Two-Week vs Standard DSCR Refinance When a Hard Money Payoff Is Due

Two-Week vs Standard DSCR Refinance When a Hard Money Payoff Is Due

The Quick Read: The two-week label describes a compressed schedule, not a separate loan, so the real choice is whether your file is staged well enough to run the same DSCR underwriting with almost no slack for the appraisal, title, insurance, and entity steps. Both tracks qualify primarily on property-level rental income covering the payment, subject to lender guidelines. What changes is how much is ready before the application goes in.

  • The compressed track fits a stabilized, leased property held in a clean entity with the payoff already requested.
  • The standard track fits a file with open items such as a vacant unit, a recent deed transfer, a condo questionnaire, or a seasoning clock still running.
  • Seasoning, leverage caps, credit floors, and reserves are the same on both tracks. A tighter schedule does not loosen them.
  • Passing the coverage test does not mean the property cash flows. DSCR compares rent to the full payment only.

Which track fits depends on the property, the maturity date, and how much of the file is already built.

Side-by-Side

The table below uses the DSCR program ranges Lendmire sees across its wholesale network. The compressed column describes a practitioner pattern, not a separate product. All figures are typical ranges, subject to lender guidelines and not a commitment to lend.

Factor Compressed (two-week) track Standard track
Review basis Rent vs. full payment (PITIA) Same
Credit 620 floor in parts of network; ~660 common Same
Documentation Entire package staged before submission Collected in stages
Entity vesting Names match across title, insurance, bank Mismatches cleared as conditions arise
Property types Stabilized, leased 1-4 unit rentals Wider range, including files needing more work
Appraisal Ordered at the start of the file Ordered after initial review
Timeline Little slack for any third-party delay Room to absorb delays
Reserves ~6 months PITIA common; varies by file Same

The program rules do not change between the columns. The difference is how much room a late title report or a rescheduled appraisal leaves before the maturity date.

Key Terms Defined

Balloon maturity is the date the hard money loan comes due in full. Hard money terms commonly run 6 to 18 months, interest-only, and vary by lender, property, and experience.

Payoff-only refinance means the new loan covers the hard money balance and costs, with no cash back to the borrower. Any cash back makes it a cash-out refinance.

Seasoning is the time a lender wants you to have held title before it lends against current value. It is lender policy, and it is not set by law.

Payoff statement is the figure title orders from the hard money lender. It includes per-diem interest and any extension or exit fees, so it runs higher than the balance you remember.

DSCR is the monthly rent divided by the monthly principal, interest, taxes, insurance, and any HOA dues.

When the Two-Week Track Is the Better Fit

The compressed track works when the file has nothing left to discover. The property is stabilized, a lease is signed, the entity is clean, and the borrower already knows the payoff figure. In that case the clock is the only thing to manage, and a compressed schedule is a staging exercise.

Here is the profile of a file that suits it:

  • Payoff-only structure. The new DSCR loan covers the bridge balance and costs. Across the network, conservative rate-and-term files at modest leverage under $1,500,000 can see reserves waived, which removes one document from the critical path. A DSCR rate-and-term refinance with no cash back can reach up to 85% LTV on an investment property on select programs, so a modest payoff usually sits well inside the limit.
  • Rent is already proven. A signed lease, or an appraisal rent schedule on Fannie Mae Form 1007 for a single-family property or Form 1025 for 2-4 units, gives the lender a rent used for lender review. Many programs use the lower of the lease and the market rent from the appraisal.
  • Entity documents are done. Articles, operating agreement, EIN letter, and good standing are collected, and the vesting name matches title, the insurance binder, and the bank account. Entity vesting is accepted subject to lender program eligibility, so confirm the lender takes the entity before you build the package around it.
  • Coverage clears with room. One select-program floor is 1.00, and stronger ratios open better leverage and pricing. A file sitting right on that line has no cushion if the appraiser’s market rent comes in under the lease.
  • Credit and reserves are documented. Most programs want a score around 660, with 700 and above unlocking the strongest leverage tiers. Reserves commonly run about 6 months of PITIA, and loans above $1,500,000 typically step up to about 9 months.

