Can You Refi Into a DSCR Loan Before 12 Months of Airbnb Bookings?

Can You Refi Into a DSCR Loan Before 12 Months of Airbnb Bookings?

The Quick Read: Sometimes, but only on a more conservative basis, and it is harder than a purchase. Most short-term-rental programs in the wholesale network expect about 12 months of hosting history on a refinance, because the lender can see what the unit actually earned. With less history, the file usually falls back to a market-rent figure, a discounted projection, or a decision to wait.

  • Ownership seasoning and booking history are two separate clocks.
  • A purchase can lean on a projection. A refinance leans on actuals.
  • Short-term-rental refinances typically cap near 70% LTV, with a 640+ credit score expected.
  • Coverage of 1.00 is where these short-term-rental programs start, not a promise of approval.
  • Waiting a few months often produces a stronger loan than refinancing early.

Short-term rental rules can vary by city, county, HOA, and property type, so investors should confirm local rules before relying on projected rental income.

Why Is a Refinance Harder Than a Purchase?

On a purchase, nobody has operating history, so a lender can accept a market projection or an appraiser’s rental analysis. On a refinance, you already own the unit. The lender can see real platform payouts and bank deposits, so actuals carry more weight than any forecast.

That is the whole logic. A projection is an estimate built from comparable listings. Real statements are proof. When both exist, lenders tend to trust the proof, and when only the estimate exists, they tend to discount it.

Across our wholesale network, the 12-month expectation is typical practice for short-term-rental programs, not a law. No regulator publishes a rule on it. It comes from how lenders manage risk, and individual programs differ. Every file is reviewed on its own facts, subject to lender guidelines.

Two Clocks: Ownership Seasoning vs. Booking History

Investors often blur these together. They are different.

Seasoning is the waiting period a lender wants between buying a property and refinancing it. Across most of the network, about six months is the common expectation on a cash-out.

Hosting history is how long the unit has actually taken bookings. Short-term-rental programs usually look for around 12 months of it on a refinance.

Clock What it measures Typical expectation
Seasoning Time since you bought About 6 months
Hosting history Time taking bookings About 12 months

You can clear one and miss the other. Say you bought a cabin, renovated for four months, then started hosting. You may have ten months of ownership and only six months of bookings. The seasoning clock is satisfied. The history clock is not.

What Happens When You Have Under 12 Months?

Lenders typically do one of four things. Which one applies depends on the program.

1. Decline short-term-rental treatment. The file is simply not eligible for that program yet.

2. Fall back to market rent. The appraiser’s long-term rent figure sets the income.

3. Use a discounted projection. A third-party estimate is accepted, but haircut.

4. Use the lower of two numbers. Some programs take the lesser of a projection and annualized actual bookings.

Option two deserves a close look. The appraisal for a single-family rental typically includes Form 1007, which documents monthly market rent. Fannie Mae’s appraiser guidance describes that form as a market-rent tool, and it cautions against simply multiplying a nightly rate by 30. A nightly rate ignores furnishings, vacancy, and business expenses. (That agency guidance is cited only for what the form is designed to do. DSCR loans are not agency loans.)

Here is the catch. The 1007 figure is a long-term-rent number. A busy Airbnb can earn well above it. Using the fallback can leave you under the coverage floor, which means a smaller loan or no cash-out at all.

How Do Lenders Turn Airbnb Income Into a DSCR Number?

DSCR, or debt service coverage ratio, divides the property’s rent used for lender review by its full monthly obligation: principal, interest, taxes, insurance, and any HOA dues. That obligation is called PITIA. Clearing 1.00 means the rent covers that payment on paper. It does not mean positive cash flow, because repairs, vacancy, management, utilities, and capital expenses sit outside the calculation.

For short-term rentals, the hard part is the top of the fraction. Here are the usual income methods:

  • Trailing platform history. Airbnb or VRBO earnings reports, or property-manager statements, matched to bank deposits.
  • A third-party projection. A comp-based estimate, mostly used on purchases.
  • The appraiser’s market rent. The conservative fallback.

