Can You Get a DSCR Loan for an Airbnb in a Hosted-Only City?

Can You Get a DSCR Loan for an Airbnb in a Hosted-Only City?

The Quick Read: Usually not as a short-term rental. A hosted-only city lets only a resident host license nightly stays, and a DSCR borrower certifies they will not live in the property, so there is typically no legal nightly income for a lender to count. The same property can still work as a long-term rental, where the loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines.

  • A resident-only license and an investor’s occupancy certification contradict each other.
  • Where nightly rental is legal for a non-resident owner, short-term rental loans typically reach 75% LTV on a purchase, with a 640 credit score minimum.
  • In a hosted-only city, the realistic income basis is the long-term rent schedule.
  • Your real options are another market, a long-term or mid-term rental plan, or an owner-occupied loan if you will live there.
  • Lender approval never equals permission to operate. Check the local rule first.

What Does “Hosted-Only” Actually Mean?

A hosted-only city lets a short-term rental run only when the licensed host lives in the home. Some versions require the host to be physically present during the stay. Others, called primary-residence-only rules, let the host rent the whole home while away.

As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

Denver is the clearest official example. Its short-term rental licensing page says hosts need a license to operate in their primary residence. It defines that as the place where a person’s habitation is fixed, and a person can have only one. The city’s FAQ adds that proof of primary residency is required at application and renewal.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Hosted-only is not the same as other restrictions. Investors often blur them together.

Restriction type Who can operate Can an investor’s STR income count?
Hosted-only / primary residence Resident host Usually no
Night cap Varies by city Only the legal nights
Permit cap or lottery Permit holders Only with a valid permit
Outright ban No one new No
HOA or condo limit Per association Only if the documents allow it

AirROI’s glossary notes that a primary-residence requirement effectively keeps pure investment properties out of the nightly market. Some cities pair it with a cap on unhosted nights.

Why Does a Hosted-Only Rule Collide With a DSCR Loan?

The collision is about occupancy. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

At closing, you certify that you will not live in the property. A resident-only license requires the opposite. The only person who can hold the license is the person living there.

Put those two facts together and the picture is simple. An investor-owned, whole-home Airbnb in a hosted-only city typically has no lawful nightly income to underwrite. A projection report can still show a big number, but a lender will not count income you cannot legally earn.

DSCR programs generally treat short-term rentals as eligible where they are legal and common for the area. Across the network, the legality question comes before the income question.

An LLC does not fix this, subject to lender program eligibility on the entity itself. Occupancy reflects how the property is actually used. Denver ties its license to a person’s primary residence, not to a company. Likewise, claiming residency with a state or other government body does not by itself satisfy the city’s definition.

What Income Counts Instead?

The long-term rent schedule becomes the income basis. The appraiser values the property as a standard rental, using Form 1007 for a single unit or Form 1025 for two to four units. Those forms measure long-term market rent, not Airbnb revenue.

Here is the math. DSCR means debt service coverage ratio. You divide the property’s monthly rent by its full monthly housing payment, called PITIA (principal, interest, taxes, insurance, and association dues). A result of 1.00 means the rent equals the payment.

Run an illustration with ratios only. Say a house looks like roughly 1.3x on a nightly-rental projection. The same house might land near 0.8x on long-term rent alone. That gap is common in markets where nightly pricing runs well above monthly leases. In a hosted-only city, only the 0.8x version is real.

Two cautions apply. First, clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation. Second, 1.00 is where many select programs start, not a universal standard. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios generally open better pricing and leverage.

So compare the long-term rent to the payment before you make an offer. A property can look like a great Airbnb and still fall short as a plain rental.

Your Three Real Options

You have three workable paths. Pick based on how you plan to use the property.

Option 1: Buy where nightly rental is legal for non-resident owners. Choose this if the Airbnb income is the whole point of the deal. BiggerPockets advises learning a city’s and neighborhood’s rules before buying any short-term rental. Lendmire’s piece Hosted-Only City vs Unrestricted Market for a DSCR Short-Term Rental Loan lays out how the two file types differ.

Option 2: Buy in the hosted-only city and underwrite on long-term rent. Choose this if the rent comfortably covers the payment without any nightly income. Many hosted-only rules apply to short stays, so longer furnished stays are often treated differently. Confirm that with the city before you build a plan around it. If a future rule change would hurt, a long-term-rent cushion protects you.

Option 3: Use an owner-occupied loan and host from home. Choose this if you will really live there. DSCR does not apply, because the loan is for non-owner-occupied property. House-hacking a two-to-four-unit building also makes it owner-occupied, which standard rental DSCR programs exclude.

