Can a First-Time STR Buyer Get a DSCR Loan on a Seasonal Airbnb?

Can a First-Time STR Buyer Get a DSCR Loan on a Seasonal Airbnb?

The Quick Read: Often yes, but only through a program that accepts short-term-rental income, and the lender will not use your best summer month. On a purchase with no hosting history, lenders typically lean on an appraiser’s rent analysis or a market projection, trim the number, and divide it by the full monthly housing obligation. Subject to lender guidelines, the answer depends on the program far more than on you.

  • Many DSCR lenders will not touch short-term rentals at all, so program choice decides the outcome.
  • Across the network, STR purchases are typically limited to a capped LTV, with a 640+ score and a 1.00 minimum coverage floor on select programs.
  • Programs usually expect about 12 months of host experience, so a true first-timer needs a program built for it.
  • Seasonal income gets averaged or discounted, never judged on peak months.
  • Clearing 1.00 does not mean you profit in January.

A first-time buyer eyeing a lake cabin, ski condo, or beach cottage hits two problems at once. There is no operating history to show, and the income arrives in lumps.

Why Does a Seasonal Property Get Treated Differently?

Lenders cannot see a track record, so they must estimate income, and seasonal income is the hardest kind to estimate. A property that earns most of its revenue in a few peak months looks very different on an annual average than on a July statement.

Seasonal concentration can get extreme. A sample property can earn more than half of its projected annual revenue in just its peak months. That kind of concentration is exactly what a lender prices in.

Across the wholesale network, we see three types of lenders on STRs:

  • Lenders that decline short-term rentals entirely.
  • Lenders that accept STRs conservatively, qualifying on long-term rent or requiring documented history.
  • Lenders that accept projection-based income, including seasonal vacation markets.

Same deal, same borrower, three different answers. Shopping the program matters more than polishing your profile.

Does a First-Time Buyer Need Hosting History?

Short answer: for most STR-income programs, yes, about 12 months. For the network’s STR programs, expect roughly 12 months of landlord or host experience on the strongest files, along with a 640+ credit score.

That does not close the door on a first-timer. Two paths exist. You can qualify the property on long-term market rent, which generally does not require hosting experience. Or you can use a select program that accepts a projection on a purchase. Many investors also buy, operate for a year, and then refinance on actual statements. That last route is often the cleanest for someone with no history.

Being a first-time investor and being a first-time host are different things. A landlord with long-term rentals but no Airbnb history sometimes reads better to a lender than someone who has never owned anything. It still varies by program.

What Income Number Will the Lender Actually Use?

The lender uses whichever of a few income sources the program allows, and then usually trims it. Here is how they compare.

Income method Best for Seasonal risk
Appraiser rent analysis Purchase, no history Often conservative
Market projection Purchase, select programs Depends on comps
Trailing 12 months Existing STR or refinance Shows real slow months
Long-term market rent Conservative fallback Ignores STR upside

The appraiser’s number often comes on a rent schedule. Freddie Mac’s Form 1007 is the standard market-rent estimate for a single-family investment property, and a parallel form covers two to four units. Fannie Mae’s appraiser guidance explains how that rent schedule works and when it is required. These are cited only to identify the appraisal exhibits. They do not govern DSCR loans.

Here is the catch. The long-term rent figure on that form often sits well below what an Airbnb can earn. A property that would clear 1.00 on short-term income can fall short on paper if the program defaults to long-term rent. Lendmire’s piece AirDNA Projections vs Airbnb Statements for a First-Time STR Buyer shows how the two income sources differ in practice.

How Does Seasonality Show Up in the Math?

It shows up as an average and a haircut. The lender takes a full-year view, applies an expense factor or discount to the gross figure, and divides by principal, interest, taxes, insurance, and any HOA dues. That sum is called PITIA, the full monthly housing obligation. Market observers describe lenders trimming gross short-term rent by roughly 20% to 25%, though that is a market observation, not a network figure.

Projection tools chart this directly. They forecast average monthly revenue and daily rate, then chart monthly seasonality. Read that chart before the lender does. Look at three things:

  • The gap between your best and worst months.
  • Whether the comparable properties truly match yours in size, amenities, and setting.
  • Whether the average depends on a few outlier months.

