How to Qualify and Apply for a Short-Term Rental Cash-Out Refinance on an Airbnb

How to Qualify and Apply for a Short-Term Rental Cash-Out Refinance on an Airbnb

The Quick Read: You qualify by passing two tests at once: enough equity in the property, and enough rental income to cover the new full monthly payment, with a lender that accepts nightly-rental income at all. The process runs in a set order: choose how your income gets counted, assemble documents, order the appraisal, clear underwriting conditions, and close. Program details below come from the wholesale network Lendmire places files with, and every file is underwritten individually.

  • Cash-out leverage on short-term-rental collateral tops out around 70% of appraised value on most files.
  • Expect a credit score of 640 or higher and about 12 months of hosting history.
  • The coverage floor on a short-term-rental refinance is 1.00, which means rent covers the full payment and nothing more.
  • The appraisal usually values the real estate, not your Airbnb business, so plan a separate way to prove income.
  • Clearing the coverage test is not the same as making a profit.

What Is a Short-Term Rental Cash-Out Refinance?

A cash-out refinance replaces your current mortgage with a larger one and hands you the difference as cash. On an Airbnb, the loan is typically a DSCR loan. DSCR stands for debt service coverage ratio, and it compares what the property earns to what the loan costs each month. The lender looks at the property’s income, not your paycheck or tax returns.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The property qualifies primarily on rental income covering the payment, subject to lender guidelines. Credit, reserves, and property review still apply.

Why does this matter for an Airbnb? Many large retail lenders balk at nightly-rental income because it swings by season. DSCR lenders are built to look at property income. They do not all treat short-term rentals the same way, though. Some will not lend on them. Some count only a documented history. A smaller group will underwrite from a third-party projection.

For the full picture of how this loan type works, see the complete DSCR loans guide.

Key Terms Defined

Cash-out refinance: a new, larger mortgage that pays off the old one and returns the leftover amount to you as cash.

DSCR (debt service coverage ratio): the property’s qualifying monthly income divided by its full monthly housing payment.

PITIA: principal, interest, taxes, insurance, and any association dues. This is the full payment used in the coverage calculation.

LTV (loan-to-value): the loan balance as a percentage of the property’s appraised value.

Seasoning: the time you have owned the property before a lender will treat it as a cash-out candidate. About 6 months is the common expectation across the network.

Haircut: a reduction a lender applies to gross rental income before computing coverage, to allow for vacancy and volatility.

Reserves: liquid funds you hold after closing, usually measured in months of PITIA.

Hosting history: the record of your bookings and payouts on Airbnb, VRBO, or similar platforms.

Who Qualifies? Six Gates to Check First

A short-term rental file clears when it passes every gate below. Failing one usually means fixing that gate before you apply, not arguing it later.

Gate What lenders look at How you prove it
Legal use Is nightly renting allowed here? Permit, HOA letter, local rules
Hosting history About 12 months of experience Platform and bank records
Ownership time Common expectation near 6 months Closing statement, deed
Equity Up to 70% LTV on short-term-rental cash-out Appraisal of the property
Coverage 1.00 minimum on a refinance Income divided by PITIA
Credit and reserves 640 minimum; reserves vary Credit report, asset statements

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

The leverage numbers deserve a closer look. On a short-term rental purchase, leverage reaches 75% LTV on the strongest files. On a short-term-rental cash-out or refinance, the ceiling drops to 70%. A standard long-term rental cash-out sits near 75% across most of the network. The nightly-rental discount reflects how much more volatile the income is. Leverage, reserves, and pricing vary by lender and program; the final terms follow the full file review.

The coverage floors differ by transaction too. A short-term-rental purchase starts at 1.10. A short-term-rental refinance, which includes cash-out, starts at 1.00. Stronger coverage opens better pricing and leverage.

Loan size matters at the edges. Standard programs run up to $3,000,000, and above $2,500,000 the network generally holds to 30-year fixed structures. Smaller balances that fall below the standard-program range route through select lenders in the network, so ask your broker which lender fits. Reserves vary by lender, leverage, loan size, and transaction type. About 6 months of PITIA is common, and larger loans typically step up from there.

How Does Underwriting Count Your Airbnb Income?

Underwriters pick one of three income methods, and the method you choose can swing your ratio more than any other decision. Each is a different answer to the same question: what will this property reliably earn?

