How Much Cash Comes Out of a Short-Term Rental Cash-Out Refinance in Beach Resort Markets?

How Much Cash Comes Out of a Short-Term Rental Cash-Out Refinance in Beach Resort Markets?

The Quick Read: Usually the cash you receive is the new loan, capped at up to 70% of the home’s value on a short-term-rental cash-out, minus your existing payoff and closing costs, but on beach properties the rental coverage test often shrinks that loan before the equity cap does, so whichever limit gives the smaller loan sets your check.

  • Cash to you equals the new loan minus the old payoff, closing costs, prepaids, and any reserves or holdbacks. It is never a flat percentage of value.
  • Short-term-rental collateral gets a lower ceiling than a standard long-term rental, which tops out around 75%.
  • Beach markets add seasonality, an income discount, and coastal insurance. Each one can pull the coverage ratio down.
  • A stronger coverage ratio improves pricing and terms, though the leverage ceiling stays put.
  • Most short-term-rental files call for a 640+ credit score and about 12 months of hosting history, subject to lender guidelines.

How Is the Cash Figure Actually Calculated?

The cash is the new loan minus everything it must pay off or cover. Lenders size the loan at the lower of two limits. One limit comes from value, and the other comes from rental income after the lender discounts it.

As of Nov 5, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Property value, balance, taxes, and insurance are editable estimates. Maximum loan-to-value varies by lender, program, property type, and seasoning. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

Here is the order of operations:

1. The appraisal sets the value.

2. The program’s maximum cash-out LTV (loan-to-value, the loan as a share of appraised value) sets the equity ceiling.

3. The lender takes your documented or projected income, applies a discount, and finds the largest loan that income can carry.

4. The smaller of those two loans is your maximum.

5. Subtract the existing mortgage payoff, title and closing costs, prepaids, and any required reserves. The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

A worked example with percentages makes the subtraction concrete. Say your existing payoff equals 50% of the appraised value. On short-term-rental collateral at the 70% cash-out ceiling, you would have about 20% of value left before costs. On a standard long-term rental at 75%, you would have about 25% of value. Those are modeled assumptions, not a quote. On a high-priced beach asset, five points of value can be a large dollar amount. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

The site’s calculator can turn those percentages into dollars for your own numbers, as an illustrative estimate only.

Why Does Short-Term Rental Collateral Get a Lower Ceiling?

Short-term rental income is harder to verify and swings more than a 12-month lease. Lenders in the network respond with tighter leverage. A cash-out on a standard long-term rental tops out around 75% across most of the network, while a cash-out on short-term-rental collateral tops out around 70% on select programs.

A stronger coverage ratio does not close that gap. A better ratio can improve pricing and terms. The 70% ceiling on short-term-rental cash-outs stays where it is.

Other eligibility markers sit alongside the leverage cap:

  • Credit: a 640 score is the typical short-term-rental floor, and stronger scores help.
  • Hosting history: about 12 months of landlord or host experience is the usual expectation.
  • Coverage: 1.00 is where select programs start on a short-term-rental refinance. It is a floor for those programs, not a universal standard.
  • Loan size: standard programs run up to $3,000,000.

Some select lenders will review coverage below 1.00, with leverage and terms adjusted. That is a separate path with its own pricing, not a softer version of the same program.

Lendmire’s complete DSCR loans guide walks through how these pieces fit together. Every file is reviewed individually, and none of these figures is a commitment to lend.

Which Limit Binds: Equity or Coverage?

On a beach property, income is often the binding limit, not equity. That surprises owners who have watched values climb. A big equity cushion only matters if the rent can carry the larger loan.

DSCR (debt service coverage ratio) is rental income divided by PITIA (principal, interest, taxes, insurance, and HOA dues). Beach homes carry heavy insurance and, for condos, HOA dues. Both sit inside the payment, so both push coverage down.

Situation Binding limit What it means for cash
Large equity, steady income Equity cap Proceeds follow the 70% ceiling
Modest equity, strong income Equity cap Proceeds are small, but coverage is fine
Large equity, seasonal income Coverage test Loan is smaller than the cap allows
High insurance and HOA load Coverage test Each extra loan dollar costs coverage

Run a modeled case. Assume the same 50% payoff and the 70% cap. Now assume that after the income discount and coastal insurance, rent reaches 1.00x coverage only at a loan around 62% of value. That 62% becomes your loan. You would have about 12% of value before costs, not the 20% the equity cap suggested.

Every added dollar of cash-out raises the payment. A coverage ratio of 1.00 or better does not mean the property cash flows. Repairs, vacancy, cleaning, management, utilities, and capital reserves all sit outside the calculation. Size the loan to what the property can carry, not only to what the cap allows.

What Does Beach Seasonality Do to the Income Side?

It pulls the average down, and it makes lenders more cautious about projections. Peak summer weeks look strong. Shoulder months and winter drag the annual figure.

Market Occupancy Average daily rate
Myrtle Beach, SC 54% $278
Panama City Beach, FL 61% $288
Rehoboth Beach, DE 51% $445

Myrtle Beach also shows a seasonality score of 42 on the same AirDNA page. Rehoboth Beach posts a market score of 40 out of 100. Its revenue rose 37.5% year over year while occupancy fell 9.9% and active listings fell 27.2%. A trailing-12-month look can read very differently from a market projection, and the lender will notice.

Those figures are gross revenue and occupancy for whole markets. They are not net income for your property, and they are not a coverage ratio.

Which Coastal Costs Shrink the Coverage Ratio?

Insurance and HOA dues are the two big ones. Both enter PITIA, and both can rise faster than rent.