On projections, AirDNA’s Rentalizer explains that it estimates annual revenue as a weighted average of comparable short-term rentals within a 10-mile radius, adjusted for seasonality and demand. It also scores each projection’s comp-set strength as Low, Medium, or High. Thin comp data means a weaker estimate, and lenders know it.

Lenders also tend to apply an expense factor or haircut to gross short-term-rental income before running the ratio. The size of that discount varies by program. Plan on the lender’s number being lower than the gross figure you see on your dashboard.

Which Income Method Fits Which Situation?

Your situation Income evidence Main risk
12+ months of bookings Trailing statements and deposits Payouts that don’t reconcile
6-11 months of bookings Partial actuals, program-specific May be annualized or discounted
No bookings yet Projection or market rent Lower income, smaller loan
Recently converted from long-term Lease plus market rent Short-term income not counted yet

The middle row is where programs differ most. Some will annualize partial actuals. Some take the lower of actuals and a projection. Some won’t treat the property as a short-term rental until the full year exists. Ask the question before you apply, not after.

Three Quick Scenarios

These are illustrative and use ratios, not sourced market data.

Scenario one: eight months of strong bookings. You bought a lake-house duplex, renovated, and have eight months of clean platform statements. A program that annualizes actuals may count them, but with a discount. A stricter program may still want the full year. Either way, expect leverage near the 70% refinance ceiling for short-term-rental collateral at best, and a coverage number a bit lower than your dashboard suggests.

Scenario two: a converted long-term rental. Picture a single-family home with a two-year lease history that you switched to Airbnb three months ago. The lease and the 1007 market rent can support a long-term-rental DSCR refinance today. If the rent clears 1.00 with room, that can work. You can come back after a year of bookings and refinance again if the short-term income is meaningfully stronger.

Scenario three: a seasonal cabin. You have eleven months of history, but two slow shoulder months. The lender reviewing trailing statements sees the whole year, slow stretches included. That is fair. Do not hide the gaps. Show consistent management and the strong months in context.

Waiting vs. Refinancing Now

Waiting is often the cleaner path. A few more months of bookings can move you from a discounted number to an actual-earnings number. That can change the loan size, the leverage, and the cash-out available.

Refinancing early makes sense when the fallback number still clears coverage with room, when your current loan is about to mature, or when holding costs on the existing loan are heavy. Underwrite both versions before committing: the best case with actuals, and the fallback with market rent. If only the best case works, you are better off waiting.

If you plan to pull cash out to fund the next purchase, a weaker number shrinks the proceeds, and with them your next down payment. Lendmire’s piece Can You Cash-Out Refinance an Airbnb Before Twelve Months? covers that side of the decision in more depth.

DSCR vs. conventional financing

There are two common ways to finance an investment property, and they qualify you differently — here’s how investors weigh them.

DSCR loan

Why investors choose it

  • Qualifies on the property’s rental income — no personal tax returns, W-2s, or pay stubs needed to document income.
  • No personal debt-to-income ceiling to clear, so existing mortgages and obligations don’t cap your borrowing the same way.
  • Can be closed in an LLC, keeping the property inside a business entity.
  • Built for scaling — not held to the limit on number of financed properties that conventional financing applies.
  • Underwriting centers on the deal: generally qualifies when the rent covers the payment, a 1.00x coverage ratio being a common baseline (confirmed in underwriting).
  • Designed specifically for investment property, including long-term and, where the program allows, short-term rentals.
Conventional loan

Where it’s strong

  • Often the lowest ongoing financing cost for a buyer who fully qualifies on personal income — a fit for a first property or a cost-first purchase.

Trade-offs for investors

  • Requires full personal income documentation and must fit within a debt-to-income limit — salary, existing debts, and other mortgages all count.
  • Typically held in your personal name rather than a business entity.
  • Caps how many financed properties you can carry, which can become a ceiling as a portfolio grows.
  • Evaluates you as a borrower as much as the property, which usually means more paperwork.

