The Quick Read: Yes, a HELOC on a Texas Airbnb is possible, because Texas’ strict home equity rules protect your homestead rather than a rental, but you still need a lender whose investment-property line accepts short-term-rental collateral. Many large retail lenders decline these lines, so lender appetite is the real limit.
- Texas homestead rules, such as the 80% combined cap, attach to your primary home and not to the Airbnb.
- Across Lendmire’s wholesale network, an investment-property line caps at 70% CLTV and $500,000, with a 700 minimum credit score.
- The Airbnb must be titled to you personally or to a revocable living trust, not to an LLC.
- A HELOC on your own Texas home does trigger homestead rules, even if the money buys an Airbnb.
- A DSCR cash-out refinance is the usual alternative when a HELOC does not fit.
Do Texas Home Equity Rules Apply to an Airbnb?
No. Texas’ well-known home equity restrictions cover the homestead, which is the home you live in. The Texas A&M Real Estate Research Center explains that this kind of loan may not be taken out on a secondary residence or a rental or investment property. It also says the loan cannot be secured by anything beyond the homestead.
How large a line the equity supports in Texas.
An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.
Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.
A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.
Line estimate
Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 80% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.
Read that closely. It describes what a Texas home equity loan can be secured by. It does not say a rental can never secure any credit line. Plenty of investors mix those two ideas up.
An Airbnb you own is not your homestead. A Texas law firm puts it plainly: if a property is rented out and the owner lives elsewhere, it is not a homestead. A second firm’s explainer adds that rentals are not protected by the homestead exemption.
Here is what that means in practice. The waiting period, the one-lien-at-a-time rule, and the 80% combined cap belong to your primary residence. They do not govern a line secured by the rental. What governs the rental is the lender’s own investment-property program. Across our wholesale network, Texas investment properties are eligible as non-homestead transactions.
So the Texas rules are not the wall. The lender’s menu is.
Key Terms Defined
- HELOC: a home equity line of credit, a revolving line secured by a property you already own.
- CLTV: combined loan-to-value, meaning all loans against the property added together, divided by its value.
- Homestead: the home you actually live in, which Texas law protects with special rules.
- DSCR: debt service coverage ratio, which compares a property’s rent to its monthly payment on principal, interest, taxes, insurance, and any HOA dues.
- Vesting: how title is held, such as in your own name, a trust, or an LLC.
- Seasoning: the waiting period a lender wants between events, such as owning a property before a cash-out refinance.
How a HELOC on a Texas Airbnb Investment Property Gets Underwritten
The line is underwritten on you, not on the property. That is the biggest difference from a DSCR loan, and it explains most of the confusion around this topic.
Lenders look at your credit, your debt-to-income ratio, and the equity in the property. They do not run the Airbnb’s rent against a payment. Here is how the investment-property side looks across the network, subject to lender guidelines and full file review:
- Ceiling: 70% CLTV on an investment property, with no tier above it.
- Credit: a 700 minimum score. A 720 score does not raise your leverage on an investment line. It simply shows up in the same 70% tier.
- Line size: a maximum of $500,000 on an investment property.
- DTI: 50% maximum. Lenders review your file on the interest-only payment calculated on the maximum draw, not on what you actually borrow.
- Structure: a standalone line in first or second lien position, with a 5-year interest-only draw followed by a 25-year repayment period.
- Valuation: at $500,000 or below, the lender ordinarily uses an automated valuation, so a traditional appraisal is commonly skipped.
Two features surprise investors. At least 75% of the line is drawn at closing. And the pricing floats through both the draw and repayment periods, and never converts to fixed.
That first point matters for your plan. A common pitch for HELOCs is that you only pay interest on what you use. On this structure, most of the line is already in use on day one. Treat it as a draw-heavy loan with a revolving label, not a standby fund.
How Much Can You Borrow?
Take the CLTV ceiling, subtract what you already owe, and that gap is your room. Stay in percentages and the math stays clear.
Picture a Texas Airbnb where your existing mortgage equals 55% of its value. The investment ceiling is 70% CLTV. That leaves roughly 15 points of value to borrow against, before the $500,000 line cap and your DTI take their turn. Whichever limit bites first sets your line.
Two things shrink that number in real files. The first is the DTI test, because a large line is qualified as if you had drawn all of it. The second is the valuation. An automated estimate that lands below your expectation lowers the room just as a low appraisal would.
Does a bigger down payment on the original purchase help? Only indirectly. It leaves you with more equity later. It never changes the 70% ceiling, the 700 credit floor, or the line cap.
Does How You Hold Title Matter?
Yes, and it is the sharpest trap on this topic. On these lines, the property must be held by you as an individual or by an inter vivos revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.
Many Texas hosts put the Airbnb in an LLC for liability reasons. If yours is already deeded that way, you have two paths. You can change the vesting, which has its own title and liability consequences worth discussing with an attorney. Or you can skip the HELOC and pursue a DSCR cash-out, which can lend to LLC-titled entities, subject to lender program eligibility.

What About a Brand-New Listing?
A thin hosting history makes the income harder to document. Since a HELOC is underwritten on your whole financial profile, this matters less than it does for a property-based loan. Still, a lender reviewing your debts and income will want clean documentation of what the listing earns.
Many underwriters read filed returns rather than platform gross bookings. A listing under a year old has no return to read yet. For more on that situation, see Lendmire’s guide, Investment Property HELOC Rules for an Airbnb Under a Year Old, which covers it in detail.
Which Properties Are Off the Table?
Not every Texas short-term rental is eligible, whatever the lender’s appetite. Eligible collateral includes single-family homes, 2-4 units, PUDs, townhomes, and condominiums, including non-warrantable ones.
