How a Super Jumbo DSCR Loan Qualifies on Rent and Not Your Income

How a Super Jumbo DSCR Loan Qualifies on Rent and Not Your Income

The Quick Read: A super jumbo DSCR loan is reviewed primarily on property-level rental income covering the full monthly payment, subject to lender guidelines. Your personal income is not the main test. The file still gets a full review of credit, reserves, appraisals and the property itself.

  • Coverage is monthly rent divided by the full monthly housing cost (principal, interest, taxes, insurance and association dues). A 1.00 ratio is the floor on select programs, and stronger coverage generally gives you more options.
  • Leverage steps down as the loan grows, with the highest leverage available on smaller purchase loans and the lowest on loans above $4,000,000, subject to underwriting.
  • Credit has a 660 floor, rising to 700 above $3,000,000. Reserves are typically 6 months on the subject property.
  • Loans above $2,000,000 need two appraisals.
  • Rent, not your paycheck, becomes the binding constraint on a luxury rental.

Picture a self-employed investor with heavy write-offs and a seven-figure rental purchase. A bank looking at traditional personal-income documentation sees little income. A DSCR lender looks at the building and asks one question: does the rent carry the debt? That shift is the whole story. It is also why the loan suits LLC-held portfolios and investors whose returns understate their real cash flow.

Short-term rental figures are estimates only and vary significantly by season, property type, management approach, and local short-term-rental rules — confirm local regulations before relying on them. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

What Does “Qualifies on Rent” Actually Mean?

It means the lender tests the property, not your pay stub. You skip W-2s, traditional personal-income documentation and personal debt-to-income math on most programs in the network. You do not skip documentation. The paperwork moves to rent, credit, assets, reserves and entity papers.

Here is why that works. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Nobody is asking whether your salary can support a home. They are asking whether the asset supports its own debt.

“Super jumbo” is not an official category. No regulator defines it. It is industry shorthand for a balance well above standard non-QM size tiers. Lendmire’s standard DSCR program stops at $3,000,000. The super jumbo ladder carries qualified investors past that, up to $10,000,000 through select wholesale programs, subject to underwriting.

This is where a broker earns a living. Across the wholesale network, guidelines differ lender to lender. Lendmire arranges the loan through select lenders and does not lend itself. Your job is to find the program whose envelope fits your file.

Key Terms Defined

Super jumbo: An industry label for very large loan balances, with no regulatory definition.

DSCR (debt service coverage ratio): Monthly rent divided by the full monthly payment on the property.

PITIA: Principal, interest, taxes, insurance and association dues, the full monthly obligation.

LTV (loan-to-value): The loan balance as a percentage of the appraised value or price.

Non-QM: A loan that is not underwritten to the consumer Qualified Mortgage standard.

Reserves: Liquid cash left after closing, counted in months of payments.

Seasoning: A required waiting period after a credit event or purchase.

How Is the Ratio Calculated, Step by Step?

Divide eligible monthly rent by the full monthly payment. At 1.00, rent equals the payment. At 1.20, rent covers it with a cushion. At 0.90, rent falls short.

Run it in order:

1. Confirm purpose and occupancy. The property must be a non-owner-occupied investment, one to four units. A primary residence cannot use this loan.

2. Establish the rent used for lender review. More on that below.

3. Build the payment. Add principal, interest, taxes, insurance and association dues.

4. Divide. Rent over payment gives the ratio.

5. Review everything else. Credit, reserves, appraisals and entity documents.

One warning on definitions. Commercial sources define DSCR as net operating income divided by annual debt service. Residential non-QM programs use gross rent over the full payment. Mixing the two is a common error. This article uses the residential version.

That also explains why you see 1.25 quoted in some places. Its higher thresholds reflect commercial and short-term-rental commentary, not the residential program floor.

How Is the Rent Figure Determined?

The appraiser’s market-rent opinion or a signed lease sets it. On a single-family property or condo, the appraiser completes a rent schedule. Fannie Mae’s appraiser guidance describes it as the appraiser’s estimate of monthly market rent.

A quick agency contrast. Under agency rules, that form is required only when rental income qualifies a one-unit investment. DSCR is not an agency product. The form is borrowed as an appraisal tool, not as a rule that governs your loan.

On two to four units, the rent analysis rides along in the small residential income property report, known as Form 1025. That is general industry practice.

What if the lease and the appraisal disagree? Most programs we place files with lean on the lower, more conservative figure. A vacant or newly bought property has no lease, so the appraiser’s market-rent opinion carries the file.

Short-term rentals are different. They qualify on documented operating history, at 80% of gross, with coverage of 1.00 or higher and loan amounts to $2,000,000. On a refinance, that means twelve months of history. On a purchase, it means the appraisal’s short-term-rent analysis. You also need twelve months owning income property in the last thirty-six. Short-term rental rules can vary by city, county, HOA and property type, so investors should confirm local rules before relying on projected rental income. Permission is documented for the specific property.

What Does the Lender Look at Instead of Income?

Credit, leverage, reserves, appraisals and assets. “Not your income” does not mean “not your file.” At this size, the file gets heavier in other places.

  • Credit: a 660 floor on loans to $3,000,000, and 700 above $3,000,000. Above that line, expect 0x30x24 housing history, 48-month event seasoning, citizens and permanent residents only, no rural property, and ten acres maximum on a non-rural one.
  • Reserves: typically 6 months of the full payment on the subject property, or 12 for first-time investors. Cash-out proceeds never satisfy reserves.
  • Appraisals: two above $2,000,000.
  • Entity papers: LLC vesting is welcome, with no layered entities, subject to program terms. A personal guaranty is typical.
  • Portfolio: up to 20 financed properties, with no extra reserves for the others.

