HELOC vs DSCR Cash-Out Refinance on an Airbnb for a Next Purchase

HELOC vs DSCR Cash-Out Refinance on an Airbnb for a Next Purchase

The Quick Read: A HELOC fits an Airbnb owner with strong personal income who wants a smaller, flexible line and a first mortgage left untouched, while a DSCR cash-out refinance fits an owner whose property income is strong and who wants one lump sum, an LLC-friendly structure, and a larger draw, subject to lender guidelines.

  • An investment-property HELOC on this network tops out at 70% CLTV, with lines up to $500,000 and a 700 minimum credit score.
  • A DSCR cash-out refinance on short-term-rental collateral tops out at 70% LTV, and on standard long-term rentals at 75%, with about 6 months of seasoning commonly expected.
  • A HELOC leaves your first mortgage in place. A cash-out refinance replaces it.
  • An Airbnb deeded to an LLC cannot take a HELOC on this network. The LLC would need a vesting change, or a DSCR cash-out instead.
  • Lendmire’s HELOC placements cover 16 states. Its DSCR footprint spans 41 markets, including Washington, D.C.

Who Each Option Is Really For

A HELOC (home equity line of credit) is a revolving line secured by the property. A DSCR cash-out refinance is a new loan that pays off your old one and hands you the difference.

Editable Equity Scenario

How large a line the equity supports.

An equity line is sized by combined loan-to-value, occupancy, and credit — not by rental coverage. Switch the occupancy or the credit band and the ceiling moves with it.

70%Max combined LTV, this tier
$500K maxLine cap, this tier

Investment-property lines require a 700 minimum credit score; second-home lines start at a 640 minimum and primary-residence lines at 600, and the combined-LTV ceiling steps down as the credit band drops on primary-residence and second-home lines and holds on investment-property lines; the line cap steps down on primary-residence lines and holds at every tier on investment-property and second-home lines.

A debt-to-income ratio above 45% requires 680+ credit. Profiles under 640 are limited to single-family homes. At least 75% of the approved line is drawn at closing. Ceilings, floors, and caps update from Lendmire’s centralized guideline source.

Illustrative estimate only — not a quote, Loan Estimate, approval, or commitment to lend. The rate is an editable assumption; equity-line pricing is variable through both the draw and repayment periods and never converts to fixed. Occupancy and credit drive the ceiling together: an investment property tops out at 70% combined LTV (minimum credit 700, line cap $500,000); a second home tops out at 90% combined LTV (minimum credit 640, line cap $500,000), with the ceiling stepping down as the credit band drops (the cap holds at every tier); a primary residence tops out at 90% combined LTV (minimum credit 600), and its $750,000 maximum line is available only at 75% combined LTV or below with a 700-or-better credit profile (720 on the longer-runway program) and a full appraisal. Lines above $500,000 require a full appraisal. Credit, debt-to-income, property type, and full underwriting review all affect the final line.

DSCR is short for debt service coverage ratio. It compares the property’s rent to its full monthly obligation: principal, interest, taxes, insurance, and HOA dues, together called PITIA. A loan that qualifies primarily on property-level rental income covering the payment is a DSCR loan, subject to lender guidelines.

The HELOC suits you if three things are true. Your personal income and credit are strong, you hold the Airbnb in your own name or a revocable trust, and you want a modest amount without disturbing a first mortgage you like.

The DSCR cash-out suits you if the Airbnb earns well relative to its payment, you want more cash than a $500,000 line allows, or the property sits in an LLC. It also suits you when you would rather not stack another personal debt on your own income.

Neither wins in the abstract. The Airbnb’s title, its existing loan, and the size of the cash need decide it.

Side-by-Side

Factor HELOC (investment line) DSCR cash-out refinance
Review basis Your income, credit, DTI up to 50% Property rent against PITIA
Existing first mortgage Stays in place Paid off by the new loan
How cash arrives Revolving line, 75%+ drawn at closing One lump sum at closing
Max leverage on an Airbnb 70% CLTV, $500,000 line cap 70% on STR cash-out, up to $3M loan
Vesting Individual or revocable trust only LLC common, per program terms
Documentation Personal income and credit file Hosting history, STR or rent appraisal

These columns reflect typical wholesale-network guidelines. Every file is underwritten individually, and nothing here is a commitment to lend.

What Actually Changes on Your Property?

Add or replace. That is the whole structural difference.

A HELOC adds a lien. Your first mortgage keeps its balance and its terms. On the investment structure, the line has a 5-year interest-only draw followed by a 25-year fully amortizing repayment, and the cost of the line floats the whole way without converting to a fixed structure. At least 75% of the line is drawn at closing, so it is less of a standby reserve than the word line suggests.