A file like this tends to hold up under a compressed schedule, but nothing about the schedule lowers a requirement. The lender still orders its own appraisal, and the DSCR loan is still sized on that value and not on your after-repair estimate.

Operator habit: ask the hard money lender for the payoff demand at the start of the file, not near clear-to-close. The payoff statement almost always runs larger than the remembered balance because of per-diem interest and any extension or exit fees. A cash-to-close figure built on the remembered balance is the most common surprise on short files.

When the Standard Track Is the Better Fit

The standard track fits when something on the file is unresolved, and no amount of effort on the borrower’s side will make it resolve on a short schedule. Giving those files room is a legitimate choice, not a sign of failure.

Several situations push a file toward the longer path:

  • Seasoning has not cleared. Cash-out on a recent purchase generally expects about 6 months of ownership, measured from title recording, and the DSCR cash-out ceiling is around 75% LTV on investment property across most of the network. If the hard money note matures before that window clears, a longer path can include a payoff-only loan now and a cash-out later. That is two closings, so it adds costs. For the mechanics, see Lendmire’s explanation of how seasoning works when you refinance out of hard money.
  • The property is a condo. The HOA questionnaire is the third-party document that most often runs late, and the borrower cannot hurry it.
  • A recent deed transfer into an LLC. A property just moved into a new entity raises ownership and cost-basis questions. A brand-new entity makes the entity documents the critical path.
  • Title is not clean. Unreleased liens, judgments, or chain-of-title issues take time to clear, and a lender cannot close over them.
  • The property is a short-term rental. Short-term rental collateral generally needs about 12 months of hosting history, and the appraisal’s rent schedule covers long-term market rent, not nightly rates. These files rarely fit a compressed exit.
  • Coverage falls short. A coverage ratio under 1.00 is available through select lenders in the network, with leverage and terms adjusted. A different structure takes time to arrange, and a smaller loan or more cash at closing is often the cleaner fix.

A heavily leveraged bridge adds one more consideration. Hard money can fund close to the top of its leverage range, and a DSCR loan sized on appraised value may not cover the whole payoff. The borrower then brings cash, and that conversation is better held before the file is submitted than after the appraisal comes back.

What Breaks a Short Timeline

Five items cause most failures on compressed files, and none is about underwriting skill.

1. The appraisal. It sets value and rent, and it is the longest third-party lead time. A low value cuts the loan amount, and a low market rent cuts qualifying coverage.

2. Rent shortfall. If the appraiser’s rent schedule comes in under the lease, the lender may use the lower figure.

3. Title and payoff mechanics. The new lender wires the payoff at closing and the old lien is released. A defect or a stale payoff statement stops that.

4. Insurance. The binder must name the correct entity and cover the property as a rental. A mismatch between the policy name and the vesting name is a routine condition on files like these.

5. Entity documents. Missing good standing certificates or an operating agreement that does not match the borrower’s signature authority are the usual causes.

Lendmire’s broker view across comparable files: the compressed ones that hold together are the ones where the borrower assembled the entity package, rent evidence, reserve statements, and payoff request before the file was submitted. The ones that fail usually did not have a hard underwriting problem. They had an open item that waited for a third party.

If the Maturity Date Will Be Missed Anyway

Some borrowers realize too late that the date is out of reach. Raise it with the hard money lender early, before the maturity date arrives, because an extension request made in advance is a different conversation from default-rate exposure after the fact. Ask what an extension costs in fees and extra carry, then compare that to what a rushed refinance would cost in structure.

Hard money is short-term and interest-only, so each added period of carry costs money. A payoff-only refinance now may beat waiting for seasoning if the extra cash-out is smaller than the extension fees plus the added carry. Refinancing early after a heavy rehab can also strand value, because the lender sizes the new loan on its own appraisal at the time. Tax treatment varies; consult a qualified professional.

