Can a Market Data Report Replace Booking History on an Airbnb Cash-Out?

Can a Market Data Report Replace Booking History on an Airbnb Cash-Out?

The Quick Read: Rarely, and almost never at full value. A third-party market data report is a forecast built from nearby comparable listings, not a record of what your property earned, so on a cash-out of a property already operating as an Airbnb, trailing booking history is the normal evidence. Some select lenders will count a projection when history is thin, but they discount it, and leverage and coverage caps still apply.

  • Booking history is the default evidence on an STR cash-out; a report is a fallback.
  • A report can matter most after a recent purchase or a long-term rental converted to Airbnb.
  • STR cash-out leverage tops out around 70% LTV on short-term-rental collateral, versus about 75% on standard long-term rentals.
  • Coverage starts at 1.00 on select programs, and a projection is trimmed before that ratio is run.
  • The appraisal sets value. It does not prove your Airbnb income. Terms depend on the lender’s guidelines, the property type, the leverage, and a full review of the credit profile.

If you own an Airbnb with a full year of records, you probably don’t need the report at all. If you own one with three months of records, the report becomes a real question, and the answer depends on which lender reviews the file. Lendmire’s complete DSCR loans guide covers the base program mechanics; this piece stays on one question: what happens when the evidence is a model instead of a receipt.

Key Terms Defined

Market data report: A modeled estimate of revenue, nightly rate and occupancy for a property, built from comparable nearby listings rather than the subject property’s own bookings.

Booking history: The property’s own trailing record of income, shown through platform statements, payout records and bank deposits.

Haircut: The discount a lender applies to projected income before the coverage ratio is calculated.

Coverage ratio (DSCR): Counted rental income divided by the full monthly obligation of principal, interest, taxes, insurance and any HOA dues.

Appraiser’s rent schedule: The long-term monthly rent opinion an appraiser documents on Form 1007 (single-family) or Form 1025 (2-4 units).

What Is a Market Data Report, and What Isn’t It?

A market data report is a forecast. AirDNA’s Rentalizer is the best-known example. Per AirDNA’s help center, it estimates revenue, average daily rate and occupancy from the historical performance of similar active listings within a 10-mile radius. It picks comps by proximity and by bedroom, bathroom and guest-count similarity, then takes a weighted average.

Think about what that means. The report never sees your calendar, your reviews, your pricing discipline or your cleaning turnover. It sees your neighbors. That is useful for a buyer sizing a deal. It is a different kind of evidence from deposits that already landed in your account.

Accuracy is the other issue. One STR analytics firm, VaultSTR, says independent tests put Rentalizer 15-30% off actual performance, usually on the high side. That is a single vendor’s claim, so treat it as direction rather than a measurement. AirDNA, for its part, says it validates estimates against connected listings with known revenue. Both can be true. Either way, a lender looking at a model has good reason to trim it.

The Three Ways Income Gets Established

Across most programs in the wholesale network, short-term-rental income is established one of three ways. Which one applies drives how much cash you can pull.

Evidence path What it is Relative strength Typical fit
Trailing hosting history About 12 months of statements and deposits Strongest Established Airbnb
Market data projection Report from comparable listings, discounted Middle Recent purchase or conversion
Appraiser’s long-term rent Form 1007 or 1025 rent opinion Most conservative Thin history, thin comps

Programs differ here. Some lenders haircut the projection. Some use only long-term rent. A few exclude short-term income on the subject property entirely. That spread is why two lenders can look at the same owner and the same report and reach different answers.

Why a Cash-Out Is Stricter Than a Purchase

A purchase has no history to inspect, so a projection is the only forward-looking evidence available. A cash-out on a property you already own is different. The property either has a hosting record or it doesn’t, and lenders ask for it.

Several things make the refinance case tighter:

  • The test is rerun on a bigger balance. Cash-out raises the loan, so the payment grows and the same income has to cover more.
  • Leverage is lower. STR cash-out generally tops out around 70% LTV on short-term-rental collateral, while a standard long-term rental cash-out reaches about 75%. A strong ratio can improve pricing and terms, but it does not lift that ceiling.
  • Seasoning applies. About 6 months of ownership is the common expectation across the network on cash-outs.
  • Credit and experience matter. STR files typically expect a 640+ score and about 12 months of hosting experience, subject to lender guidelines.

So the report is a fallback on a cash-out, not a swap. If a select lender accepts it, expect a smaller cash-out than a strong trailing year would produce.

How the Haircut Changes Your Cash-Out

The haircut hits the income side only. The payment in the denominator doesn’t shrink because the lender doubted your forecast. Most programs that accept a projection land somewhere in the 70-80% range of projected gross, though lender-by-lender variation is real.

Run the numbers on a modeled property, with inputs labeled as assumptions rather than market facts. Say the report projects strong gross revenue and the property would clear roughly 1.40x on that projection at the new loan balance. Apply a haircut near the middle of that range, and the counted income falls by about a quarter, which puts coverage near 1.05x. Swap in a thin-comp report with a heavier discount and the same property can drop below 1.00x.

