The Quick Read: Being between jobs does not disqualify you from a DSCR cash-out refinance on a short-term rental, because the loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Credit, equity, reserves, hosting history and the property itself still get reviewed. Your paycheck stops mattering, but the file does not get lighter everywhere.
- Cash-out on a short-term rental typically tops out around 70% LTV (loan-to-value, the loan as a share of the property’s value).
- Expect a minimum score near 640 and about 12 months of hosting history.
- Coverage of 1.00 is where select programs start for a short-term rental refinance.
- No pay stubs, W-2s or employment verification are part of the file.
- Reserves and the quality of your booking records decide more than your job status does.
How Underwriting Treats “Between Jobs”
A DSCR loan (debt service coverage ratio, meaning the property’s rent measured against its monthly housing payment) looks at the property, not your employer. Lenders check whether the rental income covers principal, interest, taxes, insurance and any association dues, together called PITIA. Your employment status is not an input.

Maximum loan-to-value varies by lender, program, property type, and seasoning. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.
That is the practical meaning of “no job.” It means no personal income documentation. It does not mean no underwriting.
A conventional cash-out on a rental works the other way. It leans on documented income and debt-to-income ratios, which a gap in employment breaks. That is the main reason investors between jobs end up looking at DSCR programs. If you want the broader picture first, Lendmire’s complete DSCR loans guide covers how these loans work from the ground up.
What Replaces Your Paycheck: The Property’s Income
The lender needs proof that the short-term rental earns enough. On a refinance, that proof is usually your own booking history: platform payouts or property-manager statements, matched to the deposits in your bank account. Across our wholesale network, most short-term rental programs expect about 12 months of hosting history.
Some lenders also order an appraisal that includes a short-term rental analysis. Others use a market-data projection, and a few fall back to long-term rent. Projections show up more often on purchases, because a refinance normally has real booking history to show.
Why the Standard Rent Form Doesn’t Prove Airbnb Income
Appraisers use Form 1007 for single-unit rent schedules and Form 1025 for 2-4 unit properties. Both measure monthly lease rent. Fannie Mae’s appraiser guidance says Form 1007 cannot estimate a nightly fee, and that multiplying a nightly rate by 30 is incorrect.
Appraisers fill the gap in different ways. Class Valuation describes a narrative addendum called a short-term rental projected income analysis. McKissock notes an appraiser may need another tool, such as AirDNA, to estimate income, and that not every loan follows Fannie Mae rules. The same logic applies here: those forms inform DSCR practice but do not govern it.
The Step-by-Step Path
1. Choose the income basis. For a refinance, that is normally 12 months of documented payouts.
2. Run the coverage test. Counted income is divided by the full new payment. A cash-out loan is bigger than the old one, so coverage is tighter than it looks on your current balance.
3. Size the loan. The loan is the lesser of what coverage supports and the leverage cap. On a short-term rental cash-out, the cap is typically 70% LTV.
4. Net out the proceeds. Proceeds equal the new loan minus the payoff, closing costs and any reserves the lender holds back.
5. Show reserves. Many programs will count cash-out proceeds toward the reserve requirement, though that varies by lender.
6. Complete the file. Documents typically include entity papers if the property sits in an LLC (subject to lender program eligibility), insurance, a title report, a payoff statement, platform or manager statements, ID and a credit authorization.
Notice what is missing: pay stubs, W-2s and a verification of employment.
What the Lender Still Checks About You
Between jobs, your credit and your cash become the file’s main personal evidence. A 640 score is typically the floor for short-term rental programs. Many programs in the network prefer higher, and scores around 700 and up open the strongest leverage tiers.
Reserves matter more now than they did when you had a salary. They vary by lender, leverage, loan size and transaction type, and a figure around six months of PITIA is common. Lenders generally want to see where the money sits, so keep statements clean and avoid large unexplained deposits.
Seasoning is the waiting period between buying a property and borrowing against it. About six months is the common expectation for cash-out across the network. Delayed financing for cash buyers is a lender-dependent exception that generally returns documented cost, not appreciation.
