The Quick Read: It is a revolving second-lien credit line secured by the home you live in, which the lender reviews as a primary-residence line while you also host guests. The lender mostly reviews your credit, debts, equity and occupancy, so the rental use has to be disclosed and has to fit the line agreement.
- Personal credit, debt-to-income and equity drive the file, because the line is underwritten as a primary-residence loan.
- You must actually live in the home. Renting a room or a unit fits far better than renting the whole home full-time.
- Airbnb income may be counted, discounted or ignored, depending on the lender.
- On primary residences, the network ceiling reaches 90% CLTV only at a 720 or better credit profile.
- A whole-home, year-round rental is really an investment property and is reviewed under investment rules.
A home equity line is not a simple product that ignores how the house is used, because the answer on occupancy changes the credit floor, the leverage ceiling and the maximum line. This piece walks through the mechanics, the edge cases, and where a DSCR cash-out on the rental becomes the cleaner tool. Lendmire is a DSCR-focused mortgage broker that places these files through select wholesale lenders.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
What a HELOC Actually Is
A HELOC is an open-end line of credit that lets you borrow repeatedly against home equity. The federal consumer-finance regulator explains that equity is the home’s value minus what you owe on the mortgage, and that you could lose the home if you cannot repay. A home equity loan pays out a lump sum. A HELOC lets you draw up to a maximum, and available credit refills as you repay. The FTC confirms the line is secured by your home, so a lender can take the property if the debt goes unpaid.
The line sits as a second mortgage on top of any first mortgage. It can also stand alone in first-lien position, depending on the program. On the lines described here, pricing floats through both the draw and the repayment period and never converts to fixed.
How Airbnb Use Changes the File
A lender classifies every file as primary residence, second home or investment property. That label sets the credit floor, the leverage ceiling and the line cap. If you live in the home, it is a primary-residence line. Hosting guests does not automatically change that label, but it raises questions the lender will ask.
Short-term rental use in a primary home is not barred by a federal rule. It comes down to the line agreement, the occupancy affidavit you sign, and local rules. Those local rules can differ by city, county, HOA and property type, so confirm them before relying on any projected rental income.
Here is how the common situations sort out:
| Situation | Likely classification | What to check |
|---|---|---|
| Occasional hosting while you live there | Primary residence | Line agreement language, insurance |
| Renting a room or ADU | Primary residence | Disclosure, income treatment |
| Owner-occupied 2-4 units | Primary residence | Property eligibility, rental documents |
| Whole home, year-round, you live elsewhere | Investment property | Investment line or DSCR cash-out |
The last row is the one that causes trouble. A home you rent whole and full-time while claiming to live there is not a primary residence. Lenders can test occupancy with utility bills, driver’s license records and public data, and an occupancy affidavit is signed at closing. Misstating occupancy is a serious problem for the borrower. A real life change, communicated to the lender, is a different matter.
What Lenders Look At on a Primary-Residence Line
These are personal-profile loans. Across the wholesale network, the lines that cover primary residences run on credit, debt-to-income, equity and property type.
- Credit: The program floor is 600, using a single-bureau score keyed to the primary wage earner. The report can be no more than 90 days old at closing.
- Leverage: On a primary residence, the ceiling reaches 90% CLTV, and only at a 720 or better credit profile.
- Debt-to-income: The maximum is 50%, or 45% for credit profiles from 600 to 679. A ratio above 45% needs a 680 minimum. The file is qualified on the interest-only payment calculated on the maximum draw.
- Line size: $25,000 to $750,000. A line above $500,000 is primary-residence only. It requires a 700 or better credit profile (720 on the 5-year interest-only draw structure with a 25-year repayment), caps at 75% CLTV, and needs a full appraisal.
- Valuation: Lines at or below $500,000 ordinarily use an automated valuation, though a higher CLTV may call for a secondary one. You can request a full appraisal in any case.
- Property types: Single-family, 2-4 units, PUD, townhome and condo, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use and agricultural zoning are not eligible.
Two draw structures exist on primary residences. The first is a 3-year interest-only draw followed by a 17-year fully amortizing repayment. The second is a 5-year interest-only draw followed by a 25-year fully amortizing repayment. At least 75% of the line is drawn at closing on both structures. Every figure here is subject to lender guidelines and full file review. This is not a commitment to lend.
How Airbnb Income Is Treated
Do not count on Airbnb income to lift the approval. Some lenders count it, some discount it, and some exclude it. Short-term income swings more than lease income, so underwriters may haircut it. Rabbu notes that home equity products focus on equity and the ability to service the debt rather than the income of a rental property.
A host whose tax return shows rental income may also see the lender look harder at occupancy. Disclosing the hosting up front is cleaner than having it surface in the documents.
