Can You Get a DSCR Loan on a House With No Airbnb History?

Can You Get a DSCR Loan on a House With No Airbnb History?

The Quick Read: Usually yes on a purchase, if the program accepts projected short-term-rental income, because the lender can use an appraisal or a third-party projection in place of booking history, while a refinance on a house with no operating record is a harder conversation. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. A missing track record changes which income number the lender uses. It does not automatically end the file.

  • On a short-term-rental purchase, leverage tops out at 75% LTV on the strongest files.
  • A refinance or cash-out on short-term-rental collateral tops out around 70% LTV.
  • Expect a credit score of 640 or higher and a coverage ratio of at least 1.00 on both purchases and refinances.
  • Programs usually expect about 12 months of hosting experience, which can sometimes come from other short-term rentals you own.
  • Clearing the ratio does not mean the house makes money. The ratio compares rent to the housing payment and nothing else.

How Do You Get a DSCR Loan on a House With No Booking Record?

You pick a program that allows short-term rentals, then find out which income method it uses. The method decides everything. The same house can clear 1.00 under one program and miss it under another.

As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

Across the wholesale network Lendmire works with, the sequence on a no-history purchase looks like this:

1. Confirm the program accepts short-term rentals. Many DSCR lenders do not. Settle this before you pay for an appraisal.

2. Identify the income method. Options include long-term rent from the appraisal, an appraiser’s short-term-rental analysis, a third-party projection, or 12 months of history.

3. Apply any discount. Lenders usually trim projected revenue before using it. The size of the trim varies by program.

4. Divide by the full housing payment. That means principal, interest, taxes, insurance, and association dues, known as PITIA.

5. Check the borrower side. Credit, reserves, entity documents, and hosting experience all matter alongside the ratio.

If you want the full mechanics of how the ratio works, Lendmire’s complete DSCR loans guide covers it.

One point trips up many first-timers. The lender chooses the income figure, not the appraiser. McKissock, an appraiser-education firm, notes that appraisers value only the real property and that the use of income is ultimately the lender’s decision.

Why the Standard Rent Form Does Not Capture Airbnb Income

The appraiser’s rent form is built for leases. It was never designed for nightly bookings.

Form 1007 is the appraiser’s single-family rent schedule. It documents estimated monthly market rent for a single-family investment property, according to Fannie Mae’s appraiser update. For two- to four-unit properties, appraisers use a companion form called Form 1025. Neither form models a nightly rate.

McKissock makes the same point: the 1007 is not designed for nightly rent. A copy of Fannie Mae’s update hosted by the Nevada Real Estate Division lists why short-term rentals differ from leases. They involve nightly bookings, furniture and fixtures, a terms-and-conditions agreement instead of a lease, and sometimes extra services. The same document says the agency’s selling guide is silent on whether a short-term rental counts as rental income.

That silence is why a DSCR loan, which is not an agency product, leans on each lender’s own rules. Some programs rely on the long-term rent figure by default. A house that clears easily on Airbnb income can then fail on paper. Class Valuation, an appraisal firm, reaches the same conclusion about the form’s limits.

Purchase vs. Refinance: Where History Matters

History matters far more on a refinance than on a purchase. A purchase has no operating record by definition, so programs that accept projections can underwrite the expected income. A refinance usually has a record, or should have one, so lenders want to see it.

Factor Purchase, no history Refinance or cash-out
Income basis Projection or appraisal Operating history
Max LTV (STR) Up to 75% Around 70%
Coverage floor 1.00 1.00
Hosting experience About 12 months About 12 months

A house that was never rented, or never run as a short-term rental, is a mixed case on a refinance. Some programs will treat it like a purchase. Others want the track record first. Ask before you assume.

Which Income Basis Applies to Your House?

Four income bases show up across the programs Lendmire places files with. Each produces a different ratio on the same house.

Income basis What it uses Typical fit
Appraisal rent (1007/1025) Long-term monthly rent Conservative programs
Appraiser STR analysis Comparable nightly data Programs that accept it
Third-party projection Market-data report STR-friendly programs
12 months of history Platform and bank records Operating properties

Most programs accept one or two of these, not all four. The strictest overlays want long-term rent or a full year of history. A few lenders in the network accept projections from market-data reports, usually with a discount applied.

Do not treat a seller’s revenue claim or a listing’s numbers as qualifying income. A lender decides which source it accepts and how much of the revenue it uses. A seller’s screenshot is a conversation starter, not an underwriting document.

A Worked Example With Ratios Only

Consider a modeled scenario, not market data. Say a first-time buyer is purchasing a single-family house at 75% LTV with a 640-plus credit score. The appraisal’s long-term rent figure covers the full housing payment at about 0.95x. A third-party projection, after the lender’s discount, covers it at about 1.25x. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

Here is how the same house reads under three program types:

  • A program that uses appraisal rent only: the house sits just under 1.00 and misses the standard floor.
  • A program that accepts projections: the house clears 1.00 with some cushion, and the deal works on to credit, reserves, and experience review.
  • A program that wants 12 months of history: a no-history purchase does not fit at all.

The lesson is simple. Run the number under the income basis the program actually uses, before you go under contract. Whether a file reaches approval depends on lender guidelines, credit review, and the appraisal.

What If the Appraisal or Projection Comes in Low?

You have several options, and none is automatic. The right one depends on how far short you are.

