The Quick Read: The best provider for this loan depends on your property, credit profile, and how much hosting history you can document. Most short-term-rental refinance programs expect about 12 months of host experience, so a brand-new Airbnb is the hardest version of this loan, and the lenders that will write it depend on how they treat income with no booking record.
- Short-term-rental cash-out refinances typically top out around 70% LTV on the strongest files, subject to lender guidelines.
- A credit score of 640 or higher is the usual starting point.
- Coverage of 1.00 is the minimum DSCR on STR refinances; stronger ratios open better terms.
- With no history, lenders usually fall back on long-term market rent from the appraisal or a discounted data-service projection.
- Lendmire is a broker. It shops multiple wholesale lenders and matches the file to a program.
A ranked list of providers is the natural first thing to search for, but it would not tell you which program fits a property with zero bookings, and Lendmire does not name or rank lenders. What separates programs is how they treat income, seasoning, and leverage. This article walks through those mechanics so you can judge any provider, and shows how a broker narrows the field.

Can You Do a DSCR Cash-Out on an Airbnb With No History?
Sometimes, but the path is narrower than on a purchase. On a purchase, some programs will underwrite a new STR on projected income. On a refinance, lenders usually start from the property’s own booking record. With no record, the file falls back on long-term market rent, a discounted projection, or a waiting period. Subject to lender guidelines, the answer is decided by each program’s own rules.
The network’s short-term-rental parameters are the reference point here. Across most programs Lendmire places files with, STR refinance leverage runs up to about 70%, and STR purchase leverage reaches 75% on the strongest files. A 640 score is the common minimum. About 12 months of landlord or host experience is the usual expectation. Loan sizes run up to $3,000,000 on standard programs. These are ranges, not promises, and every file is underwritten individually.
Here is the catch. That 12-month expectation is exactly what a new Airbnb lacks. So the real question is not “who offers this loan” but “which program accepts my substitute for history.”
How Do Lenders Underwrite Income With No Booking Record?
They pick one of three income bases. First, long-term market rent from the appraisal. Second, a data-service projection. Third, an appraiser’s narrative short-term-rental analysis. Which one applies depends on the program, and on a refinance the long-term rent figure is the most common fallback.
Run through it step by step.
1. Choose the transaction. A cash-out pays off the existing lien and returns cash to the borrower. Two tests run side by side: leverage (equity in the property) and coverage (rent against the payment).
2. Set the income basis. With no history, the file leans on the appraisal. On a one-unit property that is typically a Form 1007 rent schedule. On two to four units it is a Form 1025.
3. Apply any haircut. Programs that accept projected STR income commonly discount it before running coverage. The size of that discount varies by lender.
4. Calculate DSCR. Qualifying income is divided by PITIA: principal, interest, taxes, insurance, and any association dues. The ratio is set in underwriting.
5. Size the loan. The loan is limited by the leverage cap or by what the income can support at the minimum coverage, whichever is lower.
Cash-out makes step four harder. Pulling more cash raises the payment, which lowers coverage. Meeting the 1.00 minimum also does not mean positive cash flow. Repairs, vacancy, management, utilities, and capex sit outside the calculation.
Why the Appraisal Form Matters
The Form 1007 cannot carry nightly income. McKissock, an appraiser-education publisher, notes that the 1007 documents monthly rent for single-family homes, not nightly rent or business income, so the lender has to evaluate business income from other documents.
Two practical results follow. Multiplying a nightly rate by 30 does not produce a valid monthly rent. And a lender that wants an STR figure needs a separate income analysis, not a stretched 1007. If a provider tells you the standard rent schedule proves your Airbnb income, treat that as a red flag.
How Projections Get Built (and Why They Get Discounted)
A projection is an estimate, not a record. Data services such as AirDNA build theirs from the weighted performance of comparable listings within a 10-mile radius, reporting gross host revenue rather than net income.
Accuracy is the concern. VaultSTR, an STR advisory firm, says independent tests put single-address projections 15-30% off actual results, usually on the high side, and suggests underwriting year one at 60-75% of the projection. That is one advisory firm’s view, but it explains why lenders discount projections and why some skip them entirely.
Lenders also care about local rules. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A projection built on a use the property cannot legally host is worth nothing.
What Separates One Program From Another
| Criterion | What to ask | Why it matters |
|---|---|---|
| Income basis | Long-term rent, projection, or history? | Sets the coverage ratio |
| Hosting history | Is 12 months required on a refinance? | Gate for a new Airbnb |
| Cash-out leverage | What LTV on STR collateral? | Caps proceeds |
| Seasoning | How long must you own it? | Can delay or shrink the loan |
| Value basis | Appraised value or cost basis? | Matters inside the seasoning window |
| Coverage floor | Minimum DSCR on a refinance? | Can limit loan size |
Seasoning deserves its own note. It is lender policy, not law. SEC-filed loan-level exception reports show guidelines differ: one securitization filing reflects a guideline with 6 months of borrower seasoning for cash-out, while another reflects 3 months of title seasoning. Those are lenders’ rules, shown only to illustrate variation. For the network’s own mechanics, about 6 months of seasoning is the common expectation on cash-out files, and inside that window some lenders size the loan off the lower of appraised value or cost basis plus documented improvements.
