Can You Use Airbnb Income to Qualify for a Mortgage?

Can You Use Airbnb Income to Qualify for a Mortgage?

The Quick Read: Yes, on a DSCR loan, where the property’s short-term rental income is what the lender reviews instead of your personal paychecks, subject to lender guidelines. Conventional loans are a different story, because agency rules limit how rental income counts and are still being rewritten for short-term rentals.

  • DSCR loans qualify primarily on property-level rental income covering the payment, subject to lender guidelines.
  • Short-term rental (STR) purchases typically reach up to 75% LTV, with refinances around 70%, on the strongest files.
  • Expect a 640+ credit score and about 12 months of hosting experience on most STR files.
  • The income method (booking history, market projection, or appraiser rent survey) can decide whether the deal clears.
  • A coverage ratio at or above 1.00 means rent covers the payment. It does not mean the property cash flows.

Airbnb hosts ask this question in two very different situations. One is an owner who already runs a profitable listing and wants to buy the next one. The other is a buyer who has never hosted and wants to count what the property could earn. Both can work on a DSCR file. They just run through different documents.

What does it mean to qualify on Airbnb income?

It means the lender looks at what the property earns and compares it to what the property costs to carry. That comparison is the debt service coverage ratio. Monthly qualifying income is divided by the full monthly obligation: principal, interest, taxes, insurance, and any HOA dues. The result is the coverage number.

Gross revenue and qualifying income are two different things. Gross is what the platform paid out. Qualifying income is what the lender is willing to count after a haircut for vacancy and expenses, and that haircut is lender-specific.

Most files in the network are reviewed this way. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Lendmire’s complete DSCR loans guide walks through the full structure.

How do lenders turn Airbnb revenue into a coverage figure?

Lenders use one of three income sources, and which one applies depends on the program.

1. Documented platform history. Platform statements, booking history, and matching bank deposits show what the unit actually earned. This is the cleanest evidence on a property you already own.

2. Third-party market projection. A data service estimates what a comparable listing earns in that submarket, using average daily rate and occupancy. Not every lender in the network accepts these reports. Many select programs do, and some do not, so the lender match matters.

3. The appraiser’s rent survey. Every DSCR appraisal includes a market-rent report. On a single-family home that is Form 1007. On a 2-4 unit property it is Form 1025. These forms generally estimate rent on a traditional 12-month lease basis, which often runs well below what a strong STR earns.

Here is the catch. If a program defaults to the appraiser’s long-term rent figure, a good Airbnb can look weak on paper. The listing earns more than the 1007 says, and the coverage ratio suffers. Files that pencil on STR income but get underwritten on lease rent are the ones that come back short.

The working steps look like this:

1. Ask which income method the program uses before you pick the property.

2. Gather platform statements, booking history, bank deposits, and any market report.

3. Expect the lender to apply its own discount to gross STR revenue.

4. Divide the qualifying income by the full monthly obligation.

5. Compare the result to the program’s coverage floor.

Which loan types can use Airbnb income?

Loan type decides almost everything. This table shows the practical difference.

Loan type How Airbnb income is treated Fit
DSCR (non-QM) Property income reviewed directly Investment STRs
Conventional (agency) Limited, newly regulated Owner with strong W-2 file
VA Owner must live in the home Not a full-time STR

On a DSCR purchase, the borrower qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. On a conventional loan, the rules are different and moving. Fannie Mae’s Selling Guide topic on rental income says positive rental income counts toward qualifying income only when the borrower has at least 12 months of property-management experience. It also says rental income from a principal residence or second home generally cannot be used to qualify.

The agency side is in transition. The September Selling Guide added a dedicated short-term-rental topic, and TENA’s update on the implementation date says the rental-income effective date moved to December 1, from November 1. The specific STR formula is not covered here. None of this governs DSCR loans. It is contrast only, and it matters mostly for owners who still plan to use a conventional loan.

What does a DSCR file look like for a short-term rental?

STR files carry tighter terms than long-term rental files across the network. Typical guidance on the strongest files:

  • Purchase leverage up to 75% LTV on a short-term rental.
  • Refinance and cash-out leverage around 70% LTV on short-term-rental collateral. A standard long-term rental can reach 75% on a cash-out.
  • A credit score of 640 or higher.
  • A coverage floor of 1.00 on purchases and refinances.
  • About 12 months of landlord or hosting experience.
  • Loan sizes up to $3,000,000 on standard programs, with smaller balances routed through select lenders in the network. Final terms depend on the lender’s guidelines, the property type, and the borrower’s complete credit picture.

All of this is subject to lender guidelines, and every file is underwritten individually.

Reserves vary by lender, leverage, loan size, and transaction type. Many files see about 6 months of PITIA in reserves. Some conservative rate-term files at modest leverage under $1,500,000 can see reserves waived. Larger loans typically step up to about 9 months.