Worked Example: Coverage and Leverage
Run the numbers this way, using modeled assumptions rather than market data. Say you own a short-term rental valued at $500,000, with 12 months of documented booking history and a 700 credit score. You ask for cash-out at 70% LTV, the typical ceiling for short-term rental collateral. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.
Coverage is the key test. If your trailing 12 months of counted income divided by the new PITIA clears about 1.2x, you sit comfortably above the 1.00 floor where select programs start. If it lands at 0.95x, the standard path stops there. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted, and that is a separate path from the 1.00-floor programs.
Now stress it. A seasonal property with weak winter months can average down. Some programs count zero-deposit months inside the 12-month average, which drags the ratio lower. Plan for coverage to land lower than your best quarter suggests.
Where the General Rule Breaks
- Short booking history. A new or recently converted rental may lack 12 months of data. Some lenders fall back to long-term rent, which can understate a strong performer.
- Recent purchase. Seasoning rules can block a cash-out right after closing.
- Unpermitted use. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.
- Thin coverage. Sub-1.00 coverage is available through select lenders in the network, with leverage and terms adjusted. No-ratio qualification is available only through select lenders, generally for borrowers who already own a primary residence.
- Ineligible property types. Manufactured homes, log homes and barndominiums are not offered in these DSCR programs.
Cash-Out Versus Waiting
| Option | What it needs | Main trade-off |
|---|---|---|
| DSCR cash-out | Booking history, credit, reserves | Higher cost and possible prepayment penalty |
| Keep current loan | Nothing new | No access to equity |
| Wait for a paycheck | New job and income history | Conventional underwriting returns, but equity stays locked up |
Prepayment penalties are not automatic. They range from none to several years depending on the program, and you should model them before choosing. Avoiding DSCR if you can qualify conventionally is fair advice for anyone with documented income.
The Risks Nobody Likes to Discuss
Clearing 1.00 is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities and capital expenses all sit outside the calculation.
Borrowing against equity without a paycheck adds a real stress test. Fixed costs stay put while bookings swing. If the new payment only works in peak season, you are carrying personal exposure through the slow months. Keep cash set aside for them, and plan for an income dip between application and closing.
Borrowing less against the property lowers the new payment and can lift coverage. It never erases credit floors, reserve rules or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.
Key Terms Defined
DSCR: The property’s rental income divided by its monthly debt obligation. Select programs start at 1.00.
PITIA: Principal, interest, taxes, insurance and association dues, the full monthly housing payment.
Seasoning: The waiting period a lender wants between acquiring a property and refinancing it.
Hosting history: Documented months of operating the property as a short-term rental, shown through payouts and deposits.
Cash-out refinance: A new, larger loan that pays off the old one and returns the difference to you.
LTV: Loan-to-value, the loan amount divided by the property’s value.
Timing: Apply Before or After the Job Ends?
Employment is not an input, so the paycheck’s end date does not change the DSCR file. What does change is your cash position. If you plan to leave a job, lock down reserves first, and keep documents organized before your income stream shifts. A new job starting mid-process generally does not affect the DSCR side of the file, though your credit and liquidity still get reviewed.

Frequently Asked Questions
Can I cash-out refinance my Airbnb if I have no job right now?
Yes, in many cases. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. You still need acceptable credit, reserves, about 12 months of hosting history and an eligible property.
Do I need pay stubs or other personal income documentation?
No personal income documentation is part of a standard DSCR file. Expect to provide booking statements matched to bank deposits instead.
Is a DSCR cash-out a no-document loan?
No. It is a lighter file on personal income, not a file with no paperwork. You still provide rental evidence, an appraisal, title, insurance, identification and reserve proof.
Will my cash-out proceeds count toward reserves?
It depends on the lender and the program. Some lenders allow cash-out proceeds from the refinance to count toward reserve requirements, while others require reserves to be verified separately from the loan proceeds. Ask your loan officer how the specific program you are considering treats them, since the answer is subject to credit approval and property review.
What if my coverage is under 1.00?
Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. Expect less cash out and different terms than on a 1.00-floor program, subject to credit approval and property review.
