Can You Get a DSCR Loan for an Airbnb in Massachusetts?

Can You Get a DSCR Loan for an Airbnb in Massachusetts?

The Quick Read: Yes, in most of Massachusetts, provided the property can legally operate as a short-term rental and the program accepts STR income. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Boston is the major exception, because its ordinance effectively bars investor-owned short-term rentals.

  • Short-term rental purchases typically reach up to 75% LTV; refinances and cash-outs on STR collateral top out around 70%.
  • Expect a 640+ credit score and about 12 months of host or landlord experience.
  • The coverage floor is 1.00 on purchases and refinances, and it is a select-program floor, not a universal rule.
  • Legal registration comes first. Income a borrower cannot lawfully earn cannot support the file.
  • Clearing 1.00 does not mean the deal cash-flows. Repairs, vacancy, management and utilities sit outside the calculation.

What Does a DSCR Loan Actually Measure?

A DSCR loan compares the property’s rental income to its full monthly obligation: principal, interest, taxes, insurance, and any HOA dues. That obligation is called PITIA. Divide income by PITIA and you get the coverage number.

Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Personal income and debt-to-income ratios are not the main test. Property income still has to be documented, though. “No personal income documentation” is not the same as “no documentation.”

Our complete DSCR loans guide covers the full mechanics.

Do All DSCR Lenders Take Short-Term Rentals?

No. Across the wholesale network Lendmire works with, lender appetite for STRs falls into rough tiers. Some programs won’t touch them. Others treat the property as a long-term rental or want a full year of documented STR history. A smaller group underwrites on projected income from market-data tools.

That spread is why a broker comparing many programs matters here. A property that one lender declines can fit another’s STR box, and the reverse happens too. Lendmire arranges these loans through select lenders in its network, across 41 markets including Washington, D.C. Lenders make the final eligibility call.

The program ranges that matter for an Airbnb file:

Factor Short-term rental
Purchase LTV Up to 75% on strong files
Refinance / cash-out LTV Around 70% on STR collateral
Credit score 640+
Coverage floor 1.00 purchase / 1.00 refinance
Host experience About 12 months
Loan size Up to $3,000,000 on standard programs

All of these are typical ranges, subject to lender guidelines, credit approval, and property review. Manufactured homes, log homes, and barndominiums are not offered in these programs. Condos can raise their own questions, covered below.

How Does a Lender Count Airbnb Income?

A lender needs one defensible income number. Three routes exist, and which applies depends mostly on whether the property already operates as an STR.

Income basis When it applies What gets reviewed
Actual history Existing STR with track record About 12 months of platform payouts or deposits
Third-party projection Purchase with no history Market-data estimate of STR revenue
Appraiser rent schedule Fallback or cross-check Form 1007 (1 unit) or 1025 (2-4 units)

The rent schedule is a long-term market-rent form. It often lands well below what a strong STR earns, and the appraiser sets the figure. If a file leans on it, expect coverage to look thinner than the host’s actual revenue suggests.

New to hosting? The 12-month experience expectation is worth planning around. Investors with no STR track record sometimes find a long-term-rental basis is the cleaner path on the first purchase, even if the property later converts.

Is It Legal? The Massachusetts Checkpoint

Legality comes before the lender question. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

At the state level, Massachusetts does not ban STRs. Per the Massachusetts Department of Revenue, the room occupancy excise has applied to short-term rentals of 31 days or less since July 1, 2019, at a state rate of 5.7%, with local option taxes possible on top. Operators must register with the state, even those who rent only a few days a year, according to the state’s municipal-finance briefing. Stays longer than 31 consecutive days fall outside the excise under 830 CMR 64G.1.1, which matters for mid-term rental strategies.

Cities and towns then layer on their own permit rules. Condo documents can also prohibit STRs regardless of any registration.

Why Boston Is Different

Boston is where the answer turns. The city’s ordinance defines a primary residence as the unit where the operator lives at least nine months, per the Boston STR ordinance, and owner occupancy is one of the eligibility criteria listed in the city’s STR eligibility dataset.

For a DSCR borrower, that is decisive. A non-owner-occupied Boston unit generally cannot be registered, so STR income cannot be legally earned there. Underwriting it as an Airbnb is a dead end. The realistic path is a long-term-rental DSCR file, built on a lease or a rent schedule.

