The Quick Read: Being out of state does not change whether a lender will give you an investment property HELOC; it changes how you assemble and deliver the file, because the lender underwrites you, not the listing, and wants returns, platform payout records, bank deposits, and mortgage statements on every property that all tell the same story. Distance adds logistics, not a higher bar.
- Network figures: On an investment property, the line reaches up to 70% CLTV and up to $500,000, with a 700 minimum credit score, subject to lender guidelines.
- Income: Underwriters read net income on your filed returns, not gross bookings on the platform.
- Title: The line must be held by you personally or by a revocable living trust. An LLC cannot hold it.
- Out-of-state work: It mostly shows up in valuation access, signing, local paperwork, and a remote manager’s statements.
- Consistency: Returns, payouts, and deposits must reconcile with each other. Mismatches cause most conditions.
What You Are Actually Applying For
An investment property HELOC is a revolving line of credit secured by real estate you do not live in. Your Airbnb can secure it, or another property can. Either way, the lender treats the collateral as non-owner-occupied.
How large a line the equity supports.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Across the wholesale network Lendmire works with, the investment line is a standalone loan in first or second lien position. Lines run from $25,000 up to $500,000 total. There is no investment tier above $500,000. The ceiling on an investment property is 70% combined loan-to-value, whether your score is 700 or 720. Credit above 700 buys eligibility, not extra leverage, and 700 is the hard floor.
Investment lines use one structure: a 5-year draw period followed by a 25-year repayment period. At least 75% of the line is drawn at closing. Pricing floats through both periods and never converts to a fixed amount. That matters for a seasonal Airbnb, because a floating cost sits on top of income that moves with the calendar.
These are typical network figures, not promises. Every file is underwritten individually, and a lender can decline or adjust terms. Lendmire is a broker that arranges these lines through select wholesale partners. It is not the lender.
One availability point is easy to miss. Lendmire’s home equity lines are arranged in 16 full-service states (AL, CA, CO, FL, GA, IN, MI, MT, NM, NC, OH, PA, TN, TX, VA, WA). That is narrower than its 41-market DSCR footprint, including Washington, D.C. Check the property’s state before you spend time on paperwork.
Key Terms Defined
HELOC: A home equity line of credit, an open-end loan you can draw on repeatedly up to a set limit.
CLTV: Combined loan-to-value, which adds the new line to the first mortgage and divides by the property’s value.
DTI: Debt-to-income, your total monthly debts divided by your monthly income. This network allows a maximum of 50%, and DTI is reviewed against the interest-only payment calculated on the maximum draw.
Junior lien: A claim that sits behind the first mortgage. If the property is sold or foreclosed, the first lender gets paid first.
Payout report: The platform’s record of what it paid you, by period, after its own fees.
Net rental income: What the rental earned after expenses and depreciation, as shown on your return. It is the number a HELOC underwriter starts with.
DSCR: Debt service coverage ratio, a property’s rent divided by its full monthly housing payment (principal, interest, taxes, insurance, and HOA dues).
How Underwriting Reads an Out-of-State Airbnb, Step by Step
An investment HELOC is underwritten on the borrower, not the property. The listing’s bookings matter only as far as your documents prove them. Here is the order a lender works through.
1. Eligibility screen. The lender checks property type and title. Single-family, 2-4 unit, PUD, townhome, and condominium properties can qualify, including non-warrantable condos. Manufactured homes, co-ops, condotels, log homes, commercial, mixed-use, and agricultural-zoned properties are not eligible. Condotels matter to Airbnb owners, so check that your unit is not classified as one.
2. Exposure check. A borrower is limited to three lines. A borrower with more than 15 financed properties is not eligible. A multi-state portfolio hits this faster than owners expect.
3. Credit. The lender needs a 700 minimum on an investment property. The report must be no more than 90 days old at closing, and there are no rescores.
4. Income analysis. The underwriter starts with the rental schedule on your return. Depreciation and other deductions can make a busy listing look thin on paper, and the lender counts the thin number.
