Can a New Airbnb Qualify for a DSCR Loan Without Rental History?

Can a New Airbnb Qualify for a DSCR Loan Without Rental History?

The Quick Read: Usually, yes, on a purchase, as long as the lender accepts projected income in place of booking history. The lender takes an appraiser’s short-term rental analysis or a market-data projection, trims it, and tests it against the full monthly payment. Refinances work differently, because they typically want real hosting history.

  • Purchases are where “no history” is workable. Refinances and cash-outs on existing short-term rentals generally want actual bookings.
  • Not every lender accepts projections. Each sets its own rules on the source and on how much of the number counts.
  • On a short-term-rental purchase, leverage tops out at 75% LTV, with a 1.00 coverage floor, subject to lender guidelines.
  • Expect a 640+ credit score and a question about your hosting experience, which is separate from the property’s history.
  • Clearing the ratio is not the same as making money. Repairs, vacancy, and management sit outside the math.

Key Terms Defined

DSCR (debt service coverage ratio): The property’s rent used for lender review divided by its monthly housing obligation. A result of 1.00 means income and payment match.

PITIA: Principal, interest, taxes, insurance, and any association dues. It is the payment side of the ratio.

LTV (loan-to-value): The loan balance as a percentage of the property’s value. Lower LTV means more cash from you.

Projection: An estimate of what a property could earn on a short-term platform, built from comparable listings.

Form 1007: The appraiser’s rent schedule for a one-unit property. It estimates monthly long-term rent. Two-to-four-unit properties use Form 1025 instead.

Hosting experience: Your own track record running rentals. It is a different thing from the booking history of the specific property.

Seasoning: The waiting period a lender wants after you buy before it will refinance or cash out. About six months is the common expectation for cash-outs across the network.

What Does “No Rental History” Mean to a Lender?

It means the lender cannot see actual bookings on this property, so it needs a substitute. That is a different problem from whether you, the borrower, have ever hosted.

Lenders ask two separate questions. First: what will this property earn? Second: has this borrower run a rental before? A new Airbnb purchase fails the first test by definition, because there is nothing to look at. Projected income fills that gap.

The second question is the one first-timers miss. Short-term-rental programs usually expect about 12 months of landlord or host experience from the borrower. That is a program guideline, not a promise, and how it applies to a true first-timer depends on the lender and the rest of the file. Raise it early. Don’t find out at the end.

Then there is the question of why this works at all. A DSCR loan qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. So the lender’s attention goes to the asset, not your pay stubs. When the asset has no track record, the projection becomes the track record.

What Replaces the History?

Four kinds of evidence can stand in for bookings, and each lender decides which ones it takes. Across the wholesale network Lendmire places files with, a purchase usually leans on an appraiser’s analysis or a market-data projection, with long-term rent as the fallback.

Evidence What it is Main weakness
Appraiser STR analysis Appraiser’s estimate from comparable STRs Thin comps in small markets
Market-data projection Third-party forecast for the address Only as good as its comps
Long-term market rent Monthly rent from the 1007/1025 schedule Usually the lowest number
Trailing 12-month statement Platform and bank records Needs a hosting record

The fourth row is for properties you already host. A brand-new purchase can’t produce it.

Here is the part that trips people up. A lender that only uses long-term rent will almost always produce a lower coverage figure than one that accepts STR projections. Same house, same buyer, different answer. That is why the first call to a lender should be about which income method it uses, before you talk about anything else.

Skip the Nightly-Rate-Times-30 Shortcut

The appraisal’s rent schedule measures monthly long-term rent. It does not measure Airbnb income. McKissock, an appraisal education provider, explains that Form 1007 documents monthly rent for single-family homes, not nightly rent or business income.

An appraiser values the real estate. The earnings of an Airbnb business are a different thing. An appraisal can come back with a solid value and a rent schedule that says little about nightly income.

One brief contrast, since people ask. Conventional lending is a separate world, and Fannie Mae’s appraiser guidance describes the 1007 as a monthly market rent form for that world. DSCR loans don’t follow those rules. The useful takeaway is only this: the standard form was built for long-term leases.

Class Valuation argues the 1007 can’t support short-term-rental appraisals because it measures long-term, property-driven rent rather than business-driven income. That is exactly why DSCR lenders have to choose an income method on purpose.

Run the Numbers: A Pass and a Near-Miss

The math is simple division, and a modeled example shows where files win or lose. These are illustrative assumptions, not market data, and they use ratios only.

Say you’re buying a lake-area three-bedroom at 75% LTV on a short-term-rental purchase. The lender takes the projection and applies its own discount, because projections are estimates and nobody wants to underwrite the optimistic case. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

Version one. Assume the raw projection covers the full PITIA at about 1.40x. After the lender’s adjustment, qualifying income lands near 1.10x. That clears a 1.00 floor with a little room.

Version two. Same house, but assume the projection covers PITIA at only 1.15x. After the same adjustment, coverage drops to roughly 0.90x. That misses a 1.00 floor.

The gap between those two files could be one extra bedroom in the comps, a thinner market, or a higher association dues line. Nothing about you changed.

Notice the order of operations: projection first, lender discount second, PITIA third. Many investors test the first number and skip the second. Don’t. The discount varies by lender, so ask what it is before you write an offer.

Run this test before the offer, not after. Pull comparable listings, run a projection, shave it the way a cautious lender would, and compare it to the full payment, including association dues. If the file only works at the optimistic number, it doesn’t work.