A beachfront house usually needs flood and wind coverage. The federal flood program caps building coverage well below the value of many beachfront homes, so higher-value properties often need private excess flood coverage, according to Home Insure Guide. The same source says separate percentage-based hurricane deductibles are common in coastal zones. Deductibles are not part of PITIA, but they affect the reserves a careful owner holds. Treat these as general direction and get a real quote for your address.

A condo adds HOA dues and project rules. Lenders look at the building as well as the unit. Rules that restrict or prohibit short-term stays can matter more than any ratio.

Factor Beach condo Beach house
Biggest PITIA driver HOA dues plus insurance Wind and flood insurance
Extra review item Project rules and rental limits Flood zone and elevation
Appraisal risk Few comparable sales Unique homes, thin comps
Coverage risk Dues rise by assessment Premiums reset on renewal

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A property without legal short-term use may not be able to count that income at all.

How Do Appraisal and Income Evidence Change the Proceeds?

The appraisal drives both numbers in the sizing test, value for LTV and rent used for lender review for DSCR. A weak appraisal on either side lowers the loan.

There are three common ways to evidence income on a short-term rental:

  • Twelve months of documented host income. This is the strongest evidence.
  • A market projection from a short-term-rental data tool. Lenders typically discount this more than history.
  • Long-term market rent from a rent schedule. This is a conservative fallback.

The standard rent schedule, Form 1007, was built for long-term monthly rent. Appraisal firm Class Valuation says it cannot support nightly income, and appraisers use a narrative short-term-rental income analysis instead. Lenders in the network may use that narrative, a rent schedule, or both. Properties with two to four units are typically reviewed on the companion operating-income form, and some programs want a separate projection per unit. Larger balances tend to bring tighter appraisal requirements, including a second appraisal at higher loan sizes.

Hosting history matters most on a refinance. Select programs expect about 12 months, and a refinance faces a harder test here than a purchase. Without that history, a lender may fall back to long-term market rent. That can cut the proceeds sharply. If the long-term rent does not cover the payment, the cash-out can disappear.

Why Does the Check Come Out Smaller Than Expected?

Most of the shrinkage traces to a short list of mechanical causes. Check each one before you plan around a number:

  • Equity math skips the payoff. Value times the cap is the loan, not your cash.
  • Costs and prepaids come off the top. Title, valuation, and prepaid items reduce the check.
  • The income discount cuts the rent used for lender review. The ratio is measured after the discount, not on the gross revenue shown in market data.
  • Insurance and dues sit inside the payment. Coastal properties carry more of both.
  • Reserves may be required. Reserve requirements vary by lender, leverage, and loan size.
  • The appraisal comes in short. Resort markets can have thin comparable sales.
  • History is under 12 months. The file may be reviewed on long-term rent instead.

Cash-Out, Rate-and-Term, or Sell?

Cash-out is a tool, not a default. It fits when you have real equity, strong rent coverage, and a clear use for the money. Many investors pay cash for their next purchase instead, and others never take equity out.

Option What you get Main tradeoff
Cash-out refinance Cash from equity, loan grows Lower ceiling on short-term rentals, bigger payment
Rate-and-term refinance Better structure, no new cash No cash, and the payoff must be covered
Sell Full equity, minus selling costs You lose the asset and its income

A rate-and-term refinance on short-term-rental collateral is also held to a lower ceiling than a standard long-term rental refinance, so the cap applies to both refinance types. It suits an owner who wants a better loan structure and does not need cash.

Use of proceeds shapes the decision. One option is putting the money into a down payment on another rental, which only makes sense if the new property’s income can stand on its own.

Key Terms Defined

Cash-out refinance: a new loan that pays off your current mortgage and gives you the leftover equity as cash.

DSCR: the debt service coverage ratio, found by dividing the property’s rent used for lender review by its monthly PITIA.

PITIA: principal, interest, taxes, insurance, and any HOA dues, which together make the monthly housing obligation.

LTV: loan-to-value, the loan amount as a percentage of the appraised value.

Haircut: the discount a lender applies to short-term-rental income before dividing by PITIA.

Seasoning: the waiting period or history a lender wants before it counts a property’s income or allows a cash-out.

What Should You Gather Before You Apply?

Pull together the paperwork that proves the income and the property’s legal status:

  • Twelve months of host-platform statements and payout records.
  • Proof the property is allowed to operate as a short-term rental.
  • A current insurance declaration page, including flood and wind coverage.
  • HOA documents and dues schedule for a condo or planned community.
  • Your current mortgage statement for the payoff.
  • Entity documents if the property is titled in an LLC, subject to lender program eligibility.

Frequently Asked Questions

Can a beach short-term rental be cash-out refinanced at all?

Yes, on select DSCR programs in the wholesale network, subject to lender guidelines. The ceiling is lower than on a standard long-term rental, at around 70% on short-term-rental collateral. Expect a 640+ credit score and about 12 months of hosting history on most files.

Does a higher DSCR let me borrow more than 70%?

No. A stronger ratio can improve pricing and terms, but the leverage ceiling on short-term-rental cash-outs stays put. The strongest files clear both tests, enough equity and enough rental coverage.

What if I have under 12 months of hosting history?

Many programs will not count short-term-rental income without it, particularly on a refinance. The lender may fall back to long-term market rent from the appraisal, which can reduce the proceeds or eliminate them. Some select lenders review projections, but they usually discount them harder than documented history.

Does clearing 1.00 mean the property makes money?

No. DSCR compares rent to PITIA only. Repairs, vacancy, cleaning, management, utilities, and capital expenses sit outside the calculation, so a property can clear 1.00 and still cash flow thinly.

Can any beach property qualify?

No. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs. Condos also depend on project rules. Eligibility depends on the borrower, the property, the program, and current lender guidelines.
