The Quick Read: No single “Airbnb loan” exists, so the right comparison starts with what the money is for and what the lender underwrites. Property-secured loans buy or refinance the real estate, while operating-capital products fund furnishings, turnover costs, and cash gaps.
- A DSCR loan reviews the property’s rental income against its monthly obligation; a general business loan underwrites the business and the owner.
- Term loans, lines of credit, and merchant cash advances do not replace a property loan.
- A personal guarantee can override the LLC’s liability shield for that specific debt.
- For short-term rental collateral, select wholesale-network programs typically allow up to 75% LTV on a purchase and up to 70% on a refinance or cash-out, subject to lender guidelines.
- SBA loans generally exclude passive rental ownership, which is the biggest trap for an Airbnb LLC.
Two Families of Loans, Two Different Questions
Business loans for an Airbnb LLC fall into two families. Property-secured loans answer one question: can this asset carry its debt? Operating-capital loans answer another: can this business repay what it borrows?

As of Oct 15, 2026 · General Freddie Mac market benchmark, not a Lendmire loan offer. Nightly rate, occupancy, taxes, and insurance are editable estimates. Qualifying income for short-term rentals varies by program — some use appraisal market rent, others use documented STR history or projections — and is confirmed in underwriting. Not a Loan Estimate, approval, or commitment to lend. Program availability and eligibility are subject to lender guidelines, credit approval, property review, and underwriting.
AirDNA’s investor-education blog draws the same line. DSCR loans ask whether rental income covers the monthly loan payments. Business loans take a broader view of the business plan, credit, and other income. The same post notes that DSCR loans restrict you to property-related expenses, while business loans can pay for things like photography, marketing, and management software.
Brokering these files across a wholesale network of DSCR lenders makes one pattern clear. Hosts rarely get hurt by picking a bad product. They get hurt by picking a good product for the wrong job.
What Each Product Covers
The table below compares the common options on the axes that matter most to an LLC owner.
| Product | What it funds | What the lender underwrites | Main risk |
|---|---|---|---|
| DSCR loan | Purchase or refinance | Property rent vs. payment | Coverage and leverage caps |
| Term loan | Lump-sum business use | Business and owner credit | Guarantee, fixed repayment |
| Line of credit | Gaps, turnover, furnishings | Business and owner credit | Draw or inactivity fees |
| SBA loan | Operating business needs | Business, owner, eligibility | Passive-rental exclusion |
| Merchant cash advance | Fast operating cash | Future sales | Cost and daily repayment |
| Conventional / second home | Owner-occupied purchase | Personal income and DTI | Pushes toward personal name |
Lines suit cash-flow gaps, and they can carry annual, draw, or inactivity fees.
For an Airbnb LLC, the generic products mostly fund operations or furnishings. The real estate itself usually sits on a separate DSCR-style loan. A line of credit does not replace that loan.
How DSCR Underwriting Treats an Airbnb LLC
DSCR underwriting divides qualifying monthly property income by the full monthly obligation: principal, interest, taxes, insurance, and any HOA dues. The result is the coverage number. Select programs in the network start at 1.00, and stronger ratios open better terms and leverage. A separate select-lender path goes below 1.00, with leverage and terms adjusted.
The income figure can come from three places:
- Appraiser’s rent survey. Many programs order an appraisal with a market rent schedule (Form 1007). That estimates income on a traditional long-term lease basis.
- Short-term rental data projection. Services like AirDNA and Rabbu project STR income. Few lenders accept these in underwriting, so ask before assuming yours will.
- Trailing platform history. For an existing STR, the actual operating record carries the most weight.
Here is the catch. If a program defaults to the long-term rent figure, a property that would clear coverage on Airbnb income can fall short on paper. A different lender in the network may count the STR income and reach a different answer.
Beyond the income test, the file still includes credit, reserves, and entity documents. Because the loan goes to the LLC, expect the operating agreement, EIN, and good-standing paperwork to be part of it. Nothing about this is a no-paper loan. For STR collateral, select programs typically expect a 640+ credit score and about 12 months of hosting history. Reserves vary by lender, leverage, loan size, and transaction type, and commonly run around six months. Details are in Lendmire’s complete DSCR loans guide.
One more point on what the number means. Clearing 1.00 is not the same as positive cash flow. Repairs, vacancy, management, utilities, and capex all sit outside the ratio.
The Personal Guarantee: What Decides Whether the LLC Protects You
A personal guarantee decides how much the LLC actually shields you. It stays in effect even if you close the business with the debt outstanding.
Many general business loans are underwritten on the owner and may carry one. Whether a guarantee applies on a DSCR file depends on the program and lender, so ask directly before you sign.
Two related points. A guarantee is a liability question, while a credit check is a qualification question. Forming an LLC does not stop a lender from reviewing your personal credit. Keeping personal and business funds separate matters too, because mixing them can invite claims that the LLC is a sham.
Edge Cases Where the General Rule Breaks
SBA loans and passive rentals. SBA loans are partially guaranteed by the U.S. Small Business Administration and issued by banks and credit unions. They look attractive, but the SBA 7(a) program generally treats businesses that earn most of their revenue from rent as ineligible. The SBA’s rules also exclude passive businesses owned by landlords that do not actively use the assets the loan buys, as this summary of the regulation describes. The same summary says a business that gives a third-party manager sole discretion over operations is itself passive, which matters for hosts using full-service management. An SBA loan could fit a separate operating business, such as a cleaning company. It generally would not fit the LLC that owns the rental. Confirm eligibility with the SBA directly.
