How Much Can You Borrow With a DSCR Cash-Out Refinance on a Seasonal Vacation Rental?

How Much Can You Borrow With a DSCR Cash-Out Refinance on a Seasonal Vacation Rental?

The Quick Read: Usually you can borrow up to about 70% of the appraised value on a cash-out refinance of short-term-rental collateral, but only if the rent the lender counts also covers the new, larger payment, and the lower of those two limits sets your loan, before payoff, costs and reserves reduce the cash you actually receive. A standard long-term rental tops out higher, at around 75% on a cash-out. Seasonality matters because lenders size on a full year of averaged income, not your best summer months.

  • Two tests set the loan: an equity cap on value and a rent-coverage test on the new payment.
  • On most seasonal files, the equity cap is a ceiling and the coverage test often decides the real number.
  • Short-term-rental files typically expect a 640 or higher credit score and about 12 months of hosting history.
  • Your check equals the new loan minus the old payoff, closing costs and any funded reserves.
  • Passing the coverage test is not the same as the property making money in the slow months.

Key Terms Defined

Cash-out refinance: a new, larger loan that pays off your current loan and hands you the difference as cash.

Loan-to-value (LTV): the loan balance divided by the property’s appraised value. A 70% LTV cap means the loan can be no more than 70% of that value.

DSCR (debt service coverage ratio): the property’s qualifying monthly rent divided by its full monthly obligation. Think of it as the rent-to-debt ratio.

PITIA: principal, interest, taxes, insurance and association dues. It is the full monthly obligation in the DSCR math.

Seasoning: the waiting period lenders want between buying a property and cashing out. About 6 months from title recording is the common expectation.

Hosting history: the record of actual bookings and revenue on a short-term rental, usually shown through platform or property-manager statements.

What Are the Two Limits on Your Loan?

Your loan is the lesser of two numbers. One comes from equity: the maximum LTV applied to the appraised value. The other comes from income: the largest loan the counted rent can carry at the coverage floor. Whichever is smaller wins.

On short-term-rental collateral, the equity cap runs up to about 70% LTV on a cash-out refinance, against about 75% on a standard long-term rental. The same equity therefore produces a smaller check on a vacation rental. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

Many investors stop at the LTV number and assume it is their loan. That works when rent is strong. It breaks when the new payment is large relative to the income the lender counts.

Here is the formula in plain steps:

1. Multiply the appraised value by the LTV cap. That is the equity-limited loan.

2. Find the largest loan the counted rent can support at the coverage floor. That is the income-limited loan.

3. Take the smaller of the two.

4. Subtract your payoff, closing costs and any funded reserves. The remainder is your cash.

A bigger cash-out raises the payment. That is why coverage often binds before the LTV cap does. The CFPB’s home-equity guide makes the general point for any cash-out refinance: lenders expect you to keep some equity, and your payment may rise.

Select programs in the network start at a 1.00 coverage floor on short-term-rental refinances. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. The two are distinct routes, so confirm which one a lender is reviewing before you plan around a loan amount.

How Does a Lender Count Seasonal Income?

Lenders count a full trailing year of income, averaged and then discounted. They do not annualize your peak months. A beachfront house that books solid from June through August is judged on twelve months, including the quiet ones.

Across the network, short-term-rental refinance files usually rest on about 12 months of platform or property-manager statements. Lenders often compare that history against a market-data benchmark such as AirDNA. Programs built for vacation rentals average the year to smooth seasonality, and many apply an expense factor to gross revenue.

Two details matter here:

  • The haircut trims income, not the payment. The discount shrinks the revenue the lender counts. It never lowers the PITIA you divide by.
  • Peak months do not set the loan. A strong summer lifts your annual total, but a summer-only window does not stand in for the year.

Local conditions drive seasonal income. HousingWire notes that seasonality, occupancy and local regulation all shape short-term-rental income and deserve a stress test. Ski, beach and lake markets differ in when they earn, but the averaging treats them the same way.

What about the appraisal?

The appraiser may still produce a rent schedule. Form 1007 covers single-family homes, and Form 1025 covers two-to-four-unit properties. These are simply appraisal formats here, since DSCR loans are not agency products.

Form 1007 reflects long-term monthly market rent. Per Fannie Mae’s appraiser update, the form is a monthly market-rent schedule, and multiplying a nightly rate by 30 is not a valid way to build it. HousingWire adds that misusing the 1007 for short-term-rental analysis can distort DSCR calculations and produce artificially low ratios. It also notes that the next uniform appraisal dataset will retire the legacy forms, including the 1007.

The takeaway is practical. Do not expect the appraisal to credit your Airbnb income. Your platform statements carry that weight.

Worked Example: One Property, Two Seasonal Profiles

Run the numbers on two properties with identical appraised value and identical existing balance. The inputs below are modeled assumptions, not market data. Assume the existing payoff equals roughly 45% of appraised value.

Step Profile A: steady year Profile B: summer-heavy
Coverage at full cap (averaged) about 1.15x about 0.92x
Limit that binds LTV Rent coverage
Approximate max loan 70% of value roughly 64% of value

Profile A clears the floor at the full cap, so the equity limit decides. Gross cash before costs sits near 25% of value.