5. Debt load. Every mortgage on every property you own goes into DTI. A missing obligation in another state is a classic reason a file stalls.
6. Valuation. Because an investment line caps at $500,000, it normally runs through an automated valuation with no traditional appraisal. A higher CLTV can trigger a secondary valuation, and you can request a full appraisal in any case.
7. Title and recording. The line is recorded against the collateral, held in your name or your revocable trust.
Nothing in this sequence is different because the property is in another state. What changes is who can produce each document and how far away they are.
The Document Map
The best way to build the file is to ask what each document proves. Each one answers a single underwriter question.
| Document | What it proves | Common out-of-state stall |
|---|---|---|
| Filed returns with rental schedule | Net income after expenses | Return filed late or amended |
| Platform payout reports | Booking history and payouts | Report covers the wrong period |
| Bank statements | Deposits match the payouts | Manager deposits to another account |
| Mortgage statements, every property | Full debt picture | One out-of-state loan left off |
| Insurance declarations | Coverage fits short-term use | Policy written for a long-term tenant |
| Management agreement | Who runs it and what they charge | Fees not visible in the deposits |
On a rental, the Schedule E in IRS Publication 527 is where rental income and expenses normally land. The publication also asks for fair rental days and personal-use days on each property. If you stay in the unit yourself, those days affect how the rental is reported. Underwriters see them on the return, so know your own numbers before they ask.
Net income, not gross bookings, is the number lenders use, and some lenders discount short-term rental income because it swings more than lease income. A listing can book strongly, yet the return can still show little net income after depreciation and other deductions. That gap is the most common surprise for Airbnb owners applying for a HELOC.

Which Property Secures the Line?
The collateral changes what the lender emphasizes. The line can sit on the Airbnb itself or on another property you own. The right choice depends on equity, title, and where you are applying.
| Collateral | What the lender reads | Documentation emphasis |
|---|---|---|
| The out-of-state Airbnb | Borrower plus the rental | Full Airbnb stack |
| Your primary home | Borrower, owner-occupied terms | Personal income, mortgage statements |
| Another rental | Borrower plus that rental | That property’s return and statements |
A line on the Airbnb ties the lender’s collateral to a property they cannot easily see, so they lean on the rental paper. A line on a primary residence runs on different occupancy terms and is less focused on the Airbnb. Some investors do this to fund an out-of-state purchase, then refinance later. That works when the line is short-term capital. It works less well as a permanent down payment source, because the floating cost and the 75% drawn at closing leave little room for a slow month.
The Out-of-State Layer
Distance changes four things. None of them lowers the bar.
Valuation access. An automated valuation needs no visit from you. If a full appraisal is requested or required, the appraiser needs property access. Your manager or a local contact usually handles that.
Signing. Out-of-state paperwork is routine for title companies. A dated BiggerPockets discussion shows an investor worried about an in-person closing and a reply pointing out that the title company drives the documents. Treat that as one investor’s experience, not a rule. Ask your lender how they handle remote signing before you apply.
Local paperwork. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Have your permit or registration documents ready, because a lapsed permit on a short-term rental raises questions fast.
Remote managers. When a manager collects the money, your deposits may arrive net of their fees. The underwriter wants the management agreement, the manager’s statements, and bank deposits that reconcile. If the platform shows one number and your bank shows another, explain the difference in writing before the underwriter asks.
Lenders in the network see this pattern often: the file is strong, but the paper does not line up. Matching three numbers (payout, deposit, return) usually solves more problems than any additional document.
Where the General Rule Breaks
Entity title. The line must be held by you personally or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title. If your Airbnb already sits in an LLC, you need a vesting change or a different product, such as a DSCR cash-out. That is the sharpest difference from a DSCR loan, though DSCR financing in an LLC is subject to lender program eligibility.
Ineligible property types. A condotel-style unit or a log home is not offered, however strong the rental income.
