Is Interest-Only Available on a Super Jumbo DSCR Loan?

Is Interest-Only Available on a Super Jumbo DSCR Loan?

The Quick Read: Yes, through select lenders in Lendmire’s wholesale network, interest-only is available on super jumbo DSCR loans, but only inside a defined envelope, and every file is subject to underwriting. The interest-only period runs 120 months on 30- and 40-year terms, up to 75% LTV, with coverage of 0.75 or better, and the lender qualifies the file on the interest-only payment. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

  • Interest-only tops out at 75% LTV. Leverage on the $3,000,000-and-up tiers is 65% or lower, which sits under that ceiling, so the interest-only cap is not what limits those tiers. Credit, review and the tier itself do.
  • Coverage is tested on rent divided by interest, taxes, insurance and dues, with principal left out.
  • Interest-only lifts day-one coverage but pays down no principal, and the payment steps up when the period ends.
  • Credit, reserves, appraisals and loan size still decide the outcome. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

Think of the interest-only feature as a payment schedule and nothing more. It does not loosen the rest of the file.

Key Terms Defined

Super jumbo: A lender label for very large loans. No federal rule defines it, so each lender sets its own line.

DSCR (debt service coverage ratio): Monthly rent divided by the monthly housing obligation. It shows whether the property’s income covers its own payment.

PITIA: Principal, interest, taxes, insurance and association dues. It is the standard obligation used in the coverage test.

ITIA: The same obligation with principal removed. Interest-only files are tested on this number.

Interest-only period: The stretch of time when the borrower pays interest alone and the balance stays flat.

Reset (or step-up): The point where the interest-only period ends and principal payments begin, so the payment rises.

LTV: Loan-to-value, the loan balance as a percentage of the property’s value.

Is Interest-Only Really Available at Super Jumbo Size?

Yes, within limits. Across the wholesale network, a handful of lenders offer a 120-month interest-only period on large DSCR loans. The loan sizes run from $150,000 to $10,000,000 on the portfolio investor program. Lendmire’s standard DSCR program stops at $3,000,000, and this ladder carries qualified investors past it.

Here is the structure. Interest-only caps at 75% LTV. The leverage ladder shows where each tier sits against that cap. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

Loan size Purchase LTV (ceiling) Cash-out LTV (ceiling)
$150K–$1M 80% 75%
$1M–$1.5M 75% 70%
$1.5M–$3M 75% 60%
$3M–$4M 65% —
$4M–$10M 60%, on review —

Every figure is a ceiling through select wholesale programs, subject to underwriting. Above $4,000,000, each request is reviewed case by case before submission, purchase or rate-and-term only.

Now read the ladder against the 75% cap. The $150,000-to-$1,000,000 tier allows 80% on a purchase, so interest-only trims that leverage down to 75%. Every tier from $1,000,000 up already sits at 75% or lower, so the interest-only cap does not clip leverage there. At $3,000,000 and above, the tiers are 65% or lower, well under the cap. What changes at those sizes is the overlay: 700 credit, tighter seasoning, and case-by-case review above $4,000,000. Whether interest-only is offered on a given large file is a question for that review, subject to underwriting. Confirm it with a broker before you assume anything.

One more point. “Super jumbo” is not a regulatory term. The only fixed federal number nearby is the conforming limit, which FHFA set at $832,750 for one-unit properties in most counties. DSCR loans sit outside it.

How Does Interest-Only Change the Coverage Test?

It shrinks the bottom of the fraction. A standard test divides rent by PITIA. An interest-only test divides rent by ITIA. Rent stays the same, the denominator drops, and the ratio rises.

That is why a property that sits just under the line on a fully amortizing basis can read stronger on interest-only. Across our network, this is the main reason high-value properties use the feature. A luxury rental with a modest rent-to-value ratio often struggles with the full payment. Interest-only can move a marginal file into workable range.

Coverage of 1.00 earns full leverage. Coverage from 0.75 to 0.99 is a real path through select programs to $2,000,000 at reduced leverage; LTV and terms adjust, subject to underwriting. The interest-only feature requires coverage of 0.75 or better.

Not every lender agrees on the test. Most programs we place files with qualify on the interest-only payment. A few test on the fully amortizing payment instead, which erases the coverage benefit. Ask which one applies before you spend money on an appraisal.

Also, a 1.00 ratio is not break-even. It means rent covers the payment used in the calculation. Repairs, vacancy and management come out of the same rent.

What Does an Interest-Only Super Jumbo File Look Like?

Run the numbers on a modeled purchase. These inputs are illustrative assumptions, not market data. Say a $2,500,000 rental property is bought at 75% LTV, with a 720 credit score, an experienced investor, and a title held in an LLC (subject to program terms). The exact numbers vary by lender and program and follow a full review of property, leverage, and credit.

  • Coverage on the fully amortizing payment: roughly 0.90x.
  • Coverage on the interest-only payment: roughly 1.15x.
  • Reserves: 6 months of ITIA on the subject property.
  • Appraisals: a second appraisal may be required, depending on program terms and loan size.

The same property, same rent, same borrower. The structure alone moved the ratio across the 1.00 line. Whether the lender accepts it still depends on underwriting.

