Can You Get a HELOC on an Airbnb You Hold as an Investment?

Can You Get a HELOC on an Airbnb You Hold as an Investment?

The Quick Read: Yes, but only through a narrow set of lenders, and only when the Airbnb is titled in your own name or a revocable trust, because the line is underwritten on your credit, your debt-to-income ratio and your equity rather than on the listing’s booking income. The short version of what that means in practice:

  • On an investment property, the lines Lendmire places through its wholesale network cap at 70% combined loan-to-value (CLTV), which measures your first mortgage plus the new line against the property’s value.
  • Expect a 700 minimum credit score and a line size of $25,000 to $500,000, subject to lender guidelines.
  • An LLC cannot hold title on these lines. Individual or revocable-trust title only.
  • Investment HELOCs are available in 16 full-service states, a narrower footprint than the DSCR program.

If the Airbnb sits in an LLC, or you want more cash than a line allows, a DSCR cash-out refinance is the usual alternative. DSCR stands for debt service coverage ratio, which compares the property’s rent to its monthly payment.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

What Is a HELOC on an Airbnb, Really?

A HELOC (home equity line of credit) is a revolving line secured by a property. You draw what you need, up to a limit, and repay it over a set schedule. On an investment property, the line can sit in first or second lien position. A lien is the lender’s legal claim on the property.

Most people think of a HELOC as a primary-home product. Lenders treat a rental differently because nobody lives there, and a short-term rental adds income that swings by season.

The core difference is what gets underwritten. A HELOC reads the borrower. A DSCR loan reads the property. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

That is why a busy listing does not qualify the line by itself. Strong bookings help your story, but the file turns on your credit, your other debts and the equity in the property.

Which Property Secures the Line?

You have three setups. Each puts a different asset at risk and changes which income the lender reads.

Collateral What is at risk What the lender reads
The Airbnb itself The Airbnb You, plus the property’s value
Your primary home Your residence You, plus your home’s value
A different rental That rental You, plus that rental’s value

The leverage ceilings differ by occupancy. On an investment property, the network ceiling is 70% CLTV, with no higher tier. A line on your primary home can reach up to 90% CLTV, and only at a 720-or-better credit profile.

The primary-home route often looks cheaper on paper. The risk is that your residence now backs an investment. If the Airbnb underperforms, the debt still sits on the house you live in.

Many investors use this route for a purchase. Lendmire’s piece Using HELOC As Down Payment For Investment Property covers that side.

How Lenders Read Airbnb Income

Underwriting an investment HELOC follows a fairly steady path across the lenders we work with:

1. Eligibility screen. The lender checks property type, title, state and the number of properties you own.

2. Credit review. The score floor on an investment line is 700, and the history across your financed properties matters.

3. Income and debt review. The lender calculates debt-to-income. The maximum is generally 50%, and the payment is figured on the interest-only amount at the maximum draw.

4. Equity and valuation. Lines at or below $500,000 usually run an automated valuation instead of a traditional appraisal. An investment line cannot exceed $500,000, so this is the normal path.

Where does Airbnb income fit? It shows up as rental income on your returns and bank deposits. Lenders typically look at net income after expenses, not gross bookings. A listing that grosses well can still look thin once cleaning, platform fees, management and vacancy come out.

Expect to gather traditional personal-income documentation with the rental schedule, platform payout reports, bank statements, a mortgage statement on every property and landlord insurance. Each document answers a different question. Returns prove net income. Statements prove the debt balances.

A newer listing with little history is harder to document. Lendmire’s piece Investment Property HELOC Rules for an Airbnb Under a Year Old covers that case.

Title and Ownership: Where Many Files Stall

The title rule is the sharpest structural limit. These lines require fee simple or leasehold title held by the individual borrower or a revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title.

Many Airbnb owners put the property in an LLC for liability reasons. If yours is, you have two options. You can change the vesting before applying, which carries its own legal and insurance considerations. Or you can use a DSCR cash-out refinance, which can lend to LLC-titled entities, subject to lender program eligibility.

The existing first mortgage matters too. If the property already carries one, many lenders will not lend behind it. A paid-off Airbnb avoids that issue, because the new line can take first position.

How Big a Line Can the Equity Support?

Here is the sizing method, in percentages. The CFPB HELOC booklet describes it as a percentage of appraised value minus what you already owe. On an investment property in our network, that percentage is 70% CLTV.

Picture an investor whose Airbnb has a first mortgage at about 50% of its value. At a 70% ceiling, the room is roughly 20% of value, if the credit and debt-to-income review also clear. Now picture a paid-off Airbnb. The room is up to 70% of value, capped by the $500,000 maximum line.