Income basis (modeled) Coverage read What it means
Full trailing history, strong year Comfortably above 1.00x Clears the floor with room
Discounted projection Around 1.0x to low 1.1x Clears, barely
Appraiser’s long-term rent Often below 1.00x May need a smaller loan

When the long-term-rent number lands below 1.00x, the structures a lender may review include a smaller cash-out, a lower-leverage structure, or a separate path available through select lenders in the network, where coverage below 1.00 is reviewed with leverage and terms adjusted. Eligibility stays subject to lender guidelines, credit approval and property review.

One more point. Clearing 1.00x is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities and capital costs sit outside the ratio, so keep reserves beyond what the loan requires. Reserves vary by lender, leverage and loan size, commonly landing around 6 months of PITIA.

What Should You Do at Zero, Partial or Full History?

The right route changes with how many months of records exist.

Zero to a few months (recent purchase or conversion). This is the most plausible projection-only case. The alternative is long-term-rent underwriting. A cash-out with no hosting history is a narrow path, and expect a smaller loan than a seasoned STR would support. Waiting is often the stronger play.

Partial history, say six to nine months. Do not submit a short window pulled from peak season. Lenders reading a trailing year want the whole year, and a seasonal property is judged against its slow months too. Applying after the trailing 12 months include one full peak season usually produces a cleaner file.

Twelve months or more. Use the records. This is where trailing actuals typically outweigh a report, especially if your results outperformed the comps. A strong operator relying on a report can leave money on the table, since the report averages neighbors who may run worse than you.

Can partial history and a report be combined? Some programs will review both together, others use one or the other. Ask before ordering anything.

When a Report Won’t Work

Four situations sink a projection regardless of how polished it looks.

  • Thin comparables. In markets with few active comps, the model weakens and the discount grows.
  • A stale or unsourced report. Lenders that accept reports want a current one from a recognized vendor.
  • A prohibited or unrenewable use. Short-term rental rules can vary by city, county, HOA and property type, so investors should confirm local rules before relying on projected rental income. No coverage ratio fixes a banned use, and a permit that can’t renew or transfer is a similar risk.
  • Ineligible property types. Manufactured homes (single- and double-wide), log homes and barndominiums are not offered in these DSCR programs.

What the Appraiser Does and Doesn’t Prove

The appraisal sets value. It does not prove Airbnb income. A Fannie Mae appraiser update reproduced by the Nevada Real Estate Division says Form 1007 cannot estimate a nightly short-term fee and that multiplying a nightly rate by 30 is incorrect, since it ignores furnishings, services, vacancy and business expenses. That agency material matters here only for what the form measures, not for how DSCR programs run.

McKissock, an appraisal education provider, adds that the 1007 documents monthly rent for single-family homes, not nightly rent or business income, and that the lender decides how income is used. Class Valuation notes that STR income belongs in a narrative addendum, and that a 1007-only basis often produces an artificially low DSCR. Form 1025 is the 2-4 unit version.

The practical lesson: confirm which income basis the lender will use before the appraisal is ordered. Ask whether the lender can use an STR projection if the 1007 comes back low. Lendmire’s piece How Much a DSCR Cash-Out Releases on a Paid-Off Short-Term Rental covers that sequencing.

Document Checklist by Path

Trailing history path:

  • Platform statements for the full trailing year
  • Payout records and matching bank deposits
  • Manager reports, if a manager runs the property
  • Proof of insurance suited to short-term use and any required local permit

Projection path:

  • A current report from a recognized vendor with the comp set shown
  • Evidence of purchase date or conversion date
  • Local permit or registration documentation
  • Your hosting experience, since it can matter on this path

Long-term-rent path:

  • Appraisal with Form 1007 or 1025
  • Lease, if one exists
  • Standard property and entity documents

Entity-held files are common, and LLC borrowers are accepted subject to lender program eligibility.

Where Acceptance Varies by Program

This is the honest part. Across the wholesale network, no single answer holds. A few lenders accept projections with a haircut, others look only at long-term rent, and the strictest want a full year of records with no substitute.

If the Lender Declines the Report

A decline isn’t the end. Work through the fallbacks in order:

1. Wait until 12 months of records exist, ideally covering one full peak season. 2. Take a smaller cash-out that clears the floor on a discounted projection. 3. Switch to long-term-rent underwriting and size the loan to that income. 4. Consider a rate-and-term refinance if equity extraction isn’t the point. 5. Look at an investment-property HELOC. These lines cap at $500,000 total.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can a market data report replace booking history on a cash-out?

Only on select programs, and not at full value. Records of actual bookings are the normal evidence on an operating STR. A report works mainly as a fallback for a recent purchase or conversion, with a haircut and the usual 70% STR cash-out ceiling still in place.

Does the appraiser count my Airbnb income?

No. The appraiser establishes value and, on Form 1007 or 1025, a long-term rent opinion. Your short-term income comes from your records or a projection, and the lender decides how it is used.

What if my actual results beat the report?

Then submit the records. A strong trailing year usually supports more counted income than a discounted forecast, and a report built from average neighbors can understate a well-run property.

Should I wait instead of using a projection?

Often, yes. If you are a few months short of a full year, waiting can mean a larger cash-out and a cleaner file. The exception is when you need funds for a time-sensitive deal and a smaller cash-out still clears the coverage floor.

Can short-term income be ignored altogether?

Yes. A few programs use only the appraiser’s long-term rent. The result can be a lower qualifying income than a strong hosting year would produce, so it pays to ask which basis a lender uses before paying for an appraisal.