Your brokerage account will not count as income. It does support the down payment and reserves. If you are weighing a path that counts personal earnings, Lendmire’s piece How to Combine W-2 Income and Bank Statements on a $2M Super Jumbo covers that route.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Why Does Size Make the Rent Test Harder?

Because price climbs faster than rent. A luxury rental often has a low rent-to-price ratio. The payment scales with the balance, but rent usually does not scale with it. A high earner can still fail the test.

The leverage ladder reflects the added risk. Every figure is a ceiling through select wholesale programs, subject to underwriting, at coverage of 1.00 or higher. These bands are loan amounts, not purchase prices. Multiply price by leverage first, then find the band.

Loan band Purchase Rate-term Cash-out
$150K–$1M 80% 80% 75%
$1M–$1.5M 75% 75% 70%
$1.5M–$2M 75% 75% 60%
$2M–$3M 75% 75% 60%
$3M–$4M 65% 65% —
$4M–$6M 60% on review 60% on review —
$6M–$10M 60% on review 60% on review —

Credit needs rise with leverage too. The top cell at $150K–$1M needs 660 or better. Between $1M and $1.5M the top cell needs 700. From $1.5M to $2M, and from $2M to $3M, it needs 720. Above $3M it needs 700. A lower score takes a lower-leverage cell in the same band.

On cash-out, the 75% ceiling applies to standard rentals, while the 70% ceiling in the second band is the stepped-down figure. Proceeds are unlimited at 60% LTV or below, with a $1,500,000 cap above 60%. Above $3,000,000, cash-out is off the table. Above $4,000,000, every request is reviewed case by case before submission. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

What If the Ratio Comes in Low?

You have levers, but no promises. The options are a larger down payment, a different structure, or a program that reads lower coverage.

  • More equity. Dropping the loan amount shrinks the payment and lifts the ratio.
  • Interest-only. A 120-month interest-only period on 30- and 40-year terms, at 75% maximum, is reviewed on interest, taxes, insurance and dues. It moves the denominator, not the formula. When the window ends, the payment steps up. Plan for that.
  • Sub-1.00 programs. Coverage from 0.75 to 0.99 is a real path through select programs to $2,000,000, but LTV and terms adjust, subject to underwriting.
  • No-ratio. Through a handful of lenders in the network, no-ratio files reach $2,000,000 with a seven-year clean housing history and 0x30x24, within set LTV, credit and reserve limits, subject to underwriting.

Honestly, the stronger play for many luxury buyers is more cash down rather than chasing a thinner program. Reduced leverage beats a stretched file. A ratio above 1.00 does not mean the property is profitable either. It ignores maintenance, vacancy and management.

Super Jumbo DSCR vs. Full-Doc Jumbo vs. Bank Statement

Each path answers a different question. A full-doc jumbo asks about your tax-return income. A bank statement loan asks about deposits. DSCR asks about the rent.

Factor Super Jumbo DSCR Full-Doc Jumbo Bank Statement
Basis Property rent Traditional personal-income documentation Deposits
Personal DTI Typically not used Central Often used
Best fit Rental investors Strong traditional employment income Self-employed

If rent falls short, bank statement or asset-based programs may bring personal debt-to-income back into play.

Who Should Skip This Loan?

Skip it if the property cannot cover its payment and you cannot bring more equity. A strong earner with a thin-rent trophy property should run the coverage math before choosing between DSCR and a full-doc jumbo. Skip it too if the property has no rentable history and no reliable market-rent opinion. And it is not for a primary residence.

Where the General Rule Breaks

A few edge cases deserve names.

  • Owner-occupied 2–4 units. Business-purpose treatment shifts with unit count, per the CFPB‘s Regulation Z exemption text. Acquiring a rental you will occupy within the year counts as business purpose only above two units. A pure investor sits cleanly inside the rule.
  • Later refinance into consumer purpose. The same text notes exempt business credit can be rewritten for consumer purposes, which changes the rules.
  • Business purpose is not compliance-free. Other federal laws can still apply.
  • Rural and acreage. Above $3,000,000, no rural property, and no more than ten acres on a non-rural one. On loans to $3,000,000, up to twenty acres is possible.
  • Condos. Non-warrantable condos run to 75% and $1,500,000.

Which Documents Will You Still Provide?

Expect a photo ID, asset statements for down payment and reserves, entity papers if an LLC holds title, a lease or appraiser rent opinion, and a credit review. Large files often add source-of-funds explanations. Tax treatment varies; consult a qualified professional.

Myths vs. Facts

  • Myth: no documentation. Fact: the paperwork shifts to the property and your reserves.
  • Myth: a regulator defines super jumbo. Fact: none does.
  • Myth: 1.25 is required. Fact: that is a commercial convention. Residential programs read gross rent over the full payment.
  • Myth: cash-out proceeds count as reserves. Fact: reserves must be liquid cash.
  • Myth: clearing 1.00 means profit. Fact: the ratio ignores operating costs.

Frequently Asked Questions

Do I need a job to qualify?

No personal employment is the test. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Credit, reserves and appraisals still get reviewed.

Do I need traditional income documentation?

Most programs in the network do not run on your conventional personal-income paperwork. They look at the property’s rent, plus credit, assets and entity papers. Each file is underwritten individually.

Does my brokerage account count as income?

No. It does not count as qualifying income. It can support your down payment and reserves, provided the funds are liquid.

Can an LLC borrow?

Yes, subject to lender program eligibility. Entity vesting is welcome, layered entities are not, and a personal guaranty is typical.

Is this the same as a jumbo mortgage?

No. A jumbo mortgage on a residence leans on your income. This loan is business-purpose financing for non-owner-occupied rentals, judged on rent.
