Can You Refinance an Airbnb That Has No Lease?

Can You Refinance an Airbnb That Has No Lease?

The Quick Read: Yes, you can usually refinance an Airbnb that has no lease, because short-term rental DSCR programs qualify the property on documented nightly-rental income instead of a signed tenant agreement, provided the program accepts short-term rental collateral, the property has about twelve months of hosting history, and the rent covers the full monthly obligation. Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines.

  • A lease only matters for long-term rentals. For an operating Airbnb, platform payouts, manager reports, and bank deposits do the same job.
  • On a short-term rental refinance, leverage typically tops out around 70% LTV, and the same 70% ceiling applies to a short-term-rental cash-out.
  • Expect a credit score of about 640 or higher and a 1.00 coverage floor on refinances.
  • Lenders typically want about 12 months of hosting experience.
  • Not every lender accepts short-term rental income, so the program matters more than the property.

Is “No Lease” the Same as “No History”?

No. They are different problems, and each has a different answer. A lease is a long-term-rental document. Hosting history is the short-term-rental equivalent.

Most “no lease” Airbnbs fall into one of three situations.

Situation Evidence lenders typically use Main hurdle
Operating Airbnb, 12+ months hosted Trailing platform payouts, bank deposits Records must match
Recently bought, little or no hosting Projections, or long-term rent from the appraisal Few programs credit projections
Vacant or off-season Prior-year history, or appraiser rent Seasonal gaps in income

The first case is the cleanest. The property never had a lease because it was never meant to have one. A lender looks at a full year of bookings and treats that as the rent.

The second case is where files stall. Across Lendmire’s wholesale network, most programs want actual hosting history before they will count nightly income on a refinance. Projections from data services are mostly a purchase tool or a fallback. A minority of lenders credit them at all, and those that do usually reduce the figure first.

The third case depends on timing. A vacant property that hosted for twelve months last year is a different file from one that has never taken a booking.

Why Do Conventional Lenders Balk at Airbnb Income?

Conventional lenders are built around personal income and standard rent documents. A signed lease and a tax return fit that box. Nightly income that swings by season does not. Many large retail lenders simply decline short-term rental collateral or cap what they will count.

DSCR programs flip the question. They ask whether the property’s income covers principal, interest, taxes, insurance, and any HOA dues (PITIA). Personal income takes a back seat. That is why an Airbnb with no lease can still be a strong file. If you want the full background, Lendmire’s complete DSCR loans guide covers how the product works.

Key Terms Defined

DSCR (debt service coverage ratio): Monthly rent used for lender review divided by the monthly PITIA, so a result above 1.00 means the rent exceeds the payment.

PITIA: Principal, interest, taxes, insurance, and association dues, the full monthly obligation a lender measures rent against.

LTV (loan-to-value): The loan balance as a percentage of the property’s appraised value.

Seasoning: The time you have owned the property or held the current loan before a lender will refinance it.

Form 1007: An appraiser’s single-family rent schedule, which estimates monthly long-term market rent.

Form 1025: The comparable form for two-to-four-unit properties.

Trailing history: The most recent twelve months of actual short-term rental income, shown by platform statements and deposits.

What Replaces a Lease on a Short-Term Rental?

Documented operating income replaces it. Which evidence a lender accepts varies by program, and the choice can move your coverage ratio a lot.

Evidence Best used for Weakness
Platform payout statements Refinance of an operating Airbnb Must match deposits
Property manager reports Hands-off or multi-platform hosts Lender may want bank proof too
Bank deposit records Cross-checking platform data Mixed personal funds muddy it
Projection from a data service Purchase or no-history files Few lenders credit it; often reduced
Appraiser’s 1007 or 1025 rent Fallback when STR income is unusable Measures long-term rent only

On a refinance of a working Airbnb, trailing platform payouts are the strongest evidence. They are actual income, not a forecast. Lenders also like seeing them agree with bank deposits month by month.

Some programs reduce gross short-term income before dividing by the payment. Think of it as an expense factor. Ask each lender how it treats gross income before you assume a number.

What Does the Appraisal Actually Measure?

The appraiser gives an opinion of value. The rent form attached to it is a separate matter, and it does not decide your income.

The 1007 estimates monthly market rent for a single-family home or condo. McKissock’s appraisal education blog explains that the form reflects long-term rent and that how income is counted ultimately falls under the lender’s scope. For two-to-four-unit buildings, the 1025 plays the same role.

An agency contrast is useful here, and only here. Fannie Mae’s appraiser update, reproduced by the Nevada Real Estate Division, says the 1007 documents estimated monthly market rent and was not designed for short-term rental appraisals. It also tells appraisers that multiplying a nightly rate by 30 is not valid market rent. DSCR loans are not agency products, so those rules do not govern your file. The point is narrower: the appraisal form will not show your Airbnb income, and no one should treat nightly rate times 30 as rent.

HousingWire’s reporting on the appraisal gap makes a related point. It notes that using the 1007 for short-term income often distorts coverage calculations and produces artificially low ratios that do not reflect real operating performance. It also recommends stress-testing for seasonality and occupancy.

How Much Does the Income Method Change the Math?

A lot. The same property can pass on one method and fail on another. Here is an illustrative example. The ratios below are hypothetical modeling assumptions, not market data.

Run the numbers on a single Airbnb with a fixed monthly obligation:

  • Trailing twelve months of platform income, reduced by a lender’s expense factor: coverage around 1.25x.
  • A third-party projection, reduced further by the lender: coverage around 1.05x.
  • The appraiser’s 1007 long-term rent: coverage around 0.90x.

