Can an Out-of-State STR Buyer Use Airdna Instead of Airbnb Statements?

Can an Out-of-State STR Buyer Use Airdna Instead of Airbnb Statements?

The Quick Read: Yes, on a purchase with no hosting history, because select DSCR lenders in the network can qualify the property on an AirDNA-style market projection when the buyer has no Airbnb statements to show. Where the buyer lives does not change that, since the loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. The catch is that a projection never replaces records that already exist, so a refinance or an operating short-term rental leans on actual income history.

  • Purchase with no history: a market projection, an appraiser’s short-term rental analysis, or both.
  • Refinance or existing STR: about 12 months of platform or manager income is the usual expectation.
  • Short-term rental purchases run up to 75% LTV on the strongest files, with a 640+ score and a 1.00 coverage floor.
  • Lenders often haircut or double-check the projection, so the number a file uses can sit below the AirDNA figure.
  • The borrower’s state is not an income factor. The property’s legality and income evidence are.

Why a Purchase Has No Statements

An out-of-state buyer closing on a new property has no booking history under their name. Nothing to export from the platform. Nothing to hand over.

As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.

That is the whole reason projections exist in DSCR files. The lender needs some evidence of what the property can earn, and for a home the buyer does not own yet, the evidence has to be forward-looking. The usual options are a market projection from a data service, an appraiser’s short-term rental analysis, or the long-term rent schedule. Which one a program accepts varies by lender, and that is the first thing to confirm.

Most programs across the wholesale network do not accept every method. Some take trailing platform statements, an appraiser’s analysis, or a market projection. Others default to the long-term rent schedule no matter what the listing history looks like. A buyer who runs the numbers on a projection and then finds the chosen program ignores it has wasted an offer window.

What AirDNA Actually Produces

AirDNA’s Rentalizer returns projected revenue, occupancy, and average daily rate for a specific address. According to AirDNA’s lender case study, one lender pairs that address-level projection with AirDNA market grades when making lending decisions. That is vendor marketing, so read it as a description of how the tool gets used, not as proof of how every lender behaves.

AirDNA’s newer analyzer report adds comps, guest reviews, regulations, and local events, and AirDNA positions it for lenders and underwriters. It also says it checks zoning, permit, registration, and HOA rules. That matters because an income number means nothing if short-term rental use is not allowed at the address.

The Evidence Paths, Side by Side

Evidence path When it applies Strength Weakness
Market projection Purchase, no history Works without records Can run optimistic
Appraiser STR analysis Purchase or refinance Independent third party Depends on comps used
Platform or manager history Refinance, operating STR Real, documented income Needs about 12 months
Long-term rent schedule Programs that skip STR income Conservative, simple Often below STR potential

A buyer can usually tell which path fits within a few minutes. No history means a projection or appraisal. Twelve months of payouts means history. A program that does not take short-term income means the rent schedule.

What “Out-of-State” Actually Changes

For the lender, very little. DSCR qualifies the property rather than the borrower’s personal income, so a buyer in one state purchasing in another is reviewed on the same file elements as a local buyer: credit, leverage, reserves, entity documents, property eligibility, and income evidence.

For the buyer, it changes the homework. A local investor can drive the street, talk to neighboring hosts, and notice that half the comps have a hot tub. A remote buyer is relying on a report. That makes three things more important:

1. Confirm legality first. Check zoning, permit, registration, and HOA rules for the address before any projection means anything.

2. Line up a local manager early. A manager can supply a pro forma and tell you whether the comps in the report are real peers.

3. Read the comp set yourself. Do not accept the report’s headline revenue until you have looked at what it compared the property to.

Hosting experience is the other piece. Short-term rental files usually expect about 12 months of landlord or host experience, and exact expectations vary by program. A first-time host buying remotely should raise that with a broker before choosing a property, not after.

How to Build an AirDNA Report a Lender Will Respect

The tool aggregates by location and bedroom and bathroom count. It does not see condition, finishes, interior design, or guest appeal. So the comp set is where files win or lose.

Check these before the report goes into a file:

  • Property type and size. Bedroom and bathroom counts should match the subject.
  • Amenities. A property without a pool should not be measured against pool homes.
  • Micro-location. A beach-adjacent house and an inland house in the same ZIP are not peers.
  • Outliers. One listing at extreme occupancy can drag the average up.
  • Seasonality. Look at the monthly curve, not just the annual total.
  • Report date. Lenders typically want a recent report, and requirements differ by program.

Vault STR notes that blocked calendars can read as demand, and that reported occupancy in second-home markets can run hotter than what is actually bookable. It also says market-level data is reliable and widely used by lenders. The useful takeaway is that the market view holds up better than any single address-level guess.

Where the Projection Runs Optimistic

This is the failure mode that catches remote buyers. Vault STR reports that address-level Rentalizer projections have run 15 to 30 percent off actuals, with misses clustering on the high side, and suggests underwriting year one at 60 to 75 percent of the model figure. That is one consultancy’s view, not an industry standard, but the direction is consistent with how lenders behave.