Key Terms Defined
DSCR: The ratio of qualifying rental income to the full housing payment (PITIA).
Seasoning: How long you must have owned the property before a cash-out refinance is available.
Form 1007: The appraiser’s rent schedule, which documents monthly long-term rent.
Projection: A data-service estimate of annual STR revenue from comparable listings.
Haircut: The discount a lender applies to gross STR income before running coverage.
Host history: Documented prior experience operating a short-term rental, from this property or others you own.
Where the General Rule Breaks
Several edge cases change the answer.
- You own other STRs. Host experience can come from other properties. A new Airbnb is not always a no-history file if you have a record elsewhere.
- Under 12 months of history. Some programs use the partial record and compare it to market rent. Using the lower supported figure is a common approach.
- Two-to-four units. These use the Form 1025, and operating STRs across several units can raise extra documentation questions.
- Exceptions. SEC filings show lenders sometimes grant exceptions with compensating factors, including low-coverage cash-outs. Those are lender-specific and not a basis for planning.
- Coverage below 1.00. Programs below 1.00 are available through select lenders in the network, with leverage and terms adjusted. That is a separate path from the 1.00 floor on standard STR refinances.
- Ineligible property types. Manufactured homes, log homes, and barndominiums are not offered through the network’s DSCR programs.
Closing costs, any prepayment charge, and reserves come out of proceeds. Reserves vary by lender, leverage, loan size, and transaction type, commonly around 6 months of PITIA. Cash-out is not net cash.
DSCR vs. conventional financing
There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.
Why investors choose it
- Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
- No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
- Can be closed in an LLC, keeping the property inside a business entity.
- Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
- Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
- Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Where it’s strong
- Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.
Trade-offs for investors
- Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
- Typically held in your personal name rather than a business entity.
- Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
- Evaluates you as a borrower as much as the property, which usually means more paperwork.
How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.
The Decision in Practice
An investor with a new Airbnb and no record has three real paths.
Say you bought the property recently and want cash out now. The first path is a cash-out on long-term market rent. That works mechanically, but the proceeds may be smaller than the Airbnb’s nightly revenue suggests, because the appraisal rent can sit well below it. The second path is to wait, book guests, and return with 12 months of platform statements and deposits. That changes the income basis and can open more programs. The third is to treat the property as a purchase-style scenario if you are still acquiring it, where projected income is more often accepted.
Consider an investor whose appraisal rent clears the 1.00 coverage floor with modest room to spare. The long-term path may still produce a workable loan, just a smaller one. Waiting changes the income basis, which can lift the ratio and open other programs. Neither the long-term cash-out nor the wait is wrong in itself. The choice turns on whether you need the cash now.
A larger down payment or more equity lowers the payment and can lift coverage, but it never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Questions to Ask Any Provider
Before you apply anywhere, get plain answers to these.
- Will you accept a new STR on a refinance, and on what income basis?
- Is 12 months of hosting history required, and can it come from other properties?
- What is the maximum LTV on short-term-rental cash-out?
- What seasoning applies, and which value do you use inside it?
- What coverage floor applies to this transaction?
- Are there prepayment terms or points that reduce the cash I receive?
Documents usually include platform statements and bank deposits where history exists, a data-service report where a projection applies, the appraisal with its rent analysis, an STR-appropriate insurance policy, entity or ownership documents, and proof of reserves. Loans to LLC-titled borrowers are subject to program eligibility.
Frequently Asked Questions
Can a new Airbnb qualify for a DSCR cash-out refinance?
Sometimes. Programs with a hosting-history expectation, typically about 12 months, are harder to meet. Some files fall back on long-term market rent from the appraisal, which can reduce proceeds. Subject to lender guidelines, the outcome depends on the program and the property.
What leverage applies to a short-term-rental cash-out?
Typically up to about 70% LTV on STR collateral across the network, compared with a higher ceiling on standard long-term rentals. Credit, coverage, and property type all affect where a file lands.
Does a high AirDNA projection mean a lender will use it?
Not necessarily. Projections report gross revenue and are commonly discounted or replaced with market rent. VaultSTR’s analysis of projection error is one reason lenders are cautious.
Is there a minimum credit score?
A 640 score is the usual minimum for short-term-rental programs. Higher scores generally open stronger leverage, subject to lender guidelines.
Can I use a hard money loan instead?
It is a different product with different terms and a different purpose. Lendmire’s piece Hard Money Cash-Out Refinance Lenders on an Airbnb With No Prior Rental History covers that route.