Run the Ratio: One Property, Two Income Bases

Picture a Massachusetts vacation-market property bought at 75% LTV on an STR program. The same property can produce two very different coverage numbers depending on the income basis the lender accepts. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

  • Projection or history basis: Strong STR revenue might clear roughly 1.3x.
  • Long-term rent basis: The same property on a conservative market-rent schedule might land near 1.0x, or just under.

These are modeled illustrations, not market data. The spread is the point. If coverage sits below 1.00 on one basis, a sub-1.00 path is available through select lenders in the network, with leverage and terms adjusted. Eligibility remains subject to lender guidelines, credit approval, and property review.

One practical stress test: if a deal only barely clears 1.20 on STR income, model it at 1.10 before committing. Thin margins on a seasonal income stream deserve skepticism.

Seasonality, Taxes, and the Gap Between Qualifying and Profit

Cape and Island markets earn heavily in summer and much less in winter. Annualized trailing income smooths that out for the ratio, but your reserves have to survive the soft months. Reserves vary by lender, leverage, loan size, and transaction type, commonly around 6 months of PITIA, with some conservative files waived and larger loans stepping up.

Taxes and fees also hit real returns. State excise, possible local option taxes, platform fees, and the insurance a short-term rental requires all sit outside the DSCR calculation. Massachusetts law calls for at least $1,000,000 in liability coverage per STR unless the platform already carries it, per Airbnb’s Massachusetts help page. Budget for that on top of the loan.

Tax treatment varies; consult a qualified professional before relying on any deduction.

Here’s the catch. A file can clear 1.00 and still lose money after vacancy, repairs, and management. DSCR measures rent against PITIA only. It is a qualification test, not a profit forecast.

What the Network Sees: A Practitioner Note

Across the wholesale network, STR files tend to stumble in the same places. The income basis is thin, the host has no track record, or legality was assumed instead of checked. The strongest files arrive with registration confirmed, condo documents read, an insurance quote that reflects STR use, and a clear income story. Sorting those out before an offer saves the most grief.

When a DSCR Loan Is the Wrong Tool

Conventional second-home loans are a poor fit for STR investing. They typically limit rental use and property types, which is why DSCR is the common route. Still, DSCR is wrong when:

  • The property sits in a restrictive town or in Boston as a non-owner-occupied unit.
  • The condo association bars rentals under 30 days.
  • The deal only works at aggressive occupancy assumptions.
  • You plan to live in the property. DSCR is for investment use.

In those cases a long-term or mid-term rental strategy may fit better.

Steps From Idea to File

1. Confirm local legality, state registration, and HOA or condo rules.

2. Decide the income basis: history, projection, or rent schedule.

3. Run coverage on more than one basis.

4. Check credit, experience, and reserves against the ranges above.

5. Gather entity documents, an STR-aware insurance quote, and registration proof where required.

6. Compare programs through a broker who sees multiple lenders.

If you hold the property in an LLC, that is usually workable, subject to lender program eligibility.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Key Terms Defined

DSCR: The property’s rental income divided by its PITIA.

PITIA: Principal, interest, taxes, insurance, and HOA dues, the full monthly obligation.

Form 1007 / 1025: Appraiser rent schedules for 1-unit and 2-4 unit properties.

Room occupancy excise: The Massachusetts tax on stays of 31 days or less.

Seasoning: How long you have held a property before a cash-out refinance, commonly about 6 months.

Frequently Asked Questions

Can I qualify with no STR history?

Sometimes. Programs generally expect about 12 months of host experience, though a projection or rent-schedule basis may support a purchase. Eligibility depends on the lender, your profile, and the property.

What if my town restricts short-term rentals?

Then income from that use cannot be relied on. Confirm local rules first. A long-term-rental DSCR file may still work on a lease or market-rent basis.

Can I buy in an LLC?

Often yes, per lender program requirements. Guarantor credit and entity documents are typically reviewed.

Does seasonality hurt qualification?

Not directly, since lenders look at annualized income. But uneven months affect reserves and real cash flow, so plan liquidity around the slow season.

Is refinancing different from buying?

Yes. STR refinances and cash-outs on STR collateral run around 70% LTV versus up to 75% on an STR purchase, with a 1.00 coverage floor on each. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

Massachusetts rewards the investor who checks the town ordinance before the loan terms, because the permit, not the lender, usually decides whether the Airbnb income exists.