Method Income source Where it fits
Trailing history Platform payouts, manager statements, bank deposits Hosts with a full record
Third-party projection A market-data report on likely revenue Thin history, depending on program
Long-term market rent The appraiser’s monthly rent figure Fallback when STR income is not counted

Trailing history is the most direct. Payout statements from the platform, reports from a property manager, and bank deposits should all tie to each other month by month. A lender that sees a full year of consistent deposits can count real results instead of a forecast.

A projection is a report built from nearby comparable listings. Some programs accept it, which helps a newer host. Others do not. Programs in the network differ here, so the choice of lender matters as much as the borrower’s file.

Long-term market rent is the conservative route. The lender ignores your nightly income and uses what the property would rent for on a standard lease. This often produces a lower ratio on a property that performs well on Airbnb.

Lenders commonly apply a haircut to short-term income before dividing by PITIA. The size varies by program, so ask for the method in writing before you order the appraisal. Then the formula is simple: qualifying monthly income divided by the full monthly payment, including taxes, insurance, and association dues.

One more point on the math. Coverage compares rent to PITIA only. Clearing 1.00 does not mean the property produces positive cash flow. Repairs, vacancy, management, utilities, cleaning, and capital expenses all sit outside the calculation. Treat coverage as a lender test, not a profit forecast.

Why Does the Appraisal Trip Up So Many Airbnb Files?

The standard rent form measures a long-term lease, not a nightly business. That mismatch can pull your ratio down even when your booking history is excellent.

Appraisers use Form 1007 for one-unit properties, and Form 1025 covers two to four units. Fannie Mae’s appraiser update says the 1007 calls for market rent supported by comparables leased monthly, and that it cannot estimate a nightly fee. DSCR loans are not agency products, so this is contrast only. It explains why the form behaves the way it does.

McKissock, an appraiser-education provider, makes the same point from the appraiser’s side. The form assesses real property value, business income is out of scope, and it cannot document short-term rental rates. HousingWire reports that leaning on the 1007 for short-term income often distorts DSCR and produces artificially low ratios. It also reports that a coming appraisal standard will retire legacy forms, including the 1007.

Class Valuation, an appraisal management company, describes a workaround: a labeled narrative addendum called a Short-Term Rental Projected Income Analysis. Treat that as one industry approach, not a universal requirement.

The practical lesson has two parts. First, the appraisal sets your value, and value sets your maximum loan. Second, your income has to be proven on a separate track. The same cabin can clear 1.00 on booking history and miss it on long-term rent alone. Know which figure your lender will use before you pay for the appraisal.

A Worked Example

Run the numbers on a hypothetical lake cabin. These inputs are modeled assumptions, not market data, and no dollar amounts are used so the ratios stay clear.

  • The existing loan balance is 45% of appraised value.
  • The cash-out ceiling on this short-term-rental collateral is 70% LTV.
  • Using 12 months of platform and bank records, coverage comes out around 1.25x after the lender’s haircut, before any new cash-out is added.
  • Using the appraiser’s long-term rent figure, coverage comes out near 0.90x. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Gate one, equity: the gap between 45% and 70% leaves 25 points of value as the outer limit on new debt. Closing costs and payoff expenses reduce the cash you actually receive, so plan on netting less than that gap.

Gate two, coverage: on the history method, the property clears the 1.00 refinance minimum with room to spare. On the long-term rent method, it falls short of that minimum. The income method decides the outcome, which is why you settle it first.

What a full draw does to coverage: borrowing the maximum raises the new payment, and that pulls the ratio down from the 1.25x starting point. Say a full draw drops coverage on the history method to about 1.05x, which still clears the 1.00 minimum but with a thin cushion. Taking a smaller cash-out would lower the payment and lift the ratio. Many investors choose a loan size that leaves a cushion above the minimum instead of one that lands right on it.

The long-term rent figure of 0.90x does not meet the 1.00 refinance minimum, so a file counted only that way would not qualify as modeled. The practical path is to document the booking history so the file is counted on the stronger method. Qualification stays subject to lender guidelines, credit approval, and property review.

Step-by-Step: How to Apply

The order matters more than the pace. Each step feeds the next.

1. Decide between cash-out and no-cash-out. If you want money back, cash-out is the product. If you only want to replace the loan and pull out little or nothing, a no-cash-out refinance may price and size differently.

