How Lenders Underwrite a Short-Term Rental Cash-Out Refinance on a Paid-Off Airbnb

How Lenders Underwrite a Short-Term Rental Cash-Out Refinance on a Paid-Off Airbnb

The Quick Read: Lenders treat a paid-off Airbnb as a cash-out refinance, so the whole new loan is cash before closing costs. They size it two ways and use the smaller result: appraised value times the short-term-rental leverage cap, and the loan the counted rental income can carry at the coverage floor. The income they count often comes from booking history, and it is commonly discounted from gross revenue.

  • Owning the property free and clear earns no extra leverage. Across most of our network, short-term-rental cash-out tops out around 70% LTV on short-term-rental collateral.
  • Two tests set the cash amount: equity and rental coverage. The lower result controls.
  • Programs typically expect a 640+ credit score and about 12 months of hosting history, subject to lender guidelines.
  • Coverage starts at 1.00 on short-term-rental refinances for select programs. That is a floor, not a promise of approval.
  • Passing underwriting is not the same as making money. The ratio compares rent to the full housing payment only.

You own the place outright. Maybe you bought it with cash, or you paid the old loan off years ago. Now you want to pull money out and put it to work. This guide walks through what happens to that file once a broker places it with a lender, and where it tends to go sideways.

Why a Paid-Off Airbnb Is Still a Cash-Out

A refinance on a property with no mortgage is a cash-out refinance, full stop. There is no old loan to pay off, so a rate-and-term version does not exist. Every dollar of the new loan, less closing costs, reserves and any fees, comes to you as cash.

That surprises people. Free and clear feels like it should be the safest collateral there is. It is clean collateral, but it does not raise the leverage ceiling. A paid-off short-term rental is held to the same cash-out cap as any other short-term rental. Across most of the network we place files with, that is up to 70% LTV on short-term-rental collateral. (Standard long-term rentals run a bit higher, around 75% on cash-out.) LTV is loan-to-value: the loan as a share of the appraised value. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

So what decides your number? Two tests, run side by side.

The equity test. Appraised value times the program’s cash-out cap. That is the most the lender will put against the property no matter how well it books.

The coverage test. Take the income the lender will count, then ask how large a loan that income can carry at the program’s coverage floor. DSCR, short for debt service coverage ratio, is the counted monthly income divided by the full monthly housing payment. That payment is principal, interest, taxes, insurance and any HOA dues, known together as PITIA.

The smaller of the two results is your maximum loan. On a paid-off property with strong value but modest counted income, the coverage test usually binds. On one with great bookings but a low appraisal, the equity test does.

The Steps Underwriters Actually Run

Lenders in the network differ on details, but the sequence is consistent. Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines. Your tax returns and personal debt-to-income are not the center of the file. Here is the order of operations.

1. Eligibility screen. The lender checks property type, credit, reserves and whether short-term use is allowed. Manufactured homes, log homes and barndominiums are not offered in these programs.

2. Seasoning and history. The lender checks how long you have owned the place and how long it has operated as a rental.

3. Appraisal. The appraiser values the real property and supplies rent data.

4. Income determination. The lender picks the number it will count.

5. Coverage calculation. Counted income is divided by the full new payment.

6. Sizing. The loan is the lesser of the equity result and the coverage result.

7. Conditions. Insurance, title, reserve statements, entity documents if applicable, and a business-purpose affidavit.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A strong ratio does not prove the rental is legal.

Seasoning and Hosting History Are Two Clocks

Ownership seasoning is the waiting period measured from your recorded deed. Many programs in the network expect about six months. A paid-off property you have held for years clears that easily.

Hosting history is a different clock. Short-term-rental programs typically expect about 12 months of experience operating the property or similar ones. You can clear one and miss the other. Plenty of owners have held a property for years but only started hosting recently.

How the Lender Decides What Income Counts

This is where files are won or lost. Several income routes exist, and programs choose among them.

Income method Typical use Evidence needed
Booking history Existing STR refinance Platform exports, bank deposits
Appraiser STR analysis Valuation support Narrative addendum with comps
Market (long-term) rent Fallback, or thin history Appraisal rent schedule
Data-provider projection Purchases, thin history Third-party report

On a refinance of a property already operating as a rental, booking history carries the most weight. That means platform earnings exports from Airbnb or Vrbo, property-manager statements, and bank statements showing the deposits. Lenders often match the platform numbers to the money that actually landed in your account.

Projection tools are used more on purchases, or where history is short. Whether one is accepted on a refinance varies by program. Some programs take the lower of two supported figures. Others fall back to market rent when you have no hosting record.

Lenders also commonly discount gross revenue before computing coverage. Nightly income swings with season, and platform fees, cleaning and vacancy sit behind it. The exact discount is program-specific, so do not assume any single figure.

Why the Appraisal Does Not Set Your Income

The rent schedule on a standard appraisal was built for long-term leases. Fannie Mae’s appraiser guidance says the 1007 form was not designed for single-family short-term rentals. It calls for monthly market rent from monthly-lease comparables, and says taking a nightly rate and multiplying by 30 is incorrect. DSCR loans are not agency products, so this is contrast only, but it explains a lot about what you will see on the appraisal.

Appraisers handle short-term income separately. One appraisal management firm describes a narrative addendum for short-term rental projected income in place of the 1007. McKissock, an appraiser-education provider, notes that business income is outside the form’s scope and is the lender’s job to determine.

