Can an Out-of-State Buyer Get DSCR Without Vacation Comps?

Can an Out-of-State Buyer Get DSCR Without Vacation Comps?

The Quick Read: Yes, as long as the deal is reviewed on long-term rent rather than short-term rental income, because DSCR underwriting looks at the property and not at where the borrower lives. A standard appraisal supplies a long-term market-rent opinion, and that figure, not any nightly-rate data, drives the coverage ratio, subject to lender guidelines.

  • Where you live is not an underwriting variable. The property’s rent against its monthly obligation is.
  • Vacation or STR comps matter only if you want short-term income counted toward qualification.
  • A long-term rental file typically runs on an appraiser’s rent schedule, with no Airbnb data required.
  • Purchase leverage commonly sits at 75%-80% LTV on an investment property, with credit tiers from 620 up through 700+.
  • Clearing the coverage test is not the same as positive cash flow.

What “Vacation Comps” Actually Means

Most buyers asking this question mean one of two things. Either they mean short-term-rental comparables, such as nightly rates and occupancy from platform data, or they mean sales comps in a resort-style area. The first one is about income, and the second one is about value. A DSCR file needs value for the leverage test and rent for the coverage test. Neither has to come from a vacation market.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

If the property is a plain long-term rental in a place with no tourism, there are no vacation comps to find, and none are asked for. The appraiser pulls comparable long-term rentals instead.

Does Being Out of State Change DSCR Approval?

No, not in the way most buyers fear. The coverage ratio divides the property’s rent used for lender review by its full monthly obligation: principal, interest, taxes, insurance, and any association dues. The borrower’s home address is not an input. A local appraiser forms the rent opinion, so the person living two time zones away does not have to gather comps or prove the local market.

Across Lendmire’s wholesale network, the questions about the borrower center on credit, reserves, and entity structure. The questions about the property center on type, condition, rent, and value. Where you reside is not on that list. That is the broker’s read of how these files are reviewed rather than a published rule, and individual lenders can set their own overlays.

What the out-of-state buyer does lose is local eyes. Nobody walks the property for you unless you arrange it, so the file leans harder on the appraisal and on whoever you hire locally. That is a logistics issue, not an eligibility one.

How Does a Long-Term Rental File Qualify Without STR Data?

The default route is an appraisal that includes a market-rent schedule. Fannie Mae’s appraiser guidance describes the one-unit rent schedule, Form 1007, as the tool for documenting monthly market rent on a single-family investment property, and it can also be used for condos. Two-to-four-unit properties use Form 1025 instead. DSCR loans are not agency products, so only the form names carry over, but those forms are what most appraisers use to document rent.

Here is the sequence on a typical file:

1. The property is classed as a long-term rental.

2. The appraisal returns a value, which drives LTV, and a market-rent opinion, which drives coverage.

3. The appraiser builds rent from comparable rentals and adjusts for location, condition, and size.

4. If a lease exists, the lender may compare it with the appraised figure. Which number counts depends on the program.

5. Coverage is calculated as rent used for lender review divided by the full monthly obligation.

Notice what is missing: nightly rates, occupancy data, and platform statements. McKissock, an appraiser-education provider, notes that this form documents monthly rent, not nightly rent or business income, and that the lender makes the final call on which income counts.

Many select programs in the network start at 1.00 coverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Stronger ratios generally open better pricing and leverage, though exact eligibility depends on lender guidelines, credit profile, reserves, and property review.

When Do STR Comps Actually Matter?

They matter only if you want short-term income to qualify the loan. In that case the lender wants evidence: a track record of hosting, or a market projection on a purchase.

Short-term-rental programs in the network run tighter than standard long-term files. Purchase leverage tops out at 75% LTV, refinance sits around 70%, and cash-out is held to 70% on short-term-rental collateral. Most programs expect a 640+ score and about 12 months of hosting history. Coverage floors are 1.00 on purchases and refinances, each judged on its own terms.

A form built for monthly rent can’t carry that income. Class Valuation, an appraisal management firm, says the 1007 was designed only to estimate long-term monthly market rent and cannot be forced to support short-term income. And an appraiser can’t simply multiply a nightly rate by 30, since that ignores vacancy, expenses, and the furnishings that make a short-term rental a business.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Four Versions of “No Vacation Comps”

The phrase can describe very different situations, and each one shifts the file in a different direction.

Situation What it means Typical effect
No STR rent data Market has little platform activity Qualify on long-term rent
Thin sales comps Rural or unusual property Appraiser widens search
Seasonal data Strong months, weak months Projection may be unreliable
Unique property Few true matches Rent opinion harder to support

The first case is the cleanest. If you never planned to run the property as a short-term rental, nothing is missing. The other three affect the appraisal itself, not your eligibility.

In thin markets, McKissock notes that appraisers may use comparables that are older, farther away, or less similar when matches are scarce, provided they explain the choice and adjust for the differences. A weaker comp set can pull the rent opinion down, and a lower rent lowers coverage. That is the real risk for a remote buyer in a thin market, and it is a risk to the number, not to eligibility.

The Fallback Ladder When Evidence Is Thin

Buyers who want short-term upside but lack clean data usually work down a ladder. The order matters because each step is weaker income support than the one above it.