What Can Sink a New Airbnb File

A new Airbnb file usually fails on one of six things. Most are fixable. A few are not.

  • A thin projection. Few comparable short-term rentals nearby means weaker data and a smaller number.
  • A long-term-rent fallback. If the program defaults to the 1007 rent, a property that works as an Airbnb can look weak on paper.
  • High carrying costs. Association dues and insurance sit in the payment side, and both can squeeze coverage.
  • Seasonality. A projection built on a strong season can overstate a full year. Lenders know it.
  • Reserves. Programs commonly want around 6 months of PITIA, though that varies by lender, leverage, and loan size.
  • Local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Appraisal timing is its own risk. You often don’t know the coverage figure until the appraisal and projection are in, so keep some cash and flexibility in your contract.

One broker’s pattern worth sharing: files tend to go sideways when the buyer treated the platform’s own earnings estimate as the lender’s number. The lender’s number is almost always lower, and sometimes by a lot.

If the Projection Comes in Short

A short projection leaves several levers, and none of them is a trick. Here they are, roughly in order of how often they help.

1. Put more down. A bigger down payment shrinks the loan and the payment, which lifts the ratio. It does not erase leverage caps, credit floors, or reserve rules.

2. Try a different income source. A lender that accepts an appraiser’s analysis may land differently than one using a data projection.

3. Look at the structure. Select lenders in the network offer interest-only periods and extended terms, which change the payment side of the ratio.

4. Consider a below-1.00 path. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. 1.00 is where many select programs start; this is a separate path.

5. Change the property. A different house, or a different bedroom count, can move the projection more than any loan tweak.

Honestly, a more affordable fix is usually the property, not the loan. A property whose numbers only work after three adjustments is telling you something.

The Program Numbers You Should Expect

Short-term-rental purchase loans typically reach up to 75% LTV on the strongest files. That means about 25% down, subject to lender guidelines. Refinances and cash-outs on short-term-rental collateral typically top out around 70% LTV.

Credit matters too. A 640 minimum is the typical short-term-rental floor, and stronger scores open better terms. Standard programs go up to $3,000,000 in loan size.

Coverage rules are separate by transaction. On a purchase, the coverage floor starts at 1.00. On a refinance, the floor also starts at 1.00. That is a starting point, and stronger coverage can open better pricing and leverage.

Property type counts as well. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in these DSCR programs. If your Airbnb idea is a log cabin, that is a conversation to have before you fall in love with it.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. That also means a vacation home you plan to live in doesn’t fit the product.

Every one of these figures is a typical range, not a guarantee. Programs change, and every file is underwritten individually.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Purchase, Refinance, or Just Started Hosting?

Where you are on the timeline changes the evidence the lender wants. The in-between case is the one people ask about most.

Situation Typical evidence Fit
New purchase Projection or appraiser STR analysis Strongest fit for no history
Few months of bookings Actual records plus projection Depends on the lender
Refinance or cash-out About 12 months of actual history Needs a real record

If you bought a property and began hosting a few months ago, you are in a gray zone. Some lenders blend the partial record with a projection. Others want the full year. Don’t assume.

Before You Make an Offer

Do the feasibility work first, since a bad projection after you’re under contract is expensive. Here is a sensible order.

1. Check the rules. Confirm the property can legally operate as a short-term rental under local licensing, zoning, and HOA rules. Lenders may ask for proof.

2. Ask which income method each lender uses. Appraiser analysis, projection, or long-term rent. That one answer shapes everything.

3. Run your own projection from comparable listings, then trim it the way a cautious lender would.

4. Test it against the full payment, including association dues.

5. Talk about your hosting experience before applying, so there are no surprises.

6. Order the appraisal, which returns value and a rent schedule. Some appraisers add a short-term analysis.

7. Hold reserves. Plan for roughly 6 months of PITIA, with the real number set by the lender.

Think of it this way: the loan decision is mostly made by the work you do in steps one through four. The application only confirms it.

Passing the Ratio Isn’t the Same as Making Money

A DSCR above 1.00 says rent covers PITIA. That is all it says. Repairs, vacancy, management, utilities, cleaning, and capital expenses sit outside the calculation.

A new Airbnb makes this gap larger, because a new listing has no reviews yet and the first months are often slower than the projection. The ratio is a lender’s test, not an investor’s profit forecast. Run your own budget on top of it.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can I get a DSCR loan on an Airbnb with zero rental history?

Often yes on a purchase, when the lender accepts projected income. The lender uses an appraiser’s STR analysis, a market-data projection, or long-term rent as a fallback. Not every lender takes projections, so ask first. Terms remain subject to lender guidelines and credit approval.

Do I need hosting experience as a first-time buyer?

Short-term-rental programs usually expect about 12 months of landlord or host experience. How a lender treats a true first-timer varies. Bring it up before you apply so the file can be structured around it. Property history and your own experience are two separate questions.

Will the lender use the number from the platform or the appraisal?

Neither one as-is. The lender chooses its own method and typically trims a projection before testing it. The appraisal’s rent schedule covers monthly long-term rent, not nightly income, and the lender makes the final call on which income counts.

What if my projection falls under 1.00?

You have options. A larger down payment, a different income method, a different property, or an interest-only structure can all move the ratio. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted, subject to lender guidelines.

Can I refinance a new Airbnb right after buying it?

Typically not on projection alone. Refinances and cash-outs on short-term rentals generally want actual hosting history, and short-term-rental refinances top out around 70% LTV. Cash-outs also commonly carry a seasoning expectation of about 6 months.