Put plainly: the appraiser documents value and supporting data. The lender decides which income number counts. On a two-to-four-unit property, the appraisal uses Form 1025 instead.

A Sizing Walk-Through, in Ratios

Run the numbers on a modeled single-family Airbnb. These are assumptions for illustration, not market data.

Say the appraisal comes back strong and the equity test allows a large loan at the 70% short-term-rental cap. Gross booking income looks healthy. The lender applies a discount, which produces the counted income. Dividing that by the full payment on the maximum loan gives a ratio near 0.9x, below the 1.00 floor.

The equity test says yes. The coverage test says no. So the loan shrinks until counted income divided by the new payment reaches 1.00 or better. Less loan means a smaller payment, which lifts the ratio. Your cash-out is whatever balance clears both tests.

Now flip it. If the same file falls back to long-term market rent because history is thin, counted income may drop well below the short-term figure. Cash-out shrinks again. The same property can produce very different loan sizes depending on which income number the lender uses.

Taking more cash always raises the balance and payment, which lowers the ratio. That tension is built into every cash-out.

What a File Needs

Expect to gather:

  • Twelve months of platform earnings exports and matching bank statements
  • Property-manager statements, if you use one
  • Proof the property is permitted for short-term use where required
  • Insurance covering short-term rental use
  • Entity documents if the property is in an LLC, subject to program terms
  • Reserve statements and a business-purpose affidavit

Reserves vary by lender, leverage, loan size and transaction type. Around six months of PITIA is common, and larger loans typically step up from there. “DSCR” does not mean no paperwork. It means the paperwork centers on the property.

Entity ownership is common and generally workable. Title and vesting get reviewed, and your documents add steps to the file.

Where the General Rule Breaks

You bought cash and refinanced soon after. Inside the seasoning window, many programs size on the lower of value or cost basis, often plus documented improvements. Equity looks bigger on paper than the lender will lend against.

No hosting history on a paid-off property. This is the main fork. Some programs fall back to appraisal market rent at adjusted leverage. Others want 12 months of history.

A prior loan being refinanced. If an earlier investor loan carried a prepayment penalty, that charge reduces your net proceeds. Check the schedule before you apply.

Strong bookings, thin long-term coverage. If the file lands on market rent, the ratio can drop sharply. Ask which number the program will use before you order anything.

Coverage below 1.00. A 1.00 floor is where select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted.

Two-to-four units. The appraisal form changes, and income is computed per the unit mix.

Passing Underwriting Is Not the Same as Cash Flow

A ratio above 1.00 means counted income covers the housing payment. That is all it means. Repairs, vacancy, management fees, utilities and capital expenses sit outside the calculation.

A short-term rental has more of those costs than a long-term lease, and they swing by season. A file can clear underwriting with a ratio just over the floor and still lose money in a slow quarter. Treat the ratio as a gate, then do your own operating budget on top.

A trade-press opinion piece from a valuation executive argues that applying the 1007 to short-term rentals can distort DSCR calculations and produce artificially low ratios. It also notes that a coming appraisal data standard will retire legacy forms. The takeaway for you: valuation practice for these properties is still evolving, which is one more reason to ask your broker how a given lender reads the appraisal.

The Decision in Practice

Before you apply, work through these questions:

  • How much hosting history do you have? Twelve months opens the most doors.
  • What is your credit score? Short-term-rental programs typically want 640 or higher, and stronger scores help leverage.
  • Which income number will the lender count? This moves your cash-out more than almost anything else.
  • What are you using the cash for? Buying another rental, funding improvements or building reserves all change how much cushion you want left.
  • What will prepayment terms and reserves do to net proceeds?

The alternative to cash-out is simple: keep the property unlevered, or sell. A free-and-clear Airbnb carries no payment risk. Pulling cash creates a payment that bookings must cover every month. That tradeoff is the real decision, and no ratio makes it for you.

Different lenders in the network read the same property differently. A broker who sees many programs can match your history, income method and leverage need to the one that fits. Lendmire’s piece Can You Get Approved for a Short-Term Rental Cash-Out Refinance on a Paid-Off Airbnb? covers the approval side. The complete DSCR loans guide covers the basics.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Does owning the Airbnb free and clear raise how much I can borrow?

No. The leverage cap is set by the program and the collateral type, not by whether you owe anything. Across most of our network, short-term-rental cash-out is up to 70% LTV on short-term-rental collateral. What changes with a paid-off property is that the whole loan becomes cash, minus costs. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Will the lender use my Airbnb income or the appraiser’s rent?

It depends on the program and your history. On a refinance, booking history is the usual starting point. If history is short, some programs use market rent from the appraisal instead, often with adjusted terms. Ask which number a program counts before you order the appraisal.

What if I have less than 12 months of hosting history?

Many short-term-rental programs expect about 12 months, so a shorter record narrows the options. Select lenders in the network handle thinner history with leverage and terms adjusted. A broker can tell you which path fits your timeline and numbers.

Can I hold the property in an LLC?

Often yes, subject to lender program eligibility. Expect the lender to add entity documents, and to review title and vesting. Personal guarantees are common on these files.

Does clearing 1.00 mean the property cash flows?

No. The ratio compares counted rent to the full housing payment only. Vacancy, repairs, management, utilities and capital costs sit outside it, so build your own operating budget.