The options, in the order most borrowers consider them:

1. Request an extension from the hard money lender and run the DSCR application in parallel.

2. Close a payoff-only DSCR loan now and take cash out after seasoning clears.

3. Bring cash to closing to cover a gap between the payoff and the DSCR loan.

4. Sell the property, if the numbers on a refinance no longer make sense.

Each option moves the seasoning clock differently, so pick one before the bridge is signed whenever possible.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

The Business-Purpose Frame

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. The CFPB’s Regulation Z commentary treats credit to acquire or maintain non-owner-occupied rental property as business purpose, but that treatment weakens if the owner expects to occupy the property beyond a brief period.

One contrast helps here. Agency loan rules include a delayed-financing exception, described in the Fannie Mae Selling Guide, for borrowers who bought without a mortgage. A hard money purchase was financed, so that exception does not fit it, and agency rules do not govern DSCR files anyway.

Readiness Check Before Choosing a Track

Run this list before deciding. Every yes moves the file toward the compressed track, and each open item points toward the standard one.

  • Lease signed, or an appraisal rent schedule is expected to support rent?
  • Payoff statement requested and the balance confirmed?
  • Entity package complete, with identical names on title, insurance, and bank account?
  • Reserve statements and credit authorization in hand?
  • Insurance binder written for a rental, in the right entity name?
  • Title clear of liens, judgments, and unresolved chain-of-title items?
  • A condo? Then the HOA questionnaire is ordered.
  • Seasoning clock clear, or a payoff-only structure chosen?

An eligible property is a baseline. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs, and no timeline changes that. For the full set of program mechanics, the complete DSCR loans guide covers them in one place, and the hard money exit refinance page covers the path out of a bridge loan.

A Balanced Verdict

Neither track is the better loan, because they are the same loan on different schedules. The compressed track rewards preparation, and its main risk is a single late third-party item with no room to recover. The standard track rewards flexibility, and its main cost is added carry on the bridge note.

A stabilized, leased property with clean title, a matching entity, documented reserves, and a payoff already requested can reasonably aim for the compressed schedule. Anything with a seasoning gap, a vacancy, a recent transfer, a condo questionnaire, or thin coverage is better planned on the standard track, with an extension request running alongside it. Choosing the standard track early costs less than discovering mid-file that the compressed one was never available.

A larger down payment or more equity can lower the payment and lift coverage, but it does not erase leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Frequently Asked Questions

Can a hard money loan be refinanced into a DSCR loan?

Yes, and it is a common exit for investors with a stabilized rental. A DSCR loan can pay off the bridge balance and costs as a rate-and-term refinance, or return cash on a cash-out refinance. Approval depends on lender guidelines, credit, reserves, and the property review.

Does a payoff-only refinance avoid seasoning?

Often, but it depends on the lender and the file. Seasoning of about 6 months from title recording is the common expectation on a DSCR cash-out refinance, while treatment of a payoff-only loan varies. Confirm the structure before the maturity date is close.

What if the property is vacant at the time of the payoff?

A vacant property needs rent evidence the lender will accept, usually an appraisal rent schedule instead of a lease. Whether a vacant file fits depends on the program, so ask before building the package. Short-term rentals generally need about 12 months of hosting history and rarely fit a compressed exit.

Can an LLC borrow on a DSCR refinance?

Typically yes, subject to lender program eligibility. The practical risk is paperwork: the entity name must match title, insurance, and the bank account. A property recently deeded into the LLC also raises seasoning questions.

Does clearing 1.00 mean the property cash flows?

No. DSCR compares rent to principal, interest, taxes, insurance, and HOA dues only. Repairs, vacancy, management, utilities, and capital expenses sit outside the ratio.

If you are buying, rehabbing or refinancing an investment property on a short timeline and want to see how the numbers work, Lendmire can help you compare hard money options based on the project, the exit plan, leverage, and your goals. Lendmire is a broker arranging financing through select lenders in its wholesale network across 41 markets, including Washington, D.C., and the editable calculator on the site gives an illustrative estimate only.

A maturity date is the deadline that drives the whole deal, and even where an extension is possible, it typically comes with added fees and is not something to count on, so the exit plan deserves the same scrutiny as the purchase.