Insurance matters here too. Standard homeowner policies often exclude short-term rentals, and platform coverage is limited. A coverage gap can threaten the collateral behind the line, so confirm the policy covers hosting before you apply.
Key Terms Defined
CLTV: Combined loan-to-value, which adds the first mortgage and the new line together and divides by the home’s value.
Draw period: The stretch when you can borrow against the line, usually paying interest only.
Occupancy affidavit: The signed statement that you intend to live in the home as your primary residence.
Second lien: A loan that sits behind the first mortgage in repayment priority.
DSCR: Debt service coverage ratio, which compares a property’s rent to its monthly obligation. It is how investor loans on rentals are reviewed.
Where the Primary Home HELOC Breaks Down
The line has structural limits that matter to investors.
First, title. Lines in the network must be held by the individual borrower or a revocable living trust. LLCs, corporations, partnerships and irrevocable, blind or land trusts cannot hold title. A property already deeded to an LLC needs a vesting change or a DSCR cash-out instead.
Second, the rental ceiling. If the property is truly an investment property, the network ceiling is 70% CLTV at a 700 minimum credit profile, with a maximum line of $500,000. The 720 and 700 tiers both reach 70%, so a higher score buys eligibility rather than leverage. Do not apply the primary-residence 90% figure to a rented home.
Third, exposure. A borrower is limited to three lines, and an owner of more than 15 financed properties is not eligible. Texas primary residences are homestead properties that cap at 80% combined loan-to-value, among other state rules.
Fourth, availability. These lines are offered only in Lendmire’s 16 full-service states, which is narrower than the 41-market DSCR footprint.
The Real Risk: Your Home Is the Collateral
Using a primary-home line to fund rentals puts the house you live in behind the debt. The CFPB and FTC both warn that the home can be lost on default. The payment also floats, and a draw period of interest-only payments eventually gives way to full amortization. Think through a stress case: bookings drop, a unit sits vacant, and the payment steps up while your personal debt-to-income carries the new line.
Tax treatment can depend on how the funds are used and how the property is held; borrowers should keep clear records and speak with a qualified tax professional before relying on any deduction.
When DSCR Cash-Out Is the Cleaner Tool
A DSCR loan is built for non-owner-occupied investment property. Because these are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Coverage compares rent to the full payment (principal, interest, taxes, insurance and any HOA dues), and the file qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Lendmire’s complete DSCR loans guide lays out the full structure.
Think about the host who rents the entire home all year and lives elsewhere. That property is an investment property, and the honest path is either an investment line or a DSCR cash-out on the rental. Across the network, a cash-out tops out around 75% LTV on a standard rental, with about 6 months of seasoning as the common expectation. For short-term rental collateral, cash-out is capped at 70%, with roughly 12 months of hosting history and a 640 or better score expected. Reserves vary by lender, leverage and loan size, commonly around 6 months of PITIA. The 1.00 coverage mark is where select programs start, not a universal standard, and clearing it does not mean the property cash flows after repairs, vacancy, management and utilities. A separate select-lender path goes below 1.00 coverage with leverage and terms adjusted.
A DSCR loan is not available on the home you live in. For a side-by-side look at how the two collateral choices compare, see Lendmire’s piece How to Use an Investment Property HELOC on a Rental Instead of Your Primary Home.
Before You Apply: A Checklist
1. Read your current mortgage and any HELOC agreement for rental-use or occupancy clauses.
2. Confirm local short-term rental rules, HOA rules and permits.
3. Call your insurer and confirm hosting is covered.
4. Gather the occupancy proof, income documents and, if you want hosting income considered, payout reports and the filed return.
5. Decide honestly whether the home is a primary residence with a guest room or an investment property.
6. Stress-test the payment against a month of zero bookings.
Frequently Asked Questions
Can I get a HELOC if I rent my primary home on Airbnb?
Often yes, if you live in the home and the lender allows the use. Disclose the hosting. Lenders review the file as a primary-residence line, so credit, debt-to-income and equity carry the decision. Approval is subject to lender guidelines and a full file review.
Does Airbnb income help me qualify?
Not reliably. Depending on the lender, it may be counted, discounted or ignored. Documentation such as payout reports, matching deposits and a filed return is what it takes to have the income considered at all.
What happens if I rent the whole home and live somewhere else?
The property is no longer a primary residence, and it is reviewed as an investment property. In the network, investment lines cap at 70% CLTV with a 700 minimum credit profile and a $500,000 maximum line. A DSCR cash-out on the rental is often the cleaner structure.
Can an LLC own the home behind a HELOC?
No. The network’s lines require title held by the individual borrower or a revocable living trust. A property in an LLC needs a vesting change, or a DSCR cash-out instead, subject to program terms.
Is the interest tax-deductible?
It depends on how the funds are used. Speak with a qualified tax professional.