Two other limits apply:

  • The smallest line is $25,000, so thin equity can leave you below the floor.
  • At least 75% of the line is drawn at closing. This is not a draw-as-needed reserve.

Credit above 700 does not raise the ceiling. On an investment line, 720 and 700 both reach 70% CLTV. The 700 is a hard floor, with no tier below it.

Properties and Borrowers That Don’t Fit

The line is not offered on every property type. Single-family homes, 2-4 unit properties, PUDs, townhomes and condominiums, including non-warrantable condos, can qualify. These types are not eligible: manufactured homes, co-ops, condotels, log homes, and commercial, mixed-use or agricultural zoning. A hotel-style condotel unit often looks like a perfect Airbnb and still falls outside the rules.

Borrower limits matter as well:

  • You can hold no more than three of these lines.
  • A borrower with more than 15 financed properties is not eligible.
  • The line must be in one of 16 states: AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA and WA.

One more check comes before any math. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

HELOC or DSCR Cash-Out?

Neither is always better. The right choice depends on title, how much you need and how your income reads on paper.

Factor Investment HELOC DSCR cash-out refinance
What is underwritten The borrower The property’s rent
Title Individual or revocable trust LLC possible, per program
Size $25,000 to $500,000 Up to $3,000,000 on standard programs
Leverage 70% CLTV, investment 75% on standard rentals
Short-term rental leverage 70% CLTV, investment 70% on short-term-rental collateral

A DSCR cash-out replaces your current mortgage with a new, larger one. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Short-term-rental collateral generally needs a 640+ credit score and about 12 months of hosting history. Most programs we place files with want around 660 on standard rentals. Reserves are commonly around six months of PITIA, which is principal, interest, taxes, insurance and any association dues, though they vary by lender, leverage and loan size.

On coverage, 1.00 is where many select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted. Clearing 1.00 does not mean the property cash flows. Repairs, vacancy, management, utilities and capital costs sit outside the calculation.

The HELOC is usually the better fit when you want modest capital, you own the Airbnb personally and your personal income is clean. The DSCR route fits better when the property is in an LLC, your traditional personal-income documentation understates your income, or you need a larger sum. The complete DSCR loans guide walks through the full qualification picture.

The Risks Before You Draw

The pricing on these lines floats through both the draw period and the repayment period. It never converts to a fixed structure. Investment lines run a five-year interest-only draw followed by a 25-year fully amortizing repayment. When the draw ends, the payment steps up, because principal joins interest.

The CFPB booklet also notes that a lender can freeze or reduce a line if the property’s value declines significantly or your finances materially change. The Federal Reserve has said lenders must give written notice of such an action and restore the line once the conditions end. For an Airbnb owner, a slow season that dents your income can matter.

Treat the line as short-term capital. Repaying it from the next refinance is a plan. Repaying it from hoped-for bookings is a gamble.

Tax treatment can depend on how the funds are used and how the property is held. Investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

HELOC: A revolving line of credit secured by a property, with a draw period followed by repayment.

CLTV: Combined loan-to-value, which adds up every loan on the property and divides by its value.

Lien position: The order in which lenders get repaid if the property is sold or foreclosed.

DSCR: Debt service coverage ratio, which compares the property’s rent to its monthly payment.

PITIA: Principal, interest, taxes, insurance and association dues, the full monthly housing obligation.

Draw period: The early stretch when you can borrow against the line, here with interest-only payments.

Frequently Asked Questions

Can I use a HELOC on my home to buy an Airbnb?

Yes, many investors do. The line is secured by your primary residence, which can reach higher combined leverage than a line on an investment property. A primary-residence line can reach up to 90% CLTV only with a 720-or-better credit profile, while a line on an investment property tops out at 70% CLTV. The tradeoff is that your home backs the investment.

Does my Airbnb income count toward qualifying?

It counts as rental income on your returns, but lenders usually review the net figure after expenses. Because a HELOC is underwritten on you rather than the property, a strong listing helps but does not qualify the line alone.

Can an LLC-owned Airbnb get an investment HELOC?

No. The network’s HELOC requires title in an individual’s name or a revocable living trust. An LLC-owned property needs a vesting change first, or a DSCR cash-out refinance instead, subject to program terms.

Is an appraisal required?

Usually not. Lines at or below $500,000 ordinarily run an automated valuation, and an investment line cannot exceed that amount. A higher CLTV may call for a second valuation, and you can request a full appraisal.

What if the property is outside the 16 states?

The investment HELOC is available only in those 16 full-service states. In other markets, a DSCR cash-out refinance may be the practical route. DSCR programs run across 41 markets, including Washington, D.C.