These are not offered: manufactured homes, co-ops, condotels, log homes, commercial or mixed-use property, and agricultural zoning. That list catches more Airbnbs than you might expect. A log cabin rental and a condo-hotel unit both fall outside it.
A few more limits apply:
- Texas properties are limited to 10 acres.
- A property listed for sale, or listed within the past 60 days, is ineligible in Texas.
- A borrower is limited to three lines, and an investor with more than 15 financed properties is not eligible.
The Homestead Trap: Using Your Own Home’s Equity
Here is where the Texas rules do bite. Suppose you skip the Airbnb as collateral and open a line against your own Texas home to fund the rental. The collateral is your homestead, so homestead rules apply in full. What the money buys does not matter.
The Texas Attorney General notes that homestead protection lives principally in article XVI, section 50 of the Texas Constitution and chapter 41 of the Property Code. In plain terms, a lien on your home is valid only if it secures a debt that section permits. That is why a Texas primary residence caps at 80% combined loan-to-value in our network, and why the waiting period, the one-lien-at-a-time rule, and the seasoning rule all bind primary residences only.
This route is common. Many investors borrow against their own home to fund another property. It has one cost the Airbnb route does not: your family home is the collateral. If the rental underperforms and the draw period ends, your primary residence carries the risk.
Two edge cases deserve a note. A former home turned into an Airbnb can still carry a Texas home equity lien from the years you lived there, so get title counsel involved before any payoff or refinance. And a property you partly live in, partly rent, is reviewed on how you occupy it. Tell the lender exactly how the property is used.
HELOC or DSCR Cash-Out: Which Fits a Texas Airbnb?
Pick the HELOC when you want to keep your existing first mortgage and your personal profile is strong. Pick the DSCR cash-out when the property’s income is the stronger story or you plan to keep buying. Texas law does not push you either way.
| Factor | HELOC on the Airbnb | HELOC on your home | DSCR cash-out |
|---|---|---|---|
| Qualified on | Your credit, DTI, equity | Your credit, DTI, equity | Property rent vs payment |
| Texas homestead rules | No | Yes | No |
| Leverage ceiling | 70% CLTV | 80% CLTV, Texas primary | Varies by collateral |
| Existing first mortgage | Stays in place | Stays in place | Replaced |
| Max size | $500,000 | $750,000 | Up to $3,000,000 on standard programs |
A DSCR cash-out is a different animal. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Your complete DSCR loans guide walks through the mechanics.
For short-term rentals, the numbers shift. Expect a credit score of 640 or better and about 12 months of hosting history. Coverage of 1.00 is the floor on refinances. On a cash-out refinance, short-term-rental collateral tops out around 70% LTV, while a standard long-term rental reaches around 75%. Cash-out files commonly want about 6 months of seasoning. Reserves vary by lender, leverage, and loan size, and commonly run around 6 months of PITIA.
Coverage below 1.00 is a separate matter. 1.00 is where many select programs start, while a separate select-lender path takes coverage below 1.00 with leverage and terms adjusted. Either way, clearing 1.00 does not mean the property cash flows. Repairs, vacancy, management, utilities, and capex sit outside the calculation. Lendmire arranges these loans through select lenders across 41 markets, including Washington, D.C.
Picture an investor with a strong Airbnb, a low-balance first mortgage, and no plan to buy again. A HELOC may fit. Now picture one with a first mortgage they want to replace and three more rentals on the list. The DSCR cash-out usually fits better, since it is built around the property rather than your personal debt load.
Honestly, this is a close call for many investors. The HELOC is simpler on paper but leans harder on your personal profile. The DSCR route is stronger on property income but replaces your first mortgage.
Three Myths Worth Dropping
“Texas bans HELOCs on rentals by law.” Texas restricts home equity loans on the homestead. A separate lender program on a non-homestead rental is a different matter.
“The 80% cap applies to my Airbnb.” It binds the primary residence. An investment line follows its own 70% ceiling.
“A HELOC and a DSCR loan are interchangeable.” One is qualified on you, the other on the property.
What Can Go Wrong
Pricing floats and never converts to fixed, so your cost can move after closing. The draw period ends and repayment begins, at which point the payment structure changes. Seasonal occupancy dips can strain the personal cash flow supporting the line. And the lien sits on the rental, so a default puts it at risk.
Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.
Frequently Asked Questions
Can a bank refuse a HELOC on my Texas Airbnb just because it is an Airbnb?
Yes. Many large retail lenders decline investment-property lines altogether, and short-term-rental use narrows the field further. Texas law is not the reason. Each lender sets its own appetite, which is why comparing several programs matters.
Does the Texas 80% cap apply to a HELOC on my rental?
No. The 80% combined cap applies to a Texas primary residence. An investment-property line on this network follows a 70% CLTV ceiling instead, subject to lender guidelines and full file review.
Can I use the equity in my own Texas home to buy an Airbnb?
Yes, though the line is secured by your homestead, so Texas homestead rules apply to it. On our network, that means an 80% combined cap and the waiting-period, one-lien, and seasoning rules for primary residences. The money can fund the rental, but your home carries the risk.
What if my Airbnb is held in an LLC?
A HELOC will not work as titled. Individuals and revocable living trusts can hold title, and LLCs cannot. You would need a vesting change, or you could pursue a DSCR cash-out refinance instead.
How much equity do I need left over?
You need enough that combined debt stays at or below 70% of value on an investment property. That ceiling is firm, and the $500,000 line cap and DTI limit can bring your actual line lower.