How investors usually choose: a first or single property often optimizes for the lowest financing cost; portfolio builders often optimize for leverage, vesting in an LLC, and scaling past conventional caps. The right answer depends on your goals, the property, and current guidelines — both paths run through select lenders in Lendmire’s wholesale network, with eligibility and terms confirmed in underwriting.

What to Do While You Build the Record

Use the waiting period on purpose.

  • Keep a separate bank account for each property.
  • Download platform payout reports every month.
  • Match every payout to a deposit.
  • Keep manager statements consistent with the platform numbers.
  • Avoid mixing income from several properties in one account.
  • Keep the same platform and manager if you can, so the history stays clean.

Self-managed hosts get tripped up most often here. Payouts that don’t reconcile to deposits, or income blended across properties, can fail verification even when the bookings were real.

Common Reasons These Files Stall

  • The property is not clearly eligible as a short-term rental, or local or HOA rules don’t allow the use.
  • Hosting history is shorter than the program expects.
  • Platform payouts and bank deposits don’t match.
  • The appraisal’s rent figure comes in far below real earnings.
  • Credit sits under the program floor, which is 640 for short-term-rental files.
  • The leverage requested exceeds the refinance ceiling of around 70% on short-term-rental collateral.
  • The property type is not offered. Manufactured homes, log homes, and barndominiums fall outside these programs.

Strong files clear two tests: enough equity and enough rental coverage. A bigger down payment or lower balance can lift the ratio, but it never erases a credit floor, a reserve rule, or a property-eligibility issue.

Key Terms Defined

DSCR (debt service coverage ratio): rent used for lender review divided by the full monthly obligation on the property.

PITIA: Principal, interest, taxes, insurance, and any HOA dues, the full monthly cost of the loan.

Seasoning: The waiting period between buying a property and refinancing it.

Hosting history: The length of time a unit has actually taken short-term bookings.

Form 1007: The appraisal rent schedule that documents monthly market rent for a single-family rental.

LTV (loan-to-value): The loan balance as a percentage of the property’s appraised value.

When Not to Refinance Yet

Hold off if the fallback number leaves you under 1.00 coverage, if your current loan has no near-term deadline, or if your records are still messy. Coverage below 1.00 is available through select lenders in the network, with leverage and terms adjusted, but it is a separate path from the standard short-term-rental programs, and it changes what you can borrow.

Another option is to refinance as a long-term rental now, then revisit. Lendmire’s explanation of how refinancing a short-term rental works with 12 months of bookings shows what the full-history version looks like. For the wider picture on programs, see the complete DSCR loans guide.

Tax treatment can depend on how the funds are used and how the property is held; investors should keep clear records and speak with a qualified tax professional before relying on any deduction.

Frequently Asked Questions

Can I use a projection instead of actual bookings on a refinance?

Sometimes, but it is mostly a purchase tool. On a property you already own, lenders usually prefer actual statements, and a projection tends to be discounted. Some programs take the lower of the projection and annualized actuals. Ask which approach a program uses before you apply.

Does the appraiser decide whether my Airbnb income counts?

No. McKissock, an appraisal education provider, notes that the income decision belongs to the lender, not the appraiser. The appraiser supplies value and a market-rent figure. The lender decides which income method to use.

Is Form 1007 enough to capture my short-term-rental income?

Usually not. It documents long-term monthly market rent, and it was not designed for nightly-rate businesses. That is why a strong Airbnb can look weaker on the fallback. Whether short-term income is used at all depends on the program and the lender’s review.

What if I bought the property less than six months ago?

Then seasoning may be the first obstacle, ahead of hosting history. About six months of ownership is the common expectation on a cash-out across the network. Rate-and-term situations can differ by program. Check the ownership clock before you worry about the booking clock.

What credit score and leverage should I expect?

For short-term-rental files, expect a 640+ score and refinance leverage up to around 70% LTV, with cash-out at the same ceiling. Purchases can reach 75% LTV on the strongest files. These are typical ranges, subject to lender guidelines, and every file is reviewed individually.
