How to Refinance an MTR as an Airbnb With a DSCR Loan

How to Refinance an MTR as an Airbnb With a DSCR Loan

The Quick Read: You do it by getting the lender to underwrite the property as a short-term rental (STR) instead of a long-term one. A mid-term rental (MTR) is a furnished unit rented for stays longer than 30 days and shorter than a year. The lender then wants documented nightly-platform income, usually about 12 months of it, that covers the full monthly obligation. Qualification runs primarily on property-level rental income covering the payment, subject to lender guidelines.

  • STR collateral typically caps out around 70% LTV on a refinance or cash-out, a step below standard long-term rentals.
  • Most select programs expect a 640+ credit score and about 12 months of hosting history.
  • The DSCR (debt service coverage ratio) floor on an STR refinance is 1.00 on select programs, and stronger ratios open better terms.
  • Months run as 30-plus-day furnished leases usually do not count as Airbnb history.
  • Without usable STR history, the lender typically falls back to the appraiser’s long-term market rent.

What Does “Refinancing an MTR as an Airbnb” Actually Mean?

It means changing the rental category the lender uses to value the property’s income. The building stays the same. The evidence that counts as income changes, and so do the leverage cap and the paperwork. That is why the category matters more than the listing site.

The dividing line is the length of stay. AirROI’s short-term rental glossary defines an STR as a stay under 30 consecutive days. It also notes that some places use 28 or 14 days, and that crossing the threshold changes the tax, eviction, and insurance rules. Lenders draw a similar line when they decide what income to count.

A DSCR loan is a business-purpose investor loan. It compares the property’s rent to its full monthly obligation: principal, interest, taxes, insurance, and any association dues, together called PITIA. The loan does not use your W-2s or personal debt-to-income ratio. The property file is still heavily documented, as the sections below show.

How Does a Lender Decide Which Income Counts?

The lender picks one of three income bases, and the program decides which are allowed. Across the wholesale network Lendmire places files with, the choices are the property’s trailing platform history, a market projection, or the appraiser’s long-term rent. A refinance leans hardest on actual history, while a purchase can more often use a projection.

No standard yardstick exists for medium-term income. Short-term rentals have market-data tools that lenders trust. MTRs have no equivalent, so most programs treat a month-plus furnished lease at ordinary market rent. The furnished premium that makes the MTR profitable usually never reaches the coverage calculation.

Your situation Evidence the lender wants Likely income basis
Mostly MTR stays, no nightly history Lease or appraisal rent Long-term market rent
About 12 months of platform bookings Earnings export, bank deposits Trailing STR income
Recently switched to nightly Short history plus market data Depends on program
Self-managed with manager statements Manager reports, deposits Accepted on some programs

Whichever method applies, the appraisal supports it. An appraiser may also add a short-term rental analysis that names its data source and shows daily rate, occupancy, and seasonality.

Step by Step: From MTR to Airbnb Refinance

Here is the sequence a well-prepared file follows, with the program details you should expect along the way.

1. Confirm the property can legally operate as a nightly rental. Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income. HOA rules can be stricter than the city’s. A city permit does not override an HOA ban, as LegalClarity’s zoning and permit explainer notes.

2. Start operating nightly and record it. Move the listing to nightly stays on the platform. Keep the earnings export, calendar, and the bank deposits that match each payout.

3. Count your hosting months honestly. Select programs typically expect about 12 months of hosting history on a refinance. Ask the lender which months qualify before you spend on an appraisal.

4. Choose the loan type. Rate-and-term pays off the existing loan and nothing more. Cash-out also pulls equity. On STR collateral, both generally top out around 70% LTV (loan-to-value, the loan as a share of the appraised value).

5. Order the appraisal. It confirms value and supports rent through the 1007 or 1025, plus the STR analysis if the program uses one.

6. Run the coverage test. Divide monthly rental income by the full PITIA. On a refinance, select STR programs start at a 1.00 floor.