2. Check legal use. Confirm that nightly rentals are permitted for the address, and gather your permit or HOA confirmation.

3. Test both income methods. Compute coverage on your booking history and on long-term rent. Know your best case and your fallback before you apply.

4. Check the two main gates. Is your credit at or above 640, and does your equity fit within 70% LTV on short-term-rental cash-out? Hosting history of about 12 months and ownership of about 6 months complete the screen.

5. Assemble documents. Use the checklist below. Make sure the numbers match across every source.

6. Choose the lender path. Because lenders treat short-term income differently, a broker comparing programs can match your file to a lender that counts your income method.

7. Submit and order the appraisal. Ask that the appraiser’s report include income support appropriate to the program, if the lender requires it.

8. Clear underwriting conditions. Expect requests for clarified deposits, updated statements, insurance evidence, and entity papers.

9. Close and fund. Keep records of how you use the proceeds. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

That order protects you. Many costly surprises, such as a low appraisal rent or a lender that will not count nightly income, can be found at steps three and six before you spend on an appraisal.

Document Checklist

Document Purpose Common error
Platform payout statements Prove booking income Missing months
Property manager reports Tie income to a third party Totals that differ from deposits
Bank statements Match payouts to deposits Personal and rental funds mixed
Entity papers (EIN, formation, operating agreement) Support lending to an LLC Names that differ across documents
Credit and mortgage statements Confirm liabilities are current Stale statements
Insurance evidence Show rental-use coverage Policy written for a home, not a rental
Permit or HOA confirmation Show nightly use is allowed Never obtained

You will almost always sign as a personal guarantor, so your credit is pulled even when the loan sits in an LLC. Lending to an LLC is subject to lender program eligibility, and each lender may add its own document overlays. DSCR is not document-free. There is still an appraisal, entity paperwork, statements, and a credit review.

What If Your File Falls Short?

Most shortfalls have a clear fix. The table shows the usual ones.

Problem Likely fix
Thin hosting history Wait to build the record, or ask about projection-based programs
Coverage below the floor Take less cash-out, add a cleaner income method, or ask about select-lender paths with adjusted terms
Low appraised value Review comps with your broker before accepting the limit
Short ownership time Wait out the seasoning period
Mixed bank accounts Separate rental deposits and document the history
Credit below 640 Improve the score before applying

Thin history deserves a note. Many programs ask for about 12 months of hosting experience, and a borrower with only a few months of operation will find fewer options. Some programs handle it differently, so outcomes depend on the program and the file.

Taking less cash-out lowers the new payment and can lift coverage on a refinance. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Special Situations

Converting a second home. A DSCR loan is for investment property, not a place you live in. If the property began as a second home, the file should show it operating as a rental, and any personal-use stays should be disclosed.

Properties run by a manager. Manager statements document income that never touches your own account. They should reconcile to deposits.

Property types that are not offered. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs. Condotels and non-warrantable condos are reviewed program by program.

Using the proceeds. Many investors use proceeds toward another rental. That is a common strategy, but the proceeds are loan funds, not income. Tax treatment varies; consult a qualified professional.

Prepayment terms. Many DSCR loans include a prepayment penalty, so ask about it up front, especially if you plan to sell or refinance again.

Frequently Asked Questions

Can I cash-out refinance an Airbnb without a full year of hosting history?

It depends on the program. The network’s short-term-rental guidance expects about 12 months of hosting experience. Some lenders handle thin history through projections or long-term rent. Both options usually carry tradeoffs, such as lower leverage or a lower ratio.

Will the appraisal count my Airbnb income?

Usually not. The rent-schedule form is built for long-term monthly rent, so short-term income is generally proven separately with platform statements, manager reports, and deposits. Ask your lender which method it will use before ordering.

How much cash can I take out?

Cash-out on short-term-rental collateral tops out around 70% LTV on most files, and coverage must still clear 1.00 on a refinance. Closing costs and the payoff reduce the net. The calculator on this site gives an illustrative estimate of how leverage and coverage interact.

Can I close the loan in an LLC?

Often yes, subject to program terms. You should have the EIN, formation documents, and operating agreement ready, and you will typically still sign a personal guarantee.

Does clearing 1.00 mean the property makes money?

No. Coverage compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation, so run your own full budget.