Reserves deserve a note. On an interest-only file, reserves are sized on ITIA, six months on the subject property, or twelve for a first-time investor. Cash-out proceeds never satisfy reserves.

What Happens When the Interest-Only Period Ends?

The payment jumps. After 120 months, the borrower pays principal and interest over the remaining term, and the remaining term is shorter than a fresh loan’s term. The step-up is sharper than the same balance on a new loan. The 40-year term softens the step relative to the 30-year term, because the principal is spread across more years.

Stress-test it before you commit. Using the same modeled file, coverage might read around 1.15x during interest-only and drop closer to 0.9x after the reset, if rent has not grown. That is a modeled illustration, not a forecast.

Interest-only is only partly a bet on future rent. It is also a bet that you can refinance or sell before the reset. Neither is guaranteed. A refinance depends on the property value, your credit and the lending market at that time. Check the prepayment penalty on the original loan too, since it matters most if you refinance at the end of the period.

Factor Interest-only Fully amortizing
Qualifying payment ITIA PITIA
Day-one coverage Higher Lower
Principal paydown None during period Scheduled monthly
Reset exposure Payment steps up None

How Do Reserves, Leverage and Credit Interact With It?

Interest-only sits on top of the size ladder. It does not replace any of its limits. The program credit floor is 660 on loans up to $3,000,000. Above $3,000,000, the super jumbo overlay lifts that floor to 700, along with 0x30x24 housing history, 48-month event seasoning, and citizen or permanent-resident status. Inside each band, the score that unlocks the top leverage can sit higher than the floor, and a lower score takes a lower leverage cell in the same band. Everything remains subject to underwriting.

An interest-only feature changes the payment schedule only. The property, borrower, collateral, leverage and reserves are all still reviewed. Lenders do not skip the borrower’s profile because the payment is smaller.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Does It Work With Short-Term Rentals, Cash-Out or a Purchase?

Purchase: Yes. This is the cleanest use. The leverage ceiling is higher, and the interest-only envelope fits inside it.

Cash-out: Sometimes. Pricing and available terms vary by lender, borrower profile, property type, and full underwriting review. Cash-out is unavailable above $3,000,000. Unlimited proceeds apply at or below 60% LTV, with a $1,500,000 cap above that. A 70% cash-out ceiling applies only to short-term-rental collateral in programs that offer it, while 75% is the ceiling for standard rentals.

Short-term rentals: Possible, but narrower. Coverage must be 1.00 or higher and loans reach $2,000,000. Income counts at 80% of gross, based on twelve months of operating history on a refinance or the appraisal’s rent analysis on a purchase. Only experienced investors qualify, and short-term rentals are not on the no-ratio path.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. That is why business-purpose credit can use payment structures that consumer loans restrict.

What Does Interest-Only Cost Over Time?

It costs equity growth. During the 120 months, the balance does not fall through scheduled payments. Lower payments free up cash flow now, and the bill arrives later. For a deeper look at the payment reset itself, see Lendmire’s piece on how a super jumbo DSCR loan handles interest-only resets.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Is Interest-Only Right for Your Hold Plan?

Run through these tests. Answer yes or no.

1. Does the property clear 1.00x on the interest-only payment, with a cushion for vacancy? 2. Do you plan to sell or refinance within the 120-month period? 3. Would you survive a post-reset coverage near or below 1.00x? 4. Can you hold six months of reserves (or twelve, as a first-time investor) without using cash-out proceeds? 5. Is your loan size and LTV inside the ladder, at 75% or below?

Four or five yeses point toward interest-only. Exactly three is a split decision: look at which answers were no. A no on the first or third test is a warning about the property’s cash flow, so run the post-reset stress test, or consider a smaller balance, before you commit. A no on the second or fourth is a planning gap you can often close with a firmer exit plan or more cash set aside. Two or fewer yeses suggest a fully amortizing structure, or a smaller balance. The full picture sits in the complete DSCR loans guide.

The strongest play is often a hybrid mindset: use interest-only to get the property financed and stabilized, then plan the exit early. That is a judgment call, not a rule.

Frequently Asked Questions

Can I get interest-only on a $4 million DSCR loan?

It depends on the file. Leverage at that size is 65% on a purchase from $3,000,000 to $4,000,000, and 60% on review above $4,000,000. Both sit below the interest-only leverage ceiling, so the ceiling itself is not the obstacle. Every request above $4,000,000 is reviewed case by case before submission, so interest-only is a question for that review, subject to underwriting.

Does interest-only change how reserves are calculated?

Yes. Reserves are sized as six months of ITIA on the subject property, or twelve months for first-time investors. No extra reserves apply for other financed properties, and cash-out proceeds never satisfy the requirement.

Do all DSCR lenders review the file on the interest-only payment?

No. Most programs in the network do, but a few test on the fully amortizing payment. That difference can swing coverage by a wide margin, so confirm it before appraisal.

Is the 120-month interest-only period fixed for the whole loan?

No. It applies to the first 120 months of a 30- or 40-year term. After that the loan amortizes over the remaining years, and the payment rises. Plan your sale or refinance before that date.

Can an LLC hold a super jumbo interest-only loan?

Entity vesting is welcome, subject to program terms, though layered entities are not allowed. Business-purpose borrowers often use an LLC. Terms are always subject to underwriting.