OneMoreDoor makes a related point: the income figure underwriting adopts is generally more conservative than a Rentalizer projection, and a deal that only works at the full AirDNA estimate may not survive its own loan file. Stress-test the offer at a discounted figure before you write it.

Across the wholesale network, a lender may apply a factor to gross projected revenue, drop outlier comps, or compare the projection against an appraiser’s figure. Where both a projection and actual history exist, the lower supported figure may govern, though that varies by program. It is a pattern, not a rule, and the file’s treatment depends on the lender.

How the Math Works (Without the Payment Dollars)

The mechanics are simple. Take the annual projected revenue, apply whatever factor the program uses, divide by 12 for monthly income, then divide by the full monthly obligation: principal, interest, taxes, insurance, and any HOA dues. That result is the coverage ratio.

Picture a purchase where the raw projection clears 1.30x. The program applies its factor, and the ratio lands near 1.05x. Still above the 1.00 floor that short-term rental purchase files start from, but with little room. A larger down payment lowers the monthly obligation and can lift the ratio, though it never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.

Now run the same house through a program that defaults to the long-term rent schedule. The ratio can fall below 1.00. Some select lenders in the network will look at coverage below 1.00, with leverage and terms adjusted. That is a different path from a standard 1.00 file, not the same program with a lower floor.

Clearing 1.00 is also not the same as positive cash flow. Repairs, vacancy, management, utilities, and capex all sit outside the calculation. A file can qualify and still lose money. Tax treatment varies; consult a qualified professional.

When Both a Projection and Statements Exist

Say you are buying an operating Airbnb from a seller who hands you 12 months of payouts. You are not stuck choosing between the two sources.

The seller’s statements prove what the property earned under that owner’s management. They do not prove what it will earn under yours, and they are not your history. A lender may still use a market projection as a cross-check, and a file with statements far above the market median invites questions. If the two diverge sharply, expect the lower supported figure to carry weight.

On a refinance, the rule of thumb is simple: existing records get used. Platform payouts, a manager report, or deposit records are the evidence. A projection does not substitute for income that already exists.

Where AirDNA-Based Files Break Down

Five things derail these files most often:

  • Illegal or restricted use. The permit, registration, or HOA rule does not allow it.
  • Thin comp data. Few true peers, so the report leans on outliers.
  • Stale reports. A report older than the lender’s window gets re-run.
  • Program mismatch. The chosen lender does not accept projections at all. One industry source frames this as a reason to ask up front what income a lender will use.
  • Appraisal gap. A Form 1007 rent survey often lands below short-term potential, so a program that defaults to it can make the property look weaker.

Ineligible property types are a separate issue. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in these DSCR programs, no matter how strong the projected revenue looks.

Key Terms Defined

Rentalizer: AirDNA’s address-level tool that returns projected revenue, occupancy, and average daily rate.

Comp set: The group of nearby listings a projection is built from.

Haircut or factor: The discount a lender applies to gross projected short-term rental revenue before running coverage.

Form 1007: The appraiser’s rent schedule, which estimates long-term market rent.

PITIA: Principal, interest, taxes, insurance, and association dues, the monthly obligation income is divided by.

Seasoning of history: The length of documented hosting or operating income a program expects, commonly around 12 months on short-term files.

Program Parameters to Keep in Mind

On short-term rental files across the network, purchases generally run up to 75% LTV on the strongest files, and refinances and cash-out run up to 70% on short-term rental collateral. Credit typically starts around 640, coverage starts at 1.00 on purchases and refinances, and loan sizes go up to $3,000,000 on standard programs. Reserves vary by lender, leverage, loan size, and transaction type. Programs change and every file is underwritten individually; none of this is a commitment to lend.

For the broader framework, Lendmire’s complete DSCR loans guide covers how coverage, leverage, and reserves fit together. For a head-to-head on the same question, the one on AirDNA projections vs Airbnb statements for a first-time STR buyer covers the first-time host angle.

Frequently Asked Questions

Can I skip Airbnb statements entirely on a purchase?

Usually yes, when the property has no history under your name and the program accepts a market projection or an appraiser’s short-term rental analysis. Not every program does, so confirm the accepted income method before you make an offer.

Does being out of state hurt my DSCR application?

Not as an income factor. The loan is reviewed primarily on property-level rental income covering the payment, subject to lender guidelines. Credit, leverage, reserves, and entity documents still apply, and about 12 months of hosting experience is commonly expected on short-term rental files.

Will the lender use the full AirDNA number?

Often not. Lenders commonly apply a factor, drop outliers, or compare against an appraiser’s analysis, so the figure in the file can sit below the report headline. Stress-test the deal at a discounted figure first.

What if I’m refinancing a property I already host?

Expect actual income evidence, typically about 12 months of platform payouts, manager reports, or deposits. A projection does not replace records that exist. Short-term rental refinances run up to 70% LTV on the network’s programs.

Does passing the coverage test mean the property cash-flows?

No. The ratio compares rent to the monthly obligation only. Repairs, vacancy, management, utilities, and capex sit outside it, so a file can clear 1.00 and still lose money.