  • Add equity. A larger down payment lowers the monthly payment, which can lift the ratio. It does not erase the leverage cap, credit floor, or reserve rules.
  • Switch to a program with a different income basis. A house that misses on appraisal rent may clear on a projection.
  • Change the property. A house with a stronger rent-to-price relationship may fit better.
  • Ask about sub-1.00 options. On standard rentals, select lenders in the network take coverage below 1.00 with leverage and terms adjusted. Ask whether anything similar applies to your short-term-rental file, since the program parameters differ.
  • Walk away. A deal that needs everything to go right to qualify rarely rewards the buyer afterward.

Lendmire’s piece How to Qualify an Airbnb Purchase With No Rental History goes deeper on the no-record side of this problem.

Does a First-Timer Need Hosting Experience?

It depends on the program, and this is where true beginners get squeezed. Short-term-rental programs usually expect about 12 months of hosting or landlord experience. Programs that accept projections are fewer than programs that do not, and most of them want borrower experience alongside the projection.

Experience can sometimes come from other short-term rentals you already own. It may also come from a track record managing rentals. A buyer with no experience at all gets reviewed program by program, and some programs will simply decline.

A common alternative for a true beginner is to buy the house as a standard long-term rental first. The house is reviewed on its lease or appraisal rent, then converts to short-term use later. That path has its own tradeoffs, because converting changes the loan type’s expectations. Talk it through before you contract.

What This Loan Cannot Do

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

That has practical consequences:

  • You cannot use the loan on a house you will live in.
  • Personal-use vacation homes are not the target. A lender expects the property to operate as a rental.
  • Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered through the network’s DSCR programs.
  • The property must be allowed to operate as a short-term rental. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Last point: a projection that assumes bookings the property cannot legally take is worth nothing to a lender.

Qualifying Is Not the Same as Making Money

The DSCR ratio compares rent to PITIA, and that is all it compares. Repairs, vacancy, management fees, utilities, furnishing, and capital expenses sit outside the calculation. A house can clear 1.00 and still lose money each month.

A first-time short-term-rental buyer faces a few extra costs. Furnishing a house takes real cash. A discounted projection or lower leverage can raise the cash needed to close. Reserves, commonly around six months of PITIA but varying by lender, leverage, and loan size, also come out of your pocket.

Qualifying on a projection gets the house financed without personal-income documentation. It does not make the deal profitable. Keep those two questions separate.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Is This the Right Loan for You?

Your situation Likely better fit
Strong personal income, one rental Conventional financing may work
Rental income carries the deal DSCR loan
Plan to live in the house Owner-occupied financing
No hosting experience at all Start with a long-term rental

A DSCR loan makes the most sense when the property’s income is the strongest part of your file. It does less for a buyer who needs to stretch a thin deal. Conventional underwriting is built around personal income, which is why self-employed investors and those with several properties often move to DSCR.

Pre-Contract Checklist and Common Mistakes

Run these steps before you sign a purchase contract:

1. Confirm the program accepts short-term rentals and which income basis it uses.

2. Pull projected income and compare it with long-term rent for the same house.

3. Apply a discount to the projection, since lenders usually do.

4. Check your credit score, reserves, and hosting experience against the program.

5. Confirm local and association rules allow short-term use.

Mistakes that first-timers repeat:

  • Ordering the appraisal first. If the program does not accept your income method, the appraisal fee is wasted.
  • Trusting a seller’s revenue claim. It is not qualifying income.
  • Assuming 1.00 means profit. It does not.
  • Assuming every lender does short-term rentals. Many do not.
  • Assuming a larger down payment fixes everything. It helps the ratio, but leverage caps and credit floors still apply.

Key Terms Defined

DSCR (debt service coverage ratio): the property’s monthly income divided by its monthly PITIA. A ratio of 1.00 means the income equals the payment.

PITIA: principal, interest, taxes, insurance, and association dues. This is the full monthly obligation on the house.

LTV (loan-to-value): the loan amount as a percentage of the property’s value. Higher LTV means less cash down.

Form 1007: the appraiser’s rent schedule for a single-family investment property. It estimates long-term monthly market rent.

Projection: an estimate of future short-term-rental income from market data. Lenders decide whether to accept it and how much of it to count.

Reserves: liquid funds you hold after closing, usually measured in months of PITIA.

Frequently Asked Questions

Can I qualify if the house has never been rented?

Usually yes on a purchase, through a program that accepts projections or appraisal rent. The lender picks the income basis. A refinance on a never-rented house is reviewed program by program.

Does the appraiser decide if Airbnb income counts?

No. The appraiser values the real property and may supply a rent estimate. The lender decides which income source counts and how much of it to use.

Can a first-time host get approved?

Sometimes. Short-term-rental programs usually expect about 12 months of hosting experience, which can come from other short-term rentals you own. A true first-timer is reviewed program by program, and some programs will decline.

What leverage should I expect on a no-history purchase?

Up to 75% LTV on the strongest short-term-rental purchase files, with a 640 minimum credit score and a 1.00 coverage floor. A refinance on short-term-rental collateral runs up to about 70%. All of this is subject to lender guidelines, and every file is underwritten individually.

If I clear 1.00, is the house a good deal?

Not necessarily. The ratio ignores repairs, vacancy, management, utilities, and capital costs. Treat it as a qualification test, not a profit forecast.
