DSCR the Right Tool for You?

It fits when you want to qualify on the property, hold several rentals, or buy through an LLC. It is a weaker fit when your personal income is strong and you only own a few properties. In that case, compare it against a conventional investment loan.

Do the legal check first. Then run the coverage ratio. Then compare the real cash flow after costs. If the deal only works under a best-case projection, that is the answer.

Key Terms Defined

PITIA: The full monthly housing payment, covering principal, interest, taxes, insurance, and HOA dues.

LTV (loan-to-value): The loan balance as a percentage of the property’s value.

Form 1007 and Form 1025: Appraisal forms that estimate market rent, one for single-family homes and one for two-to-four-unit properties.

Haircut: The reduction a lender applies to gross rental income before dividing by the payment.

Guarantor: The person who personally backs the loan, even when an LLC holds title.

Reserves: Liquid cash set aside after closing, usually counted in months of payments.

Frequently Asked Questions

Do I need a state license to run an Airbnb in Maryland?

No. Maryland does not issue a statewide short-term rental license. Licensing, zoning, and inspections are handled by counties and Baltimore City, so check with the local office for the specific address before you count any STR income.

Can I use an LLC?

Often yes, subject to lender program eligibility. The guarantor’s credit, reserves, and experience still apply, because the lender looks through the LLC to the person behind it.

What if my ratio comes in too low?

You have several levers. A larger down payment, a smaller loan, stronger documented income, or a long-term rent basis can each help. A select-lender path below 1.00 coverage also exists, with leverage and terms adjusted. Eligibility depends on lender guidelines and property review.

Is a refinance different from a purchase?

Yes. STR collateral tops out at 75% LTV on a purchase and 70% on a refinance or cash-out. Both carry a 1.00 coverage floor, and a refinance can lean on your actual booking history. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Does my primary residence qualify?

Generally not. DSCR loans are built for non-owner-occupied investment properties. Because they are business-purpose loans, they are reviewed differently from a standard owner-occupied mortgage.
