Multifamily Rental Cash-Out Refinance Requirements on 2-4 Units

Multifamily Rental Cash-Out Refinance Requirements on 2-4 Units

The Quick Read: A cash-out refinance on a duplex, triplex or fourplex replaces the existing loan with a larger one. On a DSCR file, the lender sizes it mainly on the building’s pooled rent covering one new payment, subject to lender guidelines. Your personal income is not the test. Leverage caps, credit floors, reserves and seasoning rules still apply.

  • Most standard rental cash-outs top out around 75% LTV across the wholesale network.
  • Seasoning is commonly about 6 months of ownership, measured from title recording.
  • Coverage starts at 1.00 on many select programs, and stronger ratios open better terms.
  • Credit runs from a 620 floor in parts of the network to 700+ for the strongest tiers.
  • Reserves are commonly around 6 months of PITIA, and they step up on larger loans.

What Are the Multifamily Rental Cash-Out Refinance Requirements?

Four tests matter on a 2-4 unit cash-out: equity, rental coverage, borrower profile and property eligibility. A file must pass all four, and the tightest one sets the loan amount.

The figures below are typical ranges across the select lenders Lendmire works with. They are not a commitment to lend, and each file is underwritten individually.

Requirement Typical range on most files
Cash-out LTV (standard rental) Up to 75%
Seasoning About 6 months from title recording
Coverage (DSCR) 1.00 is where many select programs start
Credit score 620 floor in parts of the network; most want about 660; 700+ for top tiers
Reserves Commonly about 6 months of PITIA
Loan size Up to $3,000,000 on standard programs

A larger down payment on a purchase can lift coverage. A refinance works the same way, because a smaller new loan lowers the payment. Neither move erases the leverage cap, the credit floor, the reserve rule or property eligibility. The strongest files clear both the equity test and the rental coverage test.

How Underwriting Treats a 2-4 Unit Cash-Out, Step by Step

The process runs in a fixed order. Knowing the order tells you where a file is most likely to stall.

1. Classify the property. The building must be a non-owner-occupied residential property with two to four units. Five or more units generally route to commercial-style underwriting, which is a different product with a different formula.

2. Order the appraisal. A 2-4 unit property is appraised on Form 1025, the small residential income property report, which the Fannie Mae Selling Guide lists for two- to four-unit properties. The report carries both the value opinion and the market rent analysis. Single-family DSCR files use a 1004 plus a separate 1007 rent schedule.

3. Test the equity. The lender applies the LTV ceiling to the appraised value. After seasoning, that value is the basis. Inside the seasoning window, sizing often falls back to cost basis.

4. Test the coverage. The lender divides eligible gross monthly rent by the monthly PITIA on the new loan. PITIA is principal, interest, taxes, insurance and any association dues. The old loan does not count. Interest-only structures use the interest-only payment instead.

5. Size to the smaller answer. The loan is the lowest of the LTV limit, the seasoning-based value and the amount the rent supports. A larger cash-out raises the payment and lowers coverage, so the two tests pull against each other.

6. Assemble the file. Expect leases or other rent evidence for each unit and entity documents if an LLC holds title, subject to program terms. The file also needs title and vesting information, proof of insurance, the current payoff statement and proof of reserves.

That last step answers a common misconception. DSCR does not mean no documents. The program qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. The lender still verifies the property, the title, the borrower’s credit and their liquid reserves.

Structures and Variations Across the Network

The 30-year fixed is the spine of the network. Select lenders also offer extended terms such as 40-year amortizations and interest-only periods. ARM structures exist for investors who want them. Above $2,500,000, the network generally holds to 30-year fixed structures.

Coverage deserves its own note. A 1.00 floor is where many select programs start. A separate select-lender path goes below 1.00, with leverage and terms adjusted. These are different paths, not one program whose floor moves. The lower-coverage path usually means a lower LTV and stronger credit.

Short-term rentals follow different rules. Cash-out on short-term-rental collateral tops out around 70% LTV, while a standard long-term rental tops out at 75%. Expect a 640+ credit score and about 12 months of hosting history. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. Exact terms depend on the lender’s guidelines, property type, leverage, and a full review of the borrower’s file.

Loan size also changes the file. Reserves commonly sit around 6 months of PITIA, and above $1,500,000 they typically step up to about 9 months. That means a bigger balance asks for more liquid cash after closing, which can trim how much of the equity you can realistically pull. Balances above $2,500,000 narrow the term options to the 30-year fixed. Smaller balances, meanwhile, may route through select lenders in the network rather than the standard programs.

Worked Example: A Fourplex With Uneven Rents

Run the numbers on a fourplex where two units lease above the other two. These inputs are modeled assumptions, not market data.