Same house, same loan. One method clears 1.00 comfortably, one barely clears it, and one falls short.

The last result is not a dead end. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Most programs start at 1.00. A borrower should ask whether the reduced leverage still makes sense for the deal before choosing that path.

One caution applies to every case. Clearing 1.00 does not mean the property is cash-flowing. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, furnishing costs, and capital expenses all sit outside the ratio.

What Are the Steps to Refinance an Airbnb Without a Lease?

1. Confirm the program accepts short-term rental collateral. Some lenders do not. Investor-focused DSCR programs typically do.

2. Choose the income evidence. For an operating Airbnb, that means twelve months of platform statements, manager reports, or bank deposits.

3. Match your documents. Payouts should tie to deposits. Entity names should be the same everywhere. Insurance should describe a short-term rental, not a long-term tenancy.

4. Order the appraisal. It sets value, which drives LTV. The rent schedule is a backup, not the main event.

5. Calculate coverage. Qualifying monthly income, after any lender reduction, divided by PITIA.

6. Review reserves. They vary by lender, leverage, loan size, and transaction type. Around six months of PITIA is common, and larger loans typically step up from there.

Typical documents include platform payout statements, bank statements, manager reports, short-term-rental insurance, entity papers, and any local permit.

Here is one practical insight from placing these files. The most common delay is not weak income. It is mismatched paperwork, such as a payout that does not match a deposit, personal money mixed into the host account, or an entity name that differs between documents. Cleaning those up before applying saves the most trouble.

What If the Airbnb Has Less Than 12 Months of Hosting?

You have three options: wait, find a program that credits projections, or fall back to long-term rent. Each has costs.

Waiting builds the evidence that most programs prefer. It also gives you seasonal data, which matters because a peak-season window overstates income.

A projection-friendly program can work for a purchase or a no-history property. It usually reduces the figure, and many lenders will not credit it on a refinance.

Falling back to the appraiser’s rent gets you a file, but often at a coverage ratio that understates the property. That can mean lower leverage or tighter terms.

For reference, the network’s short-term rental programs typically allow up to 75% LTV on a purchase of an investment property, around 70% on a refinance, and 70% on a cash-out, with a 640 credit floor. Loan amounts run up to $3,000,000 on standard programs. These are typical ranges, subject to lender guidelines, credit review, and property review.

What Other Edge Cases Come Up?

Converted long-term rentals. A property switching from a lease to Airbnb has no short-term history yet. Lenders treat it like a no-history file.

Seasonal markets. Trailing twelve months protects against a peak-season snapshot. A lender may also stress-test slower months.

Two-to-four-unit buildings. The 1025 applies. Part of the income may come from long-term leases, which makes it a blended rent roll.

Restrictive local rules. If local rules limit short-term rental use, the income may be unusable. The lender may fall back to long-term rent or pass on the file.

Medium-term rentals. Stays of a month or more have no standard data tool like the ones used for nightly rentals. Lenders usually review them case by case.

A property with a real lease. If it has a signed long-term lease, that lease is the usual evidence. Without one, the appraiser’s rent figure fills in.

Where Do Investors Get This Wrong?

Several beliefs cause avoidable denials.

No lease means no refinance. False for short-term rental programs. The evidence is platform history or an income analysis.

The appraisal will show my Airbnb income. It will not. The 1007 reports long-term market rent, and the lender decides how income is counted.

Nightly rate times 30 equals monthly rent. Appraisers are told this is not valid.

Every DSCR lender takes Airbnb. They do not. Check the program before applying.

Projections always work. Few lenders use them, and refinances typically want actual history.

A 1.00 coverage ratio means I am making money. It means rent covers PITIA, nothing more.

Rate-and-Term, Cash-Out, or Wait?

The right move depends on what you want from the refinance.

A rate-and-term refinance replaces the existing loan, often to move out of a short-term bridge or a personal-income loan. A cash-out refinance pulls equity, which on short-term rental collateral typically stops at 70% LTV. Both usually expect about six months of seasoning, though that varies.

Cash-out makes sense if the proceeds fund another rental where coverage still works. It is harder to justify if the property barely clears 1.00 today, because pulling equity raises the balance and lowers the margin. A better path may be waiting until another year of platform history lifts the trailing income.

Check any prepayment terms on the existing loan too. Paying a penalty to refinance early can erase the benefit. For a broader look at timing, see Lendmire’s piece When Does It Make Sense To Refi A Rental Property?.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Do I need a lease to refinance an Airbnb?

No. A lease applies to long-term rentals. On an operating Airbnb, lenders use twelve months of platform payouts, manager reports, or bank deposits. If the property has a signed long-term lease, that becomes the usual evidence instead.

Can a never-rented Airbnb be refinanced?

Rarely, and only through select programs. Most refinance files want actual hosting history of about twelve months. A property with no history may fall back to the appraiser’s long-term rent, or to a program that credits projections. Coverage on that path is often lower, so leverage and terms may adjust.

Does it matter that the property is vacant or seasonal?

Yes, it can matter. A vacant property with a full prior year of hosting records is judged on that history. A seasonal property is judged on the full trailing twelve months, not the busy season alone, because a peak window overstates income.

Does traditional personal-income documentation matter?

Less than on a conventional loan. DSCR files qualify primarily on property-level rental income covering the payment, subject to lender guidelines. Credit score, reserves, and property eligibility still apply, and a score around 640 or higher is typical for short-term rental programs.

Can I hold the property in an LLC?

Often yes, subject to lender program eligibility. Entity names must match across title, insurance, bank accounts, and platform records. Moving a property into an LLC in the middle of a refinance can complicate the file, so settle the vesting first.