7. Assemble the file. Expect the platform earnings export, bank statements showing payouts, entity documents if an LLC holds title (subject to lender program eligibility), and proof of insurance on an STR policy.

8. Close. The lender reviews credit, reserves, and the appraisal against its guidelines before approving.

Whichever binds first, the coverage test or the leverage cap, sets the loan size. Many STR files clear 1.00 comfortably, so the cap is what limits the loan.

The Pivot Problem: Why Mid-Term Months Rarely Count

A trailing twelve months made up mostly of 30-plus-day furnished leases is not nightly hosting history. It may be perfectly good income. It just belongs to a different category, so it often gets valued as long-term rent.

Investors who switch strategies hit this wall. Say you ran a furnished unit on 60-day stays for two years, then listed it nightly five months ago. You have a strong MTR record but only five months of STR record. The usual outcomes are these:

  • Wait. Keep hosting until you reach the history the program expects, then refinance on actual results.
  • Refinance now on long-term rent. If the appraiser’s rent alone covers the payment at the allowed leverage, you can proceed without relying on STR income.
  • Ask about a projection. A few select programs weigh a market projection when history is short. Expect the projection to be reviewed against comparable properties.

On a refinance, a clean track record often produces a stronger file than a projection. If the nightly pivot is recent, getting the documentation right from the first booking is worth the effort.

Lenders also expect more than platform exports. Bank statements should show the payouts landing. A manager statement can serve as evidence on some programs. The numbers across all three should reconcile.

A Worked Example: One Property, Three Income Bases

The numbers below are illustrative ratios, not market data. Picture a furnished two-bedroom that has been hosted nightly for a full year. The same property can produce three different coverage results, depending on which income the lender counts.

  • Appraiser’s long-term market rent: coverage lands around 1.05x.
  • Trailing platform income after the lender’s expense reduction: coverage runs around 1.30x.
  • Market projection, where the program allows it: coverage might show near 1.40x.

All three clear 1.00, so the leverage cap binds first. On STR collateral the cash-out ceiling is 70%, versus 75% on a standard rental. The investor picking the STR path gains a higher coverage number and better pricing and terms, and gives up a few points of leverage.

A coverage ratio over 1.00 is not the same as positive cash flow. DSCR compares rent to PITIA only. Repairs, vacancy, management fees, utilities, furnishing replacement, and capital expenses all sit outside the calculation. Nightly income swings by season, so a unit that covers its payment at 1.05x on an annual average can be thin in a slow quarter.

Now change one input. If the same property has only 8 months of nightly history, the platform basis may not be available. Coverage then reverts to the appraiser’s long-term rent. If that figure sits below 1.00, 1.00 is where many select programs start. A separate select-lender path takes coverage below 1.00, with leverage and terms adjusted. Eligibility depends on lender guidelines, credit approval, and property review.

Structures and Variations

The spine is the 30-year fixed loan. Select lenders in the network also offer extended terms such as 40-year amortization, interest-only periods, and ARM structures for investors who want them. Those choices change the monthly obligation, so they can move your coverage ratio even when rent stays the same.

Loan amounts run up to $3,000,000 on standard programs. Reserves vary by lender, leverage, loan size, and transaction type. Many files see about 6 months of PITIA, conservative rate-and-term files at modest leverage under $1,500,000 can see reserves waived, and larger loans typically step up. Treat any single number as a starting point to confirm.

Cash-out adds a seasoning expectation of about 6 months of ownership. Seasoning is the waiting period between buying a property and refinancing it. If you want to know what happens when a property is owned free and clear, Lendmire has a separate piece on how to tap a paid-off Airbnb with a HELOC or DSCR cash-out refinance.

A larger down payment on a purchase lowers the monthly payment and can lift coverage. It never overrides credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage. For the full picture of how these pieces fit together, see Lendmire’s complete DSCR loans guide.