Listed for sale. A property listed for sale, or listed within the past 60 days, is ineligible in NC, PA, TN, TX, and WA. Texas investment properties are eligible as non-homestead transactions.
Past credit events. A bankruptcy needs 4 years of seasoning from discharge or dismissal. Investment files follow a 7-year seasoning path for foreclosure and 4 years for a deed-in-lieu, pre-foreclosure, or short sale.
Classification. Rental activity normally goes on Schedule E. Per the University of Illinois Tax School, Schedule C can apply instead when substantial services are provided or the owner is a dealer. That changes which line an underwriter reads for your Airbnb income.
Line freezes. A HELOC is open-end credit, and lenders can generally freeze or reduce a line if values fall or your finances worsen. A line you counted on for a repair can be less available when income dips. Many investors treat a HELOC as short-term capital for that reason.
Use of funds. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
HELOC or DSCR Cash-Out? The Documentation Question
The two products ask different questions. A HELOC reads you. A DSCR loan reads the property.
DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. A DSCR loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. The complete DSCR loans guide covers how that works.
| Factor | Investment HELOC | DSCR cash-out |
|---|---|---|
| What is read | Your returns and DTI | Property rent vs. payment |
| Title | You or a revocable trust | LLC allowed per program |
| Leverage | 70% CLTV, investment property | Up to 70% on short-term rental collateral, 75% on standard rentals |
| Credit | 700 minimum | 640+ on short-term rentals |
| Structure | Floating line | Term loan |
On short-term-rental collateral, DSCR cash-out typically expects about 12 months of hosting history and a 1.00 coverage floor, where select programs start. A separate select-lender path goes below 1.00 with leverage and terms adjusted. Clearing 1.00 does not mean positive cash flow, because repairs, vacancy, and management sit outside the calculation.
If your return shows heavy depreciation or you have many financed properties, a HELOC may stall on DTI even when the Airbnb performs well. In that case a property-level test may fit better. Lendmire’s comparison of an investment property HELOC against a cash-out that replaces a low first mortgage walks through that decision.
Where Files Get Stuck, and the Order to Build One
The most common conditions are predictable.
- Deposits go to a different account than the one in the bank statements. Fix it by providing both accounts or moving the deposits.
- The payout report covers the wrong period. Request one that matches your return and your statement dates.
- A mortgage is missing. List every obligation in every state.
- The permit has lapsed. Renew it before you submit.
- Insurance does not fit short-term use. Get a policy endorsed for rental use.
- The property is in an LLC. Plan the vesting change, or choose a DSCR cash-out.
A remote owner can assemble the file in this order:
1. Confirm the property’s state and type are eligible.
2. Confirm title is in your name or a revocable trust.
3. Gather filed returns with the rental schedule.
4. Pull platform payout reports for matching periods.
5. Collect bank statements and match the deposits.
6. Get manager statements and the management agreement.
7. List every mortgage on every property.
8. Add insurance and local permit documents.
9. Submit, then answer questions in writing.
Frequently Asked Questions
Can I get a HELOC on an Airbnb in another state?
Yes, where the lender offers investment lines in that property’s state and the file meets program terms. Lendmire arranges home equity lines in 16 states, so check that first. The out-of-state part changes logistics, not qualification.
Do I need a lease?
Not for a short-term rental in the usual sense. The underwriter wants platform payout records, bank deposits, and your return. Together they show what the property earns.
Can my manager’s report replace my own records?
No, though it supports them. The manager’s statements need to reconcile with the deposits in your bank statements and the income on your return. A report alone does not prove what reached your account.
Do I need to fly in to close?
Often not. Title companies routinely send paperwork to out-of-state borrowers, and an automated valuation needs no visit. Ask your lender how remote signing works for your state.
Does an LLC work?
Not for this line. The loan must be held by you or a revocable living trust, so a property already deeded to an LLC needs a vesting change or a DSCR cash-out instead.