Some cities have exceptions for owner-occupants or renters with landlord permission. Those are owner-occupant paths, not DSCR paths. Another wrinkle: investor commentary on BiggerPockets discusses Plano, where existing operators were grandfathered while new ones were not. Whether a lender counts grandfathered income depends on the program and on documented legal status, so treat it as a case-by-case question.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

What Do the Numbers Look Like on Each Path?

Across the wholesale network, programs differ by income basis. Here is how the two paths typically compare, subject to lender guidelines and not a commitment to lend.

Factor Short-term rental (where legal) Long-term rental
Purchase LTV Up to 75% Typically 75%-80%
Cash-out LTV Up to 70% on short-term-rental collateral Around 75% on standard rentals
Credit score 640 minimum Most programs want about 660
Coverage floor 1.00 on purchases and 1.00 on refinances 1.00 where select programs start
Experience About 12 months of hosting history Landlord history varies

A few more details matter. Select high-leverage programs reach 85% LTV on a long-term rental purchase with roughly a 700+ score. Loan sizes run up to $3,000,000 on standard programs. Reserves vary by lender, leverage, loan size, and transaction type. Many files see around 6 months of PITIA, and larger loans step up.

A bigger down payment lowers the payment and can lift your coverage number. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

If your long-term rent lands below 1.00, programs below 1.00 are available through select lenders in the network, with leverage and terms adjusted. Those files usually need stronger credit or more cash in. Manufactured homes, log homes, and barndominiums are not offered in these DSCR programs.

DSCR files in restricted markets tend to turn on one question: what income does the lender see after the legal check? Investors who run the long-term rent number first rarely get surprised later. That is the most reliable habit we see across files.

For the broader picture, Lendmire’s complete DSCR loans guide covers qualification from the ground up.

How Do You Check an Address Before Making an Offer?

Get the answer in writing from each party that can say no. Do this before you write the offer, not after.

1. The city. Find the licensing page for the address. Ask whether a non-resident owner can hold a license and whether the license number must appear in ads.

2. The HOA or condo board. Request the governing documents. Association rules can ban nightly stays even where the city allows them.

3. The insurer. Ask whether a standard policy covers nightly rental use.

4. The lender. Ask which income basis the program uses for that address. Some programs allow only long-term rent, and others support short-term rental on purchases and refinances.

5. Your own pro forma. Build it on long-term rent first, then treat any legal nightly income as upside.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

What Mistakes Do Restricted-City Buyers Make?

  • Claiming two residences. You cannot tell the city the home is your primary residence and tell the lender it is an investment. The two statements cannot both be true. Misstating occupancy on a loan certification carries serious consequences.
  • Treating Form 1007 as proof of Airbnb income. It shows long-term market rent.
  • Assuming approval means permission. A loan approval is not a license to operate.
  • Assuming hosted-only bans all renting. Longer-stay rentals are often handled differently.
  • Changing occupancy after closing. Moving into a DSCR property and calling it your home needs the lender’s approval.
  • Assuming the rules are uniform across a state. Regulation is mostly set city by city.

For a first-time buyer’s view, Lendmire’s piece Hosted-Only City vs Unrestricted Market for a First-Time STR DSCR Borrower covers the same ground from that angle.

Key Terms Defined

DSCR: The ratio of a property’s monthly rent to its full monthly housing payment.

PITIA: Principal, interest, taxes, insurance, and association dues, the full monthly housing payment.

LTV: Loan-to-value, the loan amount as a percentage of the property’s value.

Occupancy certification: The borrower’s signed statement about whether they will live in the property.

Rent schedule: The appraiser’s estimate of what the property would earn as a long-term rental.

Hosted-only city: A city where a short-term rental license goes only to a resident host.

Mid-term rental: A furnished stay of 30 days or longer, often treated differently from nightly rentals.

Frequently Asked Questions

Can I get a DSCR loan on an Airbnb with no hosting history?

Usually the short-term rental programs expect about 12 months of hosting history. Some programs accept a third-party projection report or an appraiser’s short-term rental analysis instead. Either way, the rental has to be legal where the property sits.

Does a hosted-only city mean I can’t use a DSCR loan at all?

No. It means the nightly income usually cannot count for a non-resident owner. The property can still qualify as a long-term rental if rent covers the payment, subject to lender guidelines.

Will a lender use an Airbnb projection in a hosted-only city?

Generally not. A projection assumes income you cannot lawfully earn at that address. Lenders review the long-term rent schedule instead.

Can an LLC hold the license in a hosted-only city?

Typically not. The license is tied to a person’s primary residence, not to an entity. LLC vesting for the loan itself is available subject to lender program eligibility, but it does not change the occupancy question.

What if the rules change after I close?

A property that clears coverage on long-term rent alone is protected against that risk. If the file depends on nightly income and the rule shifts, the income that supported the loan may disappear. That is why a long-term-rent cushion matters.