Where the General Rule Breaks

Lease requirements. STRs have no leases, yet some lenders still ask for one, even on a vacant property. Programs differ, so ask early.

Mixed-use buildings. A duplex with one unit on nightly stays and the other on long-stay rentals is reviewed on both income types. Expect each unit to be documented separately, and the file to take longer to assemble.

Legality. Nightly use may be restricted where a long-stay MTR is allowed. In some places the MTR is the only legal model. If so, a DSCR refinance on long-term rent may be the realistic route.

Insurance. A standard landlord policy or a platform’s host-protection offering is not a substitute for a dedicated STR policy, according to StayInTX’s guide to converting a long-term rental. Lenders review proof of coverage on the property’s actual use.

Conversion logistics. The same StayInTX guide notes that tenant notice periods, permit processing, and furnishing time all come before the first nightly booking. Those months do not count toward hosting history. Budget for them in your timeline.

Prepayment. Many DSCR loans carry a multi-year prepayment structure. If you plan to sell or refinance again soon, that cost belongs in your math before you close.

Property types. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered through the network’s DSCR programs, however well they rent.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

Refinance Now, Wait, Bridge, or Stay Put?

Refinance now when you have the full hosting history, clean deposits, a legal operating status, and a ratio that clears the floor with room to spare. Wait when history is short and the long-term-rent ratio is thin. Waiting for a documented track record can produce a stronger file than rushing a projection.

A bridge loan is a short-term loan that holds the property until permanent financing takes over. It can carry a property through a renovation or a build-up of hosting history. Plan the permanent DSCR exit before you take the first loan, since the bridge does nothing to satisfy the history requirement.

Stay put if your current loan is working and a prepayment penalty would eat the gain. If coverage comes up short, the options are paying down the balance, accepting lower leverage, or taking a program with adjusted terms. Qualification is subject to lender guidelines, credit approval, and property review.

DSCR loans are designed for non-owner-occupied investment properties. Because they are business-purpose investor loans, they are reviewed differently from a standard owner-occupied mortgage. Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Key Terms Defined

PITIA: the full monthly obligation, covering principal, interest, taxes, insurance, and association dues.

LTV: the loan amount divided by the property’s appraised value, expressed as a percentage.

Seasoning: the waiting period a lender requires between buying a property and refinancing it with cash-out.

Cash-out refinance: a new loan larger than the one it replaces, with the difference paid to the borrower.

Rate-and-term refinance: a new loan that replaces the old one without paying out equity.

Form 1007 / Form 1025: the appraiser’s rent schedule for single-family homes and the operating income statement for 2-4 unit properties.

Frequently Asked Questions

Can I use my mid-term rental income to qualify as an Airbnb?

Usually not directly. Lenders classify income by stay length, and 30-plus-day furnished stays typically count at long-term market rent. If you want STR treatment, plan to build nightly platform history first. Eligibility depends on the program and lender guidelines.

How much hosting history do I need before refinancing?

Select programs typically expect about 12 months of short-term rental history. A shorter record may push the file toward the appraiser’s long-term rent or a market projection on programs that allow one. Confirm which months count before ordering an appraisal.

How much can I borrow on an STR refinance?

On STR collateral, refinance and cash-out typically top out around 70% LTV, while a standard rental allows up to 75% on cash-out. Credit usually needs to be 640 or higher, and loans run up to $3,000,000 on standard programs. All of it is subject to lender guidelines.

Does clearing a 1.00 DSCR mean the property cash flows?

No. DSCR compares rent to PITIA only. Repairs, vacancy, management, utilities, and capital expenses are outside the calculation, so a property can clear 1.00 and still run thin in a slow season.

Do I still need to document anything if there are no personal income documents?

Yes. The property file is documented heavily: platform earnings, bank deposits, the appraisal, insurance, and entity papers where applicable. The documents come from the property rather than from your pay stubs or traditional personal-income documentation.