Projections are modeled estimates. One vendor test showed a projection nearly matching total revenue on a property while getting the occupancy and rate mix wrong. Treat any projection as a starting point.

Picture a ski condo that books solidly for a few winter months, then trickles. Judged on its peak, it looks like it clears 1.30x. Averaged across twelve months and trimmed, it might land near 1.05x. Same property. The second number is the one that counts.

Can It Cover the Slow Months?

Qualifying and profiting are different tests. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses all sit outside the calculation.

So a seasonal property can clear the ratio and still bleed cash in the off-season. A coverage number built on an annual average hides months where income falls short of the payment. Run your own month-by-month view before you buy:

  • List expected income for each month, using the projection’s seasonal curve.
  • Subtract the full monthly obligation and your operating costs.
  • Check whether reserves can carry the weak stretch.

Reserves vary by lender, leverage, loan size, and transaction type. Commonly it is around six months of PITIA, with larger loans stepping higher. Reserves are the cushion that makes a seasonal property survivable.

What Are the Program Numbers?

Typical figures from select lenders in Lendmire’s wholesale network look like this. All are subject to lender guidelines, and none are a commitment to lend.

Item Typical STR guideline
Purchase LTV Up to 75%
Cash-out or refinance LTV Up to 70%
Minimum credit score 640
Minimum coverage 1.00 on purchase and refinance
Host experience About 12 months
Loan size Up to $3,000,000 standard

On short-term-rental collateral, purchase leverage tops out at 75%, while cash-out and refinance files sit lower, at up to 70%. A larger down payment lowers the monthly obligation and can lift the ratio. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Coverage below 1.00 is a separate path, available through select lenders in the network with leverage and terms adjusted. Manufactured homes, log homes, and barndominiums are not offered in these programs. For the full picture, see Lendmire’s complete DSCR loans guide.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Check Legality Before the Math

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Do this first. A beautiful ratio on a property where short-term rentals are restricted is a ratio on nothing. Insurance for a seasonally vacant property is worth a conversation with an agent too.

What Does a Seasonal Buyer Need to Document?

A short list helps, and it differs before and after closing.

  • Before: the appraiser’s rent analysis, your projection report, and a read of local rules and HOA documents.
  • Before: proof of credit, reserves, and any landlord or host experience you hold.
  • After: platform payouts, manager statements, and bank deposits, so a refinance can use actual history.

In our files, seasonal buyers who keep clean monthly records from day one tend to have the easiest refinance conversation later, because slow months are explained rather than discovered.

Common Mistakes

  • Underwriting on peak months and ignoring the shoulder season.
  • Treating gross dashboard revenue as qualifying income.
  • Borrowing the maximum leverage on a thin-coverage property.
  • Assuming every DSCR lender accepts Airbnb income.
  • Equating a passing ratio with positive cash flow.

What If It Doesn’t Qualify?

Several moves exist before you walk away.

Route When it fits Tradeoff
Qualify on long-term rent Property is strong on that basis Ignores STR upside
Larger down payment Coverage is close More cash tied up
Lower-priced property Ratio falls short Smaller or different market
Buy, host, then refinance You lack history Wait and carry costs first
Different loan type DSCR doesn’t fit Different documentation

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

If you are buying or refinancing a rental property and want to see how the numbers work, Lendmire can help you compare DSCR loan options based on the property income, credit profile, leverage, and investor goals.

Frequently Asked Questions

Can a first-time STR buyer use a DSCR loan?

Often yes, through programs that accept short-term-rental income or that qualify the property on long-term rent. Eligibility depends on the program, credit profile, leverage, and property review. Select lenders in the network handle purchases with no hosting history, subject to lender guidelines.

Do I need hosting history?

For STR-income qualification, programs usually expect about 12 months of landlord or host experience. Without it, long-term rent qualification, a projection-based purchase through a select lender, or a buy-then-refinance plan are the usual paths.

Will a lender use my summer income?

No. Lenders look at a full year, trim the figure, and divide by the whole monthly obligation. A strong July does not carry a weak February in the calculation.

Does a 1.00 ratio mean I’ll profit in January?

No. The ratio compares rent to PITIA only. Vacancy, repairs, management, utilities, and capital costs are outside it, so a property can qualify and still run negative in slow months.

Can I buy in an LLC?

Often yes, subject to lender program eligibility.