Merchant cash advances. Rho’s explainer says an advance is priced with a factor rate, not an interest rate, and that the effective annualized cost can exceed 100 percent. Pricing and available terms vary by lender, borrower profile, property type, and full underwriting review. Skip a merchant cash advance for anything with seasonal income.
No operating history. Trailing-history paths look backward. A brand-new STR needs a projection or an appraiser’s STR analysis, and few lenders accept projections.
Conventional and second-home loans. These are built around personal income and DTI, which often pushes ownership into your own name instead of the LLC. That matters for liability planning.
Ineligible property types. Manufactured homes (single- and double-wide), log homes, and barndominiums are not offered in the network’s DSCR programs, however strong the rental income.
Matching the Product to the Use of Funds
The cleanest rule: match the product to what the money does.
| Use of funds | Typical fit |
|---|---|
| Buy a rental | DSCR purchase loan |
| Pull equity from an owned rental | DSCR cash-out refinance |
| Furnishings and turnover costs | Line of credit or term loan |
| Seasonal cash gaps | Line of credit |
| Separate hospitality business | SBA, if the business is operating |
On leverage, select STR programs typically reach 75% LTV on a purchase and about 70% on a refinance or cash-out. Standard long-term rentals in the network usually run 75% to 80% on a purchase and around 75% on a cash-out. Credit tiers vary by program, and loan sizes on standard programs run up to $3,000,000. All of it is subject to lender guidelines and property review.
Down payment and coverage work together. A larger down payment lowers the monthly obligation and can lift the DSCR. It never erases leverage caps, credit floors, reserve rules, or property eligibility. The strongest files clear both tests: enough equity and enough rental coverage.
Four Borrower Profiles, Four Different Answers
The first-time buyer with no hosting history. Operating-capital products are mostly out of reach, since there is no business to underwrite. The path usually runs through a property loan that accepts an appraiser’s STR analysis or the long-term rent figure. Expect the 12-month hosting expectation to matter, and ask lenders how they treat a new listing.
The established host with a year of platform statements. Trailing history helps most here. Pair the property loan with a modest line of credit for turnover costs, and keep the two decisions separate.
The multi-property owner. Entity-level paperwork and consistent statements across properties matter more as the portfolio grows. A guarantee on one operating loan can reach further than the owner expects.
The owner with a paid-off property. A cash-out refinance on STR collateral typically tops out around 70% LTV. Whether to pull equity depends on where the proceeds go. Funding the next down payment is a clean use. Plugging operating losses is a signal to revisit the property’s economics first.
A Short Checklist for Comparing Any Offer
1. Is this property-secured or operating-capital?
2. Who signs: the LLC alone, or you personally?
3. Does it count STR income, or only the long-term rent schedule?
4. What fees apply: draw, inactivity, prepayment, origination?
5. Is repayment fixed, or tied to daily or weekly sales?
6. Does it limit the next purchase?
7. Does it look like a loan but behave like an advance?
Compare total cost on structure, not headline pricing. Lines of credit, advances, and real estate debt are priced so differently that a side-by-side comparison of a single number misleads.
Key Terms Defined
DSCR (debt service coverage ratio): Monthly property income divided by the full monthly obligation of principal, interest, taxes, insurance, and HOA dues.
PITIA: Principal, interest, taxes, insurance, and association dues, the full monthly cost the ratio measures.
Personal guarantee: A promise to repay a business debt from your own assets if the LLC cannot.
Factor rate: A flat multiplier used to price a merchant cash advance, not an annual interest rate.
Form 1007: The appraiser’s rent schedule that estimates market rent on a long-term lease basis.
Reserves: Liquid funds the lender expects you to hold after closing, commonly around six months of PITIA but variable.
This is general information, not legal or tax advice. Tax treatment varies; consult a qualified professional, and talk to an attorney or CPA about your own LLC, guarantees, and entity structure.
If you want more detail on how entity ownership interacts with a business loan, Lendmire’s piece Can an LLC or Partnership Get a Business Loan for an Airbnb? covers it, and the comparison of a DSCR loan against a business loan for an LLC goes further on the contrast. Subject to program terms, loans to LLC-titled entities depend on each lender’s eligibility rules.
Frequently Asked Questions
Do I need an LLC to get a loan for an Airbnb?
Not always. Many programs accept personal-name ownership, while others allow entity ownership, subject to program terms. An LLC can help separate liability, but a personal guarantee can override that shield for the guaranteed debt. Talk to an attorney about structure.
Can a line of credit replace a DSCR loan?
No. A line of credit funds gaps, furnishings, and turnover costs, and it often carries draw or inactivity fees. A DSCR loan buys or refinances the property by underwriting its rental income. They answer different questions and often work side by side.
Is there a limit on how many financed properties I can hold?
It depends on the lender and program. DSCR programs are built for investors who hold multiple rentals, and the file leans on each property’s coverage. Conventional lending is built around personal DTI, so it tends to run out sooner.
Will a lender use my Airbnb income projection?
Only some will. Many programs default to the appraiser’s long-term rent schedule, which can understate STR income. Ask lenders up front how they count STR income, and expect a trailing hosting record to carry the most weight on a 12-month-history program.
Can I use a DSCR loan on a manufactured home or log cabin?
No. Manufactured homes, log homes, and barndominiums are not offered in these DSCR programs.