1. Documented hosting history. The strongest evidence, and usually required on a refinance.

2. A market projection on a purchase. Useful when the property has no history, though a projection built on a handful of comps or a peak season deserves skepticism.

3. Supported long-term rent. The appraiser’s rent schedule, which needs no platform data at all.

4. A lower-leverage structure. If coverage is short, putting more down can lift the ratio.

That last step deserves a caveat. A larger down payment lowers the monthly obligation and can raise coverage, but it never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

A Worked Example: One Property, Three Ways

Run the numbers on a hypothetical single-family rental purchased at 75% LTV, using modeled assumptions rather than market data. Terms vary by lender guidelines, property type, leverage, credit profile, and full file review.

  • Projected STR income, after the lender’s expense adjustment: coverage lands in the low 1.3x range.
  • Appraiser’s long-term rent schedule: coverage lands near 1.1x.
  • Thin-comp fallback, where the appraiser comes in low: coverage slips to roughly 0.95x.

The same house produces three different answers depending on which income the lender counts. The first two clear a 1.00 floor on select programs. The third falls below it. A sub-1.00 file is not necessarily dead: a separate select-lender path takes coverage below 1.00, with leverage and terms adjusted, subject to credit approval and property review.

Here is the part buyers skip. Clearing 1.00 does not mean the deal makes money. The ratio compares rent to principal, interest, taxes, insurance, and dues only. Repairs, vacancy, management, utilities, and capex sit outside it. A file can qualify and still cash-flow thin.

How a Remote Buyer Builds the Evidence Package

You can’t walk comps from another state, so assemble support that does the work for you.

  • A local property manager’s written rent opinion for comparable long-term leases.
  • Current listings of similar rentals nearby.
  • The seller’s lease and rent history, if the property is tenanted.
  • For short-term plans, platform statements or bank deposits from the seller, if available.
  • Documents confirming legal use, such as permits or HOA rules.

The appraiser, not you, picks the final comps, and the lender decides which income counts. Your evidence package can inform the conversation, but it does not override the appraisal.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Where Remote Files Stall

Problem What to do
Appraisal defaults to low rent Supply local lease evidence early
Projection rests on thin data Re-run with long-term rent
HOA or permit surprise Check rules before contract
Insurance excludes STR use Get coverage confirmed first

In Lendmire’s experience, the most common remote-buyer stumble is a quote built on a guessed rent that gets replaced by the appraiser’s documented figure. A DSCR file in a market the buyer has never visited often pencils on a pro forma and then lands lower on appraisal. Running the coverage ratio on the conservative rent before going under contract prevents most of those surprises.

When Another Loan Type Fits Better

DSCR is built for investment properties. If you plan to stay in the property for meaningful stretches, it may not be the right fit, and a second-home loan could suit better. Likewise, if your income documents are strong and you hold only one or two financed properties, a conventional loan may cost less. Lendmire’s complete DSCR loans guide walks through where each lane makes sense.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

Also check the property type. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs.

Key Terms Defined

DSCR: A ratio that divides a property’s rent used for lender review by its full monthly housing obligation.

PITIA: Principal, interest, taxes, insurance, and association dues, the monthly obligation in the denominator.

Form 1007: The appraisal rent schedule that documents monthly market rent on a one-unit property.

Form 1025: The appraisal form that covers operating income on two-to-four-unit properties.

STR projection: A market-based estimate of short-term income used when a purchase has no hosting history.

Pre-Contract Checklist

1. Decide whether you want to qualify on long-term rent or short-term income.

2. Run coverage both ways, using the more conservative rent as your base case.

3. Confirm the property type is eligible.

4. Check credit tier, reserves, and entity structure with your broker.

5. Confirm local short-term rental rules, HOA rules, and insurance before relying on STR income.

6. Line up a local manager who can speak to rent levels.

Reserves vary by lender, leverage, loan size, and transaction type. Many files land near 6 months of PITIA, and loans above $1,500,000 typically step up to about 9 months. Standard programs run up to $3,000,000, and above $2,500,000 the network generally holds to 30-year fixed structures.

Frequently Asked Questions

Does my home state matter for a DSCR loan?

Not as an eligibility factor on most files. The review centers on the property’s rent, its value, and your credit, reserves, and entity. Individual lenders can set their own overlays, so confirm with your broker.

Can I qualify with no STR history?

On a purchase, yes, in two ways. You can qualify on long-term rent, or on a market projection if you want short-term income counted. Refinances generally need documented hosting history. Subject to lender guidelines and property review.

What if the appraisal uses long-term rent instead of Airbnb income?

That is the normal outcome for a standard file. The lender then tests coverage against that rent. If the number falls short, you can add equity, change the structure, or look at a select-lender path below 1.00 with adjusted leverage and terms.

Can I stay in the property myself?

Occasional personal use is a separate question from occupancy. A DSCR loan is for non-owner-occupied investment property, so plan on treating it as a rental. Heavy personal use may point to a second-home loan.

Do I need to attend the appraisal?

No. The appraiser works the property and the rental market locally. A local manager or agent can provide access and supporting rent evidence on your behalf.