A DSCR cash-out refinance replaces the first mortgage. You get a new closed-end loan, one payment, and the remainder as cash. The spine of the program is a 30-year fixed structure. Select lenders in the network offer 40-year terms, interest-only periods, and ARM structures, and above $2,500,000 the network generally holds to 30-year fixed.

Experian explains that during a HELOC draw period you can repay interest only. Once it ends, principal and interest come due, and payments can more than double from the interest-only level. A smaller payment today can be a bigger payment later, so plan for the end of the draw.

Some DSCR loans also carry a prepayment penalty, which is a fee for paying the loan off early. Ask about it before you choose a structure, especially if you plan to refinance again.

When a HELOC Is the Better Fit

Choose the HELOC when you want to keep the first mortgage, need $500,000 or less, and qualify on your own financials. Here is how that plays out.

You are happy with your first mortgage. Replacing a cheap, long-held first loan to reach equity can cost you more than the cash is worth. A line sits on top and leaves that loan alone. This is the strongest case for the HELOC.

You need a modest, defined amount. Lines run from $25,000 to $750,000, but an investment-property line caps at $500,000 total. There is no larger investment tier. Anything above $500,000 is primary-residence only.

Your personal profile is clean. An investment line needs a 700 minimum credit score, and 700 is a hard floor. A 720 score reaches the same 70% CLTV as a 700, so extra credit buys eligibility rather than leverage. Your debt-to-income ratio (DTI, your monthly debts divided by your income) can run up to 50%. The lender reviews your file on the interest-only payment calculated on the maximum draw, even if you plan to draw less.

You own the Airbnb personally. The line must be held by an individual or a revocable living trust. LLCs, corporations, partnerships, and irrevocable, blind, or land trusts cannot hold title.

Valuation is simple. Because an investment line caps at $500,000 and full appraisals begin only above that, it commonly closes with an automated valuation and no traditional appraisal. A higher CLTV may require a second valuation, and you may request a full appraisal.

The CFPB’s HELOC brochure notes that lenders can generally freeze or reduce a line if the home’s value falls or your finances worsen. It also warns that renting a home out may be prohibited under a line’s terms. That warning is written for a borrower’s own home, but it applies to any line. Read the occupancy and use clauses before you assume an Airbnb is allowed.

If your next purchase is under contract, a frozen line is a real problem. Exposure limits matter too. You can hold three lines at most, and an owner of more than 15 financed properties is not eligible.

Lendmire’s piece Sell vs HELOC vs Cash-Out Refinance to Fund the Next Rental covers that wider decision. This article stays on the Airbnb.

When a DSCR Cash-Out Refinance Is the Better Fit

Choose the cash-out when the property earns the loan, the cash need is large, or the title is in an LLC. DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage.

The Airbnb is in an LLC. DSCR programs commonly allow LLC vesting, subject to lender program eligibility. A HELOC on this network does not, so a property already deeded to an LLC needs a vesting change or a cash-out instead.

You need more than $500,000, or you want a single payment. Standard loan sizes run up to $3,000,000 on standard programs (smaller balances available through select lenders). The proceeds come as one lump sum, and you make one payment afterward.

Your personal DTI is stretched. A cash-out looks at the property’s rent against the payment, not at your DTI. It is not a documentation-free loan, though. Credit, assets, the appraisal, and the entity papers are still reviewed.

The numbers are reviewed on income. Most DSCR cash-out files expect about 6 months of seasoning, meaning you have owned the property that long. Short-term-rental collateral typically adds a 640+ credit score and about 12 months of hosting history. On a short-term-rental refinance, the coverage floor starts at 1.00. Pricing and available terms vary by lender, borrower profile, property type, and full underwriting review.

On leverage, the cash-out tops out at 70% LTV on short-term-rental collateral and at 75% on standard long-term rentals. Reserves vary by lender, leverage, loan size, and transaction type. They are commonly around 6 months of PITIA. Conservative files at modest leverage under $1,500,000 can see them waived, and larger loans typically step up to about 9 months.

Coverage of 1.00 is where select programs start, and stronger ratios open better terms and leverage. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. The complete DSCR loans guide walks through how these pieces fit together.

One more rule. DSCR on manufactured homes, log homes, and barndominiums is not offered in the network. A rustic cabin listing may fall outside both products.

Which Limit Binds First: Equity or Rent Coverage?

On an Airbnb the two options top out at the same percentage. A HELOC on an investment property reaches 70% CLTV. A DSCR cash-out on short-term-rental collateral reaches 70% LTV. Equity alone, then, does not separate them. The structure does. Final terms depend on lender guidelines, property type, leverage, and the borrower’s complete credit picture.