Profile B looks spectacular if you annualize July. On the averaged, discounted year, though, coverage lands below 1.00x at the full cap. Payment scales roughly with loan size, so trimming the loan by about 8% gets near 1.00x. Applied to the 70% cap, that trim puts the loan at roughly 64% of value (70% × 0.92). Taxes and insurance do not shrink with the loan, so the real cut can run a bit deeper. Gross cash drops to roughly 19% of value.

Profile B has options. A smaller loan is the simplest. Select lenders in the network also offer extended terms, such as a 40-year schedule, and interest-only periods, either of which can lift the coverage ratio. A below-1.00 path exists through select lenders, with leverage and terms adjusted. Which of these a lender will review depends on credit, reserves and the property.

What Shrinks Your Check?

Your cash is smaller than your loan. Four items sit between the two.

Item Effect on your cash
Existing loan payoff Comes out first
Closing costs Reduce proceeds
Funded reserves Held back if required
Seasoning Gates eligibility, never raises LTV

On the third row, reserves vary by lender, leverage, loan size and transaction type. Around 6 months of PITIA is common. Loans above about $1,500,000 often step up to roughly 9 months. A paid-off property is still a cash-out refinance, just with no payoff deducted.

Waiting longer does not lift your percentage. Seasoning is lender policy, not law, and once you clear it, the same LTV cap applies.

Short-Term vs. Long-Term Rental: What Changes?

Factor Seasonal short-term rental Standard long-term rental

Income counted Averaged, discounted 12 months Lease or rent schedule
History expected About 12 months hosting Lease in place
Typical credit score 640 or higher Around 660 on most programs

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

When Does Your Situation Differ?

Under 12 months of history. This is the most common wrinkle. Some lenders will fall back to long-term market rent from the 1007, but that figure can fail the coverage floor. Others cap leverage lower or adjust terms. A seasonal home with a thin record often needs a different lender, not a different loan amount.

A short submission window. Giving a lender only your peak months can mislead the file, because the underwriter works from the full trailing year. If the recent season was unusually strong or weak, expect it to shape the averaged number as older months roll out of the window.

A former second home or owner-occupied property. A DSCR file is non-owner-occupied investment use. DSCR loans are designed for investment properties, and because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Two-to-four-unit vacation rentals. These use Form 1025, which carries a unit-by-unit rent schedule. Short-term-rental analysis can still be thin there, so statements matter just as much.

Property types. Manufactured homes, log homes and barndominiums are not offered through the network’s DSCR programs.

Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

How Should You Size the Loan?

The maximum is a ceiling, not a recommendation. DSCR compares rent to PITIA only. Clearing 1.00 is not positive cash flow. Repairs, vacancy, management, utilities and capital expenses sit outside the calculation, and a vacation rental carries more of them.

A seasonal property can pass the test and still run short in slow months. The stronger move is to size the loan so you can carry it through the weakest stretch, then keep reserves beyond what the lender requires.

The choice has two sides. The case for maxing out is a larger war chest for the next purchase. The case for staying lower is a thicker cushion when bookings dip. Investors who want the next rental should weigh how much cash the new payment really costs them in the off-season.

Pricing and approval depend on credit, leverage, coverage and the property. Larger loans run up to $3,000,000 on standard programs, and above $2,500,000 the network generally holds to 30-year fixed structures. Select lenders add ARM options for borrowers who want them. Myths That Distort the Number

Peak-summer bookings set my loan. They do not. The lender uses an averaged, discounted full year.

The appraisal will capture my Airbnb income. The 1007 reflects long-term rent. HousingWire explains why using it for short-term analysis misleads.

All DSCR lenders do short-term rentals. They do not. Some decline them. Others treat them conservatively. Others are built for them.

Max LTV equals my cash. Payoff, costs and reserves come out first, and the rent test can cap the loan before LTV does.

Waiting raises my LTV. Seasoning gates eligibility. It does not change the percentage.

A 1.00 DSCR means it cash-flows. It means rent covers PITIA at that moment, nothing more. HousingWire reports that many lenders want a DSCR of at least 1.1 as a market figure. Select programs in Lendmire’s network start at 1.00 on short-term-rental refinances.

Frequently Asked Questions

What is the most I can borrow on a seasonal vacation rental?

Up to about 70% LTV on a cash-out refinance of short-term-rental collateral, and the rent test can cut it lower. Large-loan structures reach to $3,000,000 on standard programs. Subject to lender guidelines.

Do lenders use my peak summer income?

No. They use a full trailing year of platform or manager statements, averaged and discounted. A strong peak lifts the annual total, but it does not stand alone.

How long do I need to own the property?

It is lender policy, so it varies. Seasoning never raises your LTV percentage.

Can I borrow if the rent only just covers the payment?

Possibly. Select programs start at 1.00. A separate select-lender path goes below 1.00, with leverage and terms adjusted. Eligibility review depends on credit, reserves, property review and the lender’s guidelines.

Does my entity or the number of rentals matter?

Each property is tested separately, so a large portfolio is not the barrier. Loans to LLC-titled entities are subject to program terms and lender eligibility.