Picture an investor buying a lake-area cabin at 75% LTV with a strong booking history from a prior listing. If the program counts the platform history at a haircut and the result clears 1.00, the deal works forward on its numbers. If the same program defaulted to the 1007, the same cabin might read well under 1.00. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted. That path exists, but it is a different program, not a lower floor on the same one. Each figure is subject to lender guidelines and a complete review of property type, leverage, and credit.

A larger down payment can lift the coverage ratio by shrinking the payment. It does not erase the leverage cap, the credit floor, the reserve rule, or property eligibility. The strongest files pass both tests: enough equity and enough rental coverage.

Can I use projected income if I have no Airbnb history?

Sometimes. On a purchase with no operating history, the lender generally falls back on a market projection or the appraiser’s rent survey. Many programs in the network accept projections. Some limit them or ask for other support. That is why the lender match matters more on a first-time STR purchase than on a refinance with a track record.

Remember that the program also expects about 12 months of landlord or hosting experience. A first-time host buying a first STR is the hardest version of this file. Waiting for history, or buying the first property as a long-term rental, can be a cleaner path.

What documents does an Airbnb income file need?

DSCR still needs an income source. It just is not your personal paycheck. A tidy file usually carries:

  • Platform earnings statements covering the full hosting period.
  • Bank statements showing the matching deposits.
  • A third-party market report if the program accepts one.
  • The appraisal with the rent schedule.
  • Entity documents if the property sits in an LLC, subject to lender program eligibility.
  • A lease or booking calendar showing current occupancy.

Platform-reported earnings and taxable income are not the same figure. Write-offs and depreciation shrink the income a conventional lender sees on a tax return. A DSCR file avoids that paper-loss problem because it reviews property income directly. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. A listing that cannot legally operate cannot support a coverage number.

Why do Airbnb income files get discounted or turned down?

Most failures are documentation and method problems, not credit problems.

  • The 1007 default. The program uses lease-based rent and the STR upside never shows up.
  • Thin history. Under the 12-month hosting expectation, the file needs another route.
  • Messy books. Personal and business expenses are mixed, and deposits do not match platform statements.
  • Projection rejected. The lender does not accept the data service report that supported the deal.
  • Eligibility. Manufactured homes, log homes, and barndominiums are not offered in the network’s DSCR programs.

A pre-application pass fixes most of this. Separate the accounts, pull a full set of statements, and ask the program which income method it uses.

What do investors get wrong about coverage?

They treat it as profit. A coverage ratio above 1.00 means rent covers the monthly obligation. Repairs, vacancy, management, utilities, cleaning turns, and capex sit outside the calculation. STR properties carry more of those costs than most long-term rentals do. Run your own operating budget separately.

They also assume every lender counts gross revenue. Many count a reduced portion, and the discount differs by program. And they assume the strongest year sets the number. Lenders usually want a stable picture, not a peak.

Finally, they assume a conventional answer applies to DSCR. It does not. If you are weighing both routes, the comparison of DSCR and conventional investment loans is a place to start.

Key Terms Defined

DSCR: The debt service coverage ratio, which divides qualifying property income by the full monthly obligation.

PITIA: Principal, interest, taxes, insurance, and association dues, the full monthly cost of carrying the property.

ADR: Average daily rate, the typical nightly price a listing earns.

Form 1007: The appraiser’s rent schedule for a single-family home, usually based on 12-month lease rents.

Form 1025: The appraiser’s income report for a 2-4 unit property.

Projected income: An estimate of what a property could earn, built from market data rather than the property’s own history.

What should an investor do next?

Pick the income method before you pick the property. Ask which sources the program counts, how much it discounts gross revenue, and whether it accepts a market projection. Then match the property to the program, not the reverse.

If you are buying or refinancing a rental property and want to see how the numbers work, Lendmire can help you compare DSCR loan options based on the property income, credit profile, leverage, and investor goals. Frequently Asked Questions

Can a new purchase count projected Airbnb income?

Often, yes, through select programs that accept a market projection or the appraiser’s rent survey. Acceptance varies by lender, so the program match matters. Most STR files also expect about 12 months of landlord or hosting experience, which can limit a first-time host.

Do I need two years of Airbnb history?

No set two-year rule applies across the network. Programs typically look for about 12 months of hosting or landlord experience, and documented platform history can support the income figure. Terms vary by lender and file.

Does Airbnb income work for a refinance?

Yes. A refinance with a booking record is usually the easier version, since the statements and deposits do the work. STR refinances generally run around 70% LTV, with a 1.00 coverage floor, subject to lender guidelines.

Can I use Airbnb income on a conventional loan?

Only in a limited way. Agency guidance requires at least 12 months of property-management experience before positive rental income counts, and its short-term-rental treatment is newly changing. A DSCR loan reviews the property’s income directly instead.

Does a coverage ratio above 1.00 mean the property makes money?

No. It means rent covers the monthly obligation. Repairs, vacancy, management, utilities, and capex are not in the calculation, and short-term rentals tend to carry more of them.