  • Step one: Add the eligible rent from all four units into one figure. The lender tests that pooled rent against a single building payment.
  • Step two: The appraisal’s rent schedule can differ from the leases. If one unit rents below market, the lender may use the appraiser’s number, and if a unit sits vacant, its rent may count only at a documented market level.
  • Step three: Size at the 75% LTV ceiling. Suppose that sizing produces coverage near 1.12x on the pooled rent.
  • Step four: The file clears a 1.00 floor, but pricing and terms tend to improve as coverage rises. Dropping the request to 70% LTV lifts coverage to roughly 1.20x. The investor gives up some cash for a stronger file.
  • Step five: Suppose instead that 75% LTV produced coverage near 0.95x. Options a lender could review include a lower loan amount, an interest-only structure, or a sub-1.00 program through select lenders with leverage and terms adjusted. Qualification stays subject to lender guidelines, credit approval and property review.

Net cash is smaller than gross equity. The new loan first pays off the old one, then covers closing costs and any required reserves. Whatever remains is the cash-out. The 75% ceiling sets the upper bound, and coverage often sets the real number. The right loan amount may sit below the LTV cap, depending on the property and the program.

What Coverage Does Not Measure

Clearing 1.00 is not the same as positive cash flow. The DSCR ratio compares rent to PITIA only. Repairs, vacancy, management, utilities and capital expenses sit outside the calculation. A fourplex can clear the lender’s test and still leave thin margins after a roof repair or two vacant units. Treat the ratio as the lender’s gate, and run your own operating budget before you pull equity.

Where the General Rule Breaks

Seasoning inside the window. About 6 months from title recording is the common expectation. Before that, sizing often rests on cost basis, or the investor uses a rate-and-term refinance, which returns no cash at closing. That path reaches up to 85% LTV on the network’s rate-and-term programs. A hard-money or bridge loan being taken out is the typical case.

Low appraisal or low rent. A low appraisal shrinks the equity test. A low rent figure shrinks the coverage test. Either can cut the loan well below what the owner expected. Lendmire’s article Investor Cash-Out Refinance Appraisal Comps for a 2-4 Unit Rental covers how value gets supported.

Owner-occupied buildings. If the owner lives in one unit, the loan usually follows a personal-income path, not DSCR. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s commentary on Regulation Z says business purpose is decided transaction by transaction, which is why occupancy matters so much here.

Mixed-use and larger buildings. Mixed-use properties usually face tighter limits than pure residential rentals. Buildings with five or more units move into commercial-style underwriting.

Ineligible property types. Manufactured homes (single- and double-wide), log homes and barndominiums are not offered in the network’s DSCR programs.

Entity ownership. Title can sit in an LLC, subject to program terms. Confirm how the program counts time held in the entity toward seasoning before you apply.

Key Terms Defined

Cash-out refinance: A new, larger loan that pays off the old one and returns the difference to the borrower.

Seasoning: The minimum time you must own the property before a lender sizes a cash-out on appraised value.

LTV (loan-to-value): The new loan balance divided by the appraised value, shown as a percentage.

DSCR (debt service coverage ratio): Eligible monthly rent divided by the monthly PITIA, where 1.00x means rent just covers the payment.

PITIA: Principal, interest, taxes, insurance and association dues combined into one monthly obligation.

Reserves: Liquid funds, counted in months of PITIA, that a borrower must hold after closing.

What the Decision Looks Like in Practice

Start with the building, not the loan. Confirm it has two to four units, that no unit is owner-occupied and that it is not a mixed-use or ineligible property type. Then ask whether you have passed the seasoning window.

Next, pressure-test both tests. Estimate coverage at 75% LTV and at a lower leverage level. If coverage clears comfortably at 75%, take the larger cash-out only if the money has a purpose that earns more than it costs. If coverage is thin, a smaller loan may serve you better than a maximum loan with little margin. Every figure here varies by lender and program — guidelines, property type, leverage, and credit profile all apply.

Improve the file before applying. Document rent for every unit, lease up vacancies, pay down other debt that drags on credit and hold reserves in clean, seasoned accounts. Credit also matters for terms. A 620 score meets the floor in parts of the network. Most programs want about 660, and 700+ unlocks the strongest leverage tiers.

The decision flips for some investors. If the building is owner-occupied, personal-income financing may fit better. For the full program picture, see the complete DSCR loans guide.

Frequently Asked Questions

How much cash can I take out of a duplex, triplex or fourplex?

The ceiling is about 75% LTV on a standard rental, but the real number is usually lower. Coverage, reserves and the payoff on your existing loan all reduce it. The amount depends on rent, the appraisal and the lender’s guidelines.

Does it matter if the building is held in an LLC?

Often not, subject to program terms. Many DSCR programs allow entity vesting, and entity documents become part of the file. Ask how time held in the entity counts toward seasoning before you apply.

Can I refinance before the 6-month seasoning window ends?

Sometimes, but not on appraised value. Inside the window, sizing often falls back to cost basis, or you use a rate-and-term refinance with no cash back. The exact treatment depends on the lender and program.

Will a lower coverage ratio disqualify the loan?

Not always. Many select programs start at 1.00, and a separate select-lender path goes below 1.00 with leverage and terms adjusted. A thin ratio usually means less cash out or tighter terms.

Do I need to show my personal income?

The file qualifies primarily on the building’s rental income covering the payment, subject to lender guidelines. Lenders still review credit, reserves, title, entity documents and rent evidence.