CLTV means combined loan-to-value: every lien on the property divided by its value. With a HELOC, your existing first mortgage counts toward that 70%, and the line is capped at $500,000. With a cash-out, the new loan replaces the old balance, so the 70% applies to one loan.

Coverage is the second test, and it only applies to the cash-out. Picture an Airbnb that covers its current payment at roughly 1.6x. That is a modeled figure, not a market statistic. A cash-out that sizes the new loan much larger can pull coverage toward 1.1x. It still clears a 1.00 floor, but with little cushion.

A bigger down payment on a purchase lowers the payment and can lift the ratio. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Clearing 1.00 is also not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses sit outside the calculation. An Airbnb with a seasonal dip can clear the ratio on paper and still run thin in a slow quarter. A HELOC adds a second payment on top of the existing first-mortgage payment, which tightens the monthly picture in a different way.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

How Lenders Read the Same Airbnb Income

A HELOC lender mostly looks past the Airbnb. It reads your personal income, your debts, and your credit, because the line is underwritten to you. A DSCR lender reads the Airbnb’s income closely, because the loan is underwritten to the property.

For the DSCR file, expect platform payout statements from the hosting site, a short-term-rental or market-rent appraisal, entity documents if the property is vested in an LLC, an insurance policy, and a title and payoff statement. A third-party projection tool may help on some programs. Appraiser estimates and projection tools can disagree, so reconcile them before you apply.

One practitioner observation from many Airbnb files. Owners often assume a strong peak season will carry the application. Lenders tend to focus on the trailing hosting history, so an owner with twelve clean months of statements has an easier file than one with a great summer and a messy spring. Keep the statements tidy before you apply.

Using the Cash on the Next Purchase

Think of the plan as two separate files, each tested on its own. The first pulls equity from the Airbnb. The second buys the next property. The second lender will look at where your down payment came from and what the new debt does to your profile.

On a purchase of an investment property, most DSCR files land at 75%-80% LTV, meaning a 20%-25% down payment. Select high-leverage programs reach 85% LTV on a purchase, a 15% down payment, with roughly a 700+ score. Those percentages tell you how much cash the next deal needs, and the calculator on this site gives an illustrative estimate of the dollars. These specifics are subject to lender guidelines and a full review of property, leverage, and credit.

A cash-out delivers all proceeds at one closing. That suits a purchase contract with a hard date. A HELOC’s usefulness depends on the line staying open, and the freeze risk above is real. Draw early if you rely on it.

Some investors use a HELOC as short-term acquisition money and plan to replace it with a DSCR cash-out later. That sequence adds a second file to qualify for, and the replacement depends on seasoning and coverage at that time. Treat it as a plan with a dependency.

Lendmire’s piece Cash-Out Refinance vs HELOC for Funding Your Next Rental Down Payment goes deeper on funding the down payment itself.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

The Balanced Verdict

Pick the HELOC if the Airbnb is in your own name, you want $500,000 or less, you have 700+ credit and manageable DTI, and keeping your current first mortgage is worth more to you than the extra reach of a cash-out. Accept the freeze risk, and confirm the lender allows short-term-rental use.

Pick the DSCR cash-out if the property is in an LLC, if you need a larger sum, or if you prefer that the property’s income, not your personal DTI, carries the file. Accept that you are replacing the first mortgage and re-sizing the debt on the property. Run the post-refinance coverage before you commit.

Availability also matters. Lendmire brokers through select wholesale partners and is never the lender.

Frequently Asked Questions

Can I get a HELOC on an Airbnb held in an LLC?

Not on this network. A HELOC must be held by an individual or a revocable living trust. An LLC-titled property needs a vesting change, which can disturb the existing loan, or a DSCR cash-out instead, subject to lender program eligibility.

Does a DSCR cash-out count my personal income?

It qualifies primarily on property-level rental income covering the payment, subject to lender guidelines. Credit, assets, and property papers are still reviewed. Personal DTI is not the driver the way it is for a HELOC.

What if I have no hosting history on the Airbnb?

Short-term-rental programs typically want about 12 months of hosting history and a 640+ score. Some programs may use market-based income when history is thin, with terms adjusted. Without history, a long-term-rent basis is the usual fallback.

Can I leave a HELOC undrawn until I find a deal?

Only partly. On the investment structure, at least 75% of the line is drawn at closing. As the CFPB’s overview explains, a HELOC is open-end credit with a draw period, but the draw requirement shapes how much flexibility you keep.

Which one uses less of my borrowing power for the next purchase?

A DSCR cash-out generally weighs less on personal DTI, because it is reviewed on the property. A HELOC draw and its payment usually appear in your personal debts, which can matter on later personal-income-based loans.
